uying a home has always been the dream for young adults in the UK. The market downturn, tough lending criteria and even soaring house prices have done little to dampen our desire to get on the property ladder. Recognising this, successive governments have developed schemes to help would-be buyers, the most recent – and arguably most successful – of which is Help to Buy. Introduced in 2013 the scheme forms three parts (the third has not yet come into play) – the equity loan, the mortgage guarantee and the Help to Buy ISA. What sets it apart from many previous attempts at homebuyer schemes is it is not aimed solely at first-time buyers. Indeed, the government has recognised that it’s not just first-timers who need a little assistance and as such the first and second part of the initiative are available to all buyers, provided they meet the necessary requirements.
HELP TO BUY HOW IT WORKS The first part of the initiative to go live was the Help to Buy equity loan. Using the scheme borrowers can put just 5% towards their deposit to access a mortgage at 75% LTV with the government providing a loan to cover the remaining 20%. Mortgages with lower LTVs are more affordable than those in the higher range so using Help to Buy can help you to get a loan with manageable repayments. You won’t have to pay any interest on the loan for the first five years after which you’ll be charged 1.75% annually with rises in line with the Retail Price Index plus 1% each year. You’ll have 25 years to repay the loan but if you sell up before then you’ll need to repay it with proceeds from the sale. The scheme will run until 2020, after the government announced an extension to it, and to be eligible you’ll simply need to be looking to buy a new build home for £600,000 or less.
HELP TO BUY The second part of the Help to Buy Scheme comprises the mortgage guarantee and was launched three months earlier than originally planned in October 2013. The mortgage guarantee enables would-be buyers to take out a mortgage with 5% deposit. When the mortgage market suffered a downturn as a result of the global credit crunch lenders became reluctant to offer mortgages with high LTVs. In other words, anyone who wanted to buy a home had to fork out for a pretty hefty deposit. Under this part of the Help to Buy scheme, the government will guarantee up to 15% of the property’s value thus giving the lender the confidence to offer higher LTV loans. The lender effectively buys this guarantee from the government for a fee. The mortgage guarantee element of Help to Buy is available on both new build and existing homes worth up to £600,000. As the borrower you’re still responsible for making the repayment and you’ll still owe 95% of the property’s value but the lender will be more willing to give you a mortgage because part of it is guaranteed by the government.
THE HELP TO BUY ISA Unless you’re lucky enough to have someone give you the money for a deposit on a home then the chances are you’re going to do like the rest of us and save, save, save. But how would you like a little help while you do? Under the brand new savings initiative launched by the government in March, that’s exactly what you’ll get. The Help to Buy ISA, announced by Chancellor George Osborne in his Budget speech, sees the government contribute 25% to your savings. That means for every £100 you save the government will give you £25. You can get a maximum of £3,000 from the government (on savings of £12,000) but as long as you save at least £1,600 you’ll be able to qualify for the contribution. What’s more, Help to Buy ISAs are available to every firsttime buyer (as long as you meet the requirements) so if you’re buying a property with a friend or a partner you can both take out ISAs and earn up to £6,000 from the government. To start your ISA you’ll need £1,000 and the scheme will come into effect on 1 December so you’ve still time to save that minimum amount if you need to. Of course, it’s worth pointing out that you’ll only receive the government contribution if you buy a home. The money will go straight to the mortgage lender when you come to buy and not directly to your account. The property you buy must be worth £250,000 or less (or £450,000 or less if you’re in the capital) and must be in the UK. To qualify you simply need to be a first-time buyer and aged 16 or over. You’ll also need to be buying a home to live in and not to rent out. As with Cash ISAs there are limits to the amount you can put into your Help to Buy ISA each year. The annual limit for Help to Buy ISAs is £2,400 (plus your initial deposit). It’s worth bearing in mind however that you aren’t allowed to open a Help to Buy ISA and a Cash ISA in the same tax year and the amount you can save in a Help to Buy ISA is much lower than that of a Cash ISA (which has a limit of £15,240 for the 2015-16 tax year). Of course, the Cash ISA doesn’t come with a cash boost from the government so if you’re saving purposely for a house a Help to Buy ISA and a regular savings account might be your best option. At the moment the scheme is set to run four years, which means you’ll have until 2019 to take one out.
GLOSSARY LOAN TO VALUE LTV – The ratio of the money you need to borrow compared to the value of the property. For example if you’re buying a home for £200,000 and you have a £40,000 deposit you need to borrow £160,000 of £200,000 which equals 80%.
RETAIL PRICE INDEX RPI – An index which monitors the
change in price of retail goods. INDIVIDUAL SAVINGS ACCOUNT ISA – A savings account
which allows savers to deposit money without paying tax on interest earned.

