Affordable Homes: Such is the demand for affordable homes in Merseyside that they are attached to incentive schemes such as FirstBuy and Part Exchange, with fantastic deals for first time buyers and families. Riverside Home Ownership has announced new developments in Wavertree and Norton Village, to be completed early 2012. Keepmoat homes have two and three-bedroom homes in Princes Park, North Huyton and Bootle. Taylor Wimpey has apartment and homes in Prescot, Knowsley Road and Runcorn. New City Vision’s Ellergreen development of two, three and four bedrooms in Croxteth is also popular. As are the three-bedroom family homes in Norris Green Village by Countryside Properties. Lovell has fully furnished two and three-bedroom homes left in Kensington and Garston, and Knowsley Housing Trust has a few houses left in Huyton under the Rent to Buy scheme. Bellefield, West Derby: Bellway Homes has unveiled 74 luxury new build properties in West Derby. Located on the grounds of Everton's old training ground, Bellefield is a development of four and fivebedroom properties. Two showhomes are due to open in early 2012 and reservations can be taken now. The homes have quality fittings throughout with integrated kitchen appliances, oak handrails to stairs, security alarm and landscaping to front and rear. Baltic Triangle, city centre: Neptune Developments have now announced the £65 million high-rise scheme involving a four-star hotel and two apartment blocks is now ready for completion after stalling for a number of years. One of the blocks will contain 43 apartments; the other will have 159 units. 300 underground car parking spaces will also be available.
BUYING? First time buyers: Riverside Home Ownership are offering shared ownership meaning you part buy a property, 25 per cent for the two developments, and pay a rent to Riverside Home Ownership on the other share.You can then buy more shares from them in the future. Prices begin at £36,250 at Norton Village and £36,488 at Frederick Grove. Families: The Bellefield development is offering two great schemes for families looking to move in. The Express Mover is the fast and free way to sell your home. Express Mover is the solution if you want to buy a Bellway home but haven't sold your own house. A recommended local agent will market your present home with you agreeing the selling price on your present home and Bellway pay your Estate Agent fees. The Part Exchange scheme gives a fair offer for your old home based on an independent valuation with no estate agents’ fees to pay and a guaranteed price for your old home with the option to stay in your existing home until your new house is ready. Landlords: The novelty of city centre living has still not worn off, and with property investors keeping an eye out for good property the Baltic Triangle development is sure to be popular. On the doorstep of Liverpool ONE and with good transport links, the high rises will be popular for buy-to-let landlords looking for new-build properties. In 2012 landlords may look at growing their portfolios as the rental sector is seeing increasing demands from tenants. Mike Carter, head of conveyancing at Paul Crowley Solicitors and Co, said: “Next year I predict the first-time buyer and shared ownership market will be more buoyant with the government incentives available helping this market.”
LENDING? Nationwide: Exclusively for First Time Buyers, you can apply for a five per cent deposit mortgage when you open and hold Nationwide’s Save to Buy savings account for six months. They offer low deposit deals and £500 off product fees on selected mortgages, an exclusive range of special offers for first time buyers and fixed and tracker mortgage deals over two, three and five years. The government’s housing strategy outlines a mortgage guarantee scheme to encourage lenders to offer 95 per cent mortgages to buyers of new homes. So keep an eye out for more lenders offering 95 per cent mortgages in 2012. Santander: During 2011, the number of mortgage products available in the market has increased in the residential mortgage market. This trend will increase into 2012, with more lenders promising to enter the market such as Santander. The Leeds Building Society: The Leeds Building Society has launched a fee assisted two-year fixed rate buy-to-let deal available from 5.14 per cent. The product offers a free standard valuation up to £335 and free in-house legal services for standard re-mortgages. There is no completion fee and a booking fee of only £199. In addition, 10 per cent capital repayments are allowed each year without penalty and there is no higher lending charge. David Roberts, of Robinsons Chartered Financial Planners, said: “On the residential side, we are now seeing more lenders such as Nationwide prepared to lend up to 90 per cent and I see this as a continuing trend into 2012. In 2012 landlords may look at growing their portfolios as the rental sector is seeing increasing demands from tenants. Lenders have launched fee assisted buy-to-let deals launching competitive products including fee assisted products for those who may require help with upfront costs. These products would help the first-time landlord as well as the professional landlord wishing to add to their portfolio.”

