The savings come from: cavity wall insulation – £120, loft insulation – £155, eliminating draughts – £25, double glazing – £110, hot water tank insulation – £30 and a condensing boiler and modern heating controls – £200. Today savings are greater and, as fuel prices are forecast to rise, the benefits of saving energy will continue to increase. The advantages of a newly-built home have always included low maintenance costs, freedom from repair and renewals and the convenience of modern layout and design. Now a new home offers a significant and increasing saving in fuel costs and an energy performance certificate to confirm the potential.

This will be linked with the restoration of the water area and landscape, associated with historic Primrose Lodge, immediately across Woone Lane from the housing site. A joint working arrangement between the

landowners, a local family-owned developer, the Borough Council and Lancashire County Council has provided the opportunity to create a new public park, which will benefit not only new residents moving to the proposed housing scheme but also a large number of existing residents who live to the south of Clitheroe town centre. The new area of public open space will incorporate a footpath system, which will enable future residents to gain safe and easy access to the town centre, shops, and local schools. Beck Homes intends to create a village-style scheme at the site. Provision will be made for affordable homes and for a range of one, two, three and four-

bedroom houses to meet local housing needs. Planning consultant John Willcock said: “The redevelopment of this area and linked improvement of Primrose Lodge is long overdue and Beck Homes’ plans will have a marked and positive impact on the local environment. This landmark project, using a previously developed site, will restore the lodge and adjacent historic mill to their former glory, whilst at the same time providing new homes in a popular area, highly accessible from the rest of the town.” Work on the site is expected to start early in the new year with the first homes scheduled for completion in autumn of next year.
