In all seriousness to win Best Estate Agency for Customer Service and Best Lettings Agency for Customer Service in my home city within 3 years of starting this business is phenomenal. We are chuffed. People thought I was slightly mad to open an estate agents in the middle of a recession but I knew what we had to do to be the best, and now our hard work and endeavour has got us
there. The award is a reflection of our ambition to be different to all other agents. This was an ambition of mine and was born out of frustration. The frustration of a property developer and landlord, who regularly used estate agents and wasn’t happy with service I was getting. So much so, I knew I could do it better and decided to open my own Estate Agents. Knowing and understanding what customers want is fundamental to where we are today. I want to thank all of our customers, for initially daring to choose a different agent with a different approach, and a special mention for all those who’ve recommended us to their friends and family. I also want to say a big thank you to all our staff, both past and present, from our apprentices to our management team, you’ve all contributed in your own way and we are extremely grateful.

THE BOARDWALK
WATSON BUILDING AND STUDENT APARTMENTS The Watson Building is an extension of the Lewis’ department store on Renshaw Street. It is the first newbuild part of the scheme to be under construction and will create new office space. West Nile Developments is the company behind the office, and expects to complete the development in October 2015. Next to the Watson Building, demolition work on the former Rapid store has been completed and Legacy Student Living will soon begin building a 13-storey, 192-bed student block at the site. With students arriving for the 2016/17 academic year, it will pave the way for shops, restaurants and bars to be created in the next phase of Central Village, named The Department.
THE DEPARTMENT
The Boardwalk, which remains under Merepark’s control, is probably the most exciting element of the development, with a host of top restaurants set to move in. The Boardwalk is anchored by a six-screen Odeon cinema – the second in the city centre – and has outdoor seating, water features and a continental style square with cafes and restaurants. With every unit of the proposed development filled, work is expected to begin this year once the deal is signed off, according to Neil. “Everything to the back is known as Site A and that is where the proposed Odeon cinema and all of the leisure use will go,” he says. “That’s the Boardwalk essentially. “So you’ve got the cinema and they’ve obviously got a number of restaurant operators already signed up. We’re not involved now, but CBRE’s specialist market team down in London have historically been involved and all of the available units are accounted for. “It’s obviously just some due diligence. You’re just waiting for the deal on the Boardwalk element to be signed off and you’ll see everything coming forward.” Once complete, Frankie and Benny’s, Prezzo, Costa Coffee and Handmade Burger Co will move in, with work due to begin this year. Your Move approached Merepark about the development, but the firm was unavailable for comment.
The Department is the name given to the former Lewis’ Building, which once housed the iconic department store overlooking Lime Street. The original plans included part of the building being opened to provide a walkway leading to the area behind it, as well as shops and other leisure facilities inside the building itself. “Historically it’s been under the control of Merepark as developers but that is no longer the case,” explains Neil Kirkham. “The office element of the Lewis’ development known as The Department is back under the control of the Co-op, being the bank who funded it, and being project managed by (commercial agent) GVA.” Work is also underway inside The Department. Adagio apart-hotel has already opened in the building, as has gym company, Pure Gym. Other occupiers will move to the building in future, including a Post Office and a Lidl supermarket. The entrance to the Plaza will also be underway soon, says Neil. “You’ve got the cut through there, which is an entrance opened up to the plaza behind, and that will be happening soon.”
A HOTEL OR HOMES? The completion of the Boardwalk will leave one final site at the development. A former Network Rail depot, it was once the proposed site of a hotel but Marriot Hotels pulled out citing delays to the scheme. CBRE is in the process of selling the site and it could be a hotel, apartments or even more student accommodation. “At the moment we are selling what’s known as Site B which historically had planning for a 240-bed hotel in a 10-storey building,” says Neil. “We’ve taken that to the market, it’s clearly got potential for alternative uses such as student or traditional
residential. We have been through an informal tender process and we are just going to due diligence on that at the moment.” Site B is the final piece of the jigsaw in the Central Village scheme and will be the last to be built. Once complete, Central Village will be finished. While delayed and slightly different to the original plans, it is going ahead and will be making an impact on the city soon. “People think that it’s come to a bit of a grinding halt,” says Neil. “It is very much so the case that it is happening, the fact is it’s now just been developed out piecemeal instead of a job lot.”

