The rise and fall of housing prices led to a similar instability in confidence in the housing market. In the latest report by Halifax, housing economist Martin Ellis commented that the higher number of properties for sale, combined with reduced demand, have caused the recent decrease in prices. House prices in 2010 were marginally lower than 2009 (-0.07 per cent). This flagging confidence is a combination of high unemployment, muted wage growth, a fiscal squeeze and low consumer confidence.
The new Coalition Government announced the suspension of Home Information Packs with immediate effect from 21 May 2010.
Landlords are the major beneficiaries of the current stagnant mortgage market, since those who cannot buy a home need to live somewhere. Research from Rightmove showed that the return on investment for buy-to-let homes is now more than 6 per cent, while the amount of rental stock available has fallen 23 per cent since last year.
The Council of Mortgage Lenders said mortgage lending dropped in October at 16 per cent lower than a year ago.
2011 Economists have changed their view constantly on how long it will take for the Bank of England to put the rates back up, mid-2010 they predicted a two per cent rise by end of 2011, but those estimates have reduced dramatically in light of crises in neighbouring economies such as Ireland.

Despite this, the council said that the deposit needed to be found by the average first-time buyer dropped to 20 per cent, from 24 per cent in September, and expected a similar outlook in 2011.

Rents in the city rose dramatically last year with quality two bedroom apartments renting for up to ÂŁ1100 per month, cash rich investors could take this opportunity to purchase property at low values and let out at maximum rents. 2010 saw a significant rise in cash rich mature couples buying second homes in the city and we anticipate this trend will continue and increase during 2011.

think that the property market in 2011 will be largely similar to 2010. Whilst lenders are looking for larger deposits, it will remain difficult for first time buyers to get onto the property ladder and so I expect the rental market to remain strong. It is much more acceptable for people to rent today, there is a good choice of high quality accommodation available and people do not have confidence to buy in the present depressed market. I believe that prices will remain stable, I am not expecting a further fall in values next year although it could be sometime yet before we see a recovery in values. It is difficult to make predictions as the property market is fragile and dependant upon so many external factors but I believe the worst is behind us and that Liverpool has good reason to be positive about the future.

The producers are currently looking for homeowners who are about to embark on exciting new renovation projects to take part in the series, which will broadcast in June. They are looking for homeowners who have decided to embark on a home renovation project between now and April. It could be a loft or basement conversion, a new kitchen or extension. exciting projects and passionate homeowners who love their house and want to put their own stamp on it. As part of the programme the homes need to be on a street of similar houses with similar original layout. The series follows homeowners who want to renovate their homes rather than relocate but are lacking inspiration. With many people on standard variable rates, the re-mortgage market will be more active as people opt for the safety of fixed rates to protect themselves from the inevitable increase in rates.” “I expect mortgage lending in 2011 to remain at a similar level to 2010. Demand from borrowers is strong as property prices do seem attractive but unfortunately, lenders are still insisting on sizeable deposits – especially for first time buyers. I’ve also seen a big rise in buy-to-let purchases as landlords take advantage of the low interest rate environment. Interest rates will have to rise at some point I think this is likely to be towards the end of the year.”

What attracted you to St Paul’s Square? I’ve been looking to buy in the city centre for a while, the location is perfect for me. I work in The Royal Liver building so it’s just a fiveminute dash, and my parents are in Aintree so it’s just 12 minutes away. I saw the apartment in Your Move and decided what you get for your money is top-notch.
What’s the layout of your home? It’s really simple so you can style it to your taste, I’ve gone for a minimalistic, uncluttered look. The two bathrooms are ideal which you don’t always get with a two-bedroom flat and the second bedroom is a good size. During the summer time we get the sun all day which is ideal as we’ve sat out in the balcony quite a few times with a bottle of wine doing a bit of people watching.
Mark Brown What about the bedrooms... The design is practical; the bed and units are from my girlfriend Kate so we matched everything around those colours. It’s a great size bedroom, with extra space for everything you need.
Tell us about the kitchen... I’m not Gordon Ramsay but for my purpose it is spot on. It’s compact, as you would expect, it’s built for convenience. The storage is great, as an overflow to the kitchen you’ve got units on the side, so we’ve got plates and cups in there. We’ve also got this lovely clock that’s a combination of two clocks from Next.
Tell us about the living area...
And the bathroom? The ensuite and second bathroom is ideal. It’s good for a couple living together so we can both use it during the mornings so there’s no fighting over the bathroom.
I like the layout with the TV and unit and the L-shaped couch, which was a gift from my mum, suits the room perfectly. My uncle’s printing company Styleprint did a montage on canvas which has the places we’ve been to like Madrid and New York, it was a nice touch.
And finally, what would be your ideal buy? I would like art for the living room of the Liverpool skyline.

