In all seriousness to win Best Estate Agency for Customer Service and Best Lettings Agency for Customer Service in my home city within 3 years of starting this business is phenomenal. We are chuffed. People thought I was slightly mad to open an estate agents in the middle of a recession but I knew what we had to do to be the best, and now our hard work and endeavour has got us there. The award is a
reflection of our ambition to be different to all other agents. This was an ambition of mine and was born out of frustration. The frustration of a property developer and landlord, who regularly used estate agents and wasn’t happy with service I was getting. So much so, I knew I could do it better and decided to open my own Estate Agents. Knowing and understanding what customers want is fundamental to where we are today. I want to thank all of our customers, for initially daring to choose a different agent with a different approach, and a special mention for all those who’ve recommended us to their friends and family. F
rom waterfront apartments to rural retreats, suburban semis to student digs, Liverpool’s housing market is an eclectic mix of accommodation styles. But new development in one of the city’s most historic areas is bringing a unique and often overlooked gem of Liverpool living back to life. The Georgian Quarter in Liverpool boasts one of the largest collections of terraced Georgian town houses outside of London. Taking in streets such as Rodney Street, Catharine Street and Falkner Street in the city centre, and Percy Street in Toxteth, it has become a hotspot for television companies filming everything from Hollywood blockbusters to TV dramas against the backdrop of the buildings, while restaurants and cafes are blossoming in the area. However, with many of the Georgian homes themselves having fallen under council ownership over 50 years ago and others left to fall into disrepair, the area has relied on student schemes and social housing to keep the properties standing. A major scheme to restore 23 of the properties on Falkner Street is the latest to

bring the homes back into the private sector, as developer Hollinwood Homes is renovating the four and five-bedroom homes in the Philharmonic Rise scheme. A show home has yet to be launched (although one is expected this summer) but that has not discouraged buyers. Priced at around £600,000, the appetite among buyers for the historic properties is growing. When the first restored Georgian homes at Philharmonic Rise went on sale last year they were instantly snapped up and the second phase of release saw all but two sold. Demand is high for the remaining properties in the scheme, according to Frances Lyons of City Residential, which is marketing the properties on behalf of Hollinwood Homes. “People love them because they are period properties,” she says. “When we launched we were looking mainly at families but we’ve had a really nice mixture of buyers from families to young professionals to people buying their last home. It’s good for the area and we’re seeing so much regeneration and so much interest from people.” Philharmonic Rise is not the first

scheme to restore Georgian homes in the area. Liverpool Housing Trust (LHT) worked with commercial property developer, Atrium, to renovate the Grade II-listed 2 Canning Street into five apartments in 2013 and on nearby Percy Street, Liverpool City Council and Sanctuary Housing Group are seeking developers to renovate five Georgian properties that have fallen into disrepair. Simon Taylor of the Georgian Group, a charity that campaigns to save and restore Georgian properties, is not surprised by demand for the homes. “Even £600,000 for a Georgian terrace house is peanuts,” he says. “Georgian houses are the crème de la crème. They work with a modern style or restored with antique furniture and original features because they’re such elegant spaces. Liverpool is very fortunate because it still has a large stock waiting to be acquired.” Simon should know: back in 2003 he was an early investor in the city’s Georgian heritage, buying a Georgian terraced home on Canning Street. He has been converting it ever since, painstakingly restoring original features such as plasterwork and neoclassicalstyle walls. He has since campaigned to bring various properties back into private ownership, and the terrace next door to his is now also being renovated.
The Georgian Group believes private ownership is the key to reviving the city’s Georgian Quarter and that is something that is beginning to happen. “Listed buildings such as these are best owned by people who do it through choice because they will want to look after them,” Simon explains. “It’s a slow process but the momentum is building and we want to reach a critical mass of private owners. It’s very encouraging, preserving these houses is our goal and it is to be encouraged.” The benefits to the area are obvious. Frances Lyons of City Residential says Philharmonic Rise has “done wonders for the area”, while more renovation could bring more business to the area. “The homes add to the vibrancy of the area and the more we see the greater diversity of businesses it will attract,” adds Simon. “We’ve got some excellent restaurants and cafes but it would be nice to see bookshops, furniture shops and other things because people want to patronise them.” The result, says Simon, will be happy homeowners: “They are lovely, airy just superb designs. For investors or people who just want to live in them, they are glorious houses.”

