APR noun / ayh-pea-arh The annual percentage rate (APR) is the rate of interest you will on your mortgage and is one of the key factors to consider when comparing products. Arrangement Fee noun / uh-reynj-muh nt fee When a mortgage lender agrees to lend you the money to buy a house you often have to pay them for the privilege – not just through interest charges but through an arrangement fee too. The arrangement fee covers the cost of administering the mortgage. Not all lenders charge an arrangement fee but those that do can charge up to £2,000. Gazanging verb / guh-zanh-jing Gazanging is a practise that became more common following the market downturn, which caused plenty of uncertainty in the property market. It denotes a scenario in which a seller, having accepted an offer, pulls out of the deal at the last minute and decides not to sell up at all thus leaving the buyer ‘hanging’. Gazumping verb / guh-zuhmp-ing You’ve found your perfect home, put in an offer and had it accepted. It looks like nothing can go wrong until, out of the blue, you receive a phone call from the agent to tell you the vendor has in fact accepted a higher offer from another purchaser. In short, you’ve been gazumped. It’s not a nice practise but unfortunately gazumping does happen. Gazundering verb / guh-zuhn-duh-ring It’s not just buyers who can face problems once an offer has been made. Gazundering refers to situations where buyers wait until just before contracts are set to be exchanged and, at the very last minute, lower their offer. Having come so far in the process sellers may find themselves with no option but to accept the lower offer.

Taskers invests in ‘revolutionary’ technology for stores NEW LETTING AGENT LAW WILL BE A ‘MOVE IN THE RIGHT DIRECTION’ New legislation requiring all letting agents to sign up to approved redress schemes has been “a long time coming,” according to one local property expert. From 1 October agents must be registered with one of three schemes run by The Property Ombudsman, Ombudsman Services Property and the Property Redress Scheme, as the government aims to ensure tenants and leaseholders can hold their agents to account more easily. With the deadline now approaching Louis Anastasiou, managing director of Liverpool estate and lettings agency Andrew Louis, has welcomed the move and says: “I think it’s been a long time coming and it will be good news for the lettings sector.” Earlier this month, Housing Minister Brandon Lewis highlighted that the new law will mean “anyone who feels they are not being treated fairly will have somewhere to go with their concerns - and could receive compensation.” Louis adds that it will provide “peace of mind and security” for tenants and landlords, and says: “It’s a good start to moving in the right direction. It will filter out rogue letting agents and the good ones will comply.”

The business, which has stores around Merseyside, began exploring social networking by using Google+ as an outlet for people to post messages about staff performance and customer praise as well as events. Paul Schwarz, financial director at Taskers, says: “Our vision was to improve communication to and between our staff and enable them to work in real time and not rely on unnecessary paperwork or second hand communication.” The retailer has since continued to develop its vision with the launch of a staff app, which not only incorporates the company’s staff handbook and procedures, but also various calculators and tools allowing users to “serve customers more efficiently as all the information they need to do their job is in their pocket”. Lord Mayor of Liverpool, Councillor Erica Kemp, officially opened the property during an exclusive evening event which was also well-attended by property professionals from around the city, homeowners and other invited guests. My life is art, whether it is in work or otherwise, but when not in the gallery I like to traipse around graveyards and take photographs. I know it sounds spooky and perhaps a bit morbid but where else can you find such a large collection of sculptures, monuments, epitaphs and social history? Originally from Canada, it was a road trip I took with some friends and family as a young teenager that first interested me in it some 20 years ago. Driving along we came to a cemetery that was divided by a road, tombstones and mausoleums on either side, it was so strange I just had to get out of the car and take a few photos. Besides the peaceful atmosphere, when I’m in a graveyard I love the greenery, wonderfully carved stones and amazing variety of marbles used to mark the loved ones past. Such cold stone - weather beaten and blackened, their emotive qualities never cease to amaze me. Among my favourites are the Cimetière Notre-DameDes-Neiges in Montreal, Canada (with its 343 acres!); Highgate in London, England and Greyfriars Kirkyard in Edinburgh. I hope one day they'll form part of a dissertation.

