here are a few different angles to consider. For Capital Gains Tax, as you and your daughter are connected parties then the disposal will be deemed to take place at market value, whatever price you may agree between you. Assuming that you have lived in the house throughout your period of ownership then any capital gain you make should be covered by Principal Private Residence Relief in any event, so no tax should be payable. For Inheritance Tax purposes any discount from the market value will be brought back into your chargeable estate in the event of your death within seven years of the sale/transfer of the property to your daughter. Stamp Duty Land Tax will (unless there is an outstanding mortgage which also transfers to your daughter) be calculated on the consideration which changes hands.

s market confidence returns, we are seeing more home buyers keen to purchase ‘off-plan’. Many are looking to take advantage of rising property prices and the potential to increase the value of their investment even before they move in. There are many other tangible benefits to buying in the early stages of a development. Home buyers will have a larger range of properties and plot positions to choose from. They can also select many of their own interior finishing touches including a range of kitchen units and worktops, tiling and flooring choices and other specification options or upgrades if they buy prior to certain construction stages, enabling purchasers to create their dream home. Site plans, individual floor plans and specification details are all available to view in sales offices, and show homes can also help customers to imagine what their completed home will look like. We encourage home buyers to review everything thoroughly prior to reserving and we ensure they have all of the information to hand to purchase ‘off-plan’ with confidence.

I moved out of a property two months ago but my deposit hasn’t been returned. The landlord keeps saying he’ll send it. Is there a set amount of time that a landlord is supposed to pay the tenant back within, and is there any action I can take? t. Meade, L4

andlords/managing agents are legally obliged to protect deposits in a government approved custodial or insurance based scheme. You should have received details of this within 30 days from the start of your tenancy. To check whether your deposit was protected, ask your landlord or contact the schemes, namely Tenant Deposit Scheme, My Deposits or Deposit Protection Service. If a tenancy deposit protection (TDP) scheme wasn’t used, apply to a county court to be repaid. The court may also order the landlord to pay you up to three times the deposit within 14 days of making the order. If your deposit was registered, the landlord must pay it back less any agreed deductions. If it hasn’t been returned to you within 10 days of vacating you can ask the TDP to resolve the dispute. The landlord must then send the disputed amount to the TDP, which will appoint an impartial adjudicator to resolve the dispute. You have up to three months from vacate to make an application to the TDP scheme.

Estate agent reveals ‘battle of the branches’ Northwood Liverpool’s area branches are toe to toe in what it calls the ‘battle of the branches’ after both reported large increases in sales activity over the last six months.

The Allerton Road branch has sold 68% of properties that it has listed this year, but the branch is currently being outshone by the West Derby Village branch, which has sold 69% of properties that it has listed this year. The competition between the two branches, which the estate agent says will give ‘bragging rights’ to one branch, will continue until the end of the year. Leanne Gaunt, branch manager at

West Derby Village, says: “The last six months has seen a marked improvement in the market, helped in part by government backed initiatives to support buyers. Transactions are up and exchanges over the last six months have increased by 48%, compared to the same period last year.” Jo Smith, branch manager at Allerton Road, is equally optimistic for the last two months of the year. She says: “In what continues to be a very competitive market, our results are fantastic. Our biggest challenge is generating appointments to bring the supply to market, the demand is definitely there. Once we have listed stock we are able to find buyers relatively quickly.”

Agent helps to simplify ‘jargon’ for first time tenants A Liverpool letting agent is hoping to help first time tenants understand industry jargon, as the rental market continues to grow. Josh Simms, branch manager at Reeds Rains Estate & Lettings Agents in Crosby, says the agency has been met with an increasing amount of questions from confused tenants making their first move into the rental market. He says: “An increasing number of people are deciding to rent rather than buy, and the quality and choice of rented accommodation is better than ever which is excellent news for prospective tenants. “That said, the lettings industry seems to have been built on jargon which, for a first time tenant can be confusing.”