BALTIC TRIANGLE APARTMENT SCHEME EXPANDS A proposed student accommodation development in the Baltic Triangle could be extended with apartments, shops, galleries and offices, after new plans were submitted. PHD1 Construction Limited has already secured approval for an 11-storey, 117-room student block on land between Norfolk Street and Brick Street and wants to expand the development with 125 studio and one-bedroom apartments. The plan will cover two phases; one will add the homes, commercial workshops and gallery spaces to the site of Liver Grease Oil and Chemical Company, while the other phase includes 72 student beds with café, retail and
gallery space at the current site occupied by City Sheds. The new plans also include a space for projections to be beamed on to the side of the building. The two new developments will bookend the original proposal, which was approved earlier in 2015, and all gallery spaces and workshops will be aimed at the city’s creative industries in the Baltic Triangle area. The application for the two new phases of the development says it “proposes a progressive and refined scheme that responds to the industrial heritage of the surrounding area but looks forward to developing the area into one of the city’s most vibrant communities.”

NEW AFFORDABLE WAVERTREE DEVELOPMENT UNDERWAY Ten new affordable homes are currently taking shape on Picton Road in Wavertree, and will be made available through Shared Ownership. The four two-bedroom and six three-bedroom properties, designed by Eden Building Design, are being developed by Riverside Home Ownership and are expected to attract first time buyers when they are brought to the market priced at £27,500 for a 25% share. The homes being built for Shared Ownership availability are part of a wider development by Riverside housing association, which will also offer 100 homes to rent. What can a buyer do if a survey shows the property they are purchasing is worth less than their offer? It’s crucial that you do all you can to ensure buying a house goes as smoothly as possible and having a survey is essential with this in mind. It will give you a guide to the market value of the property as well as helping to safeguard against unpleasant/expensive repair and maintenance issues that may arise after the transaction. There are three basic types of survey and valuation to assist prospective homebuyers. The first is a valuation report - similar to mortgage valuation inspections carried out for banks, building societies and other lenders. This is a brief walk around style inspection intended for valuation advice only and does not include a detailed search for defects. The second is the homebuyers’ report - the most popular type of report commissioned by prospective house buyers. It’s a budget priced survey in an easy to read pro forma style advising on both value and condition. It’s suitable for most types of residential property but is less detailed and intense than a full building survey. It is a MUST for anyone proposing to purchase anything other than a new build property. Finally, the building survey report is a detailed condition report ideally suited for larger, older and more complicated residential properties, where the pro forma style of the homebuyers’ report would be inadequate. It’s often chosen for properties in need of renovation or structural repair where an intensive assessment of the building is required. Building survey reports can also include valuation advice if requested. To ensure you’re empowered with knowledge in relation to the condition of your prospective property purchase, a survey and valuation is vital but before proceeding make sure the surveyor is registered and qualified. If your survey findings show the property is worth less than you’re paying for it, unfortunately you only really have three choices: 1. Go back to the vendor and try to renegotiate the price based on the survey/valuation. 2. Take a view and pay the agreed price even though it’s more than the valuation, as long as you’re in a financial position to do so and really want this particular property. 3. Pull out - this is a last resort but unfortunately sometimes happens.

The first choice record shop for DJs who want to check out the tracks before buying online, 3B Records has been the main provider for all things dance in Liverpool for over 20 years. Opening in 1989 as 3 Beats, the shop has built up a reputation allowing it to become the main hub for budding DJs and professionals alike. Specialising in electronic vinyl, its extensive collection and professional advice makes it one of the best known record stores in Liverpool. The shop is open 10am-6pm for all your dance and electronic needs, with best-sellers including ‘Heirotrip’ by Jemmy and ‘Company is Family’ by Naomi.
This family-run business has been selling nostalgic vinyl since it opened on West Derby Road in 1947. Featured in the documentary, The Last Shop Standing, which was shown at the FACT and is still featured on Sky Arts, this famous independent store is quaint yet bustling with hundreds of records in stock. Diane Cain who runs the business took over from her uncle in 1951 and has been working there ever since. It specialises in nostalgic and country music, however its rock collection is its bestseller at the moment. The shop is popular with the older generation and is open 9.30am5pm, Monday-Saturday.

This hidden gem inside the Hippie Hole on Renshaw Street is one of the smaller independent record shops in Liverpool; however it still is home to hundreds of both rare and current chart records. With its rare vinyl on display in the window by artists such as The Beatles and Madonna, inside hosts crates of alphabetically organised albums, 12”s and CDs. It is open from 11am-5.30pm and is perfect for a quieter and more cultured browse through collections.
This small shop in Aintree has only been selling vinyl for two years, but it has quickly built its collection of hundreds of records. With a range of genres for sale, it specialises in 60s and 70s rock, which are a favourite amongst customers. Open 1-5pm MondaySaturday, its stock starts from £1 with special edition vinyl beginning at £30.

