BOULDER COMMONS

UNCOMMON INSPIRATION

AT THE INTERSECTION OF WORK AND SPACE

Capitalizing on solar power, natural light on all sides, innovative, energy efficient design, and a near net zero footprint, the BOULDER COMMONS is on track to be the most environmentally sustainable building in all of Boulder County.

An exciting new commercial real estate project is coming to life in Boulder Junction that promises to completely redefine what it means to align community and commercial spaces. Boulder Commons consists of two commercial buildings totaling roughly 100,000 square feet. The new development will offer professional office space, a restaurant, a coffee shop and “flex space that functions as community gathering space. The two iconic buildings at The Boulder Commons will be connected by innovative interior and exterior spaces, as well as public areas that allow tenants and neighborhood residents to connect, relax, and thrive.

AVAILABLE EARLY SPRING 2017

SUSTAINABILITY

Boulder Commons sets a new bar for sustainability, transforming the way we think about how buildings and communities are designed. The mechanical, electrical and plumbing systems will advance the latest technologies for net zero development with a high-efficiency system that can control the building within the energy budget.

NET ZERO

Net Zero means that we generate as much power as we consume, so our energy footprint is as small as it can possibly be. By implementing cutting-edge technology and a host of sustainable features throughout the interior and exterior, the two buildings (with the exception of the restaurant) effectively generate as much energy as they consume.

5

MOBILITY HUB

At the center of Boulder Commons, tenants benefit from a mobility hub that offers dedicated underground parking, permanent bike parking and a fleet of community bikes in the Plaza for the exclusive use of tenants. In addition, our car share program allows tenants to rent vehicles and organize Rideshare vans.

COMMON SPACE

The flexible spaces at Boulder Commons are designed to reflect today’s work style, where workspaces blend with social space to encourage creativity and collaboration. The lines gently blur between common spaces like conference rooms, kitchens and lounge areas.

7

CREATIVE ENVIRONMENT

The Commons is more than just creative space. It’s an artful blend of state-of-the-art technology and leading-edge sustainability brought together in a variety of contemporary spaces designed to meet the needs of today’s creative companies.

8

LOBBY LOUNGE

Created as an amenity for all tenants, the spacious lobby lounge offers over 1,300 square feet of common space. Tenants can utilize the lobby as a space to unwind or hold casual meetings in a change of environment.

9

COFFEE SHOP & DINING

A unique coffee shop on the ground floor will offer a gathering environment that is part public coffee shop and part private club, where tenants can hang out to work, meet over coffee, or access a private area for small meetings and even events. The South Building will feature a firstfloor restaurant overlooking Goose Creek bike path.

10

DECK SPACE

A 1,500 square-foot community roof deck is located on the third floor of the South building. This shared space provides stunning views of the scenic Flatirons and surrounding foothills. In addition, many of the floors have smaller roof decks for individual tenant use.

11

OPEN OFFICE LAYOUT

The work areas of Boulder Commons are designed to improve productivity, communication and ultimately the profitability of our tenants’ organizations. Open floor plans are designed to maximize workflow and efficiency.

12

OFFICE SPACE

One style does not fit all. For some creative environments, an open office space is preferred, with private meeting areas strategically placed throughout the floor plan. Others require more traditional design, resulting in an office-based layout. At the Commons, the choice is yours.