HOME NEWS FORMER NEWSHAM PARK HOSPITAL COULD BE SOLD FOR RESIDENTIAL SCHEME The Grade II-listed building could be converted into residential property
Liverpool’s historic former Newsham Park Hospital has been brought to the market for potential residential conversion. The Victorian Grade II-listed brick building, which was designed by well-known architect Alfred Waterhouse circa 1871, was initially built as the Royal Liverpool Seamen’s Orphanage and was opened by HRH Duke of Edinburgh in 1874, before being visited by Queen Victoria in 1886. It was later used as a school and a hospital and has more recently been a venue for ghost-themed events and weddings. The property, which is around 90,000 sq ft and set within approximately three acres of land, has been put up for sale through property consultants David Currie & Co. CONSTRUCTION TO BEGIN ON LUXURY RAILWAY CLUB HOMES How the new Forth Homes development will look
Liverpool City Council will open applications to sell more homes for £1 at the end of June, after a successful pilot of the scheme. Over 150 properties including two and threebedroom houses in Garrick Street, Bird Street, Richardson Street and Webster Road – all near Smithdown Road – will be sold for £1 to buyers who meet certain criteria under the Homes for a Pound Plus initiative. From the end of June 2015, buyers will be able to apply for the homes if they live or work within the Liverpool City Council boundary, are in paid employment and are a first time buyer. Buyers will have to live in the property for a minimum of five years, must refurbish it to a ‘Decent Homes Standard’ and comply with the agreed schedule of works to be eligible. The Homes for a Pound initiative saw 20 homes in Granby Four Streets and Arnside Road brought back to life by buyers who had paid just £1 to buy them, along with a commitment to spend a further £30,000 on renovations. Liverpool City Council has not confirmed an exact date for applications but says it will open at the end of June. Interested buyers have been advised to check the council’s website at www.liverpool.gov.uk.
Work will get underway to build luxury homes in Aintree next month, after Forth Homes acquired land at the area’s renowned British Railwaymen’s North End Social Club (BRNESC) site. The Merseyside-based developer is preparing to transform the Melling Road space into 12 four-bedroom semi-detached properties, in a project which it says will also help “safeguard” the community social club for the future. Ahead of the scheme Forth Homes has thanked the committee at the club, known as the Railway Club, and director Ronnie Challinor says: “Forth Homes’ acquisition of the land has provided a cash injection for the British Railwaymen’s Club, which has in turn
safeguarded the provision of the community social club and the BRNESC Football Club for the foreseeable future. “The Forth Homes development, situated just a stone’s throw from the picturesque landscape of the famous Grand National racecourse, will make great use of an otherwise disused and degenerating space and will be an aesthetically pleasing addition to the neighbourhood.” The development will begin to take shape as Forth Homes continues to seek further development opportunities in and around the North West, and is also said to have “more exciting projects planned”. GRANBY FOUR STREETS UP FOR ‘STREET OF THE YEAR’ AWARD

Cairns Street in Toxteth has been shortlisted for the UK and Ireland ‘Street of the Year’ by the Academy of Urbanism. Cairns Street is part of Granby Four Streets - 150 formerly empty Victorian homes that were saved from demolition by the local community and are the subject of a regeneration initiative. A series of organisations including Liverpool City Council, Granby 4 Streets Community Land Trust, Plus Dane and Liverpool Mutual Homes are refurbishing empty homes and hope to add new shops, a local market and green spaces for the community. The Academy of Urbanism says: “When
complete, the hope is that all of this comes together to make a street that is welcoming and attractive to all - full of greenery, creativity, and regular street markets. Showing what is possible when passionate residents are able to implement their aspirations for their street.” Architect collective Assemble has also recently been nominated for the Turner Prize for its work at Granby Four Streets, and the area has also
attracted investment from individuals through the council’s Homes for a Pound scheme. Liverpool City Council Deputy Mayor, Councillor Ann O’Byrne, adds: “This nomination is yet more confirmation that people across the country are noticing that something very special is happening in Liverpool in the Four Streets, led as much by the people of these streets as anyone else.”

