EDITOR’S LETTER It’s just weeks since Cunard’s Three Queens brought a reported 1.2 million spectators to the city region’s waterfronts and now, as the One Magnificent City programme comes to an end, Liverpool is preparing for yet another fun-packed weekend. This issue takes a closer look at Liverpool’s Transatlantic 175 finale on 4-5 July. In all seriousness to win Best Estate Agency for Customer Service and Best Lettings Agency for Customer Service in my home city within 3 years of starting this business is phenomenal. We are chuffed. People thought I was slightly mad to open an estate agents in the middle of a recession but I knew what we had to do to be the best, and now our hard work and endeavour has got us

there. The award is a reflection of our ambition to be different to all other agents. This was an ambition of mine and was born out of frustration. The frustration of a property developer and landlord, who regularly used estate agents and wasn’t happy with service I was getting. So much so, I knew I could do it better and decided to open my own Estate Agents. Knowing and understanding what customers want is fundamental to where we are today. ranby Four Streets had still been getting to grips with the international press interest whipped up by a prestigious Turner Prize nomination for work on its regeneration project, when it was then shortlisted for another top accolade. The Academy of Urbanism Awards, which recognises ‘great places’ across the UK and Europe, had also given a nod to the area’s so far successful transformation by confirming that Cairns Street is in the running for its ‘Great Street Award’ title. Whilst such recognition has highlighted the character and potential of the small district for people outside of the city; for members of the area’s diverse and passionate community it has simply reaffirmed the strengths they’ve always known and have fought to maintain. Following decline in the ‘70s and ‘80s, Granby Four Streets faced “continual attempts to knock the place down,” which were contested by a Granby Residents Association group. Then from the early 2000s it came up against a government Housing Market Renewal (HMR) programme which looked set to remove the original properties in a bid to revitalise a failing housing market. “They’d decided that the market in old terraced houses had died and needed to be replaced by a new market and new houses,” explains campaigner Ronnie Hughes, a board member of the Granby Four Streets Community

Land Trust (CLT) who insists that such a move would have “utterly destroyed the community” which has now done much to maintain the area itself, be it painting and decorating tinned sheets on derelict properties or nurturing plants in communal areas. The CLT was formed in 2011 after the HMR programme had ended, so that residents could come up with ways to renovate the existing properties and transform the area. “As luck would have it, the programme had just failed and been stopped,” says Ronnie. ”There was absolutely no money and no chance of anything happening but the good fortune was that the city council didn’t even have the money to knock [the properties] down. “Our ideas were that the place shouldn’t be farmed out to any single developer but developed in little affordable chunks, that some of the land should come to the CLT but make sure that for the first time the people in the area had an actual legal stake in the future, there should be a co-op or two in there, and there should be a mix of tenures so that it wasn’t all people in the most desperate circumstances.” Despite an attempt by Liverpool City Council to tender the regeneration of the whole site to one developer, which in the end never went ahead, the CLT continued “talking to anyone who would listen” in its determination to achieve its vision for Granby Four Streets. Last year, with the city council onside, plans finally

started coming together. “We’ve got this partnership of ourselves and the community, Plus Dane and Liverpool Mutual Homes (LMH), and Steinbeck Studio which is a private developer but has also loaned the CLT some of its funding at very cheap rates.” The Northern Alliance Housing Co-operative and individual investors who purchased properties through the council’s ‘Homes for £1’ pilot programme are also breathing new life into vacant properties, as investment into Granby

properties along each of the streets apart from Ducie Street, where a well-supported monthly street market is currently held and work by a private developer is not yet underway, demand for the revived houses is said to be strong, particularly among those who have previously lived in or have links with the streets. LMH has already seen eight tenants move into new-look rental properties and will also be selling some houses through Shared Ownership. One of its tenants, 21-year-old Kelsey Parris,

properties “continues to grow”. For the CLT though, which is reworking 10 of the empty properties into houses itself for affordable rent and Shared Ownership, interest has been expressed from much further afield. The trust assigned London-based architects Assemble to help revive the buildings, and the work has helped the practice win a place on the shortlist for the coveted art accolade, the Turner Prize. “We did, in the immediate aftermath of the Turner Prize shortlist, get applications for housing from people from as far away as Amsterdam, which we’ve all knocked back because it’s about Liverpool people,” says Ronnie. “What’s happened so far is this huge media storm, but with regards to wanting to come and live in the houses, even though for years people were saying people don’t want to live there or in those kinds of houses anymore, we’ve had no trouble [with demand] at all. We’ve always suspected there might be one or

