In its architectural design, Tectura – International used BIM and other digital inputs for operation to come up with architectural designs of the mall. These designs served as a

motivation through the entire construction process with the sole aim of accomplishing the designed product. In a span of approximately two years, the design was actualized.

Architectural design of the mall, side view The seven-storey multi-billion-shilling complex, which combines both office and shopping space, is coming at time when Nakuru town is rushing against time to attain the city status in the next one year. This means, construction of the mall is geared towards meeting the growing demand for quality commercial space thus

attracting diverse investors as well as generating revenues to the retirements benefits scheme. The project as well helps to decogest the town once it is completed by providing ample parking space and enough office space.

The construction and supervision of work started in March 2018 where material used in the entire construction work was of high quality and specifically selected to bring up the speculated designed product. In addition, the fabrication of specialized components was used to bring out the authenticity and uniqueness of the mall, these included and not limited to Aluminium cladding from Turkey. “We will market the mall as part of the landmark buildings in the town. It will attract

diverse investors, including those passing through the area.” Nakuru Governor Lee Kinyanjui said in 2018 during the ground breaking. He stated that the devolved unit is banking on Golden Life. This Egerton scheme’s development is located along the busy Nakuru – Eldoret highway. The county boss also challenged pension schemes in the devolved unit to invest more in housing, citing demand for affordable homes that could provide much needed revenue streams for the funds.

Practical ground breaking of the mall by Nakuru Governor Lee Kinyanjui Prof Mwonya said the project is a landmark building that will improve income flow for the university’s scheme. “It will provide ample parking and office space that will decongest town,” she said. During its ground breaking, it was speculated to take two years of construction and be expected to be completed by 2020, this is a target that has been realized. The scheme projects that once the complex is fully occupied it will rake in about Sh200 million per year. Apart from the office space, the project will also incorporate dining and restaurant space and business centres. Entirely, the project aims at being of high class and fitted with WIFI just as it is the trend in modern technology. In addition, it is designed to have baby changing

areas, passenger and service lifts, backup generator, top of range security and up to date fire detector systems. It is thus strategic to ensure that it attracts a constant flow of prospective customers hence maximum return on investments for investors, tenants and retailers is achieved. From scratch to completion, the project ensured the use of locally available labour at all levels, that is, the skilled, semi-skilled and unskilled labour. Despite the prior design, preparations, skills and readiness by contractors on site, several challenges were faced due to ground conditions which in turn hindered the desired speed of the construction, these included heavy rains during rainy seasons. This however did not hinder the completion of the mall at the two years’ mark that was speculated.

Speaking at the site on Friday during the scheme Annual General Meeting, Prof Mahugu said the scheme used the members’ investment funds to construct the ultra-modern building.

“We did not borrow money from the bank, the entire building is constructed through the monthly contribution of members,” said Prof Mahugu.

Exxaro is Fighting Back Against Fraud Every year, approximately 40 000 cases of commercial crime are reported in South Africa. Crimes like fraud, corruption, theft, and bribery that cost our economy up to R80 billion a year.

CALL FOR THE DESIGNATION OF CONSTRUCTION SECTOR AS ESSENTIAL SERVICES organizations in the sector including contractors, property developers, construction professionals, suppliers, and service providers. The submission is calling for an immediate reactivation of live construction sites that were at various stages of completion when the lockdown came into effect on the 27th of March, under strict safety requirements. This would be followed by a phased re-opening of the industry at the beginning of May.

The construction industry has the potential to create employment opportunities to cushion the impact of an anticipated increase in unemployment in the immediate aftermath of the current nation-wide lockdown. This is according to a submission made by the Construction COVID-19 Rapid Response Task Team (CCRR19TT) to motivate for a phased reactivation of the Construction Sector. The task team is a body representing major

The Chairperson of the Task Team, Mr John Matthews acknowledged the necessity of the lockdown and the positive impact it had in preventing cases of occupationally acquired infections on construction sites. He also admitted that the lockdown period had provided the industry with an opportunity to augment existing health and safety systems in the construction industry in view of the threat posed by the pandemic. ‘It was necessary for the industry to cease all operations at that time and there is no doubt that the decisive action taken by the

government contributed significantly towards flattening the curve of new infections. We used this period to adapt health and safety systems to ensure that we safeguard the health of employees on construction sites. We have also identified qualifying construction sites that are ready for immediate re-activation’ said Matthews. He added that the industry had already submitted a detailed COVID-19 Risk and Mitigation Plan to the Department of Public Works and Infrastructure as part of the motivation for a phased re-opening. This includes a requirement for every company that is to be considered for re-opening to present a suitable operational plan to prevent transmission of the infection. On the extended lockdown and its impact on the construction industry, Matthews commented that they were concerned about irrecoverable damage to critical infrastructure projects and possible loss of equipment and material that remains on live construction sites that were at various stages of completion when the nation-wide lockdown came into effect. ‘A continued lack of activity of these projects could mean we do not have any sites to return