‘BIDDING WARS DRIVE PRICES UP’ AT LATEST SUTTON KERSH AUCTION
The latest Sutton Kersh auction generated proceeds of more than £5.5 million, as a number of residential lots exceeded their guide prices. A vacant three-storey, five-bedroom end of terrace property in Aigburth proved to be among the highlights of the 68 properties which were sold, as it attracted £146,500 having been guided at £100,000 plus. The auctioneer sold 80% of its lots including 17 properties being sold prior to the event, which took place at the Titanic Hotel on Stanley Dock. Cathy Holt, joint head of auctions at Sutton Kersh, says: “Not only did investors turn out in large numbers, they were intent on bidding seriously for the majority of lots in order to make sure they were successful. This meant a large number were the subject of bidding wars which also helped drive prices up.” Other high achieving sales included a residential investment property on Island Road in Garston producing a rental income of £37,000 per annum, which sold for £300,000 despite having a guide of £275,000 plus. Elsewhere, a three-storey Sefton Park property arranged as five bedsits and three self-contained flats, was sold for £195,000 having been guided at £175,000 plus. The site could generate an annual income of £22,000. Sutton Kersh’s next auction will take place on 16 July at the city centre’s Marriott Hotel, and the catalogue closes for entries on 19 June. New consumer law brings ‘peace of mind’ for tenants A newly introduced law requiring all letting agents to breakdown and display their fees has been welcomed as a “step in the right direction” for tenants by one industry insider. Louis Anastasiou, managing director of Liverpool estate and lettings agent Andrew Louis, says the Consumer Rights Act rules which have come into force in recent weeks are a positive move for both the industry and those looking to rent homes. Agents now have to display all fees and charges on their websites and in their branches, breaking them down and including VAT costs. The legislation also requires them to disclose whether or not they are a member of a client money protection scheme and also which redress scheme they have joined. Andrew Louis is already a member of The Property Ombudsman, the National Approved Letting Scheme (NALS), Safe Agent Fully Endorsed (SAFE) and complies with the Tenancy Deposit Protection Scheme, and Louis believes more regulation is needed in the industry. Following the introduction of the latest legislation, Louis says: “Transparency is good for our industry and it’s a good thing for the consumer as it brings peace of mind. It’s another step in the right direction.”

Limited benefits? Q: I am going to start investing in property and keep hearing that using a limited company is the best way to do this. I am a higher rate taxpayer, so people say that paying corporation tax at 20% is a lot less than paying income tax at 40%. What do you think? A: This is one of the questions I often get from new and existing property investors, i.e. should I buy investment properties personally or should I do this via a limited company? Unfortunately there is no simple answer. The main features of holding property personally are as follows: 1. Raising mortgage finance is easier and cheaper 2. Assuming you want to sell the properties in the future and have access to the proceeds then owing properties personally means lower tax and an easier route. For higher rate taxpayers the rate of Capital Gains Tax is 28%, with no tax at all on the first ÂŁ11,000 of gains in a year. 3. You can easily split ownership with a spouse or civil partner, and this can be very tax efficient. If you are planning to do this then it is generally best to get this in place from the start 4. The main disadvantage of holding property personally is that rental profits are taxed at your marginal rate of income tax. For a higher rate tax payer this means 40% or 45% The main features of holding properties in a company are as follows: 1. The main attraction of holding property in a company is that rental profits are taxed at the corporation tax rate of 20% rather than at income tax rates. However this is only part of the story. If you want to get your profits out of the company you will suffer a further tax charge of a minimum of 25% for a higher rate taxpayer. 2. If you sell a property the position for company ownership is very different. Firstly you pay corporation tax at 20% of the gain on disposal (which is adjusted for inflation), but with no annual exemption. Secondly if you want to get the proceeds of the sale out of the company then you will need to pay a further tax of a minimum of 25% of the proceeds. 3. Companies have the advantage of flexibility of ownership, particularly if there are a number of people investing together. 4. You also need to think about the costs of running a company, preparing and filing accounts and so on. Deciding which structure is right for you takes consideration of your own circumstances and objectives, this is something which requires tailored not ‘off the peg’ advice.

