Within the last few years, Liverpool City Council has established the north of the city as a “political priority,” with wheels being put into motion to identify how it could become an economic driver for the region. A North Liverpool Strategic Regeneration Framework was created and, for the northern docklands area of the district, major private sector investments in the form of Peel’s Liverpool Waters and Harcourt Developments’ Stanley Dock transformation were at the heart. In 2014 the latter of those projects came to fruition in part, and its success is considered to have been filling its surroundings with an air of opportunity ever since.

Meanwhile Debra Beach, branch manager at Keppie Massie Residential says the likes of Waterloo Warehouse have attracted residents including “young professionals and discerning retirees alike.” “This wide spectrum of interest also naturally attracts attention from savvy investors who understand that the kudos of a ‘city village’ environment is likely to attract quality tenants and sustainable growth; with desirable residences and select commercial outlets residing in perfect harmony to create a fabulous social environment that will be viewed as ‘the place to be’,” adds Debra. “All of this bodes well for increasing and sustained growth in the residential sector for the city.” Peel Holdings’ Liverpool Waters vision is expected to be the driving force behind much residential growth in this particular part of Liverpool as, according to Liverpool City Council’s assistant director for regeneration, Mark Kitts, it holds the potential to develop 9,000 new households. Potential which the local authority hopes will help it to achieve its strategic goal of “diversifying” North Liverpool’s housing offer. “One of the big issues we have is housing demand and supply and the fact that a lot of properties in North Liverpool are in lower tax bands,” explains Mark. “We want to improve and diversify the housing offer, and that means providing a mix of the different types of housing but also a mix of different tenure so it’s not all about affordable properties. “Each individual area within North Liverpool will support a particular type of development so when we talk about Liverpool Waters, given the fact that it is mainly surrounded by water space or the city centre with a view from a room, you would expect those to be more apartment-type properties. As you move into the North Liverpool or

The development of the Titanic Hotel, along with its accompanying conferencing and event facility The Rum Warehouse, breathed new life into Stanley Dock’s derelict North Warehouse when it opened just in time to be used as a venue for events on the city’s International Festival for Business programme. In the months that have followed, the hotel complex has continued to succeed and its impact has been recognised with praise and accolades, including the prestigious Your Move Property Awards’ Regeneration Award in November. “The launch of the Titanic Hotel at Stanley Dock has been the catalyst for regeneration in the north of the city,” says Ian Wynne, operations manager at the Titanic Hotel. “The investment is a true statement of intent and already interest in the area has rocketed.” As Harcourt Developments progresses with the second phase of its Stanley Dock scheme; a predominantly residential transformation of the former Tobacco Warehouse to create apartments, bars and shops, Ian adds: “Interest continues to grow in what has been created and what is still to come at the Tobacco Warehouse

Liverpool Waters hinterland, that’s where you start to see more traditional homes being built by traditional house builders.” According to Ian Pollitt, development investment surveyor at Peel Holdings, a “number of very interesting conversations” are currently underway with parties interested in developing as part of Liverpool Waters, and the character of the northern docklands is proving to be a draw. “What is clear is that developers want sites which are set in interesting areas and the area around Stanley and Collingwood Docks fits the bill perfectly,” says Ian. “They manage to marry available space set against the historic fabric of the city in a way that many other areas simply cannot match. This is the key attraction for developers and residents alike.”

