How to... No stamp duty

TAKE ADVANTAGE OF THE DEALS AVAILABLE TO BUYERS From reading the national media’s coverage of the property market, you could be forgiven for believing that buyers are struggling to purchase because they can’t put down a deposit, but this isn’t necessarily the case. Many developers and housing groups are offering incentives to buyers to help keep the market moving, and to help take care of their financial worries.

The first myth to debunk is the idea that buyers need a 10 per cent deposit to put down on a property. Many schemes for first time buyers, or for buyers at new developments, offer to match the deposit the buyer can put down or put forward a range of options to suit the customer’s needs. Here’s our guide to taking advantage of the best deals on the market.

Shared ownership This is possibly the biggest area in the current market which addresses the buyer’s need for a deposit. Shared ownership doesn’t mean that buyers have to share their home with anyone else, it just means that the buyer commits to a portion of the total property; usually somewhere between 50 and 75 per cent. If the buyer chooses and can afford it, they can purchase up to 100 per cent of the property. Rent is paid on the remaining share which they don’t own, and there are ongoing opportunities to purchase any further portions of the property, usually within an agreed time frame. Reservation schemes McInerney Homes is offering a scheme for buyers which means the buyer owns 100 per cent of the property, but only pays 75 per cent of the price now. The FirstStep package sees the remaining 25 per cent interest free and rent free for 10 years, with 10 years to repay the remaining 25 per cent. The developments cover Runcorn, Warrington’s Williams Wharf and Briarswood Village, Liverpool and Wigan, with a selection of one and two bedroom apartments and three and four bedroom family homes. Bonds could be best McInerney Homes is one developer with a new take on helping buyers to purchase without a deposit. The housebuilder’s partnership with Exchange Bond means that £50 cash replaces the deposit the buyer would normally put down, and the insurance company underwrites the exchange of contracts. McInerney also then covers the first 12 months of the buyer’s mortgage for up to £500 a month. A number of developers are keen to point out that their homes are for sale minus stamp duty, and this affects all properties of £175,000 or less. Rent to buy Renting to buy is a term that can cause some confusion, but can actually be explained very simply. Generally, the ‘buyer’ rents and moves into a new home without paying a deposit, and pays only a reduced rate of rent. During an agreed period, usually between three and five years, they agree to purchase the home and the money saved during this time can be used as a deposit. The Muir Group’s Rent to Homebuy scheme offers purchasers the opportunity to rent an apartment for three years at a reduced rate, to allow buyers the opportunity to save up a deposit in this time frame. Lark Lane’s advantageous position overlooking the picturesque Sefton Park, and its proximity to Aigburth Road and excellent transport links to Liverpool’s centre, has always made it a sought after destination. Property in the area comes in many specifications, and is regularly requested by buyers visiting Sutton Kersh’s Allerton Road branch. Sue Bullen, sales manager at Sutton Kersh, told Your Move: “This wonderful area in the heart of a vibrant, leafy suburb has increased in popularity over the years, becoming one of the main cultural centres of south Liverpool. Ron and Jan Sear reopened their bookshop, which they’ve been running in various venues up and down the street since 1981, as Amorous Cat. A wooden feline shape guards the door to the treasure trove of old and new, fact and fiction; the sort of place which sells limited editions, textbooks you never thought you’d find and the perfect antiquarian Christmas present for the booklover. According to owner Ron, who’s originally from the south, poetry is more popular in Liverpool than in any other city; a poster indicates that a writers’ club meets every Thursday night at The Albert. Outside, Mojo, a well-known character up and down the lane, is suspicious of our photographer’s camera; this dog has seen it all before. He retreats into Remains To be Seen, where he resides in an Aladdin’s cave of antiques and art, but he’ll return later. Next door to the bookseller’s, Diane Hynes’ retro clothing, furniture and antiques store is a true hidden gem in the area. After opening 12 months ago to specialise in vintage clothing, bags, shoes and accessories,

