A Good Year to Buy/Sell???

Is 2015 going to be a good year? we think so, the industry had a buoyant first half of 2014 followed by a significantly quieter second half of the year. The Government has been aware the market had slowed and that an impending election may leave people biding their time to see who wins. To keep the housing market stimulated they have introduced new stamp duty rules which will make a massive difference at all

purchase prices. Will this help the housing market replicate early last year? I think so and early signs in January in both branches of Abode show that buyer activity is back where it was. This is a great sign for the coming year and I would definitely encourage those buying or selling to contact us immediately to register or to get us out for a free market appraisal.

What a night for us, we did the double The last time there was a double in Liverpool it was 1989!

In all seriousness to win Best Estate Agency for Customer Service and Best Lettings Agency for Customer Service in my home city within 3 years of starting this business is phenomenal. We are chuffed. People thought I was slightly mad to open an estate agents in the middle of a recession but I knew what we had to do to be the best, and now our hard work and endeavour has got us there. HOME NEWS HIGH BIDDING BRINGS ‘CONFIDENT’ START FOR MERSEYSIDE AUCTIONEER Merseyside auctioneer Sutton Kersh sold 75% of the lots offered at its first auction of 2015, generating proceeds in excess of £4.6 million. The February sale at the Marriott Hotel in Liverpool attracted a large attendance including investors, owner occupiers and developers. Competitive bidding is said to have helped a number of lots to exceed their advertised guide prices during the event, of which the main highlight was a residential investment within the city’s Georgian Quarter. The Huskisson Street property is currently arranged as five self-contained apartments, producing an annual rental income of £27,000. It finally went under the hammer for £374,000 to an investor in the room who fought off two determined telephone bidders, exceeding the original guide price of £300,000 plus. Meanwhile, a vacant three-bedroom midterrace house on Ling Street in L7 sold for £64,000, a figure well above the advertised guide of between £40,000 and £45,000. Elsewhere a three-bedroom mid-terrace on Hornby Boulevard in L21, offered on behalf of a housing association at a guide price of £30,000 plus, achieved £43,500. Accredited agents await further talks about the implications of the citywide landlord licensing scheme, after it was launched by Liverpool City Council. The authority opened applications for the licences, which will legally be required from 1 April, and confirmed landlords must pay £400 per property. Owners of multiple properties will pay £350 for each additional home, and members of a council approved accredited or co-regulation scheme will pay a discounted £200 per property. Cabinet member for housing, Councillor Ann O’Byrne, says: “Responsible landlords who provide quality accommodation for tenants have absolutely nothing to fear and that is why we have put in place substantial discounts for those who are already members of accredited schemes, which in some cases means it will cost around 75 pence per property per week.”

HOUSING CHARITY BENEFITS FROM CHINESE NEW YEAR FUNDRAISER A Toxteth housing charity was among the causes to benefit from a fundraising evening of Chinese New Year entertainment this month. Award-winning organisation Housing People, Building Communities (HPBC) which, in partnership with the Sanctuary Group, is behind the GranbyToxteth area’s Kingsley Road development of 32 affordable homes, received a share of the £1,600 proceeds raised during the event at the city’s Chung Ku restaurant. Representatives of HPBC along with members of the team from Liverpool agent Block Lord Mayor of Liverpool, Councillor Erica Properties, which is marketing Kemp with HPBC and Block Properties the Kingsley Road scheme, representatives during the event attended the event at the Columbus Quay venue. During the evening guests enjoyed a three-course meal, fire cracker display, traditional Chinese dancing and a tombola and raffle. Funds from the night were also shared with this year’s Lord Mayor Charity Appeal, which is helping causes including Teenage Cancer Trust; the Merseyside branch of the Soldiers, Sailors, Airmen and Families Association; Alzheimer’s Society and The Reader Organisation. HPBC chair, Rev’d Canon Shannon Ledbetter, says: “We’re extremely grateful to the Chung Ku restaurant for holding this event and making us one of the main beneficiaries.”

Prior to the launch, Cllr O’Byrne participated in a Your Move debate with agents Louis Anastasiou, managing director of Andrew Louis, and Steven Latham, managing director of Concentric Lettings. Louis insists the scheme will “simply duplicate control at the unnecessary expense of landlords,” claiming regulated agencies such as Andrew Louis “already meet defined standards of customer services which include an independent redress scheme”. He adds: “We are due to meet up with Liverpool City Council on 19 March to discuss the implication of the co-regulation scheme and cost for us licensed letting agents.” Steven also awaits confirmation of the discount that would be applicable if Concentric Lettings, as an approved scheme member, held licences for properties, but adds: “We are pleased to see the council has recognised landlords which are already members of an approved scheme and offered discounts from the licence fee.”

