It was the first of 20 houses to be sold for £1 after 1,000 people applied for the scheme. October also saw the launch of the Bromborough Pool Village development by Riverside where 40 new homes were painstakingly completed using materials in keeping with nearby Grade II-listed buildings.

The price of an average home in the UK increased to £168,000 in June as the housing market continued to pick up across the country and in Liverpool and, according to the Council of Mortgage Lenders (CML), mortgage lending in June reached £14.8bn.

New homes were on the agenda as Liverpool basked in the summer sun. At the Build Our Future event at the Arena and Convention Centre, Mayor Joe Anderson asked 100 gathered developers to apply to be the council’s partners for the next five years to build up to 2,500 new homes across the region. Those looking for homes in North Liverpool were given more options when estate agent Block Property celebrated its launch on Rice Lane.
House buyers looking for a second-hand home, who were previously excluded from the Help to Buy scheme, were given a boost when the government brought forward the second stage of the scheme by three months. Under the second stage several major banks agreed to offer 5% mortgages after the government agreed to underwrite some of the risk. Strong demand for homes in Liverpool meant two new estate agent branches were able to open in November. Andrew Louis opened its third branch in Old Swan, joining branches in Liverpool city centre and Prescot, and Century 21 opened its doors for the first time.

In shared student accommodation, all the students within the property who share the communal parts will have a shared responsibility to ensure these are kept and returned in satisfactory condition. Your tenancy agreement will have a clause outlining your responsibilities and liability for your room along with the shared communal areas. Your student accommodation or landlord should give you an inventory form to complete when moving into the property to record the condition of all communal areas. The property must be returned in the same condition when you move out; any charges relating to cleaning, re-decorating or damage caused (with the exception of fair wear and tear) to any communal areas will be charged equally between all the students within the property. If the person responsible informs the accommodation that they are solely responsible they will incur any charges.

Once you have an offer accepted the normal course of conveyancing will take place. This is the legal transfer of title from one party to another, which may include the granting or discharging of a mortgage. Conveyancing will take on average around eight weeks, so your timing seems perfect. Towards the end of this process, your conveyancer will ask for a redemption statement from the mortgagee based upon the proposed completion date. Provided this date is later than 7 January you will not incur any early repayment charge. For the avoidance of doubt, redemption of a mortgage cannot occur before the completion of a sale when the solicitor receives funds and discharges the mortgage. Some people mistakenly believe that exchange of contracts is the point of sale when in fact it is no more than the point at which both parties are legally bound to complete the sale on an agreed completion date.

Although some landlords are wary of accepting pets, there are still a lot who are animal lovers themselves. There are provisions that can be made within the tenancy agreement to ensure that the landlord is comfortable with pets in the property, such as offering a higher deposit, reassuring the landlord you will cover any damage or a clause ensuring all carpets are professionally cleaned at the end of the tenancy. By providing your landlord with a reference for your pet from your previous landlord or your vet, you can show that your pet is both well behaved and capable of living in rented accommodation without causing problems or damage. This will also demonstrate that you are a responsible pet owner. Meeting your pet in advance may put your landlord’s mind at ease. You could invite your landlord to your current home. This is particularly important for dogs as it’s an opportunity to show that your dog is calm and well behaved.

work starts on garston Homes The Church Fields development
Work has started on 60 new homes in Garston and sales will begin early in the new year, according to developer Lovell. In total 60 new homes will be constructed at the Church Fields site, named ‘Affinity’ by Lovell, with a choice of three or four bedrooms available from 2014. The homes will
be made available under the Help to Buy scheme, which allows buyers to move in with a 5% deposit with the help of a five-year interest-free loan from the government worth up to 20% of the home’s value. Lovell says buyers can register for the development now to secure their preferred plot and rising house prices in the region means
demand for the properties is strong. Anne-Marie O’Doherty, field sales manager in the North West, says: “With house prices on the up, we’re already seeing strong levels of interest in the homes at Affinity at Church Fields. We believe few properties in the city will offer better value with this level of style and quality.”

Noname by Capricorn Kitchens came to the rescue of one of its previous customers by carrying out tricky repairs on a 27-year-old kitchen. Judy Kirkham, from Formby, had scoured “every kitchen place” she could think of for new mahogany panels, after her built-in fridge had leaked and caused damage to the existing fittings. As Judy is currently looking to sell her home, she was reluctant to replace the whole kitchen, but she was simply told by a number of stores that they were unable to help and as Judy had forgotten Capricorn’s address and telephone number, she says: “I was getting to the stage where I thought I couldn’t get it done.”
She eventually tracked down Capricorn’s showroom in Birchall Street, Liverpool after finding the firm’s original paperwork for her kitchen. Ian Marsden, Capricorn Kitchens director, explains: “The kitchen industry doesn’t use mahogany anymore, but after doing a bit of research I sourced some mahogany board from a pool table manufacturer”. Capricorn, which has been trading for over 35 years, was then able to build a cabinet and fit panels to bring Judy’s 27-year-old kitchen back to life. Ian adds: “Judy was very happy with us keeping the costs down by just carrying out the repair.”