Offering some examples, Josh explains that the likes of ‘assured shorthold tenancy’, which “offers the landlord a guaranteed right to repossess his/her property at the end of the term stated in the tenancy agreement,” is among the terms baffling house hunters. Meanwhile ‘fully managed service’, which is when an agent “finds a tenant for the property, sets up the agreement, manages the property and the contract throughout the tenancy,” is also on the jargon list. Another is ‘execute a tenancy’, which is the “procedure to finalise valid tenancy by dating the original (signed by the landlord) and the counterpart (signed by the tenant) and exchanging them.”

SuttOn KerSh prepareS fOr final 2013 auCtiOn S

utton Kersh is encouraging property vendors to instruct as early as possible, as it prepares for its final auction of the year.

The auctioneer has already hosted six events throughout 2013, selling 520 lots and generating proceeds of more than £34 million. With the next auction lined up to take place at 12 noon on 12 December at Liverpool’s Marriot Hotel, vendors have until 15 November to enter their properties. Ahead of the closing date Cathy Holt, auction manageress at Sutton Kersh Auctions, says: “This is the last chance vendors will have to dispose of surplus stock before the end of the year. “By instructing us early it means they will benefit from an extended marketing period, targeting potential buyers.” It is hoped the firm’s auction will continue previous “standing room only” success, and Cathy adds: “We have attracted a large cross section of buyers, including owner occupiers and modest investors, in addition to experienced campaigners looking to expand their portfolio. “There is also an increase in the number of new people coming to the auction, as well as buyers from out of the area, who clearly see Liverpool as an attractive place to invest.” Sutton Kersh auctions have attracted large attendances

John Lennon’s hoUse seLLs for £480,000 The first home of John Lennon has sold for £480,000 at an auction in the iconic Cavern Club - more than three times its guide price after a bidding war between buyers. An unnamed American bidder has paid nearly half a million pounds for the red-bricked terrace house at 9 Newcastle Road after what auctioneer Countrywide Property Auctions called a bidding war between several buyers. The former Beatle lived in the house with his parents and grandparents from his birth on 9 October 1940 until the age of five, when he moved to Mendips in Woolton, which is now a National Trust property. The house is

mentioned in the song ‘One after 909’, a song written by Lennon and Paul McCartney for the ‘Let It Be’ album in 1970. Andrew Brown, managing director at Countrywide Property Auctions, says: “There was a lot of interest in the property before the auction from potential buyers who lived in the UK and internationally. The auction was very exciting with a number of keen buyers bidding for the property and we are delighted to have sold such an iconic piece of The Beatles and Liverpool’s history.” The house, in the Penny Lane area of Liverpool, has three bedrooms and a small back yard with access to a gated alleyway to the rear.

COUNCIL WARNING OVER ENERGY CERTIFICATES Liverpool City Council has written to the region’s estate agents, landlords and letting agents to warn them about potential £200 fines for failing to display how energy efficient a property is.

The council’s Trading Standards and Environmental Health teams have written to local businesses to warn them about the requirement to show an Energy Performance Certificate (EPC) with all properties advertised in newspapers, magazines or any other written material. The EPC is a rating given to a building showing how expensive the

property is to heat and light and the level of carbon dioxide this will create. It also shows the potential rating of the property if measures such as installing energy-efficient light bulbs are taken. The rating system starts at A for very efficient buildings down to G-rated properties, the least efficient type of property available. Councillor Tim Moore, cabinet member for transport and climate change, says: “It is important that buyers, sellers and landlords are fully informed about EPCs and have full information, so we are contacting those involved in the property sector with advice on what they need to do to comply with the latest regulations.” Your Move 55

The number of first time buyers taking their first steps on the property ladder is increasing across the region. But what do you need to consider before moving in to your first home?

How to buy your first Home In September 2013 the number of first-time buyers seeking a mortgage rose by 41% compared to 2012, buoyed by schemes offering lower deposits, according to the Council of Mortgage Lenders. With the number rising, what can first time buyers expect during the buying process?

