The Movello Step by Step Tenants' Guide to Letting Your Property Step 1 - Register your Requirements You can view a selection of our properties and register online via our award winning website or through one of the many portals we subscribe to such as Primelocation, Rightmove, Propertyfinder, Findaproperty, Hotproperty, Email4property, Look4aproperty, Homes24 and Zoomf. Rental properties can be let as quickly as they come on to the market, therefore: Call us on 020 7473 9530 to view our latest properties before they are advertised.

Step 2 - Viewings Viewings will be arranged at times to suit you including evenings and weekends and you will be accompanied by an experienced member of staff, who can give advice and answer any questions you may have. We can meet you at the property you have arranged to view through us or collect you from your office or your nearest station. We always seek your feedback and ensure that you are offered viewings on all the latest properties that meet your requirements.

Step 3 - Reserving the Property Once you have decided on your chosen property, in order to reserve it, you will need to pay a holding deposit. The holding deposit is equivalent to one week's rent plus an admin fee which needs to be paid before any references can be sought and the property is withdrawn from the market. The deposit is non-refundable in the event you choose not to proceed with the tenancy or if you fail to provide complete and accurate information in your application. If the landlord declines to grant the tenancy you will be refunded the deposit in full.


Step 4 - References References will be taken for each tenant & guarantor via an independent referencing agency. They will require an employer, current landlord and personal reference and will undertake a credit check. The cost of referencing is payable by the tenant once the forms are returned. We will require a copy of your passport.

Step 5 - Tenancy Agreement You will be supplied with 2 copies of the tenancy agreement which needs to be signed on every page to confirm you have read and understood the contents. This acts as a binding contract between you and the landlord and confirms the amount you have agreed to pay as well as your obligations as a tenant and the obligations of your landlord.

Step 6 - Move in Monies Once your references are approved and you have signed the tenancy agreement you will need to pay the following before you move in to your property:- Any amount outstanding from your admin and reference fees - Six weeks deposit (your one week holding deposit will be deducted from this) - Rent in advance (generally one month but will be the full amount for short lets) - Inventory Check Out Fee (The check in and check out reports are important documents that protect you from paying for any damage that might have been caused to the apartment before you moved in) These monies need to be paid in cleared funds before you move in. Allow 1 working day for bankers drafts, CHAPS payments, bank transfers from HSBC or cash payments. Allow 3 working days for debit/credit card payments and bank transfers from other banks. Allow 5 working days for cheques. The security deposit is generally held by Movello as stakeholder throughout the tenancy. The tenant is usually responsible for Council Tax, Water Rates, Gas, Electricity & Telephone costs. All rents are payable by standing order to Movello or the landlord.

Step 5 - Inventory and Check In A full inspection of the property (Check In) will be carried out prior to you moving in and will include details of all furnishings and their condition. You will receive a copy of this and will have one week to dispute any items listed in the report. Both landlord & tenant are bound by the regulatory tenancy deposit scheme and Movello can be responsible for registering the deposit on the landlord's behalf in order to abide with current legislation. This protects the landlord and tenant from future disputes regarding condition of the property after the check out process.

Step 6 - Renewals & Check Out If you would like to extend your tenancy past the expiry date on your tenancy agreement, we will contact you on behalf of the landlord to negotiate a new tenancy. If you are leaving the property at the end of the tenancy, we will contact you to arrange a check out. The check out report is sent to the landlord & tenant and any deductions from the deposit are determined by the landlord. If the deductions are disputed by the tenant then the disputed amount is sent to the tenancy deposit scheme for arbitration and the balance is returned to the tenant.