Titanic Hotel & Rum Warehouse

The historic fabric, evident in the brick former warehouses overlooking the water which were once crucial to the city’s thriving port, have also recently caught the eye of Liverpool’s cultural scene. Recent months have seen annual music festival Sound City announce it will be moving from city centre venues to a new Bramley Moore Dock site in 2015, and the Kazimier launched its new Invisible Wind Factory event space. “Clearly in Liverpool, the Baltic area is our creative quarter,” says Mark Kitts. “These particular initiatives are more opportunistic and they took advantage of land availability, the setting, the surroundings, land ownership and there being a positive relationship between project and land owner and clearly they’ve brought the benefit again of more focus and more attention.” For Liverpool City Council, such profile raising of the northern docklands, along with the buzz being brought about by Stanley Dock, is helping to increase investment enquiries for the area. Mark is expecting the momentum to continue through 2015, as he adds: “We’re constantly working hard to attract as much investment as we can and we’re starting to see the enquiries go up, we’re starting to see planning applications come in on some reasonably big schemes. Phase two of Stanley Dock is starting to appear and we’ve got significant highways investment taking place in the area which is only going to support our attraction of land and property investment.” Your Move 37

AGENT APPOINTED TO MARKET NEW STUDENT DEVELOPMENT

Estate agents are facing a busy new year advising buyers and sellers about the advantages available under changes in the stamp duty system, which were announced by Chancellor George Osborne in his Autumn Statement. Century 21 director, Dan Pennington says the South Liverpool agent has already advised several house buyers and sellers about the changes to the system because many of them are unaware of the savings that could be made. The new stamp duty system means higher rates are paid on any value over the threshold of £250,000 instead of on the entire value of the home. This continues for thresholds up to nearly £1 million, meaning buyers will pay less than under the previous system in most cases. Dan says: “A lot of people do not even know about it but some have mentioned it and want to know about the new rules. It’s particularly important sellers know about it because while December is a slow time for house sales, the new year sees an increase in instructions. Under the new stamp duty system sellers need not be afraid of some of the brackets and barriers previously in place. “The new rules mean different things to different buyers but the rule of thumb is that anyone purchasing a property under £937k will be paying less stamp duty under this new system than the old one.”

O N LO CAT I O N FORMBY Formby is one of the most affluent areas of Merseyside and boasts Shireburn Road, the most expensive road in the whole county, amongst its offerings. Buying a property here means you will be rubbing shoulders with some of the area’s premiership footballers. But what else is on offer for residents in Formby other than expensive postcodes and sporting stars?

Who lives here? Formby is largely a residential area, with leafy suburbs and National Trust areas being the norm. The quiet nature of Formby Village is a far cry from the hustle and bustle of Liverpool city centre making it popular with older people looking to retire. The village has a close-knit community feel so if you like knowing who your neighbours are, this is the place for you. With higher prices of property Formby may be an unlikely area for younger house hunters to find themselves looking, especially as one and two-bed apartments are few and far between. However, it’s a very popular place for families to settle, with seven primary schools to choose from in the area including Freshfield Primary School, and two high performing secondary schools; Formby High School and Range High School.

Formby is in a good location for those looking to live an easy commute away from cities in the region. It is half an hour’s drive to Liverpool city centre and just over an hour’s drive to Manchester. Many of Formby’s residents work in Liverpool and regular trains are just over 30 minutes from both Formby and Freshfield stations, to Liverpool Central via Merseyrail. Therefore, commuting wouldn’t be too difficult for those wanting to switch living in the city for somewhere quieter and greener but still easily accessible. Formby is also close to Southport, as the seaside town is just 18 minutes away by train which widens the opportunity for work and leisure in the area.

Amenities Leafy Formby Village has plenty of restaurants, bars and shops, with a mix of national chains such as New Look and independent stores to

keep residents occupied in the area. A Waitrose supermarket is also based at the heart of the village, and a Tesco Superstore serves the area away from the main retail streets. If you enjoy spending time outside then Formby has much to offer in this regard. The awardwinning beach and coastline has beautiful sand dunes and prehistoric footprints, perfect for long walks. In addition, the National Trust nature reserve in the area looks after the rare red squirrels and natterjack toads that populate Formby and for those interested in nature, this is a big pull factor. Other leisure attractions include the famous Formby Golf Club and Course and the independent Formby Ladies Golf Club set amongst coastal sand dunes, as well as Formby Hall Golf Resort and Spa, making the area attractive to any keen golfer. In addition, Formby Pool Trust operates a successful leisure centre, featuring a gym, swimming pool and café.