Pedal power is helping staff to achieve lettings success at one environmentally friendly Liverpool agency. Bluerow Lettings, based on Duke Street in Liverpool city centre, has recently invested in three bikes so that staff can cycle to local viewings, in a bid to be more ‘green’. The eight-strong team still has the use of cars to attend meetings that are further afield, but managing director Helen Booth says the new initiative is already helping them to make their way around the city more easily. The bikes are just the latest method of reducing the branch’s carbon footprint for Bluerow, as Helen explains: “We already try to be green and we’re aiming to be a paperless office, which is our plan for the next two years. We are conscious of our print.” The Bluerow staff attended a training day to prepare them for cycling as part of their day to day jobs, and the event inspired two members of the team to purchase their own bikes. Helen adds: “It’s already having a good effect!”

Green light expected for school site homes An application to convert the former site of Gateacre Community Comprehensive School into 200 homes has been recommended for approval. Liverpool City Council’s planning committee will meet on 7 July to discuss the plans, which will see the school building demolished to make way for three, four and five-bedroom homes on the land on Grange Lane. Countryside Properties will spend £2.8 million on the remediation of the site, parts of which have previously been used for landfill, and plans to introduce new landscaping and tree planting once the homes are complete. The report by the head of planning recommends the scheme for approval, and says: “The head of planning considers that the proposed residential development is acceptable in principle as it would be located in a sustainable location, would be attractively designed and contribute to the range of housing stock available in the locality.” The school was built in the 1950s but has been empty since 2011, when Gateacre Community Comprehensive School was moved to a new site. A proposal from Bellway Homes to build 98 homes on the site of the former Police Club on Prescot Road has also been recommended for approval at the meeting.

INDUST RY N EWS Join tenancy deposit scheme or risk penalty, warns law firm Landlords in Merseyside who have not registered tenancy deposits could face a substantial penalty, a Liverpool law firm has warned. Following new legislation which came into force on 23 June, Mike Carter landlords and agents are obliged to protect all tenancy deposits including those that date back to before April 2007. Due to amendments made to the Deregulation Act, all tenancy deposits now fall under deposit protection law and therefore must be protected through one of the government approved schemes: My Deposits, the Deposit Protection Act or the Tenancy Deposit Scheme. Deposit protection was set up to protect both landlords and tenants and to

make the private renting sector more transparent. The measure is also used to mediate disputes between landlords and tenants and deposits are kept under the protection scheme until the dispute is settled. Landlords who have failed to register tenancy deposits in an accredited scheme could now face a fine of up to three times the amount of the initial deposit. Furthermore, landlords are only able to serve a section 21 eviction notice if the tenancy deposit has been protected. Mike Carter, head of conveyancing at Paul Crowley & Co Solicitors, says: “The new tenancy deposit ruling is a positive step in regulating the ever growing private lettings sector. “The new regulation should clear up any confusion in relation to protecting tenancy deposits, but I would encourage any landlords with concerns, or tenants who feel they are eligible to make a claim, to seek professional advice as soon as possible.”

Land and investment will be brought together in a planned way, with any capital receipts generated by the sale of council sites and assets reinvested back into the Faye Whiteoak partnership.

