It addresses the nuances of commercial real estate, ratios of safe investments, as well as the significance of the millennials pushing for a revival of the urban cores. e all heard the bad news. When Amazon announced the 20 cities it was considering for “HQ2,” its second headquarters where as many as 50,000 employees would work and as much as $5 billion would be invested, Nashville was included. So was Atlanta, Chicago and Los Angeles — even Austin and Dallas. But Houston? It was the largest city not on the list. How could a place with such a reputation for innovation — the home to the largest medical center in the world, home to NASA and ExxonMobil and the Astrodome — not be included? Quickly, the story became that Houston was “snubbed”. At least to some, though, it wasn’t a “snub” at all. Jeff Reichman, the founder of Sketch City and principal at January Advisors and a leading voice in Houston’s tech scene, wasn’t optimistic about the bid. “I didn’t think we had much of a chance to begin with,” he says. “Houston has a lot going for it, but we don’t have the type of technology workforce and the numbers that Amazon would be looking for.” “In other cities,” Reichman says, “you’ve had generations of start-up success. A start-up hires lots of people. Those people have experience growing that company. They have an exit. Those people are now wealthy. They invest in new start-ups, and they pay it forward generation through generation. In Silicon Valley, that’s been going on for 100 years. In Austin, it’s been going on for over 20 years. You have these generations of success. In Houston, we’re starting from scratch every generation.” Houston Mayor Sylvester Turner called Amazon’s decision a “wake-up call”. The good news is that it didn’t take long for Houston to wake up. Just

a few months later, Mayor Turner, along with Rice University, the Medical Center and Station Houston — long the pumping heart of the city’s tech scene — announced that a new tech hub would be forming in the former Sears in Midtown. Rice, which owns the 9.4 acres around the 1939 Art Deco building, is investing $100 million to create an “innovation district”. The building, located on the light rail line, will be renovated by a team hired by Rice comprising Hines, Gensler and the New York City architect James Carpenter. There are also plans to develop housing, restaurants and open spaces. It’s expected to be completed by 2020. John Reale, co-founder and CEO of Station, said, “Startups want to be in a place that’s cool and welcome, and where they get all the resources they need to create.” The move to create this innovation district makes real an idea that had been forming for years, in fact, even before the Amazon decision. Houston’s bid included an idea organizers called the “innovation corridor,” which recognized the need to create more density for investors and entrepreneurs to collide. Amanda Edwards, elected to the At-Large Position 4 in Houston’s City Council, has been leading Mayor Turner’s Technology and Innovation Task Force. She has understood for years how crucial tech is to Houston’s future. “The Fortune 500 companies of today are not the ones of yesterday,” she says. The charge for the task force, Edwards says, is “to build a more robust tech ecosystem” that would support existing industries — namely, health care and energy — as well as encourage growth in others. She believes that not only could this ecosystem boost

Houston’s overall economy, it can “cut across” socioeconomic levels to provide more opportunity for underserved communities to succeed. And at the center of this ecosystem will be Station. The company, which connects entrepreneurs to investors and vice versa, and provides resources, classes, workshops and more, now has about 500 members. “It started a few years ago at the nowdemolished Caroline Collective in the Museum District,” says Grace Rodriguez, a co-founder and Station’s Chief Experience Officer. But the company keeps growing. It relocated Downtown in 2016 and will anchor the tech hub in 2020. “With the rise of the creative class,” Rodriguez says, “there was a demand for something like Station. We’re constantly losing talent to Austin or the coasts. Houston needs a start-up hub that serves this kind of group of people.” Rodriguez says she’s excited. “We have the arts, we have the Museum District, we have a world-class medical center, but everywhere I’ve gone is how amazing the people are. People are the city’s great asset.” Could the Amazon “snub” be one of the best things to have happened to Houston? Now, instead of depending on a single corporate behemoth to award the city with a one-time crush of jobs, the city is positioned to grow organically, if more slowly, attracting start-ups, entrepreneurs and investors from a variety of industries who can spark the city’s “innovation economy” — and all from the ground up.