This relatively new independent record store has fast become one of the busiest in Liverpool since it opened in March last year. It sells a variety of second hand records, ranging from rock and indie to drum and bass and techno. Turning over 500 records a week, its extensive collection can accommodate any music lovers’ needs. The store also buys records from customers wanting to sell, but check out the website for specific days you can do this. It is open 11.30am6pm on weekdays and 11am-5pm on Sundays, and it also hosts events such as the recent Adam Ant record signing.
Opening in 1971, Probe Records is one of the longest established vinyl shops in Liverpool selling an extensive range of genres to vinyl lovers and collectors. Its eclectic collection includes classic funk, soul, garage, and indie. Specialising in indie and rock, Probe is able to obtain specialist vinyl from its array of sources, so if it’s something special you want that you can’t find elsewhere, Probe is on hand to help. The shop is open from 10am-6pm, Monday-Saturday.

New to the vinyl market, The Jacaranda will be opening a record store and cafe on 21 June. It will not only be selling an extensive collection of vintage, reissued and new records from its first floor, but will have self contained booths with a vinyl deck for customers to listen to their own music. The bar and music venue will also be home to a reconditioned Voice-OGraph, one of only three open to the public in the world, which lets musicians record their singles directly onto vinyl.
Although generally a bookstore, this small shop on London Road is a hidden gem for those interested in classical and jazz vinyl. Open for 25 years, it doesn’t stock as many records as it used to but there are still a few hundred for customers to rifle through. Open 11am-6pm weekdays, this is the perfect place for a quiet nose through hundreds of collectable records.

John joined forces with Mark Hensby of Liverpool Organic Brewery to create the city’s own new version of the spirit, and launched it in September 2013. Becoming popular at events and in bars, pubs and restaurants as well as by the bottle, Liverpool Gin has since made its own mark on the area from its Kirkdale-based distillery, but it also echoes previous distilleries which once thrived in Merseyside. “It started in 1795 when a guy called Robert Preston, who later became Lord Mayor of Liverpool in 1858, came and opened the Bank Hall Distillery,” explains John, pointing out that the street where the distillery once stood is now known as Juniper Street – juniper being a
principal ingredient of gin. Having eventually sold the distillery, the Preston family went on to open the Vauxhall Distillery, providing a plain spirit for distillers in Bristol and London to make gin. “It also produced whisky under its own name, and the Plymouth Gin website talks about Liverpool having its own distinctive style of gin,” adds John. “In those days it was described as a fruity and aromatic which, I think, fits the description of Liverpool Gin although we didn’t know any of this when we came up with the recipe.” Now the current gin revival, according to John, has come about at a time when people were looking for something new, something different to vodka which had been a staple spirit for so long, and he believes its popularity won’t be a quick passing trend.
“As well as long gins, cocktails are very much a part of the British way of life but they’re way behind the United States in terms of the variety of cocktails and the quality of ingredients so there’s a long way to go,” says John, suggesting we’re still only scratching the surface of a cocktail renaissance of which gin could continue to be at the forefront. “All the original classic cocktails were all made with gin, they weren’t made with vodka vodka only came into view around 10 or 15 years ago. Gin’s been around for a long, long time. “The gin and tonic has also become a cocktail in its own right, with a garnish and different glassware recommendations. “The secret to a good quality gin is the glass, good ice, you must have a premium tonic – you want one that’s made of natural sugar – a good gin, and a good friend to share it with!”

Jenever HOPE STREET L What was a long-standing fixture of Hope Street’s thriving restaurant scene, the Side Door bistro has been refreshed in recent weeks with a gin-infused makeover. Having previously closed during early May for a refurbishment, the venue relaunched with the same owners and the same chefs as before, as well as a food menu still being served throughout the day, but it set about having a serious impact on the city’s gin scene. Not only is Jenever named after the juniper berry flavoured beverage which gin evolved from, but it also boasts a drinks selection featuring some speciality jenevers as well as an extensive range of more than 50 types of gin.
bartender Peter ‘Pedro’ Hunter, and Danny Murphy of Berry & Rye – it recently popped up for the summer to fully embrace the outdoors. Venture beyond the venue’s colourful exterior and you’ll find natural cocktail ingredients being
freshly grown in the garden, grass covered seats and, hopefully, some sunshine! The star of the show, though, is of course gin - a drink which Danny says is a “quintessentially al fresco spirit” making it the perfect focus for the bar. Alongside whisky favourites, Berry & Rye has spent recent years shaking up gin-based beverages in the city centre, and Danny has seen the popularity of the spirit grow first hand, particularly thanks to some big changes. “Even your standard bars now make better house gin and tonics with more ice, bottled tonic water and freshly squeezed lemon and lime,” says Danny. “And there is now a more diverse range of gins out there, meaning you can replace spirits in cocktails. “Drinks ranging from a Bloody Mary to a French Martini can be made with gin, plus I’m personally delighted to see the resurgence of the classic Martini.” Botanical Garden’s menu features eight cocktails varying from classics, including the Martini, to mixes which “appeal to different aspects of gin’s personality”. Then there’s the controversial ‘Hail the Kale’ combining gin, kale juice, lime, mint and ginger syrup, which is already said to be dividing opinion amongst drinkers. Along with the arrival of Lento’s Italian food concept, gin themed delicacies from Laura’s Little Bakery and ice cream, the Botanical Garden is open until September.

