More than 50% of apartments at Queens Dock’s new development The Keel have been let, just three months after it was launched. All studio properties and more than 80% of onebeds, 25% of two-beds and a third of three-bed homes at the 240-apartment scheme are said to have been snapped up early by tenants who are looking to move into the site at the end of the month. The new homes are being created in a £30 million transformation of the waterfront’s Her Majesty’s Revenue and Customs (HMRC) office building, which will also feature a residents’ only gym, concierge, 24-hour security and waterside terrace. Matthew Smith from Touchstone Residential,
which is marketing and managing the apartments, says: “The Keel has generated extremely high levels of interest from the outset, with strong demand for viewings since we unveiled the development back in June. “The Liverpool rental market is very competitive, but the outstanding interiors of the show apartment, proximity to the city centre and superb riverside location have really captured people’s attention.” Liverpool agent City Residential has also been assisting with the marketing of The Keel. NEWS RENOVATED HOME SET FOR TV DEBUT A property bought at auction and subsequently let through agent Ewe Move is set to be featured on BBC property series Homes Under the Hammer later this year. Buyers Andrew and Matt Berry bought the home on Mossgate Road in Liverpool at a Venmore auction in March, and called on Giovanni Tummino, branch director at Ewe Move, for help letting the property. Andrew and Matt had been approached by BBC producers at the auction who wanted to feature the property in a future episode. After a major renovation the home was put on the market earlier this month and let within five days.
Giovanni says: “I was approached by the purchaser after he used the free online valuation tool on my website. When I visited the property it was dilapidated and had been untouched for a number of years. “We looked at a number of options with regards to what to do with the property and decided eventually to let it out. It has now three bedrooms, a family bathroom, WC downstairs, skylight in the garage to allow natural light into the study, large living room/ dining room and a spacious kitchen; it has been totally modernised.” Filming has been completed and the episode is set to air in November or December of this year.

FUN WEEKEND TO LAUNCH PARKLANDS HOMES Liverpool’s Parklands development will host a weekend of family fun as it celebrates the launch of three new show homes and a sales suite.

Dream bedroom becomes a reality for young designer Gleeson Homes recently called on creative Bootle primary school pupils to provide some inspiration for its new Peel Court show home. Following a competition for All Saints Catholic Primary School pupils to design their dream bedroom, the house builder made winner Evie Palmer’s design a reality and unveiled the results at the development’s Tyrone show home launch. Mayor of Sefton, Councillor Stephen Kermode and Mayoress Gwen Kermode officially opened the new two and three-bedroom homes at the development, with a display property featuring a replica of Evie’s idea. Meanwhile the winner was also in attendance alongside her mother and Angela Holleran, headteacher of All Saints Catholic Primary School, to see the design in place. What changes would a property owner need to take on board if they wanted to go from living in a property themselves to renting it out? There are a number of formalities that would need to be completed before a homeowner becomes a landlord. Firstly, if the property is subject to a mortgage then you will need the consent of the lender before letting the property. The lender may charge an administration fee or alter the terms of the loan. Secondly, you would need to notify your building insurers as again, letting the property may alter the terms of your policy. If the property is leasehold you may also need the consent of the freeholder before letting the property. If the property is situated within the Liverpool City Council boundary then it will also be necessary to register with the landlord licensing scheme. You will also require an EPC (Energy Performance Certificate) which is valid for 10 years and an annual gas safety certificate if there is a gas supply to the property. It is also recommended that you carry out an electrical test every five years, although this is not mandatory yet. From 1 October it will be a legal requirement to fit smoke alarms and carbon monoxide detectors in tenanted properties. You may also want to consider having a detailed inventory prepared prior to the tenant moving in and if you take a tenancy deposit from the tenant this will have to be registered with one of the approved deposit schemes. Whilst these requirements may seem a little daunting, a good letting agent will be able to take care of everything for you and ensure that you comply with all of the necessary regulations.

This year prominent and historic vacant space on Hardman Street has received a breath of new life, with the arrival of the 92 Degrees Coffee and The Old Blind School bar and restaurant, and hidden behind these establishments an exciting new venture is in the making. Expected to launch in early October, Buyers Club will transform the original Flying Picket into a hub of food, drinks, music and al fresco events. Sam Tawil from Bold Street Coffee, architect Miles Falkingham, Abandon Silence’s Andrew Hill and the team behind the city’s Secret Diners Club have come together to create the four-part project. “The complex, just cut back from the sprawl of Hardman Street, is comprised of four individual parts; Buyers Club Music, Buyers Club Kitchen, Buyers Club Garden and Buyers Club Bar,” explains part-owner Andrew Hill. “Despite being separately impressive proposals, the project is a sum of its parts. Each aspect wouldn’t be the same without the other.” Buyers Club Music promises to “utilise some of Liverpool and the UK’s finest artists, promoters and curators under one roof ” within an intimate capacity venue featuring an individually tailored sound system. Meanwhile sporadic one-off parties will make the most of an outdoor area which will be used throughout the year under the name of Buyers Club Garden, and throughout the day visitors will be able to enjoy “imaginative” drinks and “uncomplicated” dishes in Buyers Club Bar. Then the Secret Diners Club chefs, which have been popping up across unlikely restaurant venues to provide fine dining feasts, will add an additional private dining offering for occasions, events and hospitality through Buyers Club Kitchen.

