BEETHAM PLAZA OPENS The glass-fronted Beetham Plaza cut an imposing figure on The Strand when it was opened in 2001. It has since gone on to represent something of a watershed moment for building construction in the city. Welsh sculptor, Richard Huwes, designed the unique ‘Bucket Fountain’ water feature that stands in the courtyard, a feature that has since become something of a local landmark.
2001 KENSINGTON REGENERATION As part of the Labour government's New Deal for Communities scheme, the Kensington Regeneration partnership was set-up to oversee the 10year redevelopment of the area immediately east of the city centre. Over the next decade, the partnership was integral to a range of successful projects that helped bring Kensington – then one of the poorest parts of the UK – closer to the rest of the city. 2004 LIVERPOOL RECOGNISED AS WORLD HERITAGE SITE BY UNESCO Inscribed to the UNESCO World Heritage list in 2004 as “Liverpool – Maritime Mercentile City”, the International Council on Monuments and Sites called the city “the supreme example of a commercial port at a time of Britain’s greatest global influence”. The World Heritage Site incorporates the waterfront from Albert Dock, through the Pier Head and to Stanley Dock, and then across the historic commercial areas and the Ropewalks to St George’s Quarter – home to the spectacular St George’s Hall.

2004 PARADISE STREET REDEVELOPMENT BEGINS One of Liverpool’s greatest success stories began to take shape in 2004 when the development of the Paradise Street area got underway. Grosvenor was chosen as the developer in March 2000, with the planning authority giving the go-ahead to the planning application in 2002. After detailed design work was completed in the first months of 2004, construction started before the year was out. The area, now known as Liverpool ONE, is made up of six unique districts – Hanover Street, Peter’s Lane, New Manesty’s Lane, Paradise Street, South John Street and The Park. An unqualified success, Liverpool ONE is one of the largest open-air shopping centres in the UK and recorded a footfall of over 27 million people in 2014.
October 2004 saw the inaugural Your Move Property Awards – held at Liverpool Cricket Club in Aigburth. Television property expert, Sarah Beeny, was on hand to present the awards, which raised money to alleviate poor housing conditions and homelessness throughout the region. Every penny raised at the event went straight to The Nugent Care Society and Habitat for Humanity. 500 guests were in attendance as a range of awards were given out in categories including Best New Build Site which went to the East Village development, Best Talent in the City to Joseph Sharples and Best Estate Agency branch to City Residential.

METQUARTER OPENS
The largest property exhibition Liverpool had ever seen took place at Lifestyles Tennis Centre in Wavertree over two days in February 2006. Seven years on from its first issue, Your Move magazine decided that the Liverpool property market had grown significantly enough to warrant its own two-day showcase event that offered a comprehensive guide to anyone looking to buy, sell, rent or develop property both in the region and overseas. 76 exhibitors from a range of professions were represented at the extravaganza including local estate agents, insurance specialists, property developers, legal experts and prominent members of the construction industry.
Originally home to the Liverpool General Post Office, the building was lauded as one the finest structures of its type in the country. Severe damage caused during the Blitz of 1941 led to the demolition of its French Chateaux style upper floors. Fast-forward to 2004 and after two years and £100 million of development from J.W. Kaempfer & Richardson, the Metquarter officially opened its doors to the public on 9 March 2006. Marketed as ‘Liverpool’s answer to Bond Street’, the Metquarter houses some of the city’s more upmarket boutiques including Hugo Boss, Armani Exchange, Tommy Hilfiger and Italian eatery, Carluccio’s.
2005 WORLD MUSEUM LIVERPOOL REFURBISHMENT Liverpool’s oldest museum was given a makeover in 2005 when a new aquarium, renovated gallery and a new entrance were unveiled. In total, £35 million was spent on the refurbishments that included 20,663 new exhibits. Fashionably neo-classic in design, the museum first opened in 1860 when wealthy merchant, William Brown offered to finance its construction. During World War Two, concerted bombing raids on the city caused considerable damage to the museum – it would be 15 years before even a small section of the building could be re-opened.

2006 CENTRAL VILLAGE PLANNING PERMISSION OBTAINED It seems a long time ago now since Merepark acquired the largelyrundown site that is set to house the £160 million Central Village. Movement on the project looked to have stalled during the development of Liverpool ONE, but it now seems the project has received some much-needed stimulus. Made up of three distinct sections – the Plaza, a re-designed Central Station and The Boardwalk - the development will include a six-screen Odeon cinema, 80,000 sq ft of quality office space, 500 parking spaces and three hotels with a total of over 400 rooms.
2007 INTERNATIONAL SLAVERY MUSEUM OPENS The International Slavery Museum opened on 23 August 2007, the date of International Day for the Remembrance of the Slave Trade and its Abolition, the 800th anniversary of Liverpool’s founding and bicentenary of the United Kingdom's Slave Trade Act of 1807. The museum houses the latest research and findings and is due to expand after acquiring the former Dock Traffic Office which previously housed ITV Granada. It also celebrates three prominent local men, William Rathbone, William Roscoe and Edward Rushton, who were at the forefront of the abolitionist movement which became law in 1833 under the Act.