the shop now stocks beautiful pieces to add an individual touch to any home, from a traditional wooden rocking horse with flowing hair to 1930s lamps, china, art and a chaise longue that would add a touch of Parisian chic to any evening in front of the telly. Diane says: “This shop is like a love affair for me; I buy things that I love, and I think you can make any room look amazing when you mix and match your furniture with some unique items.” The shop’s also taken Diane on an unusual journey, where she found herself helping to source clothes for a local film about dressing up for football, Away Days. Just as I’m about to leave, I’m particularly taken with the fabulous escargot serving set, a perfect Christmas gift for the cuisinier. Diane is not only an authority on the retro; she was recently asked to chair the meetings of the Co-operative Housing Association that looks after the needs of residents in the area, and which has seen a number of homes receive newly fitted kitchens this year; the residents are keen to keep their properties and their area a pleasant place to live. A couple of doors away, Veronica Smith’s independent boutique, Serendipity, showcases her own clothing designs and shoes, as well as a fabulous range of jewellery and semi-precious stones. She opened in August last year for a new adventure that fulfilled her passion for fashion. She sells a full range of her own designs, clothing from Unique Boutique, and she makes dresses to order as well as leather boots which she had manufactured in Bulgaria: “I like to think the shop brings a little glitz and glam to Lark Lane. We’ve got some wonderful little niche stores here; the Gallery, which sells gifts, at the end, and my store were even mentioned as

‘little gems’ to be found in Liverpool by a journalist for the national papers - we have people visiting from all over.” A little further down the Lane, another store has attracted and retained steady custom. Paul the Barber has cut gentlemen’s hair for 40 years, and in that time has seen it all; the flat top, the basin cut, the mullet, and really bad hair pieces: “One man who came in here who wore a hair piece used to say to me, ‘just take a little off the back and sides but leave the top - as though I didn’t know it wasn’t his hair! I just played along. Then one day he said to me, ‘just take a little off the top Paul’, so I just took the scissors and went to lift it up and it came right off – he was mortified. I think he’d convinced himself the hairpiece was real!” Paul’s cut the hair of footballers and singing sensations, from Ian Callaghan to Henry from The Christians. Karl Reid in Lark Lane newsagent’s has extended his store to include fresh fruit and vegetables, a deli and a new vegetarian range of food as well as

greetings cards and household products. He set up the business six years ago with his wife Lily and, if what we’ve seen is anything to go by, then customers frequenting this store will get a laugh and a joke as well as their shopping. Among the lane’s destination venues is the tattoo parlour. Sophia Carol Perez opened five and a half years ago, and customers will travel from across the north-west and even from abroad for a particular design. Sam Leigh, a tattooist, has worked at the studios for five years, and came in today to tattoo a customer visiting from the Lake District. She has a booking in December for a customer from the United States, keen to have a tattoo of The Beatles to make a holiday in Liverpool. Her colleague Emma Connolly, whose husband works as a tattooist in the studio, will be opening Cherry Blossom, a beauty parlour with a difference next door in January, offering semi-permanent make-up for the face and for the body, as well as body piercing and nail art. special reconstructive semi-permanent make-up for former breast cancer patients. There have been some new ventures on the lane directed to attracting and fitting in with the daytime trade. The Moon & Pea bistro is a fairly recent addition to the Lane’s menu, offering breakfasts, brunch, lunch, afternoon tea and cake and a bistro menu to a range of customers from 40

professionals to students and families. It’s a ‘bring your own’ wine and alcohol destination in the evenings, which differentiates the corner café from others on the Lane. Owners Sian and Jill, chose the Lane for its individuality and character, and their passion for quirky art and colour is displayed on the walls, and even in the toilets - suggesting that they certainly add

to this individual flavour themselves. A stone’s throw away you’ll find the community centre, in the old police station on the Lane. Forthcoming events include a healing hay, a creative health and wellbeing celebration on 20 December. Regular activities are also on offer for children, as well as anything from yoga classes to music. There really is something for everyone here, and plenty of places to go for a coffee afterwards. Of course, the nightlife in Lark Lane is renowned among those who frequent the local eateries and wine bars; from the legendary Keith’s for affordable meals and drinks, to Maranto’s for family occasions. The latter opened 25 years ago when Steve and Ruth Maranto came to Liverpool from Chicago to open an Italian American restaurant. The brass bell behind the bar made the same passage and is just one gem from history in the beautiful black and white timber building. The area has, unquestionably, altered as a result of investors seeing the street as a good bet for a new venture. Chilli Banana Thai restaurant welcomes diners to a unique experience of some of the finest Thai cuisine in Liverpool, as Your Move’s Table Talk correspondent avows. The stunning décor seems to belie the restaurant’s cheeky name above the door, but which itself describes a sweet chilli and fried banana dessert which has become a bit of a local specialty. Pistachio restaurant and wine bar celebrated its second birthday last month, and owners David and Neil are now encouraging mothers with prams to take advantage of lunchtime and afternoon offers, as there’s plenty of space for buggies at the table, and there’s no better way to round off a walk around the park than with a coffee and cake; for a less quiet afternoon the digital jukebox holds 25,000 songs. The footballer Daniel Agger’s restaurant Tirano stands on the site of some former stables, and the newly opened Pablo’s is a redevelopment of five former retail units into a fine dining experience. The stunning interiors of Pablo’s would not look out of place in a landmark hotel; but owners Paul and Amanda believe that Lark Lane is the perfect site for the dizzying heights of culinary elegance. Chair of the Lark Lane Neighbourhood Association, Sandra Warren, agrees: “We need to strike a balance between the restaurants and wine bars and the daytime