My dad's side of the family are of Italian decent and it is this language that I want to master. I would love nothing better than to be able to hold a fluent conversation the next time I call into one of my favourite restaurants in Liverpool - San Carlo. It would also be great for business as a lot of the property contacts we deal with are Italian. I have set myself a target of signing up for this by the end of the year. Let's see if I finally take the plunge.

I would choose to ride across the USA on Route 66. Although now decommissioned you can still follow most of the old route starting in Chicago and finishing in Los Angeles. The ride can be done in two weeks but I would take my time and spend at least a month. This way you can avoid most of the interstate highways and cover more of the historical route - 2,500 miles through eight states. It would be great enjoying some amazing scenery and fantastic roads. Cancel the November auction, I’m off!

HMRC’s latest taskforce focuses on the North West Property Sector HM Revenue and Customs (HMRC) has just set up a taskforce to target property tax avoidance in the North West of England and North Wales. It is estimated that property owners and landlords in the North West regions have avoided £5 million in tax. The taskforce is specifically targeting those who have sold one or more properties without paying Capital Gains Tax (CGT) and landlords who own or rent out three or more properties. Similar rental taskforces in London have helped to recover £12 million, with reports of 80 property owners now facing criminal prosecution HMRC’S taskforces are made up of specialists from across their enforcement and compliance teams including both civil and criminal investigation specialists. Each taskforce undertakes an intensive burst of compliance activity concerned with a particular trade or business within a specific region looking at groups of up to 600 taxpayers. Typically the taskforces identify targets for investigations and select certain individuals for criminal prosecution. Under this initiative, HMRC will use intelligence from the Land Registry, Valuation Office Agency and other sources, such as the Tenancy Deposit Scheme.
Act Now If you have undisclosed property income or gains, I would recommend that now is the ideal time to make a disclosure to HMRC. The Let Property Campaign is still open and has beneficial terms, such as reduced penalties and restricted time limits. Penalties can be further reduced for a voluntary disclosure, potentially to zero if a taxpayer offers a full unprompted disclosure. If you wait until you are approached by HMRC then you can no longer take advantage of this, and are more or less guaranteed to face significantly higher penalties along with the intrusion of a HMRC enquiry. I therefore strongly recommend that landlords and investors consider disclosing their unpaid taxes as soon as possible and, where necessary, they seek specialist advice. We have helped many clients to go through this process successfully and have a wealth of experience across the property sector.

Wayne Hemingway is best known for setting up fashion label Red or Dead and his work with HemingwayDesign, which ranges from regeneration projects to vintage festivals. He has just been unveiled as the creative director for Liverpool’s celebrations to mark the 175th anniversary of Cunard’s first Atlantic passenger crossing, and Your Move caught up with him to talk about his plans for the major waterfront event.