A vacant Merseyside school managed by Ad Hoc
Owners of vacant properties are being encouraged to beat winter weather damage to their buildings by installing temporary ‘guardians’ in unused buildings. Cold weather can cause burst pipes as water freezes, while strong winds can cause external damage to properties. Property management specialist Ad Hoc wants landlords to consider allowing people to live in the properties so that they can report any damage over the winter months and help to prevent vacant properties from falling into disrepair. The property guardian scheme also ensures anti social behaviour, vandalism and squatting is discouraged while the property is not being used, particularly during the winter months 48 Your Move

According to the property specialist its guardians, who live in the property on temporary contracts, have been installed in vacant schools, churches, offices, former care homes, flats and houses across the Merseyside area because they are attracted by the unconventional spaces and low rent. Ad Hoc fits kitchens, showers and communal living areas to properties to enable guardians to move in. Typical contracts require Ad Hoc and property guardians to give just 14 days notice before the premises is vacated, but Ad Hoc says it houses 98% of tenants if this happens. Vanessa Lester, head of personal injury at KWP Solicitors, highlights that for shops, supermarkets, schools, hospitals and other public places, the Occupiers’ Liability Act Vanessa Lester 1957 states occupiers must “take reasonable care to see that visitors are reasonably safe whilst using their premises”. This can include paths and walkways, and Vanessa adds: “Reasonableness, building size and number of visitors will all be taken into account as to whether a duty exists, but if reasonable steps aren’t taken there may be a claim.” On public roads or footpaths the highway authority has a legal duty to ensure, as far as is “reasonably practicable,” that safety while using roads and footpaths is not endangered by snow and ice. The busier the area, the more steps the authority might need to take to ensure it is reasonably safe, therefore explaining why main roads are gritted and often side roads aren’t. ommunity Keep Warm has expanded by offering a new cavity wall insulation extraction service to local residents and businesses.
The home heating specialist has invested in new tools and machinery to extract defective and inefficient cavity wall insulation from properties and replace it with more cost-effective cavity wall insulation. It will now offer the service across Community Keep Warm Liverpool, Sefton and surrounding areas alongside its current insulation installation service. Current tenants whose cavity wall insulation is old or has failed, or has not got a CIGA guarantee, could get up to 100% funding for the new service, according to the company. Once removed, Community Keep Warm says it will install new Warmfill Super Silver Bonded Bead cavity wall insulation, which comes with a government-backed 25-year guarantee, and remove all the waste material from the process. Cavity wall insulation works by injecting material into the gap, or cavity, inside external walls. According to the Energy Saving Trust, most homes built since 1920 will have space to install cavity wall insulation. Measures to curb rising energy prices have been hitting the headlines as the temperature continues to drop. While higher heating bills may be inevitable at this time of year though, are you really doing everything you can to heat up your home as efficiently as possible? Both minor changes and extensive adjustments can be made to your property to keep out the cold. SIMPLE HEAT SAVING Making sure you’re not losing too much heat from your property may be a good start to improve warmth and could save you money. Patrick Richardson, chief executive of heating and energy solutions firm Concept LHP (www.conceptlhp.co.uk), says: “Something as simple as a draught excluder positioned at the bottom of a door can have a huge impact on reducing your heating bill. “According to the Energy Saving Trust proper draught proofing of windows, doors and blocking cracks in the floor can save up to £55 a year in a particularly draughty home.” Using thermal lined curtains can also keep in heat and block out drafts, while avoiding blocking radiators with large furniture so it doesn’t absorb all the heat and letting daylight in to provide as much natural heat as possible can also help.
RENEWING HOME HEATING SYSTEMS If you’re stuck with an old system or simple improvements aren’t effective enough, you could renew your home’s heaters by installing
more economical alternatives. The cost will be higher than that of a simple draft excluder, but the savings in the long run are said to be significant. While the government has announced proposals to reduce the average household bill by around £50 next year, Patrick explains that greener systems can save much more over time. He adds: “Another way of reducing bills is by installing radiant heating, which is an incredibly economical heating system and can provide energy savings of up to 50-70%. “Radiant heating is the transfer of heat energy using energy waves; therefore the system heats the objects in the room and not the air specifically, in a similar way to the sun. This means that heat isn’t wasted on heating unused parts of the room.” Meanwhile Andy Windsor, specialist ventilation advisor at Envirovent, highlights the importance of maintaining ventilation while keeping properties warm to avoid dampness and mould growth. He says: “Building features designed to cut down heat loss such as cavity wall insulation,
double-glazing and draught proofing, inhibit ‘natural ventilation’.” Installing a heat-saving ventilation system can prevent dampness without the loss of heat.
HELP IS AT HAND To help make sure your heating is as affordable as possible, an initiative is underway in the region to simplify switching energy tariffs. According to Energy Projects Plus, only 16% of households switched suppliers in the last year, so the charity is running the ‘Switch Together, Save Together’ scheme alongside local councils to make the process easier. Project manager Ellie Abernethy says: “The scheme has saved residents an average of £110 a year on their energy bills.” The charity and Merseyside local authorities also offer free, impartial advice on saving energy, as well as information on grants and discounts, through the Save Energy Advice Line on 0800 043 0151. since his award-winning 1997 stand up show at edinburgh festival, st helens comic Johnny vegas has become known for his fearless performing. acting roles in successful sitcoms and tv ads have also made him a firm favourite on our screens. as he turns his attention to more directing and writing work the man behind the character, former trainee priest michael pennington, has released his memoirs ‘becoming Johnny vegas’ to trace the birth of his alter ego. he chats to your move about writing the book.

