In all seriousness to win Best Estate Agency for Customer Service and Best Lettings Agency for Customer Service in my home city within 3 years of starting this business is phenomenal. We are chuffed. People thought I was slightly mad to open an estate agents in the middle of a recession but I knew what we had to do to be the best, and now our hard work and endeavour has got us
there. The award is a reflection of our ambition to be different to all other agents. This was an ambition of mine and was born out of frustration. The frustration of a property developer and landlord, who regularly used estate agents and wasn’t happy with service I was getting. So much so, I knew I could do it better and decided to open my own Estate Agents. Knowing and understanding what customers want is fundamental to where we are today. I want to thank all of our customers, for initially daring to choose a different agent with a different approach, and a special mention for all those who’ve recommended us to their friends and family. nfield stadium, home to Liverpool Football Club, is known the world over. Indeed, tourists flock to it on a daily basis and waiting lists for season tickets exceed 10 years. Such is the demand from supporters that for over a decade there have been calls from club officials and fans for an expansion of the current 45,000 seater stadium. Back in 2014 proposals were approved for an extension of the main and Anfield Road stands, taking capacity up to just under 60,000. But the plans to improve and expand LFC's ground form just one element of a wider proposal for bringing the area back to life. The approval of these plans brought further certainty – and, indeed, a confidence boost – to the wider Anfield Regeneration Project; a £260 million scheme intended to transform the area after decades of decline. When the project was announced, over two years ago, the partners behind it - Liverpool City Council, Your Housing Group and LFC – pledged that action would finally be taken to reverse the dereliction which had blighted the area for years. This month, as fans from across the UK (and beyond) return to the neighbourhood to watch
the Reds compete in the 2015/16 Premier League, the most tangible sign of progress is the huge steel structure of LFC’s new Main Stand rising into the sky. Behind the stadium, however, major progress has also been made to build and refurbish new homes for local people. As part of the housing element of the project, almost 200 homes have had major external improvements carried out by Liverpool City Council, including new rendering, roofs, windows and doors and more than 50 Your Housing Group homes have had major internal improvements carried out, such as new kitchens, bathrooms, damp-proofing and re-plastering. Your Housing Group has also carried out 12 property conversions to create new large family homes out of two traditional terraces. “The work to convert two traditional terraces into larger family homes has been really successful,” says Lorraine Donnelly, development director for Your Housing Group. “The old two-up/two-down terraces simply weren’t suitable for modern families but we’re delighted we’ve been able to retain those buildings and adapt them to modern requirements.”

Meanwhile 188 poor quality and derelict properties have been demolished in order to make way for the proposed development of a new hotel, an avenue, an office building and new retail premises. Housing developer Keepmoat has built a further 83 new homes in the last two years. Liverpool Deputy Mayor Ann O’Byrne says “for the first time in decades” there is a waiting list of people wishing to move into Anfield. “We consulted residents at every step of the way and they are fully supportive of the plans,” says Councillor O'Byrne. “They can now see the improvements which are happening. New homes, new job and training opportunities, and new public space is emerging. There is still much to be done but we are massively encouraged by the progress we have made in the last two years. “We always say that there are four partners in this project: ourselves, the football club, Your Housing Group and the local community. Without the community’s backing, none of this could have happened.” Under the £1 homes scheme, 23 homes have also been sold for a £1 to local residents, with the city council retaining a 25% (CHECK) equity stake in the property.
Meanwhile, according to a spokesperson for the Anfield Project plans for a new hotel in the new Anfield Square element of the development are progressing so well that the partners are close to identifying a global hotel brand for the development. The hotel will offer training in the hospitality industry to local young people in line with the existing Hestia Careers project which is already delivering apprenticeships. “A range of improvements have also been made or are in the planning stages to improve the environment in Anfield/Breckfield, including the creation of pocket parks between houses, where formerly derelict homes stood,” says the spokesperson. “The city council will also be undertaking works to Stanley Park Car Park and the immediately adjacent green space later in the year in readiness for the stadium Main Stand expansion opening.” The council is also said to be in advanced negotiations with tenants, businesses, owners and community organisations with an interest in the High Street over its future redevelopment. It is likely that the redevelopment of individual blocks on the High Street to create a mix of new retail, community and residential facilities will begin early 2016 subject to consultation and planning consents. Plans will emerge later in 2015. “The progress that has been achieved to date on the development and regeneration of Anfield is significant and we are pleased to be working in partnership with Liverpool City Council and Your Housing Group to help achieve this,” says Ian Ayre, chief executive officer, Liverpool Football Club. “The expansion of Anfield stadium is also moving at pace and we have reached a historic milestone in the project by erecting the 650tonne roof truss over the new Main Stand. This ongoing transformation marks an incredible chapter in the club’s history, which will create a stadium that we hope our fans and the local community can be proud of and enjoy. “It’s important to mention the continued support that local residents, businesses and community groups have given to the regeneration project, which has both helped to shape the process and progress it.” Your Move 47