You had massive success with Red or Dead, how did the label come about? We didn’t train as fashion designers but Red or Dead became a very big label, including having a shop in Liverpool. Myself and my wife Geraldine were very young when we started. Geraldine is from Burnley and I’m from Blackburn, and we kind of fell into it and built a business out of it with 400 employees and 23 shops around the world. Why did you decide to sell the business? We got into our 30s and we had a chance to sell Red or Dead and get pretty wealthy. But the most important thing was it also gave us the chance of doing something else. We wanted to do others things with HemingwayDesign so we’ve done all sorts including regeneration, housing, festivals, designing uniforms for the London underground, designing things for Coca Cola and McDonalds. We do all sort of things and it’s just been great having that change really. We’re luckily in that position where we can choose what we want to do and it’s not always about money. It’s more about things that rock our boat and the Cunard anniversary is one that rocks big ships! You’ve created the Vintage Festivals events. Did this help when it came to deciding to get involved in the Cunard festival? We do all sorts of different events as well as being designers and the Vintage Festival has been a big success for us. One of the reasons they’ve chosen us is because we do these Vintage Festivals very well. This will only have an element of vintage. It’s much broader than that. A festival on this scale is really fun and the start of ocean travel is such an exciting thing to celebrate.
How exciting is it to be involved in the Cunard event? I’m really excited because the subject matter is incredible - well you’d be a bit of a dullard if you weren’t excited by it! It’s an exciting subject matter and it is great to be able to work in Liverpool with the way the city is going and the cultural team that’s putting on world class events like the Giant Spectacular. Also, I’m a Lancastrian and I know Liverpool is classed as Merseyside nowadays, but when I grew up it was part of my home county, so it feels like I’m coming home.
I think the reason why people work with me is because they know I don’t take second best. What qualities will you bring as creative director? I push hard for quality, for difference, for quirkiness. I think the reason why people work with me is because they know I don’t take second best. The qualities I bring to it are that I’ll really deliver something. I work people hard and it’ll not be a half-hearted event. I’m gathering the team together. What can you tell us about your plans for the event? I don’t treat it as the Cunard story, I treat it as the first passenger crossing. While Cunard is at the heart of this, to me the event is about celebrating the glamour and excitement of ocean travel and the idea that 175 years ago people left here for the first time and travelled those three great cities (Halifax, Boston and New York) in America. That’s a lot to pull out.
There is so much of it that it shouldn’t just be a day’s celebration because there are a lot of stories to tell. You’ve been vocal in championing local talent for the festival... What we don’t want to do is impose on the local feel. My office is in London and there will be a team working on it with people from Liverpool involved. I don’t want to impose London on Liverpool. Liverpool has got to be at the heart of this. As much as possible we’ll be gathering a team from here. It’s got the skills here to deliver it so it doesn’t need to look anywhere else. Whether I come from Liverpool or Timbuktu, the reason they’ve chosen me is not because I’m based in London, but because I’ll be creative and also push where necessary to get the thing over the line. I shall be coming back regularly to get the programme together. Growing up in the North West do you feel an affinity for Liverpool? When I was young I used to come to the city but I never came to this area of the waterfront. You would never come to this part. However, what Liverpool has is these pockets you want to explore and walk, whereas other cities do not make you want to walk from place to place. The walk through the town feels natural, whereas it perhaps didn’t 15 years ago. It feels like a European city and I think that’s why ships will come in here on a decent scale and people will treat this as a cruise city again. In the past you might have passed through it, but people will stay now. Why wouldn’t you? Everything has lifted its game, from food to shopping to art institutions. That’s a lot of opportunity for the city and it’s exciting to be part of that.
The festival will take place on 4 July 2015, when the Queen Mary 2 will set sail for New York to recreate the original voyage of the Britannia in 1840.

FLAT FEAST Interesting Eating Company 117 Allerton Road, L18 This South Liverpool diner puts its dessert choices in the most prominent places on its menu. The range of Italian-style gelato is not an afterthought here, nor is the venue’s speciality dish; pancakes. Big, fluffy and covered in tasty toppings, the pancakes are the Interesting Eating Company’s speciality, and with dollops of ice cream and sprinklings of sugar, it’s easy to see why.
BIRD IS THE WORD Yardbird 60 Berry Street, L1 Housed in the White House, the former home of the ‘Banksy rat’, Yardbird offers a chicken-heavy menu. However, dishes come with a dessert style twist that is like nothing you will have tried before. Chicken and doughnuts is an example of this food experimentation, while traditional doughnuts and unique cocktails that resemble liquid versions of desserts complete the eclectic menu.