A Family Matter – Helping a disabled son Our son is disabled, and we would like to buy a property for him and his partner. My husband and I are in our 60’s. We have paid off our own mortgage and have built up savings over the years and are both on good pensions, so we would be able to purchase a small house outright. We want to put this house in our own names and then charge our son a small rent – what do you think of this plan? I think you may need to rethink your strategy, as it has a number of tax pitfalls. Firstly any rent you receive from your son will be taxable onto you and your husband, as buy-to-let income. Secondly if the house is in your and your husband’s name it will be classified as an investment property. What this means is that if the house is sold it will be liable to Capital Gains Tax (CGT) on any increase in its value. Finally the value of the house will remain in your own names and therefore be subject to Inheritance Tax (IHT), which may mean a 40% tax charge upon your deaths. There are probably a number of better options for achieving your aims. The first may be an outright cash gift to your son to allow him to purchase the house in his own name. This, as long as the gift is documented properly and is ‘without strings’, and assuming that your son continues to live in the house as his main residence should solve the CGT and IHT issues. The main downside to this plan is that an absolute gift of the money to allow the purchase of a house, may affect your son’s state disability benefits. Another option would be to set up a trust for your son, controlled by trustees, who could be yourself and your husband plus others. As long as this is done correctly, it could give your son the right to live in the house during his lifetime. The ultimate beneficiaries of the trust could be his partner and/or children, or indeed other family members, but for the gift to be effective for IHT purposes this must not include you or your husband. Principle Private Residence relief from CGT would apply upon the sale of the house, as long as it had remained the main residence of one of the beneficiaries of the trust (your son). This type of planning would certainly involve more detailed advice and, to be effective, professional assistance.

Property Awards’ judges meet The judges of the Your Move Property Awards 2011 met once again at restaurant 60 Hope Street to deliberate on the nominations for this year’s awards and enjoy the award-winning food from the seasonal menu. The independent judging panel consisting of retail expert Elaine Cunningham of Elaine Cunningham interiors, Adam Hall managing director of Falconer Chester Hall, Lesley Martin-Wright, chief executive of Knowsley Chamber of Commerce and Eric Wright of Hitchcock Wright & Partners, met at the restaurant to discuss the excellent entries this year. The judges said they were incredibly pleased with the high standard of entries they had received, showing

The judges, who have met at the restaurant since the awards began eight years ago, considered a high number of entries across the region in categories ranging from Best Commercial Scheme to Best Affordable Home. MULTIMILLION INVESTMENT FOR COMMERCIAL DISTRICT Three million pounds will be invested in Liverpool’s Commercial District following a campaign to make it cleaner, safer and more business friendly.

The Commercial District now joins City Central in its status of business improvement district (BID), a designated area where businesses paying over £10,000 each year in rates have voted for BID status. The area covered by The Commercial District BID runs from The Strand to Pall Mall, Leeds Street through North John Street to James Street and Lord Street. The Commercial District Partnership will invest £3 million over the next five years into improving the look, quality and
feel of the area whilst boosting trading opportunities for businesses of all shapes and sizes operating within it. Paul Rice, chief executive of The Commercial District Partnership, said: “As well as undertaking major development programmes to improve public spaces we are also committed to supporting businesses with networking and trading opportunities. For example, our member offer scheme allows shops, bars and restaurants to promote deals and discounts to the businesses in the area for example. We know that if we animate public spaces by staging entertainment, markets or festivals this has a dramatic impact on people’s morale as well as bringing new people into the
area seeing the district in a new light.” For the first time ever City Central BID, Liverpool ONE, Liverpool city council and Commercial District BID have all come together to deliver the city’s biggest festive light display, made by people with varying disabilities. On December 15, in St Paul’s Square at 5pm, the lights on the giant Christmas tree will be switched on with a choir and 25strong brass band performing carols. And there is also traditional entertainment from live reindeers in Queen Square to the Salvation Army band on Church Street. Clare Delve, who owns her own PR company, and her husband and two sons moved to Grassendale, renting a two-bedroom apartment in an upstairs, downstairs house. They still own their home in Garston, which they are letting whilst renting in Grassendale and living closer to family.
We used to live down by the Matchworks and we moved here so we could be nearer to both sets of parents. Our four-year-old boy also started school at St Austin, which is just around the corner, so we wanted to be near. I’ve always lived in this area and I wanted him to go to the school I went to. We’ve rented out our property and we’re renting this property so we could move into the area because the houses are so expensive. One person owns all of the street, and they’re all upstairs and downstairs. It’s been quite an experience to rent and be a landlord, when I went to university I lived at home and I bought a house nearly straight away so I had never rented before. The house has many of the original features such as the pelmets. The lady who lived here before was here for a long time, so the place badly needed remodernising - she had pink walls with purple carpets and orange lino in the kitchen. Although many landlords don’t like you changing the decor, our landlord allowed us to paint everything, carpet the floors, tile the bathroom and remodel the kitchen.

We have the wooden floors in the front room and kitchen because everything is on one level so I thought it might be better to differentiate the rooms. We toyed with the idea of getting Cars-themed carpet but then the minute we get the carpet the boys would outgrow it. So we’re keeping it neutral and changing the theme through the bedding and the pictures according to what they like.
Ikea is my favourite shop for furniture and is where all the bedroom furniture is from. I quite like Next homewares as well. The rocking chair is a family heirloom, it belonged to my dad’s grandmother; we reupholstered it but it’s always been well looked after. On the walls, we have a cross, which comes from St Patrick’s Cathedral in New York, the Turkish eye, which is meant to bring good luck and I will be hanging the pictures of the children as well. We’re hoping to stay here for a long time. Our old house was a new build so it was all open plan but I like that separateness to rooms, which this apartment has. The kids love the new home and like being nearer to their nanas, and being able to walk everywhere.