PRIME PROPERTIES Future development in Formby is minimal but there are lots of different properties available in the village and surrounding areas to suit different buyers’ needs. Buying is the norm in Formby over renting, as properties for sale are more widely available. Many of the one and twobedroom apartments on offer are within retirement developments, with notable sites including Hilary Court and Three Tuns Lane. In terms of houses, there is a gluttony of three-bedroom properties offering a perfect home for families, and large houses complete with six and seven bedrooms and whopping big price tags. My dream home would be located in Dublin, as this would allow me to go back to my Irish roots and heritage. The perfect build would be a detached thatch cottage that boasts elegance and authentic charm. I would love to live close to the beach, whereby I could look out of my window onto the beautiful picturesque landscape and watch the sea lap in and out. Although, I wouldn’t like my house to be in too much of a remote area as I’d prefer to have easy access to and from the city centre. In terms of the décor I am very much into quite earthy and calming colour schemes, similar to the interior of the hotel. I prefer painted walls as opposed to wallpaper, with unique artwork or canvas hung on them. To keep in line with the quite rural appearance, I’d include decorative elements that perfectly combine both contemporary and traditional attributes.

Being a part of Shiverpool as creative director and tour guide, it is my business to know the story of Liverpool's nooks and crannies, from her highest heights to intriguing and murky underbelly. However, there is one thing that I would like to do that I have yet to do; being a movie fan I would love to sit back, take in the atmosphere and enjoy a movie at The Philharmonic Hall. Now newly refurbished, I know so much about the history of the building and have presented it as one of Liverpool's gems to visitors from all over the globe, both on our walking tours and the bus tour. So on a wind swept winter's afternoon as a storm begins to batter the pains with salty tears, you might find me taking in a matinee with my favourite dark brewed coffee from Duke Street Espresso. I started being interested in dance in my late teens when I joined my mum in ballroom and Latin classes at Martins Dance Centre. I loved learning all the different styles, meeting new people and of course some lovely mother and daughter time. As I got older I was keen to try new styles and regularly attended classes in modern jive, salsa, hip hop, street and African dance. In 2008 Liverpool hosted some amazing events as part of the European Capital of Culture including the Liverpool carnival (now named Brazillica). After seeing the amazing costumes and hearing the infectious music I

knew I had to get involved! I started taking Samba dance classes with the Liverpool Samba School and have danced six Brazillica carnivals to date. I even had the opportunity to dance in Copenhagen and the amazing Rio carnival! I’m now dancing semi-professionally with a Liverpoolbased dance group called Samba Livre. We’ve danced at various venues and events across the north, and 2014 was particularly busy with World Cup fever. Being fairly shy, dancing has allowed me to grow in confidence. It’s so much fun and is a great way of keeping fit. Everyone should try it! Your Move 51

Liverpool-formed band The Wombats put the Scouse mark on indie rock when they shot to fame in 2007 with infectious tracks like ‘Kill the Director’ and ‘Let’s Dance to Joy Division’. After extensively touring and writing the band have been lying relatively low, but they are now ready to release their third album this spring; the long awaited followup to 2011’s ‘This Modern Glitch’, which featured hits such as ‘Jump Into the Fog’. Ahead of a European/UK tour, the band is set to play a warm-up show at the city’s Magnet later this month so we spoke to Dan Haggis, Matthew ‘Murph’ Murphy and Tord Øverland-Knudsen about world domination, social media, and rusty saws. 54 Your Move