HOME NEWS MAJOR STUDENT PLAN REVEALED FOR CITY CENTRE SITE A derelict car park on Oldham Street in Liverpool city centre could be turned into a student accommodation block under new plans. Unite Students has submitted a planning application for 4-14 Oldham Street, where it wants to demolish the existing car park at the site and build student accommodation reaching up to 12 storeys in height. The proposed block, which could accommodate up to 600 new student rooms, will back on to a separate new development in Leece Street, filling a vacant plot opposite St Luke’s Church, often referred
to as the Bombed Out Church. According to planning documents submitted to Liverpool City Council, the building could feature lower ground floor student accommodation, a communal area, welfare management facilities and shops. If the application is successful the complex could be open for the 2017/18 academic year. The plot off Renshaw Street has previously been the subject of an application to turn the site into a 140-bedroom hotel, a budget hotel and post-graduate accommodation, but the plans never came to fruition.

EMPTY CITY PROPERTIES USED TO HELP THE HOMELESS Homes in Liverpool are being brought back to life as supported accommodation for those at risk of being homeless, Liverpool City Council has announced.

The local authority has provided 10 homes in north and central Liverpool to Progressive Lifestyle Solutions (PLS), a not-for-profit community interest company (CIC), which takes referrals from homeless charities Shelter and Whitechapel Centre and offers shared accommodation. The first home is currently being refurbished and adds to the organisation’s existing ability to help 45 people in the region. As well as refurbishing the properties, PLS will help users to live independently and get back in to work. Paul Martin, chief executive of PLS, says: “We believe
we are offering a service that will continue to ensure that even more vulnerable individuals across the city will have a realistic chance of rebuilding their lives, whilst developing the skills, tools and knowledge to make this sustainable.” The initiative comes as Public Health England’s figures show Liverpool is ‘significantly above the English average’ for statutory homelessness compared to other regional cities. Mayor Joe Anderson says: “Liverpool’s record of tackling homelessness is very strong, because we pride ourselves on being innovative with initiatives like ‘No Second Night Out’ with the Whitechapel Centre and working with local organisations like Progressive Lifestyle Solutions.” Your Move 53

J
ackson Pollock is the latest in a line of ‘modern masters’ to take centre stage at Tate’s Albert Dock gallery, following standout exhibitions in recent years featuring Pablo Picasso and Marc Chagall to Piet Mondrian and Andy Warhol. Running from 30 June until 18 October, ‘Jackson Pollock: Blind Spots’ will stay faithful to what assistant curator Stephanie Straine highlights as the gallery’s “commitment to presenting fresh perspectives” on such 20th Century artists. Not only will it be the first Jackson Pollock exhibition to be staged in the North West, but it’s also the first display in more than 30 years to explore the ‘black pourings’ in particular – an area of Pollock’s work which is often overshadowed by his iconic 58 Your Move
drip paintings collection (1947-50) – and will feature some works that have never been seen in this country. “Pollock completely changed how people understood modern painting in the 1940s and 1950s, by radically reorienting the blank canvas, beginning to work on it from the floor, so that gravity could play a part in his actions,” explains Stephanie, highlighting why Pollock’s painting has been so influential on modern art. “He became emblematic of the new American dominance of the art world at that time, but also the photographs of him working – particularly by Hans Namuth – introduced an element of performance to the act of painting, which I think has been one of his lasting legacies in terms of contemporary art.”
But why are his often overlooked ‘black pourings’ such an important collection to showcase? “The ‘black pourings’ marked a major turning point in Pollock’s style,” adds Stephanie. “Feeling compelled to re-invigorate himself and the way he created artwork during a difficult period in his life, it was a deliberate move from his defining, multi-layered ‘drip’ technique to a new ‘pour’ with thinned enamel paint in compositions which also left much more of the bare canvas exposed as part of the finished painting. “While remembered and celebrated for his better known drip paintings, his ‘black pourings’ signpost a significant chapter in his career that came towards the end of his life.” Rounding up 57 of Pollock’s pieces from museums, galleries and private collections around the world, the display will lead visitors on a journey from his more iconic works to lesser known features, also incorporating a range of drawings from the black pourings period and some virtually unknown and rarely seen sculptures along the way. “Exhibiting works from the peak of the artist’s fame alongside his lesser known work offers viewers the opportunity to appreciate Pollock’s broader ambitions as an artist and better understand the importance of the ‘blind spots’ in his practice,” says Stephanie. Describing ‘Jackson Pollock: Blind Spots’ as a “once in a lifetime” exhibition in the city, the assistant curator believes the rarely displayed area of the artist’s career is being brought to light at the right time. “Pollock is so often categorised as an abstract artist that I think these black paintings complicate the story of him progressing towards complete abstraction,” adds Stephanie. “As ever,