Why was it the right time to write the book? With the work I’ve been doing recently, I feel like Michael has majority control in day to day life. As Michael I think he was the best one to honestly take a long hard look at where Johnny did come from, and not where I’d tricked myself over time into thinking he’d come from, or thinking I’d just created him from scratch. Did you learn a lot while you were writing about where he came from? It was an incredibly cathartic experience for me but that’s what I wanted to do, I didn’t want to give a fluffed up version of what people already knew. When you get an opportunity to write a book about yourself it’s a nightmare at times but it’s great to revisit your past properly and put things down. In a lot of ways, especially with Johnny and why Johnny did some things he did, it makes sense of where it all came from.
“he was a coping mechanism, he was a genuine alter ego.” Is the book your way of drawing a line under the Johnny Vegas character? It’s not. I’m very careful to not damn him. I loved him and I’m incredibly proud of what he achieved within stand up. The book was just genuinely asking, where did he come from and what made him unique? What I learnt by the end is that he wasn’t just a constructive character, he was a coping mechanism, he was a genuine alter ego. Do you think, as you’ve learnt more about where the character came from, you’ve become even more different to him? Yeah and things like being a parent change you
massively. As I say, we’re not drawing a line under Johnny but I now take equal amounts of pride in being a dad. With work, especially directing, it feels like Michael Pennington’s found something he can be equally proud of. When I started acting, I never felt like I could achieve the same. I didn’t feel I had the tools to be as good in front of the camera as Johnny was on stage. Now I’m growing in confidence and I love the fact that, as Michael, I can achieve things I can be equally as proud when I’m directing too. Your work isn’t always comedy now is it, but drama too. No but Johnny was never really a gag merchant or a traditional comic in that sense anyway. I grew up with Ken Loach, Mike Leigh and ‘Boys from the Blackstuff ’ and I think there’s a very working class thing of finding humour, dark as it may be, in situations that life throws at you. Growing up in a working class environment, for myself the two go hand in hand. Are you more involved in acting, writing and directing than stand up now? Yeah. I go to gigs and I do kind of miss it, and there are times when I want to let the full 100% Johnny out but I don’t miss the nerves. I like being more settled and in one place for a longer length of time. I don’t miss that feeling of ‘right we’ve got to have a drink, we’re going to work’ and I’m enjoying what people would consider dull. I enjoy the school run, I like normality. When did the character of Johnny first physically appear? He was growing psychologically from when I left seminary but he genuinely found his voice at a college stand up night. I’d compered karaoke nights but more as me, and I saw stand up as a different beast. I’d signed up to it as a bit of a laugh and then I was terrified but that night was the first time I experienced the thing of ‘somebody’s got hold of the mic and they’re talking but it’s not me’. He said everything you think but shouldn’t say out loud. It’s a trait I love in a lot of comics but I don’t have that confidence as Michael to do that and Johnny did.
Did you realise he was going to take off in the way he did or be on TV? No, and there was never any ambition to be on TV. There were brilliant comics I was in awe of, like Stewart Lee, Sean Lock, Ross Noble, Vic and Bob, and Paul Whitehouse, but I knew very little about stand up. I hiked into it very late in life. Watching gigs live I just thought it was the most phenomenal thing I’d ever seen, that somebody could get up there and hold an audience, how somebody could be so funny and understanding the mechanics of ‘this is a set, it is prepared’. What probably made Johnny so unique was initially going out there without a prepared set and thinking you just had to be funny and off the cuff. Do you have a moment you’re most proud of in your career? I think that ‘97 show was Johnny at his absolute best, but oddly that was the year he fundamentally launched his aggressive takeover bid! It was pure and great and it was that point before the industry takes hold of you. With everything since there are loads of things I’m really proud of but that was the absolute pinnacle of Johnny where people sat up and listened but it felt like his own terms and my own terms. You knew it was possibly never going to be quite as good as that again but it was rock and roll. For myself as Michael I think it’s ‘Ragged’, which I directed earlier this year. We were telling a really good story and we all had the confidence in the way we were doing it. What are you working on next? I’m doing a Christmas special of ‘Open All Hours’, and I’m playing Harry’s best friend in the upcoming Harry Hill Movie. Beyond that there’s been talk of some of the cast rejoining ‘Benidorm’ perhaps, but what I’ve got my eye on next year is getting more directing projects. If it’s just directing from now on I’ll be a very happy man. THE SMUGGLERS COVE Britannia Pavilion, Albert Dock The Smugglers Cove is the latest eatery to sail into Albert Dock, and with an impressive old galleon-like interior it looks the perfect fit for its maritime surroundings. We paid a mid-week visit to the venue which, with dim lighting and dark wooden decor, was a cosy haven away from the wintery temperatures along Liverpool’s waterfront. Seated by the door, we were also passed by many other visitors just as eager to try the concept pub’s food and drink offering. Boasting over 150 rums, cask ales and more than 40 bottled beers and ciders, it’s no wonder we were handed several menus, including one in book form, to choose a drink from. Cocktails, wines and bottles from around the world made for an overwhelming choice and we found ourselves requesting more time from the attentive waiting staff before finally settling on Goose Island beers. The food menu was also varied, albeit very heavy on meat and fish. I was drawn to a starter of pork crackling with sweet apple sauce (£3.50), while my partner opted for the calamari with lemon mayonnaise (£6.25).
The crackling had the perfect balance of softness and crunchiness, and a sprinkling of chillies and spring onions gave an Asianstyle kick. Meanwhile my guest enjoyed the seafood dish, and the lemon mayonnaise was the perfect accompaniment. Mains posed a difficult decision with so much to choose from. The Smugglers Deli Board invited diners to pick four deli favourites with a Turkish flatbread, plus there was rotisserie chicken, meat ‘off the barbeque’, trademark Hanging Kebabs and ‘home comforts’. I ummed and ahhed between a chicken and ham hock pie (£10.95) and the Thai green curry with coriander rice (£9.95), but was too intrigued by the Hanging Kebabs to resist. My chicken kebab (£9.95) hung on a metal skewer as garlic butter trickled from the top of the stand with seasoned fries sat underneath. The chicken, with onions, mushrooms and peppers, was moist and flavoursome thanks to the garlic and a sweet chilli-style marinade. Unlike me, my dining partner was quickly set on his