Anywhere that has a separate menu dedicated to cake is bound to be a dessert haven. From its speciality red velvet cake to a seasonal selection ranging from lemon drizzle to billionaire shortbread, this is a sweet treat not to be missed. If cake is not your thing, there is a selection of brownies, scones and ice cream to choose from, as well as a range of drinks to wash it all down.
CARGO 19 Princes Parade, L3 I’m often bemoaning the amount of empty space waiting to be transformed along Liverpool’s greatest asset; the world-renowned waterfront. While the Albert Dock complex and exciting pioneers such as the dockside Delifonseca have embraced our waterside tourist trap, there are vast areas that remain underused. Luckily, that is changing at a faster pace than ever. Which is why I was particularly excited to visit Cargo, a new Mediterranean restaurant and deli located at the base of the Alexander Tower at the northernmost part of the city centre waterfront. Within minutes of entering, I was thrilled with what I saw. The bar and restaurant has floor-toceiling windows offering spectacular views of the river and modern, comfortable booths, couches and tables to relax and enjoy the late summer sun. Anywhere not situated in the centre of the city has to offer food and service that is good enough to attract people from the familiar

inner city haunts. In this regard Cargo has no worries. A carefully chosen menu features a mix of seafood, grilled meat and salads inspired by Mediterranean cooking. Always keen to try a new take on my favourite dish, I eventually opted for the grilled halloumi (£4.95) over the enticing chilli fried calamari (£5.50), and it was generously portioned and well presented. The highlight was an accompanying spicy red pepper dip that added a kick to the cheese. My companion opted for the spicy garlic tiger prawns (£6.95). Large, juicy and fresh, they were a perfect example of good, simple seafood to pick at while enjoying the view. The mains were equally impressive. My choice, sea bass with hand cut chips (£13.50), was cooked to perfection. Crispy on the outside, it offered plenty of flavour without the overpowering fishiness that can happen if it is undercooked. My fellow diner chose the 10oz rib-eye
steak (£20.95). The meat was clearly a premium portion and was cooked beautifully to exact instructions. A mushroom sauce offered an earthy, rich accompaniment, and chips and a generous portion of seasoned vegetables complemented the hearty dish. For dessert we opted to share the chocolate cake, which was deliciously sticky and sweet, without becoming too sickly. We took our time over this, partly because of the filling mains but also because of the spectacular sunset we were treated to as the evening wore on. With cosy booths lining the back wall, Cargo is not only a sun trap in the summer but a comfortable hideaway from the winter weather as well. And while doubts remain about footfall in what is a sparsely populated area of dockland, the food and views at Cargo are good enough to warrant a short trip away from the city centre to help you fall in love with our stunning waterfront once again.

Created by a local theatre company, the show combines acting and puppets to tell the tale of a witch who picks up a few guests throughout her journey. 16 November, Mersey Maritime Museum Treat the children to a day of seafaring tales of adventure at one of the world’s leading maritime destinations. Discover Tom the cabin boy’s adventure on board the sailing ship The Lady May in this free maritimethemed event. Times start at 1.30pm, 2.30pm and 3.30pm on the day at the Mersey Maritime Museum.

A Halloween themed family day out for young and old alike. Travel down to the stunning grounds of Sefton Park to enjoy a range of spooky activities including a ghost train, spooky cupcake decorating, a Halloween parade, creepy crawly show and more. BONFIRE NIGHT
29 November – 7 December, Ness Gardens
The annual fireworks display to celebrate bonfire night is back with a stunning display set to music, as well as sparklers and Chinese lanterns to entertain the children. Visit the park and enjoy a toffee apple during the spectacular event. The display will begin at 7.30pm and will last about 20 minutes. An alternative display will take place at Sefton Park at the same time.
Head to Liverpool’s botanic gardens for National Tree Week, the largest annual celebration of trees in the UK, on the week’s 30th anniversary. Children’s Tree Trail walks will take place throughout the week from 10am to 4.30pm. With the winter tree planting season underway and guided tours available, this is an ideal spot to relax and enjoy the wonder of trees during the winter months.