the truth is a little more complicated. “As Pollock himself wrote to friends in 1951: ‘I’m very representational some of the time, and a little all of the time. But when you’re painting out of your unconscious, figures are bound to emerge… painting is a state of being.’ “Now is a good time to bring these paintings to a wider audience because we are only just starting to understand the real legacy of these works; many contemporary artists have cited them as an important precedent for bridging the divide between abstraction and figuration, and I think our audience in Liverpool will appreciate how much relevance they have to the state of contemporary art today.”

Be it the catwalk, the silver screen or the cover of a seminal album, Jackson Pollock’s art work has long been reaching beyond art gallery walls. Over the years, for instance, the artist’s signature paint splattering has become synonymous with legendary Manchester band The Stone Roses, after guitarist John Squire created his own Pollock-esque paintings to form the artwork of records in the late ‘80s and early ‘90s. Plus, the band referenced renowned work by the modern art icon in lyrics for the song ‘Going Down’, featuring the words “Yeah she looks like a painting, Jackson Pollock’s No.5...”. This crossover appeal into popular culture has, according to Tate Liverpool’s assistant curator Stephanie Straine, been “instrumental in maintaining Pollock’s popularity and importance” in the six decades since he died”. Whilst Liverpool’s forthcoming exhibition will set about bringing new insight into a different side of Pollock, Stephanie also suggests that such references, in turn, help to show just how relevant the artist’s work is to a host of generations. “It’s one of the real measures of an artist’s work if it is able to transcend those boundaries between film, music, fashion and art, and maintain a
level of recognition across people of all ages,” she adds. More recently, interest in Pollock’s art across a range of cultural genres has shown no sign of dwindling. At the start of this year psychological thriller movie ‘Ex Machina’, written and directed by Alex Garland, featured a Pollock-style drip painting during a scene discussing consciousness. Meanwhile, as national newspaper The Guardian previously welcomed in 2015 with a look at the next 12 months in fashion, it tipped Pollock’s paintings to inspire some catwalk creations following the artist’s time under the spotlight at Tate Liverpool.

FROM CANVASES TO CULINARY CREATIONS Whilst globally renowned for his work with a paintbrush, it has also emerged that Jackson Pollock could cook up a delicious feast in the kitchen – a talent he was far less known for. In recent months a newly published book entitled ‘Dinner With Jackson Pollock: Recipes, Art & Nature’ has made headlines
as it sheds light on the artist’s life as a gardener, baker and dinner party host. Compiling recipes handwritten by Pollock, his wife Lee Krasner and other relatives, it shares the artist’s ‘prize-winning apple pie’, ‘Jackson’s white bread’ and many others. Throughout Tate Liverpool’s exhibition the gallery’s café will be paying
homage to the ‘modern master’s’ culinary skills by cooking up dishes inspired by his recipes. And who says Pollock’s famously pioneered ‘action painting’ process has to be confined to canvas? The eatery will also be satisfying the sweet tooth of visitors with cupcakes drip-coated in icing to replicate the artist’s signature style.

he Foundry Agency, a creative agency, launched its first Big Business Lunch at its city centre office. The Big Business Lunch is based on the Eden Project’s community initiative The Big Lunch which encourages as many people as possible to have lunch annually with their neighbours. The Foundry invited guests from local business in the Ropewalks area to attend the afternoon event at its Henry Street base. During the lunch, attendees snacked on a range of homemade goodies contributed by staff at the agency. It was an opportunity to bring together the different creative businesses on Henry Street and Duke Street to get to know one another and exchange details. The agency hopes to make this a yearly venture and to build on the success of the first.

