In all seriousness to win Best Estate Agency for Customer Service and Best Lettings Agency for Customer Service in my home city within 3 years of starting this business is phenomenal. We are chuffed. People thought I was slightly mad to open an estate agents in the middle of a recession but I knew what we had to do to be the best, and now our hard work and endeavour has got us there. The award is a
reflection of our ambition to be different to all other agents. This was an ambition of mine and was born out of frustration. The frustration of a property developer and landlord, who regularly used estate agents and wasn’t happy with service I was getting. So much so, I knew I could do it better and decided to open my own Estate Agents. Knowing and understanding what customers want is fundamental to where we are today. Is renting out your home to holiday makers and other visitors to the city a good idea? For a new generation of savvy Liverpool owners, it is proving to be a hit as the city lines up a series of events for summer. “I’ve got a guest staying tomorrow who is going to the Tate Gallery and another from Sweden coming after that. There are four different guests from four different countries coming and I’m booked up until May,” says Chris, whose flat overlooking Liverpool’s docks is one of the latest to be offered to visitors on a pay-per-night basis in the city. With major events including the visit of Cunard’s Three Queens and Sound City on the horizon, it is a chance for Chris to make money from his home while he works away. “I couldn’t be in a better spot for the ships coming in because they dock right outside my window! All the hotels are booked up so the earning potential is huge. I’ve had enquiries about the artists for Sound City staying here as well. I’m not really doing it for huge profits but it does help with bills.” Chris uses Airbnb, an online portal that puts visitors to the city in touch with homeowners who are willing to rent out their properties. It is one of many available, with Wimdu, SpareRoom.com and HomeAway all offering options for people who do not want to use a traditional hotel or serviced apartment.

The concept is simple; homeowners list their property on a website with a nightly price. Once somebody books, the owner collects the money and hands over the keys to their apartment, much like a hotel. Unlike a buy-to-let property there are no permanent tenants and the furnishings and belongings in the flat belong to the owners. According to Airbnb, homeowners have embraced the new craze. James McClure, general manager for UK and Ireland, says: “We are seeing an astonishing level of growth for people using the website, both as hosts and guests. In Liverpool alone, inbound travellers using Airbnb have risen by 180%, and outbound travellers by 145%. In the UK, we have seen a 143% growth in both inbound and outbound travellers choosing to use Airbnb.” According to Airbnb’s UK Economic Impact Study, 63% of hosts say their income helped them to pay bills that they would otherwise struggle to pay, and 44% said this income helped them afford to stay in their homes. “However, the appeal of hosting extends far beyond financial reasons - hosts enjoy meeting people from all around the world and have had life-changing experiences through engaging in our community,” adds James. The main concern for new users of the services are theft and damage to property. With homes filled with personal possessions being offered to strangers, what can be done if thefts or damages occur? Many of the online portals have protection in place in the form of insurance that covers theft and damage. For example, Wimdu offers £300,000 to cover damage in most countries, while Airbnb guarantees up to £600,000 for hosts. “Property damage issues for hosts are extremely rare,” says James. “The Host Guarantee provides hosts with additional peace of mind.” While earning some extra income may be appealing, renting a room out even for a night does need some careful planning because doing so can impact on a property owner’s tax, mortgage and home insurance. The first port of call will be to a home insurer, which may argue it invalidates a policy if strangers are staying in the house. An insurance policy that covers renting out the apartment may be rare and will mean higher fees. Luckily, there are exemptions when it comes to income tax. “Although not designed with the likes of Airbnb in mind, HMRC introduced a relief known as 'rent-a-room' relief many years ago,” explains Julia Casimo, director at John Kerr Chartered
Accountants. “It gives exemption from income tax as long as the annual level of income is less than £4,250 per property per year, the room(s) let are in a main residence (i.e. you must live there), and is available for homeowners and tenants. “Of course the rules are much more detailed than this - so people thinking of letting a room in their house should check out the HMRC website guidance or speak to an accountant.” If you vacate your home for shorter periods to rent it out you will also need to contact your mortgage advisor, says Lynn Storey of The Advice Centre, which has partnered with local estate agent Abode. “It’s a bit of a grey area,” says Lynn. “Renting your home out for a couple of nights would not fall under a buy-to-let mortgage but before you do it you should contact your mortgage company. “When taking out a mortgage or remortgaging you will have to disclose this information and it will then be up to the individual underwriter to rule on your circumstances and decide if they can offer a mortgage.” As Liverpool prepares for a raft of spectacular summer events, the rise of the rental home is expected to continue – and with the right advice anybody can do it. For Chris and his Liverpool property, it is a service he will continue to use. “It’s really easy to do,” he says. “People are staying there because they want to save cash and go exploring so just embrace it!”