REDEVELOPMENT OF LIME STREET GATEWAY COMPLETED
LIVERPOOL EUROPEAN CAPITAL OF CULTURE
Following its Capital of Culture and 800th anniversary celebrations the year before, Liverpool received a £35 million redevelopment grant. As a result the Lime Street Gateway Project was announced that saw the retail parade and office block at the front of the station demolished, an improved façade and new public plaza created. Completed in 2010, Lime Street appears almost unrecognisable to its former self with St George’s Hall now thrust into the eye line and statues of Ken Dodd and Bessie Braddock installed in 2009.
After the city was granted the title of European Capital of Culture 2008 delivered the new Liverpool we know now with unprecedented regeneration. Kicked-off with concerts by Paul McCartney and Ringo Starr, memorable celebrations included the ‘La Princesse’ event where a 20 metre-high mechanical spider roamed the city. The spider was chosen to represent the ‘eight legs’ of Liverpool: honour, history, music, the Mersey, the ports, governance, sunshine and culture. Development has since continued at rapid scale including in the commercial district, King's Dock, Mann Island, the Lime Street Gateway, the Baltic Triangle, the Ropewalks and the Edge Lane Gateway.
2007 UNITY BUILDINGS COMPLETED Work began on the Unity Buildings in 2004 with the taller of the two structures primarily being residential space consisting of 162 units. To keep up with the ‘Unity’ name, it is joined to the smaller office building. Alongside London’s Palestra, the Unity Buildings won RIBA’s annual tall buildings award in 2007 upon its completion and was noted for its ‘dazzle’ urban camouflage inspired by the former ‘dazzle’ ships.
2007 LIVERPOOL TH BIRTHDAY CELEBRATION Founded in 1207 by King John (yes, the one from Robin Hood), throughout its history Liverpool has endured devastating lows and spectacular highs, establishing itself as one of the world’s great ports and cultural centres. This official day involved a civic procession of international dignitaries including those from twin cities Dublin, Shanghai and Cologne and a birthday pageant followed by a huge fireworks display.

2008 LIVERPOOL ONE OPENS After a study into Liverpool’s city centre found it was unattractive to new retailers and its regional shopping reputation under threat, plans for the 42-hectare site were approved with Debenhams and John Lewis as the anchor tenants. Work began in 2004 by excavating Chavasse Park with construction beginning that same year. In 2006, Herbert’s Hairdressers became the first business to move into its new premises shortly followed by BBC Radio Merseyside. Liverpool ONE was the first masterplan to be nominated for the Stirling Prize in 2009.

MUSEUM OF LIVERPOOL OPENS
The Mann Island area combines three regeneration projects; the Museum of Liverpool, Liverpool Canal Link and the Mann Island Buildings. Construction began in 2008 on No.1, No. 11 and No. 15 Mann Island and was completed in 2011 to a mixed critical response but became prime real estate in the city centre. With No. 1 almost entirely taken by Merseytravel and the Liverpool City Region Combined Authority, No. 11 and No. 15 have proved to be exclusive assets to the city’s property market.

The newest addition to National Museums Liverpool, the Museum of Liverpool tells the story of the city after replacing the Museum of Liverpool Life when the Pilotage building could no longer sustain the number of yearly visitors. Despite its controversial design, the museum has proven popular; showcasing unique exhibitions and visits from notable artists such as Yoko Ono and was officially opened by the Queen. The museum features four core themes; the Great Port, Global City, People’s Republic, and Wondrous Place.

A renowned theatre and the springboard for great actors such as Julie Walters, Bill Nighy, Bernard Hill, Jonathan Pryce, David Morrissey, Stephen Graham and the late Pete Postlethwaite, the Everyman was opened in 1964 by Terry Hands. Seen as a cultural and theatrical hub for everyone and an alternative route into drama to RADA, the Everyman built a reputation for ground-breaking work. Closed in 2011 with a special send-off after its first 47 years attended by more than 3,000 people, the Everyman opened in 2014 with great fanfare and love for its return on a wet and windy Liverpool night. Later that same year, the Everyman became the first theatre building to win the RIBA Stirling Prize as the best building in the UK.

