In all seriousness to win Best Estate Agency for Customer Service and Best Lettings Agency for Customer Service in my home city within 3 years of starting this business is phenomenal. We are chuffed. People thought I was slightly mad to open an estate agents in the middle of a recession but I knew what we had to do to be the best, and now our hard work and endeavour has got us there. The award is a
reflection of our ambition to be different to all other agents. This was an ambition of mine and was born out of frustration. The frustration of a property developer and landlord, who regularly used estate agents and wasn’t happy with service I was getting. So much so, I knew I could do it better and decided to open my own Estate Agents. Knowing and understanding what customers want is fundamental to where we are today. I want to thank all of our customers, for initially daring to choose a different agent with a different approach, and a special mention for all those who’ve recommended us to their friends and family. I also want to say a big thank you to all our staff, both past and present, from our apprentices to our management team, you’ve all contributed in your own way and we are extremely grateful.

WHAT WILL THE BALTIC VILLAGE SCHEME ENTAIL? There was a scheme that failed many years ago and we inherited the site with the infrastructure in the ground. We were initially working with planners to come up with a scheme that can cope with both the inherited infrastructure and also with it being one of the very dominant sites overlooking a world heritage site. We’ve come up with a private rented sector (PRS) scheme of 324 apartments that will be let on the American model, whereby you enjoy all the benefits of living in a hotel with a proper concierge and you’re treated like a customer. It’s also got 358 car parking spaces. HOW HAVE THE PREVIOUS STALLED SCHEME AND THE INFRASTRUCTURE THAT IT LEFT IN PLACE IMPACTED ON YOUR PROJECT? We’re having to make some substantial alterations to it, such as the position of the lift shafts, and we’re having to enhance the structure to take our scheme. It’s been quite a challenge from a construction point of view but we’re there now. We’ve partnered with Balfour Beatty, and
THE SITE HAS BEEN PRIMED FOR DEVELOPMENT FOR A NUMBER OF YEARS WHAT WILL IT MEAN FOR THAT AREA TO FINALLY HAVE A SCHEME IN PLACE? To me it’s a real shot in the arm for Baltic and, if anything, it will act as a launching platform to set Baltic off into creating more homes. We’ve called it Baltic Village because we’re trying to create a sense of community, which Baltic already offers to some degree, but this is going to help really enhance that portrayal of Baltic as an area that people really want to live in. WHY DID YOU OPT FOR A SOLELY PRS SCHEME RATHER THAN MAKING SOME PROPERTIES AVAILABLE TO PURCHASE? There was a lot of debate from the coalition government about how they can enhance ‘generation rent’, as people can’t afford to buy their own homes, or they’re young professionals living in cities to suit their job but they might only be there for three or four years. We went to America to see how they do it and we’ve enjoyed putting it together. A practice guide was brought out by the Urban Land Institute and we’ve done it, completely audited and everything, along the lines of what they’ve said. They’re similar to America in the sense of ‘let’s create a community and make people want to stay and enjoy being here because they’re treated as customers and not renters’. It’s a different approach altogether to the typical landlord/tenant relationship we’ve seen in this country for a long time that has not been good.