According to the developer, just a “few” of the 24 properties remain, ahead of two show apartments being unveiled on 10 April. North West’s £100 million rental sector development gets underway in Norris Green The launch of a new private rental sector (PRS) scheme in Norris Green has signalled the start of £100 million of rental properties being developed across the North West.

Angela Hesketh, head of property at city law firm Jackson Canter, currently finds young home buying clients are facing a struggle to secure enough support from lenders to afford their ideal properties. Student homes agency revives derelict unit with new office Luxury Student Homes has opened a new Smithdown Road office, as the company expands in response to the city’s growing highend student accommodation offering.

NEW COURT FEE RISE COULD MAKE PROPERTY CLAIMS UNAFFORDABLE, SAYS LAW FIRM A Liverpool law firm is calling on the government to review new rises in court fees for money claims, as they could hugely impact on cohabitees who split up and wish to claim a share in the family home. A 5% levy on all claims over £10,000, up to and including claims valued at £200,000 came into force on 9 March, having been approved in the Houses of Parliament. Liverpool-based MSB Solicitors is among campaigners calling for the Ministry of Justice to review its decision, amid fears the court proceedings will now be unaffordable for claimants. Sean Sexton, partner at MSB Solicitors, says: “Cohabitees who split up and wish to claim a share in the family home will certainly be affected. Claims of this nature and in the worth of around £200,000 would require a court fee alone of £10,000. That is just to issue the court proceedings, without the cost of any legal representation. How will any ordinary person be able to afford this? “The reality is that in future, such cohabitees will be unable to make a claim on the family home and may be left destitute. There is no legal aid available for such claims, irrespective of the claimant’s financial situation.” Sean Sexton

Becoming a landlord for the first time is a daunting prospect although it’s easier to ensure you comply with all necessary regulations if you use an agent that’s a member of a recognised professional body, e.g. the Association of Residential Letting Agents or National Landlords Association. Agents tend to charge an initial fee for marketing properties, finding suitable tenants, referencing them, preparing lease agreements, collecting the first month’s rent and registering the tenancy deposit with an approved regulatory body. Other one off charges you may incur include a fee for preparing a detailed inventory, which is not compulsory but strongly recommended; provision of a gas safety certificate (if there is a gas supply) which must be renewed annually; an electrical test certificate which should be renewed every five years and an Energy Performance Certificate which is renewable every 10 years or earlier if any changes to the property affect the energy rating. There should also be at least one smoke detector on each floor. The total of these initial costs could be between one and two months’ rent. If your property is within the Liverpool City Council district it will be necessary to register with the Landlord Licensing scheme from 1 April 2015. The cost of a five-year license will vary from £200 to £400 per property depending upon the number of properties you have and whether you register direct with the council or an agent which has been accepted as a co-regulated body. Being a landlord is a commercial venture and carries both legal obligations and some risks. Referencing cannot entirely rule out a change in a tenant’s financial circumstances or loss of employment. There may also be significant and unexpected repairs required during the tenancy, e.g. central heating boiler breakdown or burst pipes which require immediate attention. A landlord should have a minimum reserve fund of three to six months’ rent to allow for such unforeseen eventualities. Having said all of this, being a responsible landlord is also rewarding and the vast majority of tenants take good care of properties and pay rent on time.