£50M BALTIC VILLAGE SALE IS A ‘SHOT IN THE ARM’ FOR CITY The £50 million sale of Liverpool’s forthcoming Baltic Village development is a “shot in the arm for the city and its image,” according to the firm behind the scheme.
Sefton Specialised Roofing was appointed to carry out the complex work on the renowned building at the park’s entrance, located on the Ullet Road side, ensuring its original features were retained along the way. The entrance of the gatehouse is made up of marble pillars which were removed from St George’s Hall to make way for the grand organ. It was recently announced that, on completion, developer Promenade Estates will hand over the PRS (private rented sector) scheme to Countrywide’s residential property fund Vista Fund and Hermes Investment Management in the deal. With the 324-apartment scheme due to be finished in September 2016, also incorporating a concierge, meeting rooms, a café and a social area, Peter Hynd, chairman of Promenade Estates, says: “When we took over the site in the Baltic Triangle, it was a real challenge, an eyesore and blight on the city centre. Fundraising agent gets set for canyon trek A Liverpool agent will be stepping up to the challenge of a Grand Canyon trek, all in the name of charity. Helen Griffin-Booth, managing director of letting agency Bluerow, is aiming to raise £4,000 for the city’s Marie Curie Hospice by taking on the gruelling expedition, and is so far more than half way towards the target. After leaving the country on 10 October, Helen will then spend eight days as part of a team trekking across the world famous site. practicing with mountain walks locally and in Wales. HIGH DEMAND SHOWS MARKET CONFIDENCE SAYS AGENT Current “exceptionally high demand” for South Liverpool homes is a sign of continuing confidence, according to one city agent. Sutton Kersh says that in the last few months three-bedroom semi-detached and terraced homes in particular have been attracting multiple offers and sales above the asking prices from buyers. William Goulden, sales negotiator at the agent’s Allerton Road branch, says: “The trend I am seeing occurring within the L16, L17 and L18 areas is that properties are coming to the market and within days, receiving multiple offers on them. This is great as it is showing a return in confidence to the market as well as the low interest rates having a positive effect, so much so we are in exceptionally high demand for certain types of property.” Meanwhile the north of the city is also said to be showing strength, with current trends in properties attracting multiple offers and full asking prices. Leah O’Neill, branch manager at Sutton Kersh’s West Derby Village office, adds: “We are seeing more buyers willing to offer asking price to secure the property they want, regardless of their surveyor's valuation. NEWS City designer rebrands as market confidence returns Liverpool designer Elaine Cunningham Interiors is set to undertake a rebrand following increased demand for its household furnishings services. The interior design store, currently based on Aigburth road, will be moving into new premises as part of the rebrand which will see it offering “a whole new concept” to home owners, with more details set to be released in coming weeks. Housing associations should consider other ways to generate income in the wake of government changes, according to a Liverpool-based developer. As a Communities and Local Government Committee inquiry into the future of housing associations gets underway to investigate the viability of the sector, Jayne Holley, general manager of Atrium, part of Symphony Housing Group, says property development arms can bring ‘crucial profits’ back into the sector. NEW IMMIGRATION LAW TO CRACK DOWN ON LANDLORDS WARNS LEGAL FIRM Merseyside landlords could face fines or imprisonment if they fail to evict tenants who are living in the UK illegally, a Liverpool law firm has warned. Paul Crowley & Co Solicitors is calling on those renting out properties to be aware of their responsibilities as the government introduces new measures. Following the Immigration Act 2014, which states that landlords must check the immigration status of prospective tenants before signing a tenancy agreement, new recently announced legislation requires landlords to take action to evict tenants once their visas have expired. Under the forthcoming Immigration Bill, the Home Office will issue a notice confirming that tenants no longer have the right to rent property which will trigger landlords to end a tenancy, without a court order in some circumstances. With the law aiming to tackle illegal immigration in privately rented accommodation whilst stopping ‘rogue’ landlords from exploiting immigrants, property owners who fail to check the immigration status of tenants risk a civil penalty of up to £3,000 or a maximum five-year prison sentence. Landlords and agents who repeatedly break the law will be banned from renting out properties. Mike Carter, head of conveyancing at Paul Crowley & Co Solicitors, says: “Under the measures announced, it is imperative that landlords understand it is their responsibility to ensure tenants are legally entitled to rent in the UK or they could face a fine or even imprisonment. “The checks should be simple and straightforward but I would encourage any landlords with concerns to seek Mike Carter professional advice.”