HOW WILL BALTIC VILLAGE TAKE SHAPE MOVING FORWARD? It’s a tight programme because the whole scheme has to be finished for September 2016. The first phase of the handover is going to be one phase of show apartments in Block A, on The Strand. At present the builders’ programme for them is March 2016 so we hope to have a show flat and a marketing suite ready for April 2016, but the website will be up and running way before that. The whole of Block A and the ground floor of Block B, which is the concierge, goes over in June 2016 and the whole of Block B goes over in July 2016.
Then Block C - the finishing block - is September 2016. There are three cranes up now and we’re just about on programme. We’re trying to replicate the old warehousing look and respect the Baltic quarter and its history. On top of that, we’re also working alongside Simon Holt of the Baltic Fleet pub, where he’s planning some major improvements and alterations that we’re involved with. To me, the big thing about this scheme is location, location, location. It’s minutes away from Liverpool ONE, and out of 324 apartments 140 of them have got a river front view.
Modern City Living /////////////////////////////////////////////////////////// BALTIC VILLAGE IS A MIXED USE SCHEME WILL THE LEISURE ELEMENTS BE EXCLUSIVELY FOR ITS RESIDENTS? From a public point of view we’ve spent an awful lot of money on the external area where people will enjoy sitting and they’ll have wifi externally. There’ll be planting and the use of materials is spot on as well. Then internally [for residents] we’ve got the concierge which is run like a hotel concierge so, for example, if you need your supermarket order delivering and you don’t know what time they’ll be coming the concierge will take it in and there’ll be storage at the back so you don’t have to worry about things like that. Then we’ve got a residents’ lounge where you can have a coffee and it’ll have a large screen so you can arrange residents’ meetings, and a large gym studio area which will all be part of the rental package. We have a bespoke room that can be converted into a cinema or meeting room where residents can get together and they can book it out and ask friends in. It’s also got a small kitchen area. We’re trying to allow people to get to know their neighbours, which is very important, and create a sense of community, and that’s never been done in this country. There’s an awful lot of people going into it now and talking about it and it’s going to be interesting as to what the output will be but we’ve really embraced it on this scheme.
SO ARE YOU EXPECTING OTHER SCHEMES IN THE AREA TO FOLLOW SUIT? Absolutely, and there is talk about other schemes. I certainly welcome proper investment - pension fund type investment institutions - being involved because that’s what this sector needs.

Architect-designed Liverpool homes made up a quarter of the winners in the prestigious RIBA North West architecture prize for 2015. An art house in Formby designed by architect shedkm and a luxury home called Westmorland by Snook Architects took two of the eight regional titles honouring buildings with exceptional design. The Formby home is described as a ‘modernist villa with subtle Scandinavian undertones’ by RIBA, while Westmorland is described as ‘unashamedly modern’ and offers ‘California-style living’ for the private client. The homes, the only residential buildings to be named on the winners’
list, will now go on to a national award competition against winners from other regions. A project will then be named the 2015 Sterling Prize winner, an award won by Liverpool’s Everyman Theatre last year after it beat the likes of The Shard in London to take the title. North West jury chairman, Dave King says: “The 2015 North West Awards showcases a diverse range of buildings; from small to large, temporary to permanent, education to corporate, and large-scale housing to private residences of exceptional quality.” Other Liverpool buildings honoured at the awards included Maggie’s Merseyside at Clatterbridge, Mann Island on the city’s waterfront and St John Bosco Arts College.