rom the after dark culture bonanza during LightNight and Cunard’s Three Queens to a handpainted duck trail and a Maritime Festival, the city has embraced its sea-faring past in spectacular style. The final farewell to the seven-week celebration will see the waterfront transformed into a vintage party to celebrate 175 years of cruise travel across the Atlantic. Renowned designer Wayne Hemingway is curating the festival, which will see three distinct celebrations take over the waterfront on 4 and 5 July – all against the backdrop of the Queen Mary 2, which returns to the city to recreate the original voyage to the US 175 years ago. Liverpool will try to set a Guinness World Record when over 5,000 models are expected to take part in the Very Big Catwalk on 4 July – and the public are invited to dress to impress and head down to the Pier Head to take part. “It’s a culmination of a fantastic seven weeks and it is fitting to celebrate 175 years,” says Claire McColgan, assistant director, culture and tourism at Liverpool City Council. “We’ve never done a big fashion event in this city as a major event and this feels like it’s a long time coming. This city is known for its fashion and music and its ability to have a great party. Everyone needs to come dressed to the nines.” The catwalk will appear alongside a Classic Car Cavalcade, featuring over 175 classic cars and a handpicked selection of modern supercars. The night will end with a Disco on the Dock and a fireworks display as the Queen Mary 2 leaves the river to recreate the first sailing from Liverpool to Boston and Halifax. Meanwhile, Wayne Hemingway’s Vintage Festival will take over Albert Dock with stalls selling clothes, arts and crafts and everything in between. Finally, sandwiched between the two events is the Eat the Atlantic Festival. A food festival curated by innovative chef Simon Preston, the stalls will showcase local companies’ wares with an American twist. Highlights include an American coffee cart serving Serge – an espresso with a twist of lemon made famous by the

GHOSTS IN THE AMERICAN DREAM Liverpool writer and journalist, David Charters will be holding a talk entitled Ghosts in the American Dream on 4 July at Liverpool Register Office. The talk will look at Native American history including icons such as Sitting Bull and Geronimo. Entry is £5 and the talk begins at 2.30pm.

LIVERPOOL CATHEDRAL CONCERTS The Royal Liverpool Philharmonic Orchestra will hold two special concerts on 4 July. It is a fitting event, given the orchestra is also celebrating its 175th anniversary, and will take place in the spectacular surroundings of the cathedral.

THE CROSSING Part of a ‘sound scape’, The Crossing in Liverpool ONE is a sea-themed sound installation created by Martyn Ware of Heaven 17 and formerly The Human League. On 5 July the installation will be removed, so the weekend is the last chance to enjoy this unique experience.

ART GALLERY ENTERTAINMENT The Albert Dock culture hub, Tate Liverpool will host live jazz performances on 4 and 5 July, including jazz and funk music and an American-themed brunch menu. The retro event is being held alongside the new Jackson Pollock: Blind Spots exhibition.

Inspired by the programme of events happening this summer to celebrate Cunard’s 175th anniversary, the Summer Ball followed a glamorous cruise ship theme. The new venue doubles our available exhibition floor space as well as being able to host standing concerts for 6,000 people which gives us the flexibility to host multiple events of different genres across all three venues. Exhibition Centre Liverpool is purpose built which means we have been able to design it to ensure it contains all the facilities exhibition organisers need as well as providing resources and support to help them bring their events to Liverpool. It’s down to simple things like the access to the exhibition floor for set up to get their vehicles in. HAVE YOU SEEN MORE INTEREST FROM BIGGER EVENTS SINCE THE EXHIBITION CENTRE WAS ANNOUNCED? host of VIPs attended the launch of Bierkeller Entertainment Complex’s cool summer pop-up venue. The Ice Bar arrived at the Liverpool ONE site with a party, as special guests wrapped up and enjoyed an evening of cocktails, canapes and frosty themed cupcakes amongst the frozen surroundings. Bierkeller has teamed up with Coors Light and ice installation company Ice Box, which has created bespoke commissions for the likes of the Beckhams, Elton John and Madonna, to bring the new attraction to the city until the end of August. Incorporating 7.5 tonnes of imported crystal clear carving ice, the Ice Bar includes mini curling decks and a life sized ice bear among its features.

& FEAST OF FESTIVITIES The festival season is in full swing across Merseyside and, whilst there’s plenty in store in the way of live music and entertainment, foodies will also get to take a bite of the action. We’ve picked out some food and drink highlights on the region’s calendar over the summer weeks ahead.

NORTH WEST FOOD LOVERS FESTIVAL 3-5 July, Stanley Park Jean Christophe Novelli and Simon Rimmer will lead a line-up of expert chefs delivering demonstrations at this three-day family foodie event. Bringing together more than 120 exhibitors, this event will feature kids cooking classes, rides and entertainment alongside the opportunity to pick up some delicious treats from around the region.