INTERVIEW BY AMELIA HEATHMAN

You released your second album back in 2011. What have you been doing in between albums two and three? We toured pretty intensely all over the world for 18 months then started writing the third album. We wrote about 20-25 songs and finished the writing just before summer last year but the producer, Mark Crew, who we wanted to work with was busy with other projects so we had to wait to fit into his schedule. How will this album differ from the first two? It's hard to say exactly but we always try to make music that feels new to us and this album certainly feels like a step up for us as a band. Do you still perform with a wombat on stage? We haven't done a show with the big inflatable wombat for some time now but he's still alive, just kicking back grazing and occasionally sending us world domination plans from our lock up. You’ve boosted your social media presence recently. What has the reaction from followers been like about your new tour and album? Obviously people spend more and more time online and for all artists it's a great way to connect to people at the click of a button. The reaction from fans all over the globe has been amazing. Having been away for a couple of years it's been good for us to see people getting so excited online, especially when we're at the end of a 14-hour day in the studio and we’re feeling tired. We can get a boost from the fans on our Instagram and Twitter feeds. You’re doing a huge European and UK tour throughout March and April. How do you prepare yourselves for spending so long on the road?

We're looking forward to getting back on the road. We'll probably have a week of rehearsals, go for a run, eat some bananas and bench our own weight to get in shape but to be honest we mainly rely on the adrenalin from the shows to carry us through! In August you were selected for the BPI’s (British Phonographic Industry) music export scheme - the government funded initiative which helps bands promote their music internationally. How has this helped The Wombats? Our manager applied for it without expecting much and we got some funding which was a surprise! It just reduced some of the deficit from our last US tour which will help us tour there in the future. You sold out your forthcoming April date in Liverpool after three days. How does this make you feel? It feels great. Our Liverpool shows are always special for us so knowing it's sold out already and that the fans are eager for some live banter just adds to the excitement! Why did you choose to do this month’s warm-up tour in smaller venues, such as Magnet in Liverpool? We haven't played many of our new songs live so we just wanted to test out a few new ones. Playing smaller venues, especially places like the Magnet where we played several times back before we were signed, is always fun. It will be eight years since your debut album came out. Will you still be playing your old favourites alongside your new tracks? Do you still enjoy playing your older songs? Yeah we'll definitely be playing songs from our first and second albums. There's nothing worse than going to see a band you love and not hearing some of the songs you know, apart from maybe having all your limbs chopped off with a rusty saw. What is the thing you miss the most about Liverpool when you’re not here? The weather! Family and friends mainly but there is a general vibe about the place that is always nice to come back to.

With a milestone anniversary and the completion of its major hall refurbishment, 2015 is shaping up to be exciting for the Royal Liverpool Philharmonic. Jayne Garrity, head of communications, sheds some light on what’s in store.

Summer 2015 will bring the completion of Liverpool Philharmonic Hall’s £13.8m refurbishment. What can visitors expect from the finished venue? Events got underway again in November though works are continuing towards completion of the full complex, providing lift access to all levels, improved accessibility and more toilets. There’ll be a new performance space for smallscale concerts, learning events and other activities; new practice and backstage facilities for artists; a new food and drink offer including breakfast, lunch, afternoon tea, pre and post-concert supper; and increased environmental sustainability. What does the transformation mean for Liverpool Philharmonic and its events in the long-term?

The refurbishment will considerably improve the experience for artists and audiences alike. Liverpool Philharmonic is also ambitious to continue growing the success, reputation, and wide impact of our artistic and learning programmes and the refurbishment works will help fulfil this, supporting our key role in the cultural life and visitor economy of Liverpool and ensuring we enhance, protect and cherish Liverpool Philharmonic Hall for future generations. How will Liverpool Philharmonic’s 175th anniversary be marked at the venue and around the city? The Royal Liverpool Philharmonic Orchestra and Choir, our youth ensembles, the hall and our extensive learning programme are all part of the same organisation – the Royal Liverpool Philharmonic, one of the world’s oldest concertgiving organisations and the UK’s oldest continuing professional symphony orchestra. Our anniversary year includes specially commissioned music from leading composers. We’re opening an exhibition, supported by the Heritage Lottery Fund, at Liverpool Central Library on 20 January drawing on fascinating historic records in our public archive at Liverpool Record Office; and during the new year we’ll announce the programme for our new second space which will run alongside our main hall programme, and in other venues around the city including St George’s Hall Concert Room.