There are 11 homes left at the award-winning Housing People, Building Communities (HPBC) charity’s development in Granby-Toxteth, where homeowners can cut the price of their home by dedicating 500 hours to the community helping to build the new properties. The scheme was launched to allow buyers to trade ‘sweat equity’ for money off the price of the three-bedroom houses off Kingsley Road, which are priced between £118,000 and £122,000. It is due to be completed in autumn, leaving little time for potential buyers to complete their 500 hours. Liza Parry, HPBC chief executive, says: “We’re working in partnership with Sanctuary Group to deliver the remaining homes. “There’s limited time left for home partners to fulfil their 500 hours of what we call ‘sweat equity’. As well as allowing people to exchange their time for cash, this unique approach also enables them to learn new skills and helps to develop a sense of community long before they move into their home.” One of the scheme’s newest home partners, youth worker Kieran Bohan, is looking forward to starting work on his new property having already helped on neighbours’ houses and says: “This is the best chance we have of getting a house and we can really take ownership of our own home and neighbourhood by working together to build it." HOUSING ASSOCIATION LOTS EXCEED GUIDE PRICES AT AUCTION Housing association stock proved popular at the latest Sutton Kersh auction, which is expected to attract a final sales figure of more than £5.5 million.
WORK BEGINS ON NEW HOMES AT PRESCOT WATCH FACTORY Work has started on converting an historic former watch factory in Prescot into 70 new extra care homes. The multi-million pound development will see the Grade II-listed former Lancashire Watch Company factory converted into 54 extra care one and two-bedroom apartments and 16 bungalows by April 2016. The development is the first phase of a scheme that includes a further 62 homes for the site in future. Developer Illiad Group and contractor Harbur Construction are building the homes on behalf of Knowsley Housing Trust (KHT), which plans to make them available for affordable rent and Shared Ownership. Ian Thomson, executive director at KHT, says: “Our new site at Albany Road is steeped with rich heritage and it’s a real achievement for our local communities that we can celebrate and retain the legacy of the Lancashire Watch Company whilst at the same time building much needed accessible homes for our older people who have extra care needs.” The refurbishment includes a new extension and the completed apartment building will frame three sides of a courtyard, with the fourth side comprising the new-build bungalows.
The sale at Liverpool’s Crowne Plaza hotel is said to have attracted investors, owner-occupiers and developers as it generated over £5 million on the day, with stock continuing to generate post-auction interest. A Croxteth Road lot was among the top selling properties, achieving £560,000 despite having a guide price of £400,000. Arranged as 13 self-contained apartments with potential to generate an annual rental income of more than £65,000 when fully let, the site was offered on behalf of a housing association. The property was one of nine housing association lots to be sold, all of which exceeded their guide prices. Cathy Holt, joint head of auctions at Sutton Kersh, says: “Housing association properties are invariably priced to sell and the majority already benefit from double glazing and central heating which makes them ideal for investment purposes.” Other highlights during the sale included a four-bedroom detached home in West Derby, which had a guide price of £200,000 plus and sold for £221,000, and a three-bedroom mid terrace property on Buckland Street in Aigburth which sold to a cash buyer for £93,000 off a guide of £60,000 to £65,000. RECORD NUMBERS FOR HELP TO BUY SHOW A press campaign launched by Liverpool integrated communications agency, The Foundry Agency, has been credited with bringing record numbers of visitors to the first Help to Buy Show in Manchester. The city-centre based agency was appointed by Help to Buy North West to oversee the public relations for the show earlier this year. Despite being the first event of its kind in the city almost 1,000 first-time buyers and second steppers attended the event in order to seek advice from developers, solicitors and independent financial advisors from across the region, about buying a new home under the scheme. Sandy Kelly, head of Help to Buy North West, says: “It’s been a pleasure to have The Foundry Agency on board to publicise the Help to Buy

FIRMS SUPPORT LIFESAVING BLOOD DONOR CAMPAIGN Liverpool businesses showed their support in an urgent campaign to save the life of a seven-yearold boy, as an event took place in the city centre. Gill Hope, business manager of Castle Street-based Elite Legal Recruitment, called on fellow members of the commercial district community to register as potential blood stem cell donors in a bid to help save the life of Finn McEwen. Finn was recently diagnosed with a condition called Myelodysplastic Syndrome, which doctors are concerned is now developing into leukaemia,