Tax on Dividends is Changing Q: I run a building company, my profits are usually about £90,000 and I take this out as a small salary and dividends. How will the recent budget affect me? A: The 2015 Summer Budget announced changes to the taxation of dividends. These changes will come in from 6 April 2016; it is fair to say that they represented something of a bombshell for many small and mid-sized owner managed companies. The table below shows the way that personal tax on dividends will change: Current Tax Rate

In your case, if I assume that your income consist of a salary of £7,500 and £80,000 of dividends they you currently pay tax of about £12,000. From 6 April this tax will go up by almost a quarter to about £15,000.
Q: So what can I do about it? Should I start taking my profits out as a salary. A: You will still be better off with the dividend model. The effect of National Insurance Contributions (employer's and employee's) means that taking a large salary or salary or bonus instead of a dividend would increase the tax cost in the example given above by over £9,000. Another idea that might be to accelerate voting of a dividend to before 6 April 2016 and avoid the extra tax charge (you would leave the dividend outstanding on your loan account, to be drawn in the future). In some cases this may be worthwhile, but a lot of care is required to avoid other marginal tax rates. For people who are already in the additional (45%) tax rate this is worth considering. The company must have sufficient reserves to allow this as well.
There are some other things you could consider such as: • If you own premises used by the company (or even if you work from home) you could make a suitable rent charge to the company. If set at a market rate the charge should be fully tax-deductible for the company and will not attract National Insurance • If the company owes you money (i.e. you have a positive director's loan account) then you can charge interest to the company. • Make pension contributions • Consider extracting cash by selling assets to the company: for example investment properties. There is a lot to consider before going ahead with this option. • Finally, if you do take out almost all of the company’s profits each year then it may be worth trading as a sole trader, if the tax cost of closing the company is not too great, as any tax saving which you might have enjoyed from operating as a limited company has now more or less been removed.