2015 THREE QUEENS IN LIVERPOOL To mark the 175th anniversary of the Cunard Line, its three ocean liners, the Queen Mary 2, Queen Elizabeth and Queen Victoria performed a choreographed ‘river dance’ in the Mersey in May. The event wowed the thousands of spectators who lined both sides of the River as the liners saluted the Cunard Building and the Red Arrows flew overhead. Captain Christopher Wells, of the Queen Mary 2, said it was a “very special weekend,” adding “It allows us to celebrate our anniversary in the city where the company was founded.”

LONDON SHOWCASE FOR KEPPIE MASSIE DRAWS INVESTOR INTEREST Exposure at a major property show in London is said to have brought national and international enquiries for Liverpool agent Keppie Massie Residential.

The agent exhibited at the Property Investor and Homebuyer Show earlier this month, which took place at the ExCel on Royal Victoria Dock and welcomed a host of leading industry names. Following the showcase, which was partly aimed at the international property market, Debra Beach, branch manager at Keppie Massie Residential, says: “It went very well. We had plenty of interest on our stand with a number of people coming over to us specifically because we are a Liverpool based firm. “Interested parties who we met over the two-day event are already in contact with us and looking to do business. The agent has reported a sales total in excess of £10 million in its latest figures for the period, following demand from investors looking to convert buildings into student and residential accommodation. Having also been shortlisted alongside Riverside Home Ownership’s runner-up Joseph Williams Mews, and Old Widnes Town by Halton Housing Trust and Denovo Design, the accolade was also welcomed by Countryside Partnerships’ senior sales manager, Deborah Hughes. “This is our fourth year of regenerating Norris Green,” she says. “NGV has been such a successful scheme for us so we’re really proud.”

Halton Housing Trust and Denovo Design’s partnership was nominated not once but twice in this category. The team’s Lacey Street project in Widnes took the title, having been shortlisted alongside its fellow Widnes development, Queens Court and Riverside Home Ownership’s runner-up Railton Park. “We put a lot of design into [Lacey Street], and there was a lot of temptation to strip the design out but we kept it very strong,” says Paul Mullane, director of development and investment at Halton Housing Trust. Paul collected the prize alongside Denovo Design’s director, Frank Olchowski during the ceremony. “As a practice we’re thrilled to bits and I’ve got to thank the client in particular, but also all the design team for helping us to achieve this, it’s brilliant,” he adds.
The Stamford at Countryside’s Queen Mary Place development was announced as the winner of the Best New Home award, and the firm’s associate director of sales, James Clark, was on hand to celebrate the victory. “It has been loads of hard work in the making,” adds James, reflecting on the creation of the prized property. “We debate house types in the office for ages before we put them out to the general public so to get feedback from the public and people within the industry and to be awarded and recognised for that is fantastic.” The Marlow at Westmount Park by Macbryde Homes was named runner-up and the shortlist also included The Prom Apartments in New Brighton by Promenade Estates.

Housing provider Riverside was “privileged” to receive a special prize on the night, recognising 87 years of serving communities. Sales and business manager, Jeanette Grady; David Robinson, marketing and communications officer; and Catherine Corkish, sales and new business negotiator - all from the Riverside Home Ownership division – collected the award on behalf of the organisation. “When we saw all those numbers on the screen it reminded us of what we do and the difference we make to people’s lives through housing so we’re very proud,” says David, after a presentation highlighted Riverside’s contribution to housing during the ceremony.
In what was said to be a “very high standard” of show home entries this year, judges picked Redrow’s The Highgrove at Calderstones Grange to win. “We’re delighted, our very hard work has paid off and it’s fantastic,” says Jason Newton, the house builder’s sales director. But after a meticulous judging process there could only be one winner. Sutton Kersh took the title for 2015, with the firm’s head of auctions, Cathy Holt; and auctions advisor, Paul Holt in attendance to collect the award. “It’s a big award and it was unexpected,” says Cathy. “It’s all good for Sutton Kersh as we also got runner-up for Best Website and runner-up for Best Estate Agency for Customer Service so we’re delighted, thank you very much.” City Residential was chosen as the runner-up.