Famous for his buckteeth, frizzy hair and ‘tickling stick’, Ken Dodd is a household name and a cornerstone of British comedy. Having spent nearly half a century making people laugh, the Liverpool-born funny man tells Your Move he has no plans to hang up his tickling stick.
INTERVIEW BY DINA KARIM You’re playing the Philharmonic Hall at the end of December, Ken Dodd’s Merry Christmas Laughter Show, which you’ve been doing for a long time. Tell us a little more. I've done the Philharmonic show every year for the past 20 years. We're going to have the Diddy Men and elves, goblins, a magnificent magician and show girls, and of course me. We've also got two lads from north Wales who are doing some wonderful operatic arias. I do it because it makes people laugh and it brings in the New Year with a smile on their face. I love playing Merseyside it has the best audience in the world. Liverpool is my hometown and there's nowhere I would rather play at Christmas - like they say, you go home for Christmas. You recently had lunch with the Queen when she visited Liverpool, did you tell any jokes? I met the Queen when she was here and had lunch with her. I got to shake her hand but of course I couldn't tell her any jokes, she's the Queen! I also met Prince Phillip and he was very impressed that I had joined the Grand Order of Water Rats (a fraternal organisation) because he's a member too, so we were having a laugh about the shows the order puts on. What is your secret in staying in show
business for so long? I'm still stage-struck! I love working in show business and slaving over hot audiences. At Christmas, most theatres have pantos so they don't do variety shows but the Philharmonic is open for orchestras and music, so we have the show girls and Diddy Men. How did you get into comedy? I got into comedy to make young ladies laugh. I served my apprenticeship all over Merseyside doing after dinner shows; Merseyside is the best audience because they encourage talent. I tell people you have to be a comedian to live here! You were recently added to Blackpool’s own Walk of Fame, the Comedy Carpet. Tell us a little more. This is Blackpool’s latest attraction. Blackpool is the show business capital of the world, there are probably more theatres there than anywhere else. My favourite is The Grande, which is the most beautiful theatre I know. The Comedy Carpet is this ‘carpet’ of granite and they've added comedian’s names and their catchphrases. So, mine is ‘how tickled I am!’ and it can never be rubbed off. What are your plans for the next year? I'm a gigster so I'll be travelling all over Britain in the next year doing the Happiness Tour. I made a vow to play every live theatre in Britain and since there’s new ones opening up all the time there's always plenty of work, so the Happiness Tour is never ending. Colour clash tree I love real Christmas trees but my husband prefers artificial trees. Every year we end up with the same dilemma, which usually results in the old artificial tree being put up. Would you recommend a real tree? And if so, what colours work best when decorating it? I don’t think there is anything better than a real Christmas tree. I love the fragrance and the natural beauty. Real trees are a renewable source as more trees are planted than sold each year, making wonderful plantations for wildlife, they also can be made into compost or planted in your garden, unlike most artificial trees that can’t be recycled. Although the Norway spruce is popular choice of tree, I do prefer the Nordman Fir as this has a beautiful shape, great colour and scent and also has good needle retention. When picking a tree always look for evenly spaced branches, as this will show off your decorations better. When it comes to decorating your tree, match the scale of the baubles to the size of your tree: if you have a large tree hang larger baubles around the widest and lowest part of the tree, then work your way evenly up the tree with your baubles becoming smaller nearer the top. Real trees, because of their own natural beauty, will work with any Christmas colour scheme. On trend this season is clash of colour, mixing bright greens, turquoise, purples, oranges and fuchsia - a real festive punch.
I would like to decorate the dining room before Christmas as I have some of my friends coming over for lunch on the big day. The room is fairly small and I would like to paint it a bright red, it may sound extreme but I have a large gold antique mirror in the room which I think would look fantastic against the red backdrop. Could you recommend a shade of paint that I could use? Also where can I buy paper chains to hang from the ceiling for this room that has a bright red theme in them? Red always looks fantastic against gold accents and in a small room bright colours work well. The paint manufacturer Fired Earth has a bright red in its Kevin McCloud collection called Cochineal, I think it would be the perfect red for your colour scheme. Marks & Spencer have a fantastic paper chain; it’s multicoloured and patterned and has a chain of white stars on a background of bright red. Painting the town blue A trio of Everton related charities and the Metquarter have joined forces to bring more football to Liverpool. The new project, the Everton Experience, has seen the three charities open up a popup shop in the Metquarter, filled with unique Everton FC souvenirs from the world’s largest collection of sporting memorabilia. The opening celebrations kicked off with an ‘Ultimate
Boys Night In’, bringing retro games to the big screen raising money for men’s charity CALM and Everton in the Community. Lord Grantchester, chief executive of Everton in the Community, said: “We are delighted to be able to open the collection to the public, allowing fans of the sport to share in its heritage.” The pop-up shop will remain open until January 2012.