You’re going to be back in Liverpool in September after headlining Sound City in May. How was that? It was good, I enjoyed Sound City. We played in a big metal barn thing, which was quite nice. I wish I hadn’t worn what I was wearing though; I wore a tracksuit and a denim jacket and I looked a mess - that was the feedback I got from people. Can fans mainly expect to hear your second album during your autumn tour? It is mainly promotion of the second record but I’d hope we can do some new material by then. It’s about getting the time to rehearse it and turn it from a demo form into something we can play together. We really want to but it depends how much rehearsal time we have and we don’t want to play something that’s really bad. Fashion seems to come up a lot in your interviews. Is it a persona of the band, or is that just the way you dress naturally? I think it’s probably because we dress so awfully, that it’s a talking point. Usually when we do a face-to-face interview we look like such a mess, people usually find it hard to not comment on it and say: ‘Why have you chosen to wear that’? ‘Do you not know how to dress yourself ’?, and that type of thing. The truth behind it is that I have no idea. I have a really horrible mixture of clothes and just throw them all together. I loved the matching leather jackets, with toads painted on the back, which Peace wore in the ‘Gen Strange’ video though. I wanted it to be like a proper, rubbish gang! We used to have leather jackets with paintings on the back that our friend used to paint in Birmingham. Mine had Marilyn Monroe on the back, my friend had a really nice rabbit and everyone else had cool murals. When it came to the toads thing, I was like ‘let’s just do our own thing, here’s some white paint’. When I was younger, I always basically dressed like a complete freak and I guess the video was just a bit of fun because you never
stood up for yourself when you were young. It’s what you’ve always wanted to do in your head, you want to throw the guy in the swamp who has called you a name or knock off his wing mirror but you never do. I was regressing into childhood a little. It was quite therapeutic! Peter Crouch also starred in the video. How did that come about? I’m so glad he was in it. My friend is an actor and was set to do the part but the day before the shoot he was like ‘I’ve been offered some work, I’ve got to do it’. We were thinking about people and I said ‘I could ask Peter Crouch but I’d really doubt he’d do it’, so we just laughed it off. I sent him a message and at first he was like ‘no I’ve got a football game, I’m in a hotel and the game is tomorrow.’ And then he said ‘you know what, I’ll get the train down. I’ll be a few hours.’ I couldn’t believe it, it was really cool. There are more footballers who are more open about their music taste now, like Leighton Baines has his own music blog. Yeah it’s cool. It’s a good cross-over, music and the football world. When I was younger those two things were very separate. At my school, there were a lot of kids who were into football and sport who would actively dislike me and my friends who were into music, and vice versa. That was the big divide, and it was quite nice to pull it all together and end up getting Peter Crouch involved. I grew up watching him play for England and then he was in our video. You played the infamous Rabbit Hole at Glastonbury this year, what was that show like? The Rabbit Hole was quite strange, it was like a small sort of pit. We just played covers for that set. We played ‘The Power of Love’ by Huey Lewis and the News and ‘Smells like Teen Spirit’ by Nirvana. We played a medley of our own songs, mixed in different bits for about five minutes and then mostly covers. We covered ‘Smells Like Teen Spirit’ seriously, we didn’t make it ambient and cool, and we tried to make it sound as much like Nirvana as possible. It was quite fun taking on someone else, and channelling something so powerfully. If you’re a fan of Nirvana, did you watch the recent Kurt Cobain documentary, ‘Kurt Cobain: Montage of Heck’?

I did. I wasn’t going to because every time you watch a documentary or read a book about Kurt Cobain there’s about a month and a half where you try and write Nirvana songs. I’m writing an album at the moment so I really shouldn’t watch it, but I did and I’m trying to hold back from trying to write ‘Smells Like Teen Spirit’ over and over again! By the time I got into Nirvana, when I was 14, he was already dead and it was already a thing that they could’ve been this big band but it was extinguished. The legacy just keeps rolling on, generation after generation of people that become obsessed. He did everything perfectly to be an ever-lasting rock and roll icon. Have you enjoyed playing the festival circuit so far this summer? We’ve only got Reading and Leeds left in the UK and then more in Europe towards the end of the summer and early autumn. We did a festival tour earlier year this in Australia. It was weird, you don’t get it really anywhere else in the world. The entire festival just packs up and everybody moves, and then two days after you do the whole thing again in another city - you keep doing that for four weeks. It’s really strange, as it was exactly the same festival every time, like Groundhog Day. This might be the first year that I might have done enough festivals to be happy, whereas usually I can’t do enough. So earlier this year Peace did a small intimate tour, then the whole festival circuit, and now you’re doing an autumn tour. You must be ready for a break soon? I always think I will be but then there’s always this unexpected energy. Every year for the past three years we’ve done a lot of shows and festivals, and then at the end of it all I want to do is make another album. I still can’t find the time to rest. When you’re doing something so enjoyable, it doesn’t feel like you need time off.