As one of the creators of the much loved comedy series ‘Phoenix Nights’ alongside Peter Kay and Dave Spikey, Liverpool’s own sitcom star Neil Fitzmaurice has just helped the cast to raise millions of pounds for Comic Relief by bringing the show to the stage. Fresh from the successful 16-night run of live performances at Manchester Arena, we caught up with Neil to find out more about getting the gang back together, the future of Phoenix Nights and his other screen and stand-up projects.
INTERVIEW BY NATASHA YOUNG
What was the experience of bringing the ‘Phoenix Nights’ cast back together and putting the show on the stage like? It was amazing. Pete [Kay] individually called us and said ‘do we fancy doing this?’. I don’t think he wanted to go ahead unless he could get every one of the original cast back together. Then it became a case of finding out what we wanted to do. I suggested to Pete that we should do what people expect, so from my point of view of playing Ray Von it was about some sort of DJ set because that’s what he was known for. Individually there were a few leftfield ideas, for instance Steve Edge and Toby Foster who played the backing band did a magic act, but Pete was receptive to anyone’s ideas and said ‘let’s have fun’. We only really got together about three times before the first night so it was a bit terrifying. I’m the kind of person who likes to make sure everything’s been rehearsed but I’d gone through mine once and we had a little daytime run but then it was the opening night. The most nerve-wracking thing was that nobody really knew how it was going to go down because ‘Phoenix Nights’ is very precious to people, there was a risk that people would have said ‘we didn’t want that’. Some people may have unfortunately thought it was going to be a big episode of ‘Phoenix Nights’, but you couldn’t have done that with 15,000 people in the arena. It was best all round that it was like a variety show and the audience got a bit of everything. You initially announced two ‘Phoenix Nights’ live shows which grew to 16 nights and then a matinee. Were you surprised to see how huge the demand still is? It was unbelievable, it shocked us a bit. I know it’s popular and people love it, and I know it’s quite iconic and it’s considered a classic TV comedy but still, to get 15,000 people a night to pay what was a decent amount of money. The whole run took in nearly a quarter of a million people and if you’d have said it would at the start I’d have thought you were mad.
It was an extraordinary experience for everyone to be involved in and as part of the creating team of the original show it was really flattering and I’m really proud of it. Was Comic Relief’s involvement the main catalyst for it to happen? Pete’s always had a single out or something for Comic Relief so he’s always actively done things, but he went to Comic Relief and said ‘how would you like us to do something like this?’. Of course, Richard Curtis, Lenny Henry and the team said that would be amazing and it’s the single biggest show designed to contribute money that’s ever been. It’s going to raise between five and six million pounds, which is incredible. We’ve all had emails from Richard Curtis saying how much they appreciate what we’ve done because it’s an incredible boost of funds, and from our point of view we can look back and say we were part of something special. We enjoyed every second because we’re like brothers and sisters and we hadn’t been in the same room together collectively for 13 years. Will it lead to any more ‘Phoenix Nights’? I don’t know. I think if there would be anything then it’d maybe be a live show. Maybe we would tour the show that we did, but honestly we’ve never discussed another series and we didn’t discuss it while we were doing this. It’s been a big surprising shock, certainly to Dave [Spikey], Pete and myself, just how much in people’s hearts the show is because no matter what anyone would have said, to hear the roars when the lights went down and people shouting out catchphrases and turning up with tiger faces or dressed in Max and Paddy stuff and Ray Von wigs, people really embraced it. I’d love to do live shows again because they were an incredible experience and some people travelled seven hours to get there so it’d be nice to take it a bit nearer to people. ‘Peep Show’, another popular sitcom you’ve been a part of, is preparing for its final series. Will your character Jeff appear in it? I genuinely don’t know what the writers, Sam [Bain] and Jessie [Armstrong], have planned. They got a ninth commission about three or four years ago but they’ve had other commitments like ‘Fresh Meat’, and also because of how busy David Mitchell, Robert
Webb and Olivia Coleman have been it’s been hard to pin them down all together. They may decide to do a series without Jeff but that would be a shame because even though, over the last few series, he’s only popped in and done a little bit I’ve still enjoyed being in the show. It’d be lovely to bow out having been in every series but I guess it’s something only Sam and Jessie know the answer to and if they get in touch I’ll be only too happy to pop in. I still get stopped all the time by people saying ‘oh it’s Jeff, we love Jeff ’ because he’s such a nemesis of Mark’s and he’s such a little swine that he has a lasting impression on people. You’re also in the children’s show ‘Hank Zipzer’, which has been nominated for a Royal Television Society (RTS) award. It must be great to get that kind of recognition. I’m so pleased. Young Nick James who plays Hank was nominated last year, but it’s lovely the whole show has been nominated. It’s on 17 March so I’ll be putting a penguin suit on and going down there. I do ‘Hank Zipzer’ and also ‘Mount Pleasant’, which started on Sky One but now it’s gone to Sky Living and is in its fifth series. I’ve just been for the read through so we start that, and the wonderful Ted Robbins is going to be in it. Then I’ll be jumping straight from that to literally going to film the third series of ‘Hank Zipzer’ the next day. I’m very lucky. Do you have anything other projects in the pipeline? Aside from acting, I’m doing a bit of comedy at a special night to save the Casa. I’m also writing a few things - there’s a possibility of a ‘Going Off Big Time 2’ film and I’m thinking about ideas because of the demand as it’s getting quite a cult status now. I’ll carry on doing what I’m doing with the Slaughter House and Laughterhouse at weekends because my little bit of sarcasm and comedy keeps me sharp, and then there’s a couple of sitcom pilots I’m working on.