and is urgently in need of a donation from someone with the same tissue-type as him. An event organised by Gill took place at the Walker House office of law firm Jackson Canter this month, inviting members of the public and those who work in the area to register as a potential blood stem cell donor for Finn and others in need of the vital treatment. With representatives of the charity Delete Blood Cancer on hand to take swabs from those signing up, the event successfully added more than 150 potential donors to the register. The event is also continuing to raise funds for Delete Blood Cancer, as restaurants, beauty salons and other businesses in the area provided raffle prizes. Explaining that 90% of donors who are matches have to go through a straightforward blood-taking procedure, Gill says: “It’s not as much of a commitment as people think. How did Hooton Tennis Club start? We’re friends from school, and we were all into music and playing different instruments. We wanted to be like the Foo Fighters, or Red Hot Chilli Peppers; we’d look at these bands saying ‘we could do this too’. In our first band at school there were about six or seven of us and we were all guitarists, so we had to thin it out. Over the years it just got smaller until it was just the four of us. Do you see yourselves as a Wirral band or a Liverpool band? I’d say we’re a Wirral band, we’re all from Chester and Ellesmere Port. A few of us are still based in Wirral. I recently moved into a big house called the Garlic Mansion in Liverpool. It’s got a long history and I’m not sure why it’s called that, but there are about 30 people living there and it’s a creative hub. How would you describe your music to people who haven’t heard of you? We’ve been describing it as ‘indie landfill’ which is rather negative. It’s hard to say indie rock anymore because it’s overused, everyone is in an indie rock band, so we say indie landfill; just more songs to add to the pile of indie songs that get made every day. We’re always quite limited in terms of equipment, time and money so there is a bedroom, lo-fi thing in there too. It’s good that we have an interest in that music already, so it’s not too forced. Do you have jobs alongside being in the band? Callum does, he’s working on the docks at the moment. He’s a marine surveyor; he goes out on the boats and then he sends sonar waves down to the bottom to see the build-up of algae
and waste. If it’s not safe for the ships to come in to the docks because of the algae that has built up, then they have to report it. It’s really interesting, and he’s out on a boat all day to check that it’s safe for all these Nike trainers to be delivered. At the moment I’m helping out with puppeteering with some people from the house, working on things like Chinese dragons. I’m doing a bit of that, here and there. It wasn’t me until recently and now I’m like ‘yeah get me in the dragon again’! It’s good fun. You’ve been working with Bill Ryder-Jones in his studio recently. Have you started working on your debut album? Yeah, we’ve been working with Bill. Working on an album is really weird, I haven’t even got over the stage of ‘our song is on the radio’ yet. It’s so overwhelming, but it’s nice and I’m really grateful. All the people we’ve worked with so far have been really enthusiastic and patient, very helpful and interested in what we’re doing, especially Bill, he’s a great guy. He’s really helped form this album so far and he’s been a really good producer, we’d definitely work with him again. Everyone talks about how close-knit the music community is in Liverpool. Have you found that? Definitely. Becky the keyboard player from Stealing Sheep lives next door to me and she was saying how she went for lunch with Bill the other day. Everyone’s good friends and in each other’s bands and things, helping each other out. It’s great to have an unusual name, but do you get annoyed when people keep asking you if you play tennis at Hooton Tennis Club? It’s not annoying yet, it’s just funny because not one of us is really interested in tennis. We seem to be lumbered now with this name. People ask ‘what does it mean?’, ‘where is Hooton?’, ‘Is it after Peter Hooton because you and The Farm were friends?’, or ‘is it because you all like tennis?’, ‘is it a club because you’re

all indie’. We’re like oh no, what have we done! We were at a show in Hebden Bridge for the Heavenly Records weekend [Hooton Tennis Club’s record label], and there were posters up with our name. Stealing Sheep and Kid Wave were on there too, and we went round the venue and scribbled out ‘tennis’ and wrote ‘rubbish’ instead. When we came on stage everyone was like ‘who is this Hooton Rubbish Club?’. We defaced ourselves! You’ve been announced for a lot of festivals this year, including Liverpool Sound City. Yeah, I haven’t read much about the new Sound City stages but it sounds really cool. I went to the last few when they were in the city centre. They do go big in Liverpool. I love festivals. I worked at Festival No.6 the first year on the Carling bar and I’ve still got the t-shirt. I was working there with the other singer, James. We were looking at the line-up and saw Stealing Sheep and James was like ‘I’ve heard of these guys, they’re a band that someone from my college is in’. We both decided to jump off the bar and run down to the stage to watch them, and we nearly got fired for it. This is our first year doing loads of festivals, like Field Day. We’ve got lots of shows coming up and we’re working on some new releases too.