With a late summer opening in the pipeline, AA Rosette and multi Michelin star-winning French chef Jean Christophe Novelli is the latest big name to be cooking up a venture in Liverpool. Launching within the long-awaited DoubleTree by Hilton Hotel & Spa Liverpool – a luxury hotel in the Grade II-listed former Conservative Club on Sir Thomas Street, which is now taking bookings from the end of August - the Jean Christophe Novelli at Michelle restaurant will be its dining and catering attraction. With a menu which Jean Christophe promises will “wow even the most seasoned diner but remains honest and true, relaxed and stylish, French yet with a contemporary and local spin,” the eatery will serve breakfast, lunch and evening meals as well as catering functions and events at the hotel. As well as French favourites including snails and frogs’ legs, the menu will feature intriguing combinations of sweet and savoury flavours such as chicken and chocolate, French onion soup with vanilla, and slow-cooked beef and liquorice served with horseradish dumplings. “I am a health conscious chef, realising now what damages excess can do, so I have created combinations to substitute the obvious flavour enhancers like salt, sugars and saturated fats, using produce like vanilla pods, chocolate, herbs, spices and honey,” explains Jean Christophe. Meanwhile there’ll be taster plates of oysters, langoustines and baked Scottish scallops, and an Aberdeen Angus beef ‘Novelli Burger’ with beaufort cheese and home style ketchup will be accompanied by ‘singing fries’ – three times cooked fries which have then been blasted with heat to give off a highpitched sizzle. Coupling the food with a sense of fun, guests will also be treated to ‘table theatre’ during their meals, as chickens are carved and fish are filleted at the tables. 72 Your Move

MARCO PIERRE Proving that Liverpool diners love a sprinkle of star quality when eating out, Marco Pierre White Steakhouse Bar & Grill has enjoyed several years of success in the city so far. Marco, the first British chef to be awarded three Michelin stars, brought his signature dishes to Chapel Street’s boutique Hotel Indigo where a day and night offering of fish, meat and vegetarian options as well as a selection of 28-day aged beef steaks compliments the colourful surroundings. The menu aims to comprise of ‘everything you would imagine from a traditional steakhouse but with the superior individuality you would expect from Marco Pierre White’. “Having Marco’s name above the door obviously raises expectations with diners - people come to a Marco Pierre White restaurant expecting the best of the best,” says Hotel Indigo’s general manager, Stephanie Cannell-Corcoran. “So it is our job to meet and exceed those expectations and make our guests feel like VIPs with quality food and attentive, friendly service. “We’ve been here for four years now, and our customers fell in love with the restaurant from day one, which is amazing.”

As well as taking care of his popular restaurants Earle in Cheshire and the vegetarian Greens in Manchester, whilst remaining a TV regular with his presenting role on Channel 4’s Sunday Brunch, Simon Rimmer has found time to stir up Liverpool’s food and drink scene too. His venture, The Elephant Pub & Bakehouse, breathed new life into Woolton’s wellknown The Elephant Pub with an extensive refurbishment and a focus on home-cooked food made from locally sourced produce. ”We use as many local suppliers as possible and make all of our food fresh on site from homemade sauces and chutney to cakes and bakes,” says Simon. “This has allowed us the opportunity to recruit and develop a team of talented young chefs.” In recent weeks the venue has sealed its success in the city with a celebration of its first birthday – the latest in a line of events to attract people to the eatery. “Throughout the year we have hosted a number of community events from fireworks to farm yard animals and we are hugely grateful that the people of Woolton have been eager to join in the fun.” Meanwhile its neighbouring Liberty Tavern is another foodie destination which is being headed up by the versatile chef, serving up ‘timeless American food, drinks and music’. As this second venue also gets set for a first anniversary bash and a new menu, which will launch with a 17 September ‘Slice of America’ party, the team has been going to lengths to achieve stateside authenticity. “In preparation for this celebration we recently took nine of our team to New York City to find inspiration for our new menu launch,” adds Simon. “During this visit we took inspiration from food trucks, BBQ shacks, diners and top class restaurants across New York.”