Landlord increase brings optimistic 10th year for Amazon Maghull-based letting agent Amazon Management Services Ltd is hoping for a record year as it marks its 10th anniversary in business. Sue Weir, director of the firm which operates across Merseyside, says it is already on track for a successful 2015 after the first six weeks have brought a “fantastic” 15% rise in landlords signing up to property management services. Along with the strength of the market, Sue says the January launch of a new online repairs service and the agent’s multi-lingual website have helped boost the performance at the agency. The estate agent will be one of the companies supporting the Liverpool delegation to MIPIM in Cannes, where it will help attract investment from over 21,000 participants over the four-day event. It hopes to showcase Liverpool city centre to investors in the private rented sector (PRS), which it has labelled a “hot” sector for growth. On 11 March local organisations will join the Relay to the Rally as it travels to Westminster, where national alliance Homes for Britain will rally for the next government to come up with a long-term plan during its first year to tackle the housing crisis within a generation. According to Homes for Britain “housing demand vastly outstrips supply both at a national and local level”. RISING DEMAND FOR RENTAL PROPERTIES IN LIVERPOOL The Liverpool rental market is growing and could take over buying as the favoured housing option in the city, according to one estate and lettings agent. Century 21 agent says property supply and tenant demand is growing in Liverpool, causing a shift in behavior away from traditional home ownership and towards the rental sector. Dan Pennington, director of Century 21 Liverpool South, says: “This represents a big change for the UK as home ownership has been dominant for many years but this dominance is unlikely to hold. It all means that there will be a growing demand for quality properties by private tenants and in areas such as Liverpool this is no different.” A report by specialist landlord broker, Dan Pennington Mortgages for Business says there are now more than 800 types of buy-to-let loans available, a number that has grown by more than 100 in three months, making it easier for buy-to-let landlords to find finance options. After lead singer Danny O’Donoghue left his post as a judge on BBC’s The Voice to concentrate on the band, the group has continued going from strength to strength with no sign of stopping. Your Move spoke to Danny ahead of the band’s ‘No Silence Without Sound’ tour about graveyards, space and rescuing fans.

“ IT’S REALLY MAD HOW FAR WE’VE COME. LAST YEAR WE SOLD OUT CROKE PARK IN DUBLIN, THE SAME PLACE WHERE WE SUPPORTED U2 IN OUR FIRST YEAR ”

You’re back in the UK to tour your fourth album, ‘No Sound Without Silence’. Do you still get nervous? Yeah but you only get nervous because you care. It’s a different kind of nerves as well. There’s always nerves of ‘am I going to forget the lyrics’ but now it’s nerves such as ‘am I going to do a great show’. This could be the seventh time we’re seeing a lot of these people and I always hope that by the end of the night they’re not bored with us. Do you have any rituals before you go on stage? Other people on the tour have a lot of excitable energy and when you’re around that you tend to get incredibly nervous. We kick everyone out of the room and do a special secret ritual just before we go on stage, but no one knows what it is. You were in Japan earlier this year, what’s it like performing there? That was incredible; it was our third time in Japan. We played a huge show which was great, and it’s good to know the love is still there. We’re looking to do a festival over there so we’ll be back in the summer and I can’t wait. Japanese crowds are really interesting. When you start a song they’re all on their feet going crazy but in between the songs, there is a real respect and they want to hear what you have to say as opposed to over here, where everyone is just screaming their heads off. You’re coming to Liverpool in March. Do you get to explore the cities you visit? Liverpool is actually one of my favourite cities; this may sound weird but it has really nice churches and graveyards. I took up photography a few years back and churches and graveyards have a great atmosphere for taking photographs. I like going to local markets and walking around the cities taking photographs with a disguise on. It’s my way of finding out about the city, but also having a good diary of where I’ve been. Being in a band, you tend to drink a lot and forget what you did the week before, but its good having photographic proof and knowing I was there. Aside from rescuing a woman from her car on the motorway, what’s the most unusual thing that’s happened to you on tour? I don’t think anything has happened that was crazier than that. We were on our way to a show in Manchester, when we saw the car spinning out. We saw the girl was in a lot of trouble, we saw the crash and then we dialed 999 straight away. Mark [Sheehan, vocals and guitar] and I ran over to the car first and we had to stop the traffic so that we could get her out to the side of the road to wait for the emergency services to arrive. It took her about 20 minutes to work out who we were. She was like ‘I know you from