Rebecca came runner up after a nail-biting final which saw painter and decorator Matt Cardle scoop the top prize but despite missing out on the ultimate crown Rebecca won herself a loyal army of fans, nowhere more so than in her home town of Liverpool - where Colleen Rooney numbered among her celebrity supporters. And her talent caught the eye of pop svengali Simon Cowell. He has reputedly snapped her up for a lucrative record deal with his company, Syco. Cowell has said of the former legal secretary: “I love her and she will have a fantastic career.” Rebecca has made no secret of her desire to forge a better life for her two kids, Lillie May, six, and Karl, four. Before Christmas she was spotted visiting Parkgate estate agents in Allerton Road, Allerton, hunting for a plush new pad. It seems the Scouse songbird’s dreams are all coming true. Rebecca, Liverpool has fallen in love with you. What does that feel like? I love this city, I really do. I just cannot get over the support. I just don’t feel like I deserve it. What was your relationship with her like? You know what Cheryl is the most lovely down to earth woman you will ever meet. She is just amazing. She is so supportive. How do you feel about the whole experience now some time has gone by? I feel so happy to have got so far in the show and really grateful to everyone that has supported me. I never thought I'd get through the first audition let alone to the final. Were you disappointed not to win? I’ve always wanted to perform at the Arena so I’m just really happy. What's next for you? I'm looking forward to some time off catching up with the family and of course spending some time with my children and then I'm looking forward to The X Factor tour later this year. What do you think will be the new trends for 2011 in residential and commercial interiors? ‘Old is new’ to mark the beginning of the new year! I can see designers moving back to more traditional roots by either upscaling out of date designs and fabrics, or by simply adding bolder statements. A new twist can be created by adding a unique piece of antique furniture. Imagine the statement an antique desk could make to your sleek, contemporary office interior.
I think most people tend to make the same mistakes, so don’t worry you’re not alone! There is no rule regarding storage for Christmas decorations, the most sensible suggestion I can think of, is to take photographs of your decorations when they are up, so you know exactly what you have. Then store them in clear plastic boxes and attach the photographs to the outside of the boxes. If you’re going to be extra organised you could make a list now, of what new decorations you would like to buy for the following year and either attach the list to the boxes or even buy new decorations in the sales now.

Mann Welcomes Blanc Celebrity chef Raymond Blanc has confirmed a Brasserie Blanc restaurant is to open at Mann Island. The only branch in the North West, it will overlook the canal basin and locks and feature outdoor piazza-style seating. John Lederer, managing director of Brasserie Blanc, said
they had been looking for the ideal location in Liverpool for some time found it at Mann Island. "I think their decision speaks volumes for the quality and location of the Mann Island development,” said Steve Parry, managing director at Neptune Developments.

Underwater sees painting, sculpture, photography and video by 10 international artists curated under the theme of total submersion. The exhibition shows off the most compelling underwater-inspired artworks of the past decade. Artists including Bill Viola, whose video shows two lovers intertwine as they slowly descend into dark waters and Ed Pien, whose drawings suggest a nightmarish underwater realm in which ghastly creatures do battle. The Bluecoat has also commissioned the installation of a 12 metre 3D drawing of a submarine by Mark Anstee.
Disney favourites old and new will be gliding into Echo Arena this spring for a fresh adventure on ice. Classic characters like Mickey and Minnie Mouse, Donald Duck, Goofy, Pluto, princesses Snow White and Cinderella plus Disney/Pixar collaborations like The Incredibles and Buzz Lightyear will star in Disney On Ice’s A Disneyland Adventure. In this production, the “Fabs”- Mickey, Minnie, Donald, Daisy, Goofy and Pluto - take a vacation at Disney themed attractions. Based in the early 60s it turns out to be no walk in the park for our heroes when evil fairy Maleficent shows up to spoil the fun, and Mickey must enlist The Incredibles to save the day.

“I
f I had a wish for 2011,” said Joanna, “it would be for banks to start lending at sensible levels again.” With 26 years in the estate agents business Joanna is well placed to judge what those sensible levels might constitute – 90 per cent loan to value she reckons would be fair, with buyers backing up evidence of their ability to save with bank statements. “We know there are a large number of pent-up, would-be buyers out there, just desperate to buy their own property, but
well-stocked food hall, selling the local produce for which Delifonseca has become known across Liverpool. Known to the staff at Venmore, definitely, since their current Stanley Street city centre premises is just a skip and a jump along the same street from the original Delifonseca, where the lunchtime board offers twists on the usual sandwich like smoked pork loin and cream cheese on onion ciabatta. Today chilly temperatures make us chose something more substantial.

Amid the economic gloom of last September the Liverpoolbased deli and eatery successfully expanded into a spacious restaurant, food hall and butchers at Brunswick Dock. The new Delifonseca is an airy but homely space decorated in rich shades of cream and brown, offering squashy booths for privacy, and is attached to a

Lettings have been extremely strong – with city centre living proving more popular than ever – and investors sniffing better capital growth and income through property than savings, and snapping up a bargain. She pronounced her steaming shepherd’s pie the perfect comfort dish. “I’ve definitely made the right choice,” she murmured. “The leeks mixed into the mash is delicious.” Close competition was the confit of Goosnargh duck legs in spice carrot and orange puree with roasted root vegetables which I picked. The duck legs were moist and meaty and the skin had a naughty but satisfying crunch. I could easily have eaten a plateful of the puree. Its sweetness was cut through with lovely citrussy flavours.
Getting into the property business was, said Joanna, always something she always wanted to do. “I always liked looking round houses, saw a job in the paper for a sales negotiator and never looked back,” she said. I asked about her thoughts for the year ahead. The Royal Institute of Chartered Surveyors predict house prices will fall by two per cent before picking up at the end of the year. “I would say that’s correct,” nods Joanna. “Buyers are nervous about coming in at the asking price because they need to feel they’re getting best value for money, and are influenced by what is happening with the economy. Also because there are so many properties available. “But we’re seeing things pick up and I’m looking forward to a very busy 2011.”