This year it was the firm’s Allerton Road branch in particular which picked up the prize, having featured alongside runner-up Sutton Kersh’s city centre branch, City Residential and Andrew Louis’ city centre office in the shortlist. “Two years in a row is amazing and we’re absolutely stunned,” says Laura Kilbane, branch manager at Abode Allerton. “There’s so much competition so to win you’ve got to be top and it’s hard work, but we do our best and we’ve got an absolutely amazing team.”
Andrew Louis was recognised for its online presence in this category, which saw judges assess agents’ websites and digital activity to decide on the winner. Old Swan branch manager Erica Mooney and senior negotiator Ann Lunt picked up the accolade on behalf of the firm, which was shortlisted alongside Sutton Kersh and Century 21. “We’ve won this particular award several times so it’s an absolute testament to Louis Anastasiou and Dave Orritt who design the website and update it and make it as innovative and as user friendly as it is every year,” says Erica. Inheritance Tax - A Change of Plan? Q: My wife and I have assets worth about £900,000 between us. This is made up of our main house, worth £400,000 and a buy to let portfolio (mortgage free) worth about £500,000. We have been advised to sell some of the buy to lets and gift the proceeds to our children to reduce our Inheritance Tax (IHT) bill. The buy to let properties are worth a lot more than we paid for them, so there will be some Capital Gains Tax to pay when we sell, but we have been told that this way we will save IHT at 40%. Is this correct?

A: In a word, no. There have been some recent changes to IHT which means that people in your situation should revisit their financial and tax arrangements. Currently an individual has an IHT allowance, or “nil-rate band”, of £325,000. This amount is transferable between spouses and civil partners, giving a couple a nil-rate band of £650,000 before tax at 40% is due on their estate. Up until now , to reduce IHT, couples could sell assets such as second properties, gifting the proceeds to their children. Provided they survived 7 years from the gift the amount would be removed from the estate reducing the IHT bill. So in some cases paying the Capital Gains Tax was worthwhile to avoid an even higher IHT bill. For many people this thinking no longer applies. The recent changes mean that from 2017, individuals who die with a main residence in their estate each get an additional £100,000 “residence nil-rate band” (RNRB). This will increase to £125,000 in 2018/19, £150,000 in 2019/20 and £175,000 in 2020/21, going up after that in line with the consumer price index. This new allowance will brings a couple’s overall IHT nil-rate band to £1million. To claim the RNRB you must own a property that has been the family home, and it must be passed to direct descendants. The additional allowance applies irrespective of the value of the family home in the estate. The important point is that the Capital Gain Tax slate is wiped clean on death, and assets can be passed on to beneficiaries at their current market value. So where the value of a primary residence and other assets falls below the £1m threshold, as in your case, these can now all be passed on inheritance tax free. To maximise the benefit of the new residential nil-rate band, you must both own the primary residence property, which will require both husband and wife to be on the property deeds. As always good professional advice will be required to ensure that you reach the best outcome for your particular circumstances.

At the helm is Liverpoolborn Matt Worswick, who you may have seen grace the small screen this September when he appeared on BBC’s Great British Menu representing the North West. Described as a special dining experience, Matt’s menu uses the finest ingredients local and British where possible - to create bold flavour combinations. The À la Carte menu we tasted was priced at £39 for three courses, and for the quality and standard of service you definitely get your money’s worth. To start, a selection of warm breads were delivered to the table, followed by our starters. My dining partner decided on the chicken and

ham hock terrine, which at first looked like quite a large portion for a starter but my guest was surprised by the lightness of the dish. I opted for the poached smoked haddock linguine, a creamy pasta dish with fish cooked to perfection. Served with a parmesan foam, this gave the dish an added interest and creativity which is evident throughout the entire menu. For my main, I chose the rump of lamb with BBQ aubergine and pomme dauphine. The lamb, cooked two ways and served with mushrooms and broccoli, was a delight and reminded me of home cooked roast dinners. My guest selected the stone bass, which was served with carrot cooked in a variety of ways and with one other unusual but tasty ingredient; granola (surprisingly tasty!). Every thought had been put in to the presentation of the food and this, alongside the service, made for a great evening. To finish, my dining partner decided on the banana mousse; which came
with caramelised banana, chocolate shards and muscovado and liquorice ice cream. Although a delicious dessert, my guest felt like the banana overpowered the liquorice flavour, but loved the originality and look of the dish. For my dessert, I selected the raspberry cheesecake with elderflower sorbet. The tart raspberries and smooth, creamy filling created a good balance of flavours and the elderflower sorbet gave the dish a fruity twist. The presentation of all the dishes was creative and refined, so much so; we felt like we were ruining a piece of art work by digging in to our food! The quality and taste, however, did match the presentation and it’s easy to see why the restaurant boasts itself as a ‘fine dining experience’. Whether you’re looking to book somewhere for a special occasion or are keen to try a menu from a chef with a Michelin star, Lawns Restaurant at Thornton Hall is well worth a trip over the water.