trade or the shops will suffer, which is a real shame as these are all, without exception, independent traders offering niche products. We had a tidy up at the end of July, and we’re looking at ways to make parking safer, so that traders and residents can benefit.” Another committee member, Cath Rogan, is also keen to promote the daytime trade: “We’ve been speaking to the council about a cumulative impact policy which we hope could stop any more wine bars and restaurants taking space on the Lane. We have some fantastic evening destinations, and many of them open during the daytime too, but we don’t need any more and we need to balance all of this with the shopping so that the independent traders don’t lose out. We have some fantastic quirky, niche stores, and they should be recognized and supported.” The Neighbourhood Association has also come up with some new ideas to boost daytime trading. A farmers’ market visits the Lane every third Saturday of the month; if this were to increase in the New Year then retailers could expect more passing trade. A traffic-free day and a regular street market could also boost takings for the local stores. It’s also hoped that the council’s consultation in January could see a much deserved resurgence in daytime trading. In the meantime, Christmas shoppers on the Lane will find much to entice them; an antiquarian book, a bespoke designed dress or boots, vintage furniture and rare artwork, this hidden gem of a destination could soon be attracting the attention it deserves. Part exchange with a twist An innovative new product is being offered by a local housebuilder to entice potential movers to take the plunge and purchase one of their new homes across the north-west. McInerney Homes will buy a customer’s old house at market value in exchange for a new home and then allow the customer the chance to sell their old property for a higher price and pocket the difference. Fall-Back works just like a regular part exchange scheme. McInerney will make an offer based on two independent market valuations. WOODLAND WONDERLAND FOR WEST DERBY

Residents in West Derby have been asked to share their thoughts on a local project that is set to bring ‘the world’s most colourful woodland’ to their doorstep. More than £700,000 of regeneration funding is to be invested in the project, situated just off Mab Lane, £440,000 of which comes from the Northwest Regional Development Agency, with further funding from the Forestry Commission, The Riverside Group, The Mersey Forest and Liverpool City Council. The land, totalling 25ha, incorporates a former playing field and an area known locally as ‘the back field’, close to Stockbridge Village and Croxteth Country Park. The new community and cultural woodland is expected to form the legacy of the city’s status as European cultural capital in 2008 and act as a showpiece for the city’s forthcoming ‘Year of the Environment’, next year. Up to 20,000 new native UK trees will