choice of main – the 9oz ribeye steak (£13.95) with seasoned chips. The steak was deliciously juicy, and a side house salad (£2.75) freshened it up with plenty of leaves. With just enough room for dessert, again the choice was varied (all £4.75). I picked the skewered banana dipped in coconut and toffee with vanilla ice cream. Again, it was served warm on a hanging skewer and tasted fresh and light. My partner chose the sweet sticky toffee pudding with vanilla ice cream which, served on a fish shaped bowl, was in keeping with the nautical theme. Feeling full and content, however, we were then persuaded not to leave without sampling the delights of the cocktail menu. With it being mid-week, we went for the both nonalcoholic Sandy Shoes and Pineapple and Mango Colada. They were fruity and refreshing and impressive to look at. The extensive list of rum infused concoctions though, seemingly regarded as a star attraction of the place, will just have to wait till next time.

FESTIVE FUN AS SANTA ARRIVES Alana and Tabitha Cross are thrilled to meet Santa and tell him what they would like for Christmas
rowds of shoppers lined the streets of Liverpool ONE to see Father Christmas arrive in spectacular style. The man in the famous red suit paraded through the city centre on a sleigh pulled by real reindeer, and he also brought a magical team of festive helpers and musicians with him as he made his way to his Ice Festival grotto. Children saw Santa take part in a special interview on the Sugar House steps at Custom House Place, and later had the chance to meet him and tell him about their Christmas wishes. Youngsters received gifts and also enjoyed activities such as face painting at this special festive event.