One new cultural destination which has already been making waves in recent months is The Well Space. Tucked away in a long-standing open plan warehouse at 2 Roscoe Street, the venture has been launched by Adam Bresnen, an artist and musician who formerly directed Dale Street’s Fallout Factory gallery, and musician Tom Cebula who is well versed in running bars. The duo are hoping to pick up where MelloMello left off with a place to get “quality tea, coffee, food, contacts and inspiration,” and the same community spirit. With a recently launched menu for omnivores, pescetarians, veggies and vegans; the space is already up and running and is gradually growing. Sitting alongside creatives based in studio spaces within the building, including artists, musicians, actors, costume designers and puppeteers, The Well Space has been dubbed a “café/gallery by day and a performance space at night”. A range of ‘after hours’ events have already been hosted there across varied cultural genres, from life drawing to the ‘Good and Well Acoustic Night’. A diverse and growing schedule is set to continue and with a comedy night, the ‘Emotion Wave’ ambient, melodic electro night on 2 October and the Betty-licious pop-up restaurant on 4 October among forthcoming events, the duo behind The Well Space are keen to continue the momentum.

When Liverpool Philharmonic began a £13.8 million refurbishment of its iconic Grade II* Hope Street base, it not only set about improving visitor and performer experiences at its renowned hall, but also began creating a brand new performance space for the city. Just weeks away from staging its first events, Music Room is nearing completion with its own entrance to the rear of the building on Sugnall Street and a packed programme of concerts and gigs designed to complement entertainment in the main Philharmonic Hall. With a 160-250 capacity and the ability to host events in a cabaret-style seating or standing room format, Music Room’s programme focuses on new music and acoustic performances to folk and roots gigs, as well as appearances by musicians of the Royal Liverpool Philharmonic Orchestra and workshops. Preparations are underway to unveil the space on 9 October when an ‘Open House’ event will showcase the full refurbishment of the building as part of Liverpool Philharmonic’s 175th anniversary. Then on 10 October, Elvis Costello collaborator Steve Nieve will perform the very first Music Room concert, kickstarting an inaugural season of entertainment which also features the likes of I Am Kloot’s singer, songwriter and guitarist John Bramwell; BBC Radio 2 Folk Awards winners 9Bach; and BBC 6Music presenter and musician Tom Robinson. “Music Room will complement our programme in the main hall and play an important part in enabling us to deepen our relationships with city-based emerging and established artists, festivals and promoters,” says marketing manager James Hanks. & MOO STEAKHOUSE Allerton Road, L18 Moo Steakhouse is a new addition to Allerton Road. Just a short ride from town, the restaurant is perfectly situated both for city dwellers who fancy a change of scenery and nearby residents on the lookout for good local grub. Living up to its name, Moo’s playful interior features cow print and leather studded seats. Whilst small, the restaurant has a nice feel to it and diners ranged from couples to families. Our friendly waitress made us feel right at home and brought over flatbreads and dips to get our digestive juices flowing before taking our drinks order. Anticipating the main course, we went for a bottle of red wine to accompany our steaks. My friend started slowly with a vegetarian option: baked chestnut mushrooms cooked in a garlic cream topped with cheese (£4.50). Arriving piping hot, this dairy delight made for a perfect first course. Ever the gourmand, I chose the pan seared king scallops and chorizo served with a red pepper puree (£6.50). For someone who loves

meat and fish in equal measure, the surf and turf element of the starter hit the spot. Starters done and dusted, we were ready for the main event. Steak is the crème de la crème for carnivores so it goes without saying that expectations were high. As standard steakhouse etiquette, we were asked how we would like our meat cooked. Now, both my friend and I are of the self-righteous opinion that if you have your steak well done, you’ve basically ruined it. Though all cuts are on offer at Moo, we both decided on fillet steaks (£23 including sauce and a side). Accompanied by my peppercorn sauce and her blue cheese sauce, our steaks arrived with sides of crispy triple cooked chips and creamed spinach and peas which added some much-needed greenery to our plates. Somewhat overwhelmed with the task at hand, we took a deep breath and tucked in. Our response was audible; the steaks were tasty, tender and cooked to perfection, which is no easy feat considering my friend ordered
hers blue! Kudos to the chef for getting the sauces right too, as restaurants often slack off on condiments. Despite the onset of the meat sweats, we decided we’d have just enough room for dessert. My friend went for a classic choice of a banana split and I was taken in by the chocolate and coconut promise of the Lamington’s with ice cream. When it comes to eating out, Liverpool’s restaurant scene is bursting at the seams. With new eateries popping up on every corner, you don’t have to venture far to find a treat for your taste buds. But whilst L1 has more than enough on its plate, Moo Steakhouse is proof that it pays to check out the gastronomic gems dotted around the city’s edges.