be planted, alongside wildflower meadows, a community orchard and seasonal wetland areas, all chosen to create an inspiring and multifunctional green space at the heart of the community. Deborah Shackleton, chief executive of The Riverside Group, said: “This project represents the culmination of many years’ hard work by Riverside and Berrybridge staff, our partners and the tenants and residents living in the surrounding area. It is a project built for the community, with the community, which will play a large part in the regeneration of the neighbourhood. Diverse City Launch The Riverside Group is celebrating 80 years on Merseyside this year. Matt Whelan took a keen interest in the lettings market through observing his father, a property investor. Matt consequently forged a successful career by forming his own residential lettings and property management business, Liverpool Residential Lettings. How did you get into property? I began helping my father with his rentals. He advised me to buy a house to rent out so at 21 I bought my first house, a three bedroom terrace in Bootle. Q&A With Mrs Emma Jones (F. Inst. L. Ex) Q I am a first time buyer and due to the current economic climate am considering buying a property at auction with the aid of mortgage finance. Can you advise me what I need to be aware of? A Obtain a copy of the Contract pack containing the particulars of the property being sold and the contract terms prior to the auction. The Contract will state whether or not there is a reserve price for the property. There will also be a Home Information Pack (HIP) containing a local search, drainage search and Energy Performance Certificate. You should arrange for a solicitor to check the title and HIP prior to the auction and you should undertake a survey of the property. If the searches in the HIP are more than a couple of months old and there is time prior to the auction your solicitor should undertake up to date searches. If your bid is successful you should be aware that this is a legally binding contract and you are legally obliged to complete the purchase. You will be required to pay the 10% deposit immediately. You will usually then have 28 working days to complete the purchase, but in some cases this could be less. During this time your solicitor will need to make enquiries on the Contract in the usual way on behalf of both you and your mortgage lender. As the Contract has been exchanged, the seller’s solicitors have no legal obligation to provide replies to enquiries. You should be aware that if after you have exchanged Contracts at the auction and the property is deemed to be unsuitable security for your lender, you will still be required to complete the purchase. If you are unable to do so you will lose your deposit and the seller can claim interest and damages until the property is re-sold. If you are purchasing a Leasehold flat there are additional enquiries your solicitor will need to raise in connection with the service charge, insurance and management company accounts. You must make sure that this information is contained in the HIP before you exchange. When you are commissioning a survey of a flat the surveyor should also check the condition of the block and common parts. If there are substantial repairs needed to the roof/common areas etc this will also have an impact on whether your mortgage company will be willing to lend on the property. You must ensure that the title and condition of the property is inspected prior to your bidding at the auction. This can be costly, incurring legal and surveyor’s fees for a property you may not eventually buy, however it will save any unexpected surprises and costs in the long term. your move movers… Why did you choose this apartment? It’s a well-built and spacious apartment, and I like the way it’s been converted from the original mill that was here, retaining the beams. It’s also really convenient for the M53 to get to work, and to come into Liverpool.

Do you have a computer or games area? Yes, we have a whole space just for games and it’s great – we play them a lot more since we moved into this apartment. We have a 42 inch plasma TV, a computer, and lots of different games and films. We’ve also got a picture up of all the Hollywood film legends in black and white, which looks really cool.

How is it laid out? It’s spread over two floors with three bedrooms on one of them. They’re so large, there could easily have been four! On the upper floor are the dining, living and kitchen areas, with fantastic views over Liverpool docks, and it’s all open plan but so large that it still has very separate areas. How have you made it your own? We are still unpacking some of our boxes from our old house! Saying that, we have all the essentials. We have a really large L-shaped sofa in stone coloured fabric that’s really comfortable and fits about 10 people. The coffee table is in brown marble, and sits on a wool rug that’s white with lots of different coloured flecks in it. The coffee table matches the dining table which seats eight people on brown leather highbacked chairs.

What are the bedrooms like? One is a guest room and we’ve laid it out in black and white with some nice bedside lamps and tables. For the master room we’ve ordered red curtains and bedding from John Lewis, the wardrobes are fitted in light brown wood, and we also have a desk area with a revolving black leather chair and the laptop. It also has an en suite bathroom with grey tiles from ceiling to floor and a double shower which is really relaxing.

Movers… Calvin Zola, 23, is a striker with Crewe Alexandra football club. He has recently purchased a penthouse apartment at East Float Mills in Wallasey with Gregor Shore, and moved in at the end of September with his wife and young family.

Tell us about some of your special pieces…

What about the kitchen? The kitchen is open plan but still, because of the shape of the apartment, is separated from the dining room. It has integrated features, and we love hot chocolate so we’ve bought a coffee machine which makes great steamed milk. I love to just have a hot chocolate and marshmallows in these cold evenings, as we’re all sitting together on the sofa! What’s the best feature about the apartment? It’s in a great location, it’s really beautiful inside and outside with a huge decking area and fantastic views, and we’ve been able to leave our own stamp on it. We’re going to Paris this weekend, so we’ll be looking for some nice paintings there to bring back with us.

We bought a beautiful statue when we were on holiday in Thailand. It’s a figure of a woman in a fishtail dress, only she hasn’t any arms, or a head; it’s cream and looks really good with the rest of our things. We have a low black velvet chair that’s like a throne, and a 60s pod chair with a red inside and a white outside.