The former home of legendary Liverpool nightspot Le Bateau will now be unrecognisable to those who once frequented its indie club nights, as Alex Dunmore and Josh Moore have set about taking the Duke Street basement in a totally different direction. A fine menu of food complemented by a collection of deliciously crafted cocktails with gin at the forefront is the focus of the transformed venue, as it takes on its new Cedar Food & Drink identity. With their gin knowledge up to scratch, Alex and Josh and their team will be serving up more than 20 different gins alongside food prepared on the venue’s charcoal oven. “Gin pairs with food really well and you can play about with it a lot,” according to the duo, who have put together 10 signature cocktails,
each using a different gin which is best suited to its flavours. For instance a floral variation of the spirit will be a core ingredient of the Lemongrassy Clover Club, which also incorporates egg whites infused with kaffir lime leaves. Meanwhile Cedar will be championing the importance of a high quality tonic when mixing up the staple gin and tonic drink, as it’ll also have 10 different varieties of the classic concoction on offer, each matching a different gin with its own perfect tonic partner. Ahead of its full opening the venue has already been whipping up excitement in the city for its culinary creations and well-planned gin pairings, having hosted Cedar weekend BBQs at Berry Street’s Red Door bar, and has been working on soft launches in recent weeks. Rack & Dollar celebrated its recent opening in the city centre with an evening of entertainment hosted by Johnny Bongo. BRETTA & CO Heathfield Street, L1 I’m always keen to try out a hidden gem of the city’s dining scene, and the emphasis is on hidden when it comes to Bretta & Co, a restaurant and deli tucked away just off Bold Street. Barely visible from the street, its interior is bright, light and comfortable; a nice little oasis set a short distance from the usual dining destinations in the independent-packed area of Liverpool. It’s fair to say Bretta is a gem as well; it takes you out of your comfort zone but never delivers anything so outlandish that you will be put off. The food is all about taking a new look at something you may have taken for granted. For example, it’s very rare that you will have a poor carrot soup, such is the simplicity of the dish. At Bretta & Co the carrot soup (£6) is freshly made and tasty, but it also comes with a dose of ginger that gives it a lovely spicy kick. The toasted bread served alongside is another nice detail. It was a similar story with my starter, grilled halloumi with asparagus (£6.50). The

halloumi was beautifully cooked, salty and delivering its signature ‘squeak’. However, the dish was raised above the norm with the addition of Bretta’s vegan-friendly chutney, which adds a rich flavour to the dish. For the mains, my dining partner chose the chicken breast (£12), which came with a risotto that was light and packed full of flavour. Instead of a traditional battered slab of fish, I went for the roast sea bass, which was the catch of the day. While a fish, head and all, can be off-putting for some, I loved the sense of adventure that comes from tucking in and the buttery fish was wonderfully fresh. The dish came with a generous portion of sweet potato fries and plenty of garnish and was a perfectly proportioned meal. Despite the large starters and filling mains, we chose another daily special for dessert - the chocolate chip cheesecake (£4.25) served
with biscuit bits. Even the drink options had a twist; with traditional beer making way for rarer Spanish and German options and a wine list that the word ‘extensive’ doesn’t quite do justice to. As you would expect, the attached deli is a treasure trove of experimental ingredients and luxury options. A wall of olive oil that you can pour yourself is a nice touch, while delicious spreads from continental Europe, black garlic, fresh meats and cheese all vie for attention. Bretta & Co is a clever place. The attention to detail in the smart-looking interior is replicated in the food and drink it serves. It is not the most visible restaurant in town and to be a success it must deliver something that is different from the rest. By offering exciting, fresh and innovative takes on its dishes it excels as a lunchtime treat or an evening destination.