rivate healthcare provider Spire welcomed the Lord Mayor of Liverpool, Councillor Erica Kemp to officially open its brand new One Penny Lane clinic. Spire staff, patients and guests gathered at the new South Liverpool facility, located on the iconic street made famous by The Beatles, where the Lord Mayor unveiled a plaque to mark the occasion. Those who attended also enjoyed drinks and refreshments during the celebratory event as well as musical entertainment from the Mersey Harmony Singers. The newly launched One Penny Lane site joins Spire’s Liverpool Hospital, also based in the south of the city, and Formby Clinic facilities in Merseyside.

THE FAT BUDGIE

60 Dale Street, L2 5ST Dale Street is becoming a haven for Liverpool’s best new independent eateries and the latest exciting addition can be found in the compact premises of 60 Dale Street. When we arrived the only indication a new restaurant was ready for business was a solitary blackboard outside declaring The Fat Budgie to be open. It is still early days for the tiny venue; the owner informed us the drinks licence had just been secured and staff took delivery of a duo of plump decorative budgie toys to decorate the interior as we ate. But it seems to have found its feet remarkably quickly. The restaurant itself is tucked away up a winding staircase that is sure to keep the staff fit. The compact dining area houses just seven rustic wooden tables, while local photography adorns the walls and gives the place a warming homely feel. This is where The Fat Budgie excels, everything feels like it is done with love and you instantly feel like a welcomed guest in somebody’s home. The food itself is simple

but delicious. A small evening menu still manages to provide plenty of variety. I opted for the soup of the day, which was carrot soup served with sourdough. The Fat Budgie peaked early – because the soup was easily the best I’ve had in the city. Thick and creamy, it was flavoursome and well seasoned. My dining partner chose the wild mushroom rarebit and poached egg on toast. With perfectly poached eggs and strong cheese topping, this would make a fantastic brunch or lunch option too. I chose the fish pie with buttered peas and glazed carrots for a main. The classic dish didn’t need to offer any surprises or new twists because it was well presented, filling and packed full of high quality fish that wasn’t too overpowering. My partner induced plenty of jealousy with the braised beef cheek in roasting juices and celeriac mash. The hefty lump of beef melted in the mouth and while it could

have done with more mash to complement the beautiful richness of the meat, it was more than enough to satisfy even the most ardent meat lover. Finally, we shared the wonderfully tart burnt English custard complete with raspberries and blackberries. Choosing three courses at The Fat Budgie will ensure you struggle with dessert but it was worth making space. We washed our meal down with beers from the Liverpool Craft Beer Co, which also provides its excellent ales for use in the mussels and Scouse dishes for a nice local touch. The Fat Budgie is a restaurant you warm to instantly. The friendly team, homely feel and some of the best food this side of Liverpool ONE means it should thrive in its quirky home on Dale Street. With a strong evening offer and a host of breakfast and lunch options, I’ll be sure to return to try the rest of the impressive menu in future.

PULP IDOL 2015 BOOK LAUNCH

ive music, book readings and celebratory drinks marked the launch of the new Pulp Idol book at The Siren Café on St James Street. Liverpool community organisation Writing on the Wall hosted the event to launch Pulp Idol 2015, a collection of work from local novelists who entered an annual competition to feature in the book and be given a platform for their work. Attendees were treated to readings from the book and a chance to see it in print for the first time. One of this year’s competition judges, Alex Christofi from the literary agency Conville and Walsh, says: "We saw an incredible variety of submissions in the Pulp Idol competition. The standard was impressive, and it’s clear that new writing is alive and well in Liverpool."