somewhere’, then she said ‘oh my god, you’re The Script!’. We took a selfie with her and then she got carted off in an ambulance to the hospital. During her ride over, she called the radio station who we were playing for that night because she hadn’t thanked us and was like ‘The Script, you saved my life!’. The Script was the first band to perform at the legendary Queen Vic pub in Eastenders as part of BBC’s Children in Need. If you could perform anywhere in the world, where would you still like to play? Performing at the Queen Vic was really incredible. We’re getting to see and perform in a lot of different places now, but I think performing in space would be really cool. I haven’t had the call from Richard Branson yet, just waiting for that to happen! We did get to play at a place in Colorado called Red Rocks. It’s a huge amphitheatre made of giant red stones, it’s fantastic. It looked like Mars because of the red rocks, so that was almost like being in space. There are rumours that you’re free around Glastonbury weekend. Would you like to play the Worthy Farm festival? This year we’re doing every festival other than Glastonbury, so we scheduled that in as a weekend off. I want to go to Glastonbury, I don’t want to play Glastonbury. Not a lot of people know that I’m a genuine lover of music. I love going to festivals; I love getting all muddy and staying in a tent, I get a real kick out of that. My favourite festival I’ve ever been to is V Festival. Glastonbury is great but it has a lot of rock acts, whereas at V, it goes half rock and half pop so I really enjoy the mix. My manager has a lot to do with V so I always get treated like royalty there. You and Mark from The Script have been best friends since you were 12. Looking back, did you ever think you’d reach this level of success? No. The funny thing is though, back then we were sure something was going to happen. We kept the dream alive for long enough; everyone has that dream of what they want to do and maybe you never reach it but at least you’re trying to get there. Along the journey we realised ‘we have a really good shot at this’ so we kept our heads down and kept working at the music. We didn’t come off a reality show, none of our brothers or sisters are famous, and we had to do it show after show, gig after gig in the old fashioned way. We’re really proud of that. It’s really mad how far we’ve come. For instance last year we sold out Croke Park in Dublin, the same place where we supported U2 in our first year, and it was just amazing. [It’s been] an incredible journey.

A record-breaking catwalk, free dockside after party and a vintage festival will mark the final weekend of the city’s One Magnificent City celebrations, organisers have announced. The events will end seven weeks of festivities marking the arrival of Cunard’s Three Queens to the Mersey in May. Creative director Wayne Hemingway will deliver events over the weekend of 4 July, beginning with an attempt to break the world record for most models on a catwalk. Jane Galpin from Channel 4’s How to Look Good Naked will help coordinate the catwalk show, sponsored by Very.co.uk, which will aim to attract 3,500 participants. ‘The Very Big After Party’ will follow, with a free dockside disco starring DJ Greg Wilson. Finally, Wayne Hemingway will bring a bespoke version of his Vintage Festival to the city, featuring fashion, music, film and food from across the Atlantic over the ages. The renowned designer and entrepreneur says: “This once in a lifetime record-breaking carnival will be an audio, visual feast designed to showcase the city’s diverse, welcoming, expressive, humorous and fun-loving spirit that characterises it around the world.” Other events include a 4 July ‘Eat the Atlantic’ food festival on Mann Island, as well as a Classic Car Cavalcade on 5 July. Meanwhile Liverpool ONE will host a world-first sound installation from musician and producer Martyn Ware called The Crossing, which will celebrate Liverpool’s connection to New York. The festival will mark 175 years since the first commercial transatlantic crossing, and celebrations will end with the RMS Queen Mary 2 departing on a journey to Boston to recreate the original crossing in 1840.

BOMBED OUT CHURCH EVENTS TO CONTINUE THROUGHOUT RESTORATION A volunteer group has welcomed plans to spend £150,000 on essential repairs to Liverpool’s Bombed Out Church. Repairs to the building, which is officially named St Luke’s Church, were signed off by Liverpool City Council after it agreed to match a £75,000 English Heritage grant from its Buildings at Risk fund. Ambrose Reynolds, who previously held events at the church under the Urban Bombed Out Church

Strawberry Lunch group, continues to run events five days a week. He says he wants the council to work with his Community Interest Company (CIC) to continue to run events at the venue. He says: “We’re delighted that essential repair work is being carried out and we’re waiting for the consultation process to begin as to its use. It’s a vital piece of local history and our plans for the church will commemorate the past while celebrating the future of the city.” The group raised £20,000 last year for maintenance of the church and has attracted names such as Yoko Ono, DJ Gilles Peterson and musicians, The Kooks to the venue. Ambrose says events will continue during repair work and the group has recently installed surround sound, CCTV and internet. Ambrose estimates a further £250,000 would be needed to repair the church and says the CIC would be able to raise the funds. He adds: “We have the capital to make it a living, breathing venue.”