Albert Dock, L3 Heading to Pan Am, my friend and I were excited for its new ‘Friday Night Experience’; an evening of food, cocktails and entertainment from Liverpool’s best bands. The former Granada studio space makes for a great restaurant and bar; the exposed brickwork, modern interior and views overlooking Liverpool’s waterfront and ‘Three Graces’ are enviable qualities which work in its favour. We were seated on the mezzanine level, which overlooks the large bar and stage area below. As we arrived, the evening’s entertainment were sound checking ahead of their set – the sporadic sounds of instruments and vocals made us excited to watch their performance later on. Pan Am offers diners a variety of modern British and European influenced dishes, ranging from chicken supreme (£13.95) and Ribeye steak (£18.95) to a seafood tagliatelle (£11.95). We were able to enjoy a two-course meal with half a bottle of wine for £19.95 per person; which for an evening of food, drink and the added bonus of live entertainment is a great price.

My guest and I both decided on starters rather than desserts, a conscious choice to leave more room for cocktails. I picked the soup of the day - red pepper and chilli served with a baked roll. The soup tasted subtle yet flavoursome, with just the right amount of chilli to give it a fiery kick. My friend decided on the Maryland crab cakes, which were crispy on the outside but full of tender crabmeat inside. Proving that a good steak is always a winner, my friend went for the 8oz Ribeye for her main, served with hand cut chips and buttered green beans and she decided on a blue cheese sauce to accompany it. I tried the Tortellini Formaggio, a vegetarian option with the choice to add chicken. The ricotta filled pasta in a garlic cream sauce was a tasty surprise and the asparagus, forest mushrooms, peas and spinach added colour to the dish. Although we were seated at a table with a restricted view of the band, we had finished our two-course
meal before they started, giving us the perfect opportunity to head downstairs and grab front row seats. Eight-piece band Funk Soul Continuum, and the subsequent cocktails which followed the meal, were definitely the highlight of the evening. We sampled cocktails from Pan Am’s varied drinks menu, with classic combinations including strawberry daiquiri, Raspberry Collins and Amaretto Sour going down a treat. The atmosphere picked up and the band rose to the occasion, singing Soul and Motown classics, as well as ‘funked’ up modern songs which got everyone bopping away – whether they were in their seats or brave enough to make their way to the dancefloor. Dining at Pan Am was an enjoyable experience. The food was delivered to a high quality and with the band playing and drinks flowing, you can easily pass the night away at this dockside venue.

ive music, dance and giant puppets launched the first ever Albert Dock Rum Festival on Liverpool’s waterfront. Arts group, Brouhaha International kicked off proceedings with a colourful display of drumming, dance and a series of giant puppets in a boisterous opening performance. It was followed by a selection of Albert Dock venues opening their doors for rum-based drink offers and events throughout the two-day festival. Smuggler’s Cove held rum tasting sessions with experts on hand to advise on the best way to enjoy the drink, while a steel band entertained guests with authentic Caribbean music. Other bar and restaurants served cocktails, alcohol-free drinks and Caribbean-style food as the waterfront destination celebrated the inaugural festival in the sun.