Street party celebrations set to showcase Smithdown Road VARIOUS VENUES SMITHDOWN ROAD – MAY Organisers of Smithdown Road’s forthcoming bank holiday street party are hoping it will also make a “pretty incredible” difference for a city foodbank when it takes place next month. The street’s Evil Eye, Kelly’s Dispensary, The Willowbank and Franks Bar venues are behind the 2-4 May festivities, which are shaping up to be a jampacked showcase of live music and comedy, an outdoor market and offers, samples and tasters from Smithdown Road establishments. With the inaugural event aiming to put the area on the map as a food and drink destination like the city centre, Lark Lane and Allerton Road, Andy Scott from Evil Eye says: “We’ve had a fantastic response from everyone we’ve spoken to so far. The most common thing we’ve heard people saying is ‘we’ve really needed something like this for a while’ and that it’s great to do something positive for the area.” Back in January, Evil Eye successfully generated

donations for the Central Liverpool Foodbank by offering £1 burritos in return for a £5 bag of shopping to donate to the cause. The initiative is also set to return during the Smithdown Street Party on a much bigger scale, as Andy adds: “We will be running ‘Food Bank Holiday Monday’. As well as burritos for a quid at Evil Eye when you bring in a fiver worth of foodbank shopping, you can also get a burger for a pound at Willowbank and drinks for a quid at Kelly’s and Franks. Others, including Oomoo, will be announcing their deals nearer the time. “We generated over half a ton of food at Evil Eye in January thanks to kind donations, so between us all I think we can do something pretty incredible this time.” The street party is sponsored by the Wavertree Association of Student Homes (WASH). unch and Judy, Parkour on Church Street and a stage combat workshop are the highlights of Young Physical Fest, which returns for a second year on 2-3 May. The celebration of physical theatre for young people, a spinoff from Physical Fest, will bring a weekend of free activities across the city. A puppetry-making and music class for under fives kicks off the festival on 2 May, and will be followed by a Punch and Judy performance. Other activities across the weekend include urban dance and Parkour on Church Street, a performance by Off The Ground and the Young Everyman and Playhouse about being 17 in 2015, and a class on how to perform stage combat. All events and workshops for the weekend are free and can be booked via The Bluecoat. Young Physical Fest will be followed by Physical Fest, which takes place on 22-30 May. Surrealist painter Leonora Carrington will be the subject of an ‘In Conversation’ event held by Tate Liverpool to celebrate its latest exhibition. Journalist and cousin of Lancashire-born Leonora, Joanna Moorhead will join Francesco Manacorda, Tate Liverpool’s artistic director, in a one-off event at Edge Hill University on 29 April. The event includes a look at Leonora’s life and how she became a national treasure in
Mexico, and coincides with the first UK solo exhibition of her work for over 20 years at the Albert Dock venue. Edge Hill’s Professor Roger Shannon uncovered a number of pieces never seen before by the public for the exhibition, which runs to 31 May, and the university is sponsoring the exhibition at Tate Liverpool. LEAP FOR LITERATURE AT FUNDRAISING BUNGEE FEST CALDERSTONES PARK & AUGUST Thrill seekers are being encouraged to take a giant leap for city-based literary charity, The Reader Organisation this summer. The national cause, based at Calderstones Mansion House, has announced it will host a Bungee Fest on 8-9 August, with the chance to take a fundraising 150 ft plunge. The Calderstones Park event, which will also feature live music, craft stalls and refreshments, is gearing up to be the first bungee jump of its scale to take place in Liverpool and is already said to be attracting local and national interest. Jane Davies, director of The Reader Organisation, says: “We’re currently in the process of restoring Calderstones Mansion House to its full-glory, and

transforming it into an international flagship project for shared reading. Liverpool’s annual Writing on the Wall festival will kick off on 1 May, bringing an eclectic mix of acts from authors and poets to comic book creators and spoken word performers to the city throughout the coming months. Following the theme of ‘American Dreams’, exploring Liverpool’s literary links with New York and the USA, the festival will begin with an evening of entertainment at Leaf Tea Shop from The Bronx-based hip hop violinist and spoken word artist, Shayshahn MacPherson. The festival will then continue at venues across the city, with a line-up featuring big name writers including Owen Jones, Jon Ronson, Walter Mosley, Lemn Sissay, as well as locally themed projects such as the Granby Four Streets Showcase. SMALL PLATES There has been a tapas revolution in Liverpool in recent times and traditional Spanish small plates are not the only dish on the menu for the city’s diners. Check out these three restaurants offering unique takes on small plates with food from around the world.
BITESIZE BASQUE Roja Pinchos, Berry Street, L1 Liverpool’s first pinchos bar is an intriguing concept; simply help yourself to small bites from the cold selection or wait for hot pinchos to arrive from the kitchens and then add them up to pay at the end. It’s £1.50 or £3 per dish – but be warned; the authentic Basque delicacies are deliciously moreish.
DIMINUTIVE DELIGHTS Mowgli, Bold Street, L1