It’s an opportunity for prospective buyers to find out everything they need to know about buying a new home from the people that have all the knowledge, from housing developers about their new developments in the North West, to financial advisors and solicitors who can answer any questions about the financial and legal aspects of starting the home buying journey. WHAT KIND OF THING CAN ATTENDEES EXPECT? SK: There will be representatives from housing developers who have developments all over Merseyside and the North West so it’s a great opportunity for buyers to find out about the developments, and also the areas the homes are in. I suggest to attendees to make a big list of questions that they will want to ask the experts, because they might not get the opportunity again. In addition attendees will be able to speak to representatives from Help to Buy North West specifically about the Help to Buy schemes and how the schemes can help them buy a new home. NEWS HOMES FOR A POUND APPLICATIONS TOP More than 2,500 people have applied to buy a home through Liverpool City Council’s Homes for a Pound Plus scheme, latest figures have revealed. The original scheme was expanded following the success of a pilot project involving properties around Granby Four Streets and Arnside Road. The latest initiative will transform empty terraced homes off Smithdown Road in Picton. Would-be buyers had until July 31 to apply and by the closing date 2,560 applications had been received. Deputy Mayor, Councillor Ann O’Byrne, says: “We have had tremendous interest in this scheme and we will now begin the hard job of assessing the applications against the eligibility and priority criteria. “We know from previous experience that some people who apply aren’t eligible, while others decide during the process that it isn’t for them or the properties aren’t what they are looking for. Ultimately, this is about giving people the chance to get on the housing ladder as we seek to drive up the quality, standard and range of properties in the city.

Furniture and home decoration brands Epic Furniture and Finsa Home have become the latest big names to sign up to the Merseyside Landlord and Property Show. Established in 1931, Finsa specialises in DIY kitchens, kitchen units and laminate flooring. You’ve toured and collaborated with the likes of Bombay Bicycle Club and Tom Odell. Is there anyone else you’d love to work with? At the moment I'm really open to anything and I'm having some time to be creatively free and open! I recently wrote a song with a guy called Fakear who is so talented and we performed it for the first time at Montreux Jazz Festival, so I'm very excited about working with him. Also, a huge hero of mine is Kate Bush so I've always got my ear to the wall for any sign of her looking for collaborators! Your album, ‘Unguarded’, has been described as a coming-of-age album. How would you describe your style of music? The most important thing to me is that my music is very honest and my writing has so far been very uncensored and true. I like to look at each song as having a life of its own, then decide on how it should live and breathe through instrumentation and production. There are different shades on the album. Some moments are calm and intimate, others are wild and sweeping - just like the tilt and shift of everyday life and the experiences we have. You’ve been regarded as a ‘musician’s musician’, do you view yourself this way? I think if you’re a music fan and you’re passionate about what you do, naturally you are drawn to be friends with like-minded people. There are some truly wonderful people who I’ve met along the way and I feel very lucky to have friends to talk to and discuss ideas with.

My album will be what I'm calling an electro soul left-field pop vibe. I wanted to make it interesting and as timeless as possible, and I really feel I've achieved that over the past three years. You performed during last year’s LIMF at the MTV Brand New event in Camp and Furnace. What are you mostly looking forward to on your return to the festival? I'm looking forward to it being outside this year! It's going to be a nice festival open space, and should be a great lively crowd! What other projects have you got coming up after LIMF? I should be having my own mini tour in the autumn and another single coming out too.

Where do you find musical inspiration? I guess I draw from everywhere really. Inspiration is something you have to hunt for, you have to give it an opportunity to get into your life and, most importantly, you have to write about things. That's what I tend to do - every now and then I write something I like and it gets past my notepad and into the studio. You’ve been touring the UK. What’s the best thing about being on the road? There's nothing better than seeing people enjoying your work first hand and it's great meeting the people who are supporting me. Also, there are so many places I may have never visited that I get to explore a little. It's a real privilege.
You’ve worked with the likes of Gorgon City and featured on 1Xtra’s Hot for 2015 list. How do you feel such exposure and recognition is impacting on your career so far? Touring with Gorgon City was one of the most invaluable experiences I've ever had. Having a connection with 12,000 people whilst you're on stage is one of the best feelings in the world. I was really honoured to be included in 1Xtra's hot for 2015 list. I make music for the inherent reward of making music so any recognition is just a bonus!
You’re currently working on your debut album. What can we expect? I'm in the studio at the minute and it's sounding incredible. There's so much going on in there that it's hard to explain really, there are definitely a few curve balls! It's actually nearly finished and I'm really proud of it. You'll have to wait a little longer but I'll be sharing some of it soon.
Who are your main musical influences? My influences change all the time, but the artists I keep coming back to are Bobby Womack, Al Green and Amy Winehouse, to cut a long list short.
What can music fans expect from your forthcoming LIMF performance? I'll be playing some stuff from my debut EP ‘Joker Presents…’, which came out earlier this year. I’ll also be playing a couple of tunes from my upcoming mini album which I’m really excited about!

