Three stand-out sales we achieved in the hyperactive market conditions this quarter include the newly-renovated family entertainer at 51 Birdsville Crescent, achieving $665,000. We also saw record high prices achieved at 14 Bowerbird Avenue selling for $620,000 and at 1 Ambrose Street, Oran Park selling for a mind-blowing $830,000! In response to the spike in lending, government agencies introduced changes to regulation which has seen the banks make changes to their lending criteria and minimum loan deposits. Together with volatility on the domestic and foreign stock markets, these changes saw a curb in investment purchasing and many first home buyers locked out of the market.

Some recently- listed gems on the market include: 9 Mariner Street, Glenfield price guide $750,000 - $810,000, 6 Moran Place, Currans Hill price guide $540,000 - $580,000 and expressions of interest are welcomed at the development site 46 & 48 Austin Avenue, Campbelltown. Recent media speculation about the end of the boom in the Sydney Property Market has seen buyers act more cautiously when making purchase decisions, slowing down the sales turnover rates we were experiencing earlier in the quarter. Out of area interest in the Macarthur continues to build with investors attracted by the development of the Glenfield to Macarthur Urban Renewal Corridor. The NSW State Government has responded to the extremely high demand in the region (which we are seeing with the skyrocketing demand for registered
17 McDonnell Street, Raby SOLD BY $580,000 land), announcing the development of 35,000 new homes, as a part of the Greater Macarthur Land Release Area.