Please help me as there is definitely no room at the inn! My family are all coming over at Christmas, and I have now invited a couple of friends to come over on Boxing Day, who have asked if they could stay as well. The problem I have is that we just don’t have enough beds. Could you suggest what we could use as temporary solution to this problem? Bill Brown sells a selection of rolled up mattresses that make ideal spare beds for guests, and are easily stored when not in use. They come in three different sizes; single, medium and double and are made from organically grown cotton with soft cotton wadding. The great thing about these, is that when your guests have left, all you need to do is throw them into the washing machine, dry and roll them up again, which leaves them perfect for when your guests arrive again next year!

DECORATIVE EFFECTS Do you have any suggestions as to how I could decorate my fireplace this Christmas? I usually put all my Christmas cards on it but this year I am determined to make more of an effort! I’m having a house party on 20 December so some kind of lighting would be great, but my budget is limited. Decorating a fireplace at Christmas doesn’t need to be expensive. Some of the least expensive options can create the most dramatic effects. Different sized mirrors free standing on the fireplace with an assortment of small and large candles in front of them, would cast a wonderful light. It’s the perfect solution for Christmas day, and magical for any Christmas party.

The Liverpool-based writer and mum of three balances her passions to make sure she enjoys the best of both her worlds.

your move talent in the city Leigh has just celebrated the premiere of her film Kicks, a compelling tale about two teenage girls obsessed by celebrity and fame. The topical screenplay, adapted from Laurence Coriat’s original script, has been brought to life after making it to the final three in Liverpool’s prestigious Digital Departures microbudget filmmaking initiative.

What inspires you to write? I always thought one day I’d have a go at writing but never felt I had any stories. Then after the birth of my first child in 1998 I just had an urge to write and I sat down and wrote a short film in one night. It was strange how I just had this sudden need to write but somehow it made me lose my fear of it. For me it’s about exploring something that is bugging me about the world in a creative and entertaining way. Kicks is quite poignant in that sense but that’s not to say I don’t enjoy doing comedy that maybe isn’t saying anything in particular. It’s all about connecting with your audience and getting a good response. Whether they love it or hate it it’s great if you can provoke some emotion. Is writing a tough discipline or do you find it an easy process? I used to find it really easy but since I finished writing Kicks in April I’ve been finding it quite difficult. Perhaps I’m just exhausted and it’s a case of the well being dry at the moment. I’ve just met with Lindy Heymann (director of Kicks) and we found we had quite a few ideas to work on so that was quite encouraging. I am quite disciplined when the ideas are flowing and I make sure I work from around 10am until 4pm. With having three young children I have to make sure I set time aside to work so I can have time with my family that work doesn’t encroach on. But once I get excited about a project it’s all I think about. Really ideas are infinite, it’s just your own fears that stop them flowing. How do your personal commitments affect your career as a writer? I don’t write about my own life but in some sense it does inspire my writing because it makes me more concerned about certain issues. For example having three girls of my own means I have a bee in my bonnet about issues affecting young girls at the moment. I‘m concerned by the way society encourages girls to place their personal value in how they look and that was part of the inspiration for Kicks. On a practical level, having young children means I can’t lock myself away in a room for days on end to write; I have to take a break to pick them up or make their dinner and so on and for me that’s a good thing. I need those breaks.

What do you consider to be the purpose of film-making – to entertain or to teach? I think to entertain, to move and to provoke. People go to the cinema to be taken on a roller coaster journey, for the thrills and the spills. I watched Little Miss Sunshine again recently and to me that is just the most perfect film. It is so subversive and at the same time so entertaining. It’s just genius because you don’t feel as though you are being battered with the message. The kind of film I enjoy is the type I’m trying to provide my audience with; the kind that makes you think but at the same time does so subtly and in an entertaining way. Is there a particular subject matter you’re interested in writing about or do you just wait for ideas to come to you? The piece I’m working on at the moment is observational, not particularly about things that are bugging me but just observations. I write about my concerns at the time so it’s not that I’m pursuing a particular subject matter, just what is of interest to me. Big Stella, Little Stella was concerned with how people should appreciate the present and not live in the past, so psychologies to some extent. And my current work has a similar theme so there may be some comparisons but having said that when you are creating characters your audience has got to understand what their goal is and what they’re about so it does have to be psychological to some extent. You were awarded a £250,000 budget by Northwest Vision and Media for Kicks – was that a challenge? It was actually although it was our producer, Andy Stebbing, who was primarily concerned with the budget. It was difficult because we were really close to filming and Andy said we couldn’t make the film with the budget available so we had to go away and cut scenes and locations and even characters out. Ultimately the film benefited from it, although it was scary at the time. But I really enjoyed that bit, getting rid of all the ‘flab’. Both our producer and director have done wonders with it so it is a low budget film but with a high production value. The Digital Departures scheme is very competitive – what did the shortlisting process involve? To begin with there were over 150 applications and we got through to the shortlisted 75. Andy and I then had to pitch to a panel and that took us down to just 12. We then had to go away and write a treatment, which took us through to the six remaining entrants and at that point we wrote the script, which took us down to the final three. In total we did 11 drafts so it was a long and hard process but brilliant at the same time. When I was working on Big