TMC Innovation Institute Puts Houston at Forefront of Entrepreneurship By Michael Hardy

ouston is well known for its oil and gas companies, its cutting-edge space science research, and its world-class hospitals. Until recently, though, the Bayou City hasn’t had a reputation as a hotbed of entrepreneurship. But that’s starting to change, thanks largely to the Texas Medical Center, the world’s largest medical complex. In 2015, the medical center launched the TMC Innovation Institute. Based in a 100,000-square-foot, state-of-the-art facility (formerly a Nabisco factory) near Hermann Park, the institute has captured nationwide attention, attracting blue chip partners like AT&T and Johnson

& Johnson to set up research labs, and helping launch over 150 new companies through its start-up accelerator, TMCx. Erik Halvorsen, the director of the Innovation Institute, was recruited to Houston from Boston, where he held leadership roles at Tufts, Harvard, and the Boston Children’s Hospital. “When they called me up, I had never heard of the Texas Medical Center,” Halvorson admitted. “But then they were like, it’s M.D. Anderson, it’s the Baylor College of Medicine, it’s Texas Children’s Hospital…. And of course I knew all about those institutions.” Halvorsen took the job with the goal of

harnessing the TMC’s vast resources—61 member institutions, over 180,000 annual surgeries, 9,200 patient beds—to make Houston the leader in digital health and medical device start-ups. “Size matters,” he said. “We offer access to doctors, access to data, access to patients. Silicon Valley doesn’t have that. Boston doesn’t have that. If you put all the hospitals in Boston together it would still be half the size of the Texas Medical Center.” Perhaps the Innovation Institute’s most ambitious initiative is TMCx, a fullyfunded start-up accelerator that attracts hundreds of applications every year from bio-medical companies around the world. TMCx offers two four-and-

a-half-month programs a year, one for digital health and one for medical device development. Each company receives intensive mentoring and full access to the resources of the Texas Medical Center. One of the start-ups currently in residence at TMCx is Revealix, an Austin-based company that’s developing mobile technology to detect wounds in patients with diabetes. Such wounds, which often go unnoticed by the patient, can require the amputation of a foot or leg; in fact, every 20 seconds someone loses a limb to diabetes. Hospitals have sophisticated imaging machines that can detect such wounds,

but by the time a diabetic patient gets to the hospital it’s often too late. What if there were a simple way for primary care nurses and doctors to check a patient for wounds? That’s just what Revealix is working on, said co-founder and CEO Adrianna Cantu. Catching wounds before they reach critical stage would save diabetic patients their limbs and greatly reduce the $40 billion the U.S. spends on preventable diabetic skin and foot complications. “The most expensive part of diabetes is when there’s a complication in a diabetic’s limb,” Cantu explained. “When someone has a wound, that’s when 85 percent of amputations start. It’s one of those things

where if we can get ahead of that, you can intervene. It’s actually one of the most preventable complications if we pick up on it early enough.” Cantu showed me an iPhone with a special attachment that turns the phone’s camera into a thermal image scanner. After scanning a patient’s legs or arms with the camera, the data can be uploaded to the cloud, where Revealix’s specialized software algorithm will determine whether the patient may have a wound. If so, they can confirm that result at a hospital and proceed with treatment from there.

Participating in the TMCx accelerator has been a game-changer for the company, Cantu said. She showed me a notebook filled with the names of the doctors, researchers, and venture capitalists she’s already met with. “One of the hardest things for anyone doing digital health is to have access to as many stakeholders as possible to validate or invalidate all aspects of the business. You have to solve the clinical, you have to solve the deployment, you have to solve the business, you have to solve your messaging.” Among the Innovation Institute’s other initiatives are TMCx+, which leases

