Step by Step Guide to Our Letting Process Step 1 - Property Valuation Our valuation service is completely free of charge and will be carried out by an experienced member of staff. You can book a valuation online at www.movello.com or call 0207 473 9532. Step 2 - Marketing We offer a wide range of marketing channels including listings on all the major property portals and local newspapers and magazines. We also distribute our own award winning magazine to promote your property. We will discuss a tailored marketing plan with you at your valuation. As soon as we receive our signed terms and conditions back we will start marketing your property. We will provide full property particulars, which will need your approval before we can distribute them. Upon confirmation that you are happy with these, we will immediately send details to all clients on our database who’s requirements match your property.

landlords guide Step 3 - Viewings Everyone always judges on their first impression so it’s important that your property is always presented at its best to ensure tenants view the standards you expect. We will always accompany appointments where possible, so that all questions can be answered. We will always update you with feedback on each appointment either by phone, email or via the members area of our website where you can view feedback on your property. Step 4 - Letting Agreed Once we feel that a suitable tenant has been found for your property we will confirm your requirements to them as a landlord. Once terms have been agreed and your acceptable rental price confirmed, we will apply for credit references. Once we have received a satisfactory response we will then proceed with all necessary paperwork and contractual papers. No legal documents will be signed until all parties are both happy with references and terms of the tenancy. Step 5 - Tenancy Agreement This is the legally binding document between both the landlord and tenant which both need to sign and approve. We will provide you as the landlord with the original contract along with references if necessary for you to check and sign before the tenant is given access to your property. Step 6 - Inventory If an inventory is not already in place we can instruct an independent company to carry out a full inspection of the property furnishings and their condition. You and your tenant will receive a copy of this. Once an inventory is in place we can arrange a check in of the property to ensure there are no disputes as to the condition of the property at the end of the tenancy. Step 7 - Rent and Deposit Prior to the start of the tenancy we will advise the client to pay their first months rent and deposit (usually six weeks rent). On confirmation of cleared funds and signing of the tenancy agreement we will arrange a move-in date for your tenant. Step 8 - Tenancy Deposit Scheme We are bound by the regulatory tenancy deposit scheme and can be responsible for registering the deposit on the landlords behalf in order to abide with current legislation. This protects the landlord and tenant from future disputes regarding condition of the property after the check out process.

landlords guide Full Management Service 1. Advice given as to the likely income and recommendations for achieving maximum rent. 2. Advertise and market the property using methods deemed necessary. 3. Interview prospective Tenant(s), collate references including bank, employer and Landlord/ character reference. Where necessary, additional security will be requested by means of guarantor. In the case of a company, a company search would be obtained. 4. Prepare the Tenancy Agreement. It is necessary for the Landlord to have this documentation in place in order to gain protection of the relevant Rent and Housing Acts, and renewing the agreement where necessary at the end of the term. 5. Arrange for a check in for the said property at the beginning of the tenancy and a check out at the end of the tenancy. If an inventory is not already in place this can be arranged at additional cost. 6. Collect a deposit from the Tenant(s) to be held by the Agent as Stakeholders until the end of the tenancy when the property and contents have been checked. 7. Collect the rent monthly and transfer to the Landlord monthly (normally within 15 days of collection) less any fees or expenses due or incurred for the period. 8. Arrange with utility companies for meter readings and advise them of the transfer of service contracts to the Tenant(s) at the beginning of each new tenancy. 9. On a quarterly basis an inspection is carried out. Responsibility for and management of empty property is not normally included and will only be carried out by special arrangement. 10. Co-ordination of repair or maintenance including arranging for tradesman to attend the property and obtain estimates where necessary, supervise works and settle accounts from rents received. 11. Make payments on behalf of the Landlord from rents received for insurance premiums, maintenance contracts, service charges, ground rents and such like. 12. Arrange a full property inspection and inventory check and deal with matters relating to wear and tear before releasing the Tenant(s) deposit. 13. Collect and forward Landlord’s mail.
