Philosophy | Andrew Bush founded Morgan Creek Ventures in 2003, to focus his efforts on the leading-edge approaches to development and sustainability. As a boutique firm, we channel our talents and energy into a limited number of projects. Our built-portfolio ranges from office and mixed-use redevelopment to ground-up residential and preservation communities. We focus on a few neighborhoods, in a few cities and believe that over time, this approach allows us refine our investment strategy and identify superior development opportunities.


There will be winners and losers over the next several decades. The recovery in real estate is regional. It will favor certain cities and within them certain neighborhoods. There will be job creators and job losers, great places to live and places that suffer. This is the environment we work in today.


We work from the center.


We identify the direction of movement in a city. We build from a city’s strength, yet we anticipate movement and change. Locations evolve. We position ourselves in the path of future change, change that may take decades to occur.



Sustainable places require more thought.

They require a longer-term perspective. But the pay offs can be immediate and the rewards get better over time. Such is nature of most paradigm shifts. They eventually become the new normal.

Time is the friend and the enemy of real estate. Time helps to create value by reducing debt and creating appreciation relative to other assets. Time improves good locations. But cycles can result in depreciation and reduced performance. We try to take advantage of the benefits of time and guard against the potential impacts by developing lasting assets.




performance Well-designed real estate projects, with a focus on sustainability, in the right cities, in the right neighborhoods perform better financially. In the short term they may be equal, but in the long term they always outperform their competitors. A more attractive product, that costs less to operate, in a better location, will always outperform its competitive set.

More often than not, our resort work is a combination of the setting and the strategy. Not unlike technology, it is the combination of software and hardware. A connection to the place and its past. While we primarily practice in a contemporary setting there is something fun about suspending disbelief and we believe it informs our other work.

When they include core environmental, cultural or visual resources, we should tread lightly. We have helped to preserve thousands of acres, while creating value for our families and investors at the same time.



Experience comes with time. You develop the ability to look ahead, anticipating potential opportunities and challenges, because at some level you have been there before. Our experience gives us the perspective to look beyond the base challenges associated with a development, and spend more time focused on sustainability, design and long-term value creation. The result is fewer mistakes and more consistent performance.


Our work ranges from development projects to advisory services and our partners range from individual families to institutions.