Looking to the future, Lime Street is also set to have its own serving of culinary stardom as part of the area’s proposed regeneration scheme. Plans for the new restaurant are still in the early stages and the big name gearing up to grace the city gateway remains firmly under
wraps at the moment. However Steve Parry, managing director of Neptune Developments which is behind the £39 million Lime Street revival, has confirmed that a celebrity chef is in talks to collaborate with an operator when the scheme takes place.

For me, a Saturday night in Liverpool hasn’t quite been the same since the Le Bateau club closed. A dark haven of nostalgic indie music with a buzzing atmosphere and cheap beer to boot, it offered the sort of night that can be hard to come by in a new age of trendy bars and carefully crafted beverages. Everything has to move with the times though - the Duke Street basement included - and as its new Cedar Food and Drink incarnation, it’s striving to be up there with the best of the city’s network of imaginative eateries and speakeasy bars. The transformation was impressive from the outset, as ornate tiling guided my friend and I into the dimly lit, chic yet relaxed surroundings. With a friendly welcome and the note we’d be served a taster menu that evening, we happily took our place to await the first round. Simple garnished gin and tonics served in the now mandatory balloon glasses, and a helping of warm bread with beef fat butter eased us in gently for the food and drink pairings in store. First we sampled the small plate menu’s scrambled duck egg with truffle, sourdough and chervil (£5.50). Accompanied by the gin-based ‘Not So Bloody Mary’ (£7.25) – an unusual ‘breakfast’ cocktail made with a clearer tomato consommé as opposed to tomato juice – both the dish and its liquid sidekick made me nervous, as

I’m generally neither a fan of eggs nor the Bloody Mary! As it happened I was pleasantly surprised by the scrambled egg and its buttery flavour, and whilst the drink took a little getting used to it was a refreshing addition. Fellow small plate, the ox skirt tartare with charcoal, mustard, coriander, lime and capers (£8.50) was perfectly presented and another surprise hit. My dining partner and I agreed it was something we may never have picked ourselves, but it was delicious and full of flavour with a fruity, citrusy edge. A moreish Waterkloof Estate ‘Circle of Life’ white wine (£4.50-£5.75) was matched, and added the ideal contrasting sweetness. Moving onto mackerel, this flamed fish arrived on a bed of tasty pickled radish, gooseberry jam and crunchy samphire rather than the menu’s French beans (£6.50), setting us off on a run of white fish and wine combinations which also included the large plates’ seabass fillet offering (£17.95) – a flavour-filled dish with kohlrabi puree, courgette, tarragon and lemon. My dinner date and I were filling up from the consistently mouth-watering courses, but as we absorbed the cool surroundings, already plotting our return, the next plate arrived to our delight. Tate Liverpool has unveiled a ‘dazzling’ new look at its café along with a host of new menu additions. Pop artist Sir Peter Blake was specially commissioned to transform the Albert Dock gallery’s eatery using the same motives from the Everybody Razzle Dazzle design which adorns the dazzled Mersey Ferry. Alongside a new prominent wall installation in the café, Sir Peter has also designed special maritime signal flags which hang above diners. To celebrate Sir Peter Blake’s commission, the café has also welcomed a new bespoke golden ale to its drinks offering which has been created in collaboration with the city’s Mad
and black garlic jus (£18.95) was a definite highlight - the beef was pinker than we’d usually opt for ourselves but beautifully cooked to give a smoky flavour without being charred. Naturally, an ale was its liquid companion, this time a Doggie Style pale from the Flying Dog brewery (£4). A tender veal chop with colourful heritage carrots which oozed freshness, tomato concentrate and aubergine (£19.95 on the menu) brought an end to our savoury Cedar adventure, making way for a sweet finale. The deconstructed fruit crumble-style dessert was light, creative and lovely, mixing berries, crunchy pieces and an apple foam with custard on a, once again, well-presented plate. A tangy bramble gin cocktail was one of my favourite drinks of the night. Slightly pricier than some of its fellow independent restaurants, Cedar does however provide the quality, presentation and ingredients to match. A fine dining-esque feast in a laidback venue which, much like its Le Bateau predecessor, would make for a great night out.