VEGETARIAN & VEGAN The days where not eating meat left you struggling to find a suitable restaurant are long behind us as more eateries expand their menus to cater for those following a plant based diet. TEA TIME Leaf, Bold Street, L1 Leaf serves a wide range of food all day long, with plenty of vegan and vegetarian friendly options. It’s the perfect place for those who eat meat and those who don’t to catch up over a leisurely weekend lunch or quick midweek nibbles, along with a cup of one of Leaf ’s many celebrated teas.
MEAT-FREE MASTERS Host, Hope Street
Finding choices that aren’t merely a meat dish without the meat often proves difficult, but Host has this mastered, providing a range of Asian-fusion dishes. Serving classics such as sweet and sour no-egg noodles, alongside a more adventurous tomato curry with a sweet potato hash brown, there is something here to satisfy all tastes.
‘FREE FROM’ FEAST The Brunch Club, Duke Street, L1 A fairly recent addition to the Duke Street area’s growing hub of cafes, bars and restaurants, The Brunch Club prides itself on its options for diners in search of vegetarian, vegan or gluten-free meals, and there’s plenty on the menu for meat eaters too. A choice of hearty brunch-time breakfast options for all and decadent homemade ‘free from’ cakes can be washed down with hot beverages or cocktails at this day to night-time venue.
THE OLD BLIND SCHOOL 24 Hardman Street, L1 When it was announced that the team behind Beef and Pudding in Manchester, the New Moon Co, was opening a brand new restaurant in Liverpool, I was excited to see what the hype was about behind the gastro-pubs. After visiting the restaurant however, I’m not sure The Old Blind School has hit the nail on the head when it comes to the food. The converted old School for the Blind is a truly impressive building. As we walked through the double fronted doors on Hardman Street and into the building, it was clear that the New Moon Co had really invested in the venue. Beautiful Victorian tiles adorned the floor, perfect for Instagram potential, and intricate artwork was featured on the ceilings. My friend and I went upstairs to the restaurant, though there is a bar downstairs serving cocktails, and would later have a pianist playing to guests. The cocktail menu is brilliant, featuring the classics and some revamped favourites. I tried the Hardman Street Spritz (£7.95), a delightful concoction of Aperol, grapefruit, rose Prosecco, lemon and passion fruit, perfect for summer evenings, though I was definitely eyeing up the TOBS Collins (£7.95) (Beefeater gin with rhubarb, lemon and rose

soda) too. To start with, my friend and I shared the potato skins and dips, (£6.50 for seven), and the smoked garlic bread (£3.50). The potato skins were crusted with black pepper, and served with sour cream, sunset garlic mayo and the house salsa. The skins were really tasty and the black pepper crust added a sufficient crunch, making them more interesting than standard potato skins. The garlic bread was OK, almost like a small brioche loaf with garlic baked in the middle, though a little lacking on the garlic. For mains, the menu is really big and it was quite hard to decide what to choose. The gastro-pub menu didn’t really fit in with the decoration of the restaurant, it seemed too fancy to have just a burger, normally my go-to dish. The ‘Boss’ burger featuring stock pot gravy and onion rings, did sound really good, but instead I went for the British short beef ribs (£19.95) brushed with smoked paprika honey and béarnaise and corn slaw, with ‘proper’ chips. The ribs were tender, with the meat basically falling off the bone, and the corn slaw was a light alternative to
standard coleslaw, filled with baby sweetcorn and sautéed peppers. However, the chips were quite disappointing. They were somewhat greasy and very light in colour, almost as if they had barely been cooked. When I think of ‘proper chips’, I think of something more substantial. My friend tried the stripped chicken enchilada (£14.95, pictured), which was served with sweet potato fries and an extremely hot sauce in a syringe, which she chose not to try out of fear. It was a decent sized portion, with sufficiently crunchy sweet potato fries, but the enchilada was not brilliant. The ratio of chicken in the enchilada seemed really small and it was swimming in cheese, in a way that could be quite off-putting. On the plus side, portions were sufficiently larger, leaving no room for dessert so we just enjoyed the restaurant atmosphere before leaving. Overall, the food was not perfect, and it just didn’t feel like it fit with the feel of the building. I would definitely return for drinks with friends, particularly as the pianist playing on the Wednesday evening was lovely, but the New Moon Co did not really have me convinced.