DELIFONSECA DOCKSIDE

Set back from busy waterfront destinations, Delifonseca Dockside may be somewhat off the beaten track but it’s no secret amongst foodies. The restaurant and its foodhall have attracted a wealth of acclaim and awards recognition, including a nod in the ‘Taste of England’ category at the forthcoming VisitEngland Awards for Excellence, so whilst my partner and I are already well acquainted with the deli’s ever tempting cheese and cured meat counter we were keen to see if the eatery lives up to its reputation. We visited on a spring Tuesday evening, when the venue’s vibrant feel was a perfect match for the sunshine. Once seated in a booth with the restaurant steadily filling around us, we wasted no time in scouring the drinks menu and were met with beers from the likes of the, also locally popular, Liverpool Craft Beer Co. and nearby Wapping Brewery, creating beverages from the basement of the Baltic Fleet pub. They were accompanied by world wines, beers and spirits; artisan teas and soft drinks and Wirral produced coffee. Sipping Liverpool Craft Beer Co.’s West Coast Pale Ale (£3.95) and White Fox IPA (£4.25), we turned our attention to the challenge of choosing food. An attentive waiter guided us through the

variety of starters, platters, sandwiches and salads incorporating vegan, vegetarian, meat and fish options. Meanwhile a chalkboard menu of mains signalled freshness, highlighting what was on offer that day with dishes occasionally being wiped away as supplies ran out. The prospect of sharing a platter to start grabbed our attention – we needed no convincing of the deli’s expertise in this area – and we picked the Spanish offering (£13.95). The Mediterranean mix featured Serrano Reserva ham, chorizo iberico and salchichon iberico meats, boquerones (anchovies), manchego cheese, piquillo peppers, olives, caperberries and potato and chorizo salad. The platter provided a medley of strong flavours, all complementing each other and oozing authenticity. Every mouthful of cured meat was filled with distinctive yet delicious flavour. For mains, I was intrigued by the addition of lentils in the Delifonseca signature moussaka, served with creamy cheese sauce (£10.95). As it turned out, they added a beautiful texture to the wholesome dish.
My partner picked onlglet steak, cooked sous-vide and pan seared and served with roasted tomatoes, mushrooms, dressed leaves and chunky chips (£15.75). He chose the classic peppercorn sauce over an alternative chilli butter. Steak may be frequently featured on menus but Delifonseca’s version stood out. Well cooked and not overpowered by the sauce, it was part of a generous plate and the quality of ingredients shone through once again. Despite feeling satisfyingly full, the offer of dessert (all £5.95) was then too good to miss. I rounded off my feast with a tiramisu which was, thankfully, light and served with fresh fruit and coulis. And although more a fan of savoury than sweet, my dining partner was won over by the mille fuille with caramelised apples and fresh cream. Perfectly presented, both were a treat for the eyes as well as the palate. With a focus on quality and freshness without overpricing, offering something on the menu for everyone, it’s not hard to see what the Delifonseca Dockside fuss is all about. A gem of Liverpool’s restaurant circuit, it’s certainly worth venturing away from the main central streets for.

amilies made the most of the school holidays by heading to a ‘Hands on History’ event at the city’s Victorian Croxteth Hall. Costumed heritage volunteers at the venue took young visitors back in time to the Victorian era with an afternoon of old fashioned culinary activities. Participants looked the part as they dressed up as servants and helped the ‘cook’ make chocolate truffles. Meanwhile the ‘butler’ shared his expertise on carrying wine. The youngsters also took part in other ‘downstairs’ tasks including trying their hand at napkin folding during the fun and educational event within the historic city venue, which is situated in Croxteth Country Park.