office space at below-market rates to health start-ups, giving them access to the institute’s full range of services and resources; a fully-funded biodesign fellowship that gives eight entrepreneurs each year one-on-one mentoring; and TMCi—the i stands for ‘industry’— which will host large companies like Accenture and Deloitte that want to have a presence at the institute. “It’s about finding the right mix of startup companies, big companies, and investors,” Halvorsen said. Perhaps the biggest votes of confidence in the institute have come from AT&T and Johnson & Johnson, both of

which have built high-tech research centers there. The AT&T Foundry for Connected Health @ TMC is dedicated to researching home technology to improve the quality of out-patient care. Johnson & Johnson built JLabs to develop and test its own medical devices, as well as hosting its own crop of start-up companies. For Halvorsen, fostering a healthy entrepreneurial environment is all about matching the right investors with the right start-up companies. “There’s no lack of money in Houston,” he observed. “There’s wealthy individuals who aren’t afraid to put money at risk—they just

do it by digging a hole in the ground or buying real estate. Part of our mission is to show them that there’s other investments they can make in these start-up companies. And the mantra is, you can do well by doing good. You can make a bunch of money investing in a company that’s going to be successful, and you can do good because they’re going to develop a product that’s going to help sick people.”

hat works in the commercial real estate business shifts with the times. Being agile and fluid is essential to winning strong returns for your investors. Here in Houston, which has seen several boom-bust cycles over the past few decades, knowing how to work across numerous asset classes can give you an advantage over a more specialized firm. “For example, there are a lot of people currently focusing on multi-family housing at the moment, and what happens is you wind up with a lot people chasing the same sort of deals,” says Todd Konkel, partner at CityLands, a commercial real estate investment firm based here in Houston. CityLands, which has conducted more than $3 billion in commercial real estate transactions, is different. “What differentiates us from other firms is that we are not narrowly-focused. Instead, we work in multiple asset classes to pursue the best investment, be it in industrial office retail, ground-up construction, or multi-family,” says Konkel, who believes that with millennials coming into the market, and pushing for a revival of the urban cores, “there is a lot of opportunity.”

The firm’s most visible project is East Village in EaDo, a $35 million dollar mixed-use development that spans four city blocks. So far, the district has incorporated the openings of gastro-lounge Chapman & Kirby, in addition to restaurants Truck Yard, Seaside Poke, and Rodeo Goat. Method Architecture boasts substantial, cutting-edge office space within East Village. Furthermore, concepts are on the horizon, including Sorek, a barbershop and menswear store, as well as three new Agricole Hospitality concepts. Konkel notes that the tenants at East Village have invested nearly $15 million of their own capital to improve the space, which signals their own long-term commitment. “Real estate deals are rarely a sure thing, so to marginalize the speculative element, we try and get actual commitments from people before we jump in,” explains Konkel. “Of course, this requires having vision and the

ability to look and see what might become of something in the future.” He points to several of the firm’s ongoing projects, including 2723 Yale, White Oak Retail Center in the Heights, and Louetta Business Park in The Woodlands as examples of this vision in action. For investors looking to get into real estate for the first time, Konkel advises they need to be careful about who they trust. “A lot of investment firms are very fee–heavy and put their investors behind the eight ball from the start,” says Konkel. CityLands, on the other hand, charges just a 1% management fee, and investors receive all investment capital back, plus a 7% preferred return before the management team receives any profit. Any profits above 7% are split between the investors and the management team 70-30. “It’s all right out there in the open,” says

Konkel, who says that “being transparent with investors and putting them first” is the only way to build strong relationships. Now, for the first time, CityLands has opened up a new investment fund that will focus not only on Houston, but Los Angeles and Kansas City as well. CityLands is looking to raise $10 million from individual investors willing to make a minimum investment of $100,000. “We thought about doing a bigger fund, certainly, but we are a very hands–on firm and this way, by keeping the pool smaller, we can bring in partners and investors who are aligned with our core values.” Konkel says that, ultimately, what drives him and his partners at CityLands is not merely wealth creation, but building excitement. “We love the idea of taking something ho–hum and creating something unique and interesting.”