CHoosing a Home As well as choosing within your financial constraints you will also need to consider the style, age and size of the home. For many first time buyers a new build home is the easiest and least expensive way of getting on the property ladder, according to some experts. Claire Jarvis, sales director for Redrow Homes (Lancashire), says: “Buying a brand new home means no one else has lived there and so you won’t inherit someone else’s décor. Instead you can put your own stamp on the property from day one. “You’ll also get brand new appliances with manufacturers’ warranties fitted as standard plus new homes are full of energy efficient

Simply put, the higher the deposit you can pay the lower your monthly fees and interest payments will be. The biggest hurdle for first time buyers is raising a mortgage on a new home, which can typically be up to 25% of the value of the property. According to Halifax, one in three people gives up on saving for a deposit after three years and chooses instead to rent long-term. The government-backed Help to Buy scheme, which allows buyers to pay just 5% deposit on a new build house, and Help to Buy stage two, which is open to buyers of second-hand homes, is one option for first time buyers. However, there are other options available. Liverpool has its own variation running alongside the national scheme. Under the Local Authority Mortgage Scheme (LAMS), a joint venture with Lloyds TSB, £3m has been

eyes on tHe prize artist tabitha moses achieved both the main accolade and the people’s Choice award at the Liverpool art prize 2013 earlier this year. with the nomination process for next year’s prize now underway, we chat to tabitha about the impact her victory has had, her inspirations and her future projects.

What are the main focuses and inspirations of your work? For a long time my inspiration came from the lives of other people, particularly women. It wasn’t a conscious decision but I would identify with aspects of women’s lives anyway. Clothes, fabric and uniforms inspired me too - I was really interested in nuns and nurses for a while and how clothes can act as signifiers and identify a person. Plus there would be news stories, accounts of people’s lives or oral histories that would stay in my mind and ideas would form around those. Also, objects and materials in charity shops, museums and sorting through my boxes of fabric would all spark ideas. I’d say more recently though, this year, my own experiences have been more of an inspiration and it’s become more directly connected to my own life. During your career so far you’ve taught art and exhibited work across the country and other parts of the world. How did you start out? I’d always been interested in clothes and assumed I’d go into fashion, but then I did my MA about 13 years ago and it turned out I was more interested in making objects for contemplation rather than utility. It was since then, and at that time I struggled against the label of an artist and it still doesn’t sit quite right on my shoulders, that I’ve tried to make a living from it with varying success. When exhibiting your work, do you mind how people interpret it when it’s on show? I think once I’ve made it and it’s out in the world, I no longer have responsibility for its

interpretation and I really like how people can give me feedback that I hadn’t considered. They see all sorts of things in it and sometimes they see exactly what I was intending when I was making it, so I like that people bring their own thoughts to it.

again to have a reason to make some new work. With the work I made for the Liverpool Art Prize being based on the experiences of infertility and IVF, I really feel those subjects can merit much deeper inspiration so I’m really glad of the opportunity to do that.

Has Liverpool’s arts scene opened up opportunities for you? Definitely. When I joined a studio group - I joined Arena to begin with and more recently, Bridewell - that really plugged me into a network of other artists and opened up the opportunity to exhibit, to curate work, to teach as well. All those connections have really been quite fruitful. I think also, the opportunities afforded to see art in Liverpool are just brilliant. We’ve got such a fantastic range of museums and galleries here, both the institutions and the artist led spaces, so it’s a really good place to be.

Where will your Liverpool Art Prize exhibition be? There are a few venues in mind but Metal are organising the exhibition so they are in talks with a couple of different venues. I’m hoping it’s going to be in Liverpool anyway.

Is it important to you to enter competitions like the Liverpool Art Prize and what did it mean to you to win it? I thought I’d be a fool not to enter it because it’s on my doorstep, and it was a good opportunity to update my website and put some new work on there to enter it. Being shortlisted was a great opportunity to make and exhibit new work because I really need something to work towards to get off my bum and stop stroking the cats all day! It was really good to have that reason to explore some new themes, and of course if I enter a competition I want to win it. It’s not that I’d make the work with the judges’ eye or the audience’s eye in mind even, but it gives you a confidence boost and it makes me more likely to take and make other opportunities for myself. What impact has winning had since? Firstly the money has been brilliant because that’s afforded me some much needed income, and part of the prize was an offer of a solo exhibition to happen next year, so that is great

What are you working on at the moment? I’ve definitely got that exhibition in mind, in between earning a living doing other things like teaching and community workshops. Is the community work side of things important to you? Do you think, particularly after winning the Liverpool Art Prize, people seeing your work can be inspired to get involved in art? It started off as a way of supporting art practice, but it’s become more and more important when I see that light bulbs can go on in people’s heads and you can have a really wonderful connection with somebody through opening up that creative world for them so it’s definitely important. Are there any creative people who inspire you? The people I most admire are the nonconformists, and that could be in the world of music, literature or filmmakers. It’s the visionaries who do surprising things and also people who make work with integrity; I think that’s really important to me.