Stella it could be weeks before anyone got back to me, but for all its intensity, at least with this process I was able to get immediate feedback. I learnt such a great deal from the experience. How did Lindy Heymann enhance the film? Visually she has such good taste and she knows exactly what she wants. She brought in a Spanish director of photography who was able to see Liverpool with an objective eye and he made the city look just right. Also when she came on board the film was much lighter but she steered it to a much darker place which is what was needed and people have really responded to that. It’s her film really. What do you hope people take from Kicks? Don’t kidnap footballers! It’s ultimately a cautionary tale about adoring people who are just human and putting them up on pedestals. So all that glitters isn’t gold really. I suppose society is very celebrity conscious at the moment which is probably just about escapism. But there’s no substance to it and it’s not going to bring happiness; it’s only going to make you feel bad about your own life because it’s not real. And that’s the kind of thing that makes girls feel they have to look a certain way and that their value is determined by how they look, which is what I’m trying to discourage. What are you working on next? I’m putting ideas together at the moment for a couple of films and beginning to write. Also we’re in talks with distributors for Kicks so hopefully that’ll be shown in some arthouses and perhaps included in a few film festivals, but really I’m hoping to just focus on my family for a while. My youngest daughter is two and as I only finished writing Kicks last April things have been really full on for the past year so I think I need some time to just spend with my family.

How did you get involved in the AWS? I joined MSB just over a year ago, after working for a family law firm in Wigan, and I now commute into Liverpool from Manchester and I just love it here. My colleague Emma introduced me to the networking group and it’s been really useful and enjoyable. We meet sometimes for talks on legal matters, but more often than not it’s for cocktails, salsa dancing, clay pigeon shooting or a sight-seeing tour, or doing something outdoors like a walk or a run which I especially love. Where did you get your passion for sports? I think it was when I was at university, and I just started trying out some new things with friends and got into running. I really enjoy cardiovascular-based activities, so I go to a number of classes at the gym like body attack, which is a form of high-impact aerobics, circuit training and RPM, which is spinning to music. How much time do you spend being active and sociable, then? I’ll run a couple of times a week, I play badminton once a week with a friend and after a busy day at the office I like to unwind with a class to de-stress and feel refreshed for the next day. That’s probably most evenings I’m doing something!

Who inspires you in your different passions? My dad, definitely. He was a cross country runner when he was younger and has always encouraged me. We like to go fell walking together in the Lake District; it’s lovely just spending some time with him and enjoying the fresh air and the scenery. Does it get expensive? No, not really. I just wear some comfortable clothes I can move around in and lots of activities are free or really cheap. Also, the more you use the gym, the cheaper the premiums on your health insurance, so it’s best to look at it that way! What are your ambitions in sport? I want to do the Manchester and Liverpool 5k runs next year and I’m hoping to drag some friends along with me. The social networking has been great as a way to meet other people with similar interests. I’d also really like to do a half marathon at some point. Can anyone get involved in AWS? Yes, it’s open to any woman solicitor or trainee who is a Law Society member or associate member, and it’s free to join. We’re having a Christmas do at The Metro; we’re well known there for coming along in a big group and having a great time!

