Delayed financing guidelines allow buyers to pay cash for a home then begin the refinance process the very next day in order to recoup the cash. This allows a cash buyer to remain liquid, not committing all their resources. Seller can not have been a real estate agent, title agent, appraiser in the deal. • The original settlement sheet that shows detailed transaction figures, must document that the sale occurred and that no financing was used. • A title search must show that no liens on the property • Funds used for original purchase must be documented from verified sources (bank or retirement accts, HELOC on another property, etc). • Cash-out funds from the refinance must be applied toward the original source of funds (replenishing retirement accounts, etc..)