Working using a mixture of telephone and face to face contact, your role will consist of negotiating optimal advertising packages across our portfolio of established property publications, online / digital marketing and associated events. You will be given a number of existing accounts to manage and develop to full potential whilst also proactively establishing new business sales relationships and sourcing leads at every opportunity. Other duties will include maintaining and developing

relationships with clients, attending events / exhibitions to meet clients to ensure a very high standard of customer service is maintained. Previous sales experience is desirable although candidates without this experience will be considered. More importantly, you will be able to prove yourself to be a highly driven, hard working individual with a natural drive to succeed. Impeccable customer service skills are essential as is a strong work ethic, punctuality, reliability and an excellent telephone manner.

moJo Back Berry Street, L1 4BG I’ve rarely passed by MOJO without being faced with a wall to wall crowd of revellers, so when I heard it was launching its own food menu the idea did come as a surprise. My dinner date and I paid an early evening visit though, and without the partying crowd MOJO offered a quieter setting, more in tune with an eatery than a bustling nightspot. This toned-down atmosphere allowed more opportunity to take in the rock ‘n’ roll surroundings. A neon ‘Music for the People’ sign lit the bar area, while pictures of influential musicians including Nick Cave and the Beatles overlooked our candlelit booth and a lively soundtrack played in the background. The musical theme continued across the MOJO Eats menu, as the Americana-style cuisine took inspiration from well-known names. It was mainly made up of Macca’s Wings, The Cure Deli Board and mini burgers known as ‘Sliders’, all of which appeared to be the perfect food for sharing

during a night out with friends. With a Louisiana-style sauce, celery sticks and a blue cheese dip, the wings sounded too good to resist, but we were also torn between the choice of Sliders which brought a twist to the menu. There was the slow cooked pig’s cheek in BBQ sauce, aka The Police; the John Lee Hooker beef burger with blue cheese; the bar’s take on the current BBQ pulled pork trend, known as Pink Floyd; the AC/DC, which was served as an unusual burger with its crispy fried shrimp and tartare sauce filling; plus the Primal Scream beef burger with its spicy relish. The Coldplay, the vegetarian option, was a breaded garlic mushroom with spicy relish. An attentive member of staff insisted we sample each of them before serving us a portion of bay spiced popcorn while we waited for the feast to arrive, and what a feast it was! With chicken wings and a side order of dill pickles in buckets, fries in tin cans and sauces in quirky mini bottles, the mass of food was well presented as it

filled our table. We opted for the smaller portion of Macca’s Wings yet, with the sides and all six of the mini burgers, there was probably enough food to feed four of us let alone two. We were eager to have a taste of everything on the table though. The large wings were covered in a perfectly crispy coating, and the Louisiana sauce added a kick. Meanwhile the Sliders provided an interesting take on burgers, despite the gourmet burger seemingly being the dish of the moment around the city. The Police was my dining partner’s favourite, as the slow cooked pig’s cheek was tender and tasty, while I found the Coldplay burger to be packed with flavour. After taking a taste of each of the dishes we were full, although we’d barely appeared to have scratched the surface. With MOJO being cocktail connoisseurs though, pudding was luckily served in liquid form with the non-alcoholic chocolate malt milkshake providing a subtly sweet ending to the night. Your Move 77

LigHt fantastiC easonal festivities got under way in spectacular style at Sefton Park, as the Lantern Company hosted its annual parade. The event provided fun for all ages, as members of the public both spectated and participated in the eye catching parade, after lantern making workshops took place in the city during the weeks building up to it. There was a spooky twist to many of the lanterns which lit up the park, as the parade took place over the Halloween weekend, while large glowing animal themed creations also wowed the crowds of onlookers. A host of musicians looked the part as they helped make the parade even more magical with sound.