The Lexus brand is renowned for the reliability of its cars and the IS is no exception, consistently performing well in customer satisfaction and reliability surveys

USED LEXUS IS SPORTCROSS The Lexus IS SportCross is an estate version of the IS saloon. It was designed to appeal to those owners wanting a little bit more space and the added practicality of an estate car. The only problem is that the company managed to make the “larger” car smaller. George Hobbs

Despite taking the saloon version and adding 4in to its length and a tailgate, Lexus shrunk the boot by 60 litres. So if load-lugging capacity is your priority the IS SportCross is best avoided. However, for drivers who rarely carry much more than the weekly shop, it is an appealing proposition thanks to attractive styling, reliability and generous equipment lists. Introduced to the UK in August 2001, more than two years after the original saloon arrived, the SportCross was initially offered with just one engine, a 3 litre straight six. Producing a healthy 211bhp, it propels the car to a top speed of 143mph and achieves

the 0-62mph sprint in just 8.4sec. The following August a 2 litre joined the range. It produced 153bhp and is just as whisper quiet as its big brother, as with many Lexuses you’ll need to check the rev counter to see if the engine is running. Neither of these models is particularly efficient, however the 2 litre struggles to achieve 30mpg and the 3 litre barely nudges 25mpg. When new the IS 300 cost over £6,000 more than the IS 200. On the second-hand market that premium becomes closer. The standard equipment list on both is impressive. All models come with automatic climate control, alloy wheels, traction control, retractable door mirrors, front and side airbags and six-disc CD player. The 3 litre adds leather upholstery, electrically adjustable front seats, larger alloys and a five-speed auto box. Lexus also offered satellite navigation as an option. At more than £2,000 when new it was expensive, but on the second-hand market it commands a premium of just £350. But it’s difficult to avoid the issue of space. Tall drivers won’t find enough headroom, particularly in cars fitted with a factory sunroof, and rear-seat passengers have adequate rather than generous amounts of legroom. The boot space is disappointing and although the rear seats can be folded down, the floor of the loading area is never flat, making it difficult to carry big items. Lucy Oliver interviews Michael Hughes at Ei8ht Eye-catching purple doors have become the hallmark of a property firm whose name lends a vision of Grecian columns to Liverpool’s residential scene. The man behind the purple frontings, Mike Hughes of Pantheon Estates, joins me for lunch at a more recent addition to suburban living; Ei8ht restaurant on Allerton Road. Since opening in August, it’s evidently the place to be; and the ideal setting to discuss the diverse range of services under the property firm’s remit. Having established Pantheon Estates six years ago, the company’s rapid acquisition and renovation programme saw the development of a portfolio of 180 flats to let. As Mike explains: “I’m a chartered accountant by profession, and set up the company after persuading some friends and clients to invest in it. We developed a portfolio of properties very quickly and two years ago we acquired a building firm so that we can provide landlords with renovations and repairs services on their properties, and our low overheads allow us to offer very competitive commission rates.” Recent developments have seen the firm establish an estate agency under the direction of Julian Deus, and a lettings arm headed up by Danny McKeowan, on

Picton Road in Wavertree in July this year. Under the Pantheon brand, property development advice and services to landlords are being provided in-house through the company’s building and renovations arm. It’s a multi-stranded approach to the property market under one brand, and one that’s withstanding any number of difficulties in the current climate. Ei8ht’s menu is equally diverse and the corners of the continent are drawn together in our starters order; a Norwegian prawn salad for Mike while I opt for a Greek feta salad of mythological proportions. Mike’s originally from Bootle, and worked in London for many years before his current venture, which brought him back to his home city. He now lives with his family on the Welsh borders, commuting to Liverpool to meet clients and enjoy the city life, as well as keep an eye on the future of rentals: “We are also introducing a new scheme designed to help out landlords who need some work done on their properties. The rolling programme means that we can agree a repayment schedule from the rents taken, so that the properties are improved and tenants can move in before the landlord has to put any cash up front. It also

means that, if the landlord has five or ten apartments, they can refurbish one at a time and improve the quality of their stock. It works for them, for the tenants, and for us, and it’s a way of keeping up the standard of properties to let in Liverpool.” That’s certainly going to be a priority now that Liverpool is increasingly moving up the radar of landlords and investors. Our main courses arrive; a sirloin steak sandwich for Mike and, for me, a club sandwich with crispy back bacon and free range chicken. Both meals come with a side of charmingly irregular homemade chips, crisp and well-seasoned in ample portions. Later, as we finish our meal, an afternoon tea of sandwiches and cakes is being presented to a nearby table of ladies at leisure; this south Liverpool haunt is pulling in a new species of customer and reflecting the changing shape of the lettings market. Mike continues: “At the moment we cover Wavertree, Sefton Park and Toxteth and we’ve taken on 70 new properties since July.