FORMBY FESTIVAL 17-19 July, Duke Street Park, Formby Budding young chefs and grown up foodies alike will be in for a culinary treat during this packed food, drink and music festival. There’ll be demonstrations from skilled chefs, a bake-off for all ages and also a kids’ cooking zone, as well as a host of other activities and live entertainment.

LAZY GRAZE STREET FOOD FESTIVAL IN THE PARK 26 July, Isla Gladstone Conservatory, Stanley Park Up to 15 local street food stalls will be serving up delicious delights during this free family event. They’ll also be accompanied by live performances from home grown acoustic music acts during the 11am-3pm festivities.

LIVERPOOL LOVES FOOD 6-8 August, Pier Head As the inaugural Liverpool Loves festival takes over the waterfront food will, of course, be high on the agenda. Specific announcements are still in the pipeline, but organisers are planning healthy eating events and workshops whilst also rounding up some of the region’s finest food and drink traders.

TEQUILA & MEZCAL FEST 8-9 August, Maritime Museum Heading to Liverpool for the first time, this festival promises to bring the finest tequila and mescal, along with authentic Mexican food, art and handcrafted products and live entertainment with a Mariachi band. There’ll also be chance to try out other drinks including Bacanora, Raicilla and Sotol.

Castle Street, L2 From gourmet burgers to fried chicken and ribs, Liverpool’s restaurant scene has become a carnivore’s heaven of late. So when news of a new Argentinian eatery with beef taking centre stage on its menu began to circulate, it sounded as though the city’s meat-heavy offering was set to receive a further boost. As it turns out though, there’s more to CAU than meat. My dining partner and I took our table in the vibrant Castle Street addition on a surprisingly busy Wednesday evening and wasted no time in scouring the varied menu. Firstly we tackled the drinks selection – a broad array from cocktails, shakes and smoothies to authentic Argentinian beers and wines. As it was midweek, I opted for the Virgin Mojito (£2.50) – a lime, apple and mint mix which still packed a punch despite its lack of alcohol – while my dinner date supped a thirst-quenching Quilmes Lager (£3.95). Our waiter guided us through the food - a choice of burgers, salads, steaks and big plates incorporating meat, fish and vegetarian options – and I was won over by the enthusiasm for the restaurant’s pride and joy; its grass-fed Argentinian beef. Easing into the feast gently, I started with tomato and goats’ cheese bruschetta

(£3.75) before moving onto a main of 220g rump steak (£13.95) with salad and the addition of chimichurri sauce (£1.50), which was hailed as “Argentinian steak’s best friend”. The tasty bruschetta arrived ‘burnt’ in a traditional style, with the goats’ cheese delightfully gooey. My main lived up to the hype; the steak was cooked to my chosen ‘medium’ perfection and oozing with juices. The chimichurri sauce didn’t disappoint either, adding a flavoursome freshness to the red meat. Crispy shallots gave my side salad extra bite. Meanwhile, my dining partner started with belly of pork tempura (£7.95), which softened the blow of his first choice main - twice cooked pork belly - being unavailable that evening. Served with sweet CAUchup, the crispy coating was beautifully light and filled with tender pork. For main, he chose the market fish of the day (£14.50) – sea bream with chorizo and clams – and a tomato salad side (£3.95). The flavours of the generous dish complemented each other well and, although in

terms of portions the side wasn’t necessary it was a refreshing addition. We could just about make room to try something from the dessert menu, which was infused with Argentinian delicacies. Without hesitation, my partner picked the PinaCAU-La Da Pudding (£5.25). The grilled pineapple dish was a tropical treat as rum caramel gave a boozy kick, cooled by coconut sorbet. I, however, found it difficult to steer from my cheesecake obsession and chose CAU’s take on the classic, served with caramelised banana. It was smooth, creamy and accompanied by a thick smear of caramel. Whilst it tasted delicious, it was too big to finish. Having obliviously whiled away a couple of hours in CAU – which seems to have struck the balance between a relaxed lunch or after-work haunt and a chic destination for special occasions and nights out – it was time to bring our visit to an end. But the freshness and quality of the food coupled with staff ’s attentive service and knowledge of the menu was enough to get us thinking about returning.