& WHAT’S New bars, restaurants and cafes are springing up across the region in time for summer. We’ve picked four of the most exciting new venues for you to try, as they prepare to open over the coming weeks.
MOOSE AND MOONSHINE Hope Street, L1 Popular Dale Street brunch expert, Moose, is well-known for its Canadian-style breakfast options such as its sweet and savoury pancakes. It’s now expanding to 88 Hope Street, where later this month its new restaurant will offer the much-loved breakfasts along with evening meals based on Canadian and French dishes – making it the city’s first ‘Poutinerie’.
MOO STEAKHOUSE Allerton Road, L18 Allerton Road’s newest steakhouse promises locally sourced beef and crafted cocktails. An independent restaurant with a promise of quality food and drink, its opening date is set for early July. Moo promises a cow-themed interior and tasty meat meals for visitors to South Liverpool.
LE COQ ROTISSERIE Bold Street, L1 Serving chicken, gourmet burgers, salads and sides, Le Coq Rotisserie is a new independent restaurant opening on Bold Street on 22 June. The chicken specialist promises fresh, healthy food with a homemade feel when it opens its doors, with free range rotisserie chicken taking centre stage.
VINCENT CAFÉ AND RESTAURANT Exchange Flags, L2 Probably best known for the fact Steven Gerrard has invested, this new restaurant at Exchange Flags is the latest venture from the team behind Southport’s popular Vincent Hotel and will serve a mix of British and international dishes including Gringo Sushi, a meat alternative to fish. Opening on 22 June, Vincent Café and Restaurant is located in the building vacated by Sakura in the business district.
RACK & DOLLAR
Berry Street, L1
Rack & Dollar is a new bar and restaurant bringing a slice of the American dream to Berry Street. With American pool tables, TVs showing live sports, eating challenges, and a VIP room for special occasions, it’s a versatile venue that already seems to be proving popular for both food and drinks. The menu includes stateside favourites you know and love, but all with a Rack & Dollar twist. From ‘build your own’ burgers which you can name, to food challenges which will propel you to the heights of the Wall of Fame (and a winners t-shirt) or, if unsuccessful, the Wall of Shame. And if you are visiting for a tipple or two, you won’t be disappointed. Boasting over 64 different types of bourbon, a fun cocktail list to choose from, big screens showing everything from table tennis to the NFL, and jazz and funk bands playing at the weekends; Rack & Dollar is the perfect destination to share a drink with friends or gather to watch a big game. Gearing up to visit the Berry Street restaurant, I thought that the food would

be an afterthought amongst the pool, live sports and extensive drinks menu on offer. But, gladly, I was mistaken. To begin our mammoth food journey (more on that later) we ordered two ‘Sparkling Julep’ cocktails (£8.50) whilst we browsed the food menu. After chatting to our waitress, we decided on the rib sharing platter; a big plate with a selection of favourites: pork ribs, beef ribs, chicken wings, stealth fries, corn on the cob, BBQ beans and coleslaw (£18.95). Although not officially one of its food challenges, it did feel like a challenge as our two giant plates arrived; one full of meat and the other with our sides. This platter definitely lives up to its name and is ideal for sharing between friends. The BBQ pork ribs and chicken wings were succulent and the sides of fries, coleslaw and BBQ beans were the classic American accompaniments. The beef ribs – without
sounding too dramatic – were incredible. With a bourbon balsamic glaze, the sticky ribs melted in your mouth and fell off the bone. We also couldn’t resist ordering a side of deep fried cauliflower in a buffalo batter with a buffalo sauce (£3.95). With its crispy batter and spicy sauce on top, this side dish was a real treat and a welcome vegetarian option alongside our meat platter! Although we had no room for a dessert, we were persuaded to try a popular cocktail. The ‘A Dollar’, made with Bourbon, Lemon, sugar and fizz (£7) was a sweet choice to end the evening on. When done right, American food is delicious. Full of flavour and moreish, it’s the type of food you always crave. Rack & Dollar has managed to create an authentic American experience in the centre of Liverpool, thanks to its high quality of food, friendly staff and brilliant atmosphere. Who knows, maybe next time I’ll try a food challenge?