to when the lockdown is eventually lifted. Hence the call for an immediate re-activation of work on live construction sites and for the resumption of professional planning, costing and design work that supports such work’ said Matthews Prior to the outbreak of the COVID-19 outbreak, the construction industry faced significant challenges including the lack of work, late and non-payment and uncontrolled illegal construction site invasions that resulted in reported company closures and loss of jobs. The industry is now calling for activation of planned public infrastructure spending as announced in the medium-term expenditure framework (MTEF), for positive knock-on effects on economic recovery and growth through the multiplier effect. This is a proven model for economic recovery that has been used by many countries emerging out of periods of crisis. Despite bearing some of the highest burden of the pandemic, the governments of the United Kingdom, USA, Australia, New Zealand, Germany, China and Italy have re-opened their construction industries and committed to 19

Mecalac Opens New Facility to Expand Growth in North America

Mecalac-Norfolk Facility Mecalac, a global leader in the design, manufacture and distribution of compact construction equipment for urban environments, has opened a new 14,000-square foot facility in Norfolk, Massachusetts, to serve as the North American headquarters and further support the growth of the brand in this market. Opened July 2019, the new facility centralizes Mecalac’s administrative offices, equipment inventory, parts, and service support in one building, replacing the three separate locations the company maintained previously. Talbert Manufacturing, a North American leader in specialized heavy-haul solutions, introduces the 35FG-BVTL — a fixed-neck, drop deck trailer for small- to mid-size equipment machinery movers operating in oil fields, agriculture and construction and demolition. Talbert designed the 35FG-BVTL with an 84-inch swing radius and 18-inch kingpin setting for increased maneuverability and versatility. The gooseneck features 2-speed landing gear with standard sand shoes.

The deck flooring is 1.5-inch Apitong, which provides exceptional strength for long-term durability under heavy loads. The unit has one of the lowest loaded deck heights in the industry — 30 inches, 40-inches for the rear bridge — and a 10-inch road clearance to maximize headroom. This vertical merger forms part of Macsteel’s focus on increasing the business’s operating efficiency and to strengthen its position in this challenging economic climate.

Growthpoint’s specialised Cintocare Hospital development achieves Africa’s first Green Star rating for a healthcare property

The specialised surgical hospital development by Growthpoint Properties and Cintocare, the first facility of its kind in South Africa, has also become the first healthcare property on the African continent to be awarded a Green Star rating. In a milestone achievement for green building and healthcare in South Africa, Cintocare Hospital in Pretoria, Gauteng, has received a 5 Green Star Custom Healthcare design certification from the Green Building Council South Africa (GBCSA). Working closely together to develop this specialist surgical hospital, Growthpoint and Cintocare are creating a tailor-made, highperformance space, which includes positive social and environmental impacts - a clinical centre of excellence. The collaboration between Growthpoint, Cintocare, GBCSA, and the professional team, including Aurecon, has resulted in a new green building certification tool for the healthcare and property sectors, to which Solid Green also contributed its expertise. This green certification tool is a road map to drive the development of more green healthcare buildings in South Africa in future, and it is available to everyone. Construction of the R470m specialist hospital began in July 2018 and, despite the COVID-19 lockdown, the project is well on track for completion in the final quarter of 2020. The year-long planning for the project included the comprehensive collaboration of its operators, doctors, promoters, developers, owners, green partners and other stakeholders. The hospital will focus primarily on the head and neck, spinal, neuro and vascular surgery with its highly specialised medical professionals supported by state-of-the-art technology. The development partnership is delivering the full suite of services for the hospital - from inception to completion. Setting new standards for sustainability in the South African healthcare sector, Cintocare Hospital’s green building rating was achieved through an architectural design that incorporates many sustainable design principles. It is also particularly fitting that the development is in Pretoria’s green precinct of Menlyn Maine. The building design itself will support the surgeons’ optimal delivery of specialised services, accommodate and operate specialised

state-of-the-art equipment, and deliver a worldclass facility for patients. Designed to the highest international standards, the hospital includes seven floors; the hospital plant room, three clinical and consulting levels and three parking levels with 335 secure parking bays. This 100-bed hospital, with a built-in capacity to expand to 160 beds, incorporates five theatres, of which three are banked and one is a hybrid. The exterior of the building reflects its fundamental purpose. Its glass façade that also serves to shate the building will be complemented by design features evocative of spinal vertebra found in the neck. Growthpoint’s partnership with Cintocare has provided Growthpoint Healthcare Property Holdings with the opportunity to own this world-class hospital on completion. It is the first unlisted healthcare fund that invests exclusively in healthcare property assets in SA, including hospitals, clinics, pharmacies and laboratories.