PIES Versatile and delicious, the ever popular pie is a staple on many pub and restaurant menus. Served hot or cold, sweet or savoury, and to sit in or eat on the move, you’ll find diverse and tasty fillings packed in pastry at a wide variety of city food outlets. We’ve narrowed it down to three of the best pie serving destinations.

FULL OF FLAVOUR Pi, Rose Lane, L18 It would be wrong to write a list about pies and not include Pi. This brilliantly named pub has one of the best collections of craft beers outside of the city centre and serves the delectable Pieminster pies which are not to be missed. Try the Matador; a flavoursome British beef steak pie with chorizo, olives and butter beans.

PUDDING PERFECTION The Moon & the Pea, Lark Lane, L17

This little bistro on Lark Lane may be small but its menu is big and full of flavour. In terms of pie, the offering is a ‘pie of the day’, with fillings changing regularly. However, their sweet pies are something else entirely, with a thick, sweet pastry that they promise is made with love. Once tasted, you’ll be spoilt for sweet pies forever.

LOCAL DELICACY Homebaked Anfield, Oakfield Road, L4

If you agree that buying a pie makes the world a better place, then Homebaked Anfield is perfect for you. This Kickstarter-funded, community-led bakery near to Liverpool FC’s Anfield stadium makes some incredible fillings, including a scouse pie. Try during Global Scouse Day on 28 February or whenever you need a good scouse fix.

Water Street, L2 When the owners of Amanzi chose the site of the former Newz Bar for their new destination restaurant, there were some big boots to fill. But the multi-million pound redevelopment banishes all memories of the past occupier and cements Pan-Asian Amanzi as a welcome addition to the city. On arrival at the Water Street venue, we were greeted by huge stalactite structures hanging from the ceiling. My guest and I decided to sit at the bar and choose a drink from the spectacular cocktail menu. Amanzi’s menu aims to transport you around the world to different holiday destinations, and though it was freezing outside the ‘Juaran Dragon’, a vodkabased drink with passion fruit and Prosecco, made you think of sunnier, more tropical times. The ‘Belle Mare-Tini’ was an individual take on the classic gin martini, featuring lychee liqueur, coconut syrup and fresh grapefruit to make a drink that was both refreshing and different to the normal cocktail offering. When deciding what to eat, my guest and I spent a long time pondering the fish

and meat dishes on offer. The menu was a taster menu as the restaurant had recently opened, but what it lacked in size it made up for in flavour. I sampled the crisp goats cheese fritters (£6.50), which were beautifully presented with jelly-like cubes of beetroot and rhubarb and tiny helpings of orange foam, balancing out the saltiness of the fried goats cheese. My guest tried the Asian spiced Carpaccio of beef (£9), which was accompanied by tempura samphire, adding a satisfying crunch to the thin, delicate nature of the meat. The starters were a good size in order to make way for the large mains we were to be served. Amanzi’s chefs put a lot of effort into its locally sourced, 35-day aged steaks, but the fish is its secret weapon. I tucked into the grilled loin of cod (£16.50) with spinach, tender stem broccoli and garlic herb butter, on the recommendation of the waitress. The cod was light but flavoursome and the

garlic herb butter was lightly salted to complement the fish. On the other side of the table, my guest chose the whole spatchcock of chicken, served with very crispy skinny fries (£17). The chicken was cooked to perfection and fell off the bone easily, though the portion size could defeat even the hungriest of customers. The dessert menu was too tempting to pass off so we shared the burnt Cambridge cream (£7), the English version of crème brulee, accompanied by tiny pieces of cinder toffee and biscuits filled with blueberry crème fraiche. The Cambridge cream was sufficiently creamy and the topping not too burnt, offering the classic, rich caramelised taste. Amanzi offers a relaxed but upmarket vibe to its customers, along with excellent food and friendly staff. With booths to hire at the weekend, the venue would be perfect for a special occasion, whilst the extensive cocktail menu is worth a visit alone.

ind and rain didn’t stop crowds of spectators from heading out to enjoy Liverpool’s Chinese New Year celebrations. The city welcomed the Year of the Goat – the eighth animal sign of the Chinese Zodiac – for 2015 in traditional style with a host of spectacular street entertainment. Dragon and lion parades wowed those who came along to watch, along with an eye-catching firecracker display. Meanwhile a children’s fun fair provided further family entertainment during the festivities, and visitors also perused oriental market stalls. The celebrations, which took place across the Chinatown area, were also accompanied by creative crafts and Chinese storytelling sessions in the city for all ages to enjoy during the half-term week leading up to the main events.