n evening of laughter got this year’s Liverpool Comedy Festival off to a flying start as a special launch event took place at the 81 Renshaw
arts cafe. Up and coming comedians took the mic at the venue to celebrate a jam-packed programme getting underway, bringing some of the most hilarious performers on the stand-up circuit to venues across the city. New app for liverpool’s shoppers and students A new app will allow shoppers and visitors to explore the city centre, picking up offers and guides along the way. It promises to include a geolocated map, an events guide, exclusive offers and services for employees within the city’s business improvement districts (BID). Mike Doran, communications manager of Liverpool BID Company, says: “This new app will be the perfect
guide to shopping and eating out in the city centre, plus finding out what’s on and coming up. It’ll be jam packed with amazing offers so anyone who downloads it will be saving themselves a lot of money in the long run. And there’s the chance of winning great prizes every month.’’ The app launch has been timed to coincide with 55,000 students arriving in the city for the new academic year and the build up to the busy Christmas period. The news comes as sales in the City Central BID, which represents 150 retailers, increased by 3.72% in August, more than the 1.3% rise seen nationally.

TATE LIVERPOOL NOVEMBER – FEBRUARY Transmitting Andy Warhol and Gretchen Bender are two exhibitions which are set to take centre stage in Tate Liverpool’s new autumn/winter season, entitled Making Things Public. Displaying more than 100 works by the iconic artist, Transmitting Andy Warhol is set to provide new insights into the breadth of his artistic processes and philosophies, as well as the social, political and aesthetic implications of his practice. The complementing Gretchen Bender display will be the first solo UK exhibition of the American artist’s work, bringing together a focused selection of pieces including Total Recall 1987 – a 24-monitor multi-projection screen installation which is expected to be a highlight.

My favourite with... SIMON WEBBE Singer/songwriter Simon Webbe is best known for his success as a member of chart-topping boy band Blue, with a string of hits including ‘All Rise’ and ‘One Love’. He also went on to achieve solo music success. As he now faces the BBC’s Strictly Come Dancing competition and also gets set to join his fellow Blue members on The Big Reunion: Boy Band Tour, which also features FIVE, 911, A1, Damage, 5th Story and 3T, Simon has taken time out to share some of his favourites.
Favourite thing about Liverpool:
My favourite thing about Liverpool is the women! I’ve always said this, but I’ve travelled the world and the best looking girls I’ve ever seen are in Liverpool.
Favourite musician:
That’s hard. I suppose I’ve got to say the late Michael Jackson because he has just influenced all music and R ‘n’ B nowadays. If you listen to any modern artist and look at the way they sing, the way they dance and the way they move, everything is Michael Jackson inspired.
Favourite venue:
It’s got to be the Phones 4u Arena for me, back home in Manchester. I used to go past there every day on the bus to work, imagining playing in there and wondering what it looks like in there, and then I got to play on the stage.
Favourite album:
My favourite album is Bill Withers’ Greatest Hits. It was the only CD I had when I was growing up and it gives me visual pictures, I like the subjects that he sings about, and that was my inspiration for my own solo albums as well.
Favourite book:
My favourite book is either ‘The Da Vinci Code’ or ‘Angels & Demons’. They’re both about the same character, and I’ve just started ‘The Lost Symbol’ which is looking good as well.
Favourite film:
My favourite film has got to be ‘Once Upon a Time in America’ – one of Robert De Niro’s early films although one of my favourite actors at the minute is Kevin Hart. He just cracks me up and I just look at him and want to laugh.
Favourite career moment:
Signing my record deal in 2000 - I think that’s the pinnacle moment for me because then I could call myself a professional. Even though we hadn’t sold a record yet, we had a record deal. What comes very close to that though is being number one in the country. When you think about it, you’re number one in your country and you’re competing with the rest of the world at the same time so it’s just mind blowing.
Favourite city:
There’s no place like home, and that’s Manchester. I love Manchester.
