Getting Prepared to be a First Time Homebuyer

Buying a home is the single largest investment most people make in their lifetime. There are a lot of decisions to be made and a lot of preparation, but being a first-time homebuyer can be both an exciting time and an enjoyable experience. Before running out and picking the home of your dreams, consider the following tips to help you find not only the right home, but also a mortgage that meets your needs.

The lower interest rates and home prices in the market right now have Get Pre-Approved: put homeownership within reach for many who never thought they It’s better to go home shopping after you know how much home you could afford to own a home. Choose the Right Lender: Having the right lender has a tremendous impact on the home buying experience. The right lender will help find a mortgage option that balances a borrower’s financial needs and goals with their ability to repay the loan successfully. Things to consider when choosing a lender include recommendations from people you trust like family and friends, experience and customer service. Wells Fargo Home Mortgage is the nation’s leading residential mortgage lender, funding one of every seven mortgage loans and servicing one of every six in the U.S. Since the beginning of 2009 through March 2011, we have helped 4 million homeowners with new low-rate loans to either purchase a new home or refinance their existing mortgage.

Find the Best Loan to Meet your Financial Needs: The right lender can help you explore a number of mortgage options to find the type of loan that fits your situation. For example, borrowers wanting a predictable payment may opt for a fixed-rate mortgage; those who want a lower payment the first few years may want to consider an adjustable rate mortgage. Wells Fargo even has loan options for borrowers who want to buy and renovate a home. As a resource, Wells Fargo offers the Home Loan Workbench online tool to help borrowers find the right loan to meet their individual needs. Simple summer steps to sell your home

on all tiled surfaces as well.

(ARA) - If you plan to put your home up for sale this summer, or if it has been on the market for some time, you might consider investing in a few key updates to improve your odds of attracting a buyer. Of course, you don’t want to sink a load of cash into a place you aren’t going to stay in, but focusing on a few influential fixes can drastically improve the home’s overall appearance - and your chances of selling. Freshen up Potential buyers often look for obvious signs of neglect, such as leaky roofs, water damage or crumbling foundations. But even without these problems, making your home look like new again can be as simple as applying a fresh coat of paint on the walls. Cooking, smoking and everyday living can discolor and fade your ceilings and walls, making your home seem old and unattractive. It’s amazing what a fresh coat of color can do to improve a home’s appearance, and Pratt & Lambert Paints allows you to renew any room even faster with its self-priming Accolade paint. You want

potential buyers to see your home as updated yet comfortable. A single coat of Accolade in a warm neutral like Soft Charmeuse or Havana Cream from Pratt & Lambert’s 2011 Color Trends palette will give your home an open but inviting feel. And don’t forget to touch up your white baseboards, trim and ceilings to make each room look its best. Stay grounded As much time as they spend looking up, potential buyers also spend time looking down. Flooring has a drastic effect on a home’s selling power, and an outdated or poorly maintained floor can ruin a room’s appeal. Old, dingy carpets can overshadow any other improvements you make and give the home an unkempt feel. If your home has hardwood floors, remove old carpeting and refinish the wood beneath it. This is a great selling feature you should invest in highlighting. If you do not have hardwood floors, update your old carpeting with a neutral shade. Replace any cracked or chipped ceramic tiles in kitchens and bathrooms, and thoroughly clean or replace the grout

Deb Dauenhauer

Shower power You may have heard that bathroom updates have some of the biggest returns when it comes time to sell a home, and it’s true. According to CBS MoneyWatch.com, homeowners can expect to recover about 75 percent of minor bathroom remodel costs. So invest in a faucet, showerhead, cabinetry and a new light fixture to add to your “new” bathroom’s appeal. Have a halfbath? Consider adding a shower to make it a full; this will make your home much more marketable.

Curb appeal First impressions can have a huge impact on buyers’ decisions, so make sure your home is as attractive from the street as possible. If your cement sidewalk or patio areas have cracks, patch them with a kit from your local hardware store. Resurface an asphalt driveway and make certain your garage doors and exterior are freshly painted. Remember, your front door is the first thing a buyer will see. Consider repainting it a bold color that invites them in, and don’t overlook replacing your doorknob if it is in poor shape. Summer means color, and adding bright flowers to your front entry or garden will make any visitors feel welcome. With a few updates around your home, you can greatly increase its perceived value and appeal to buyers. Put some time and resources into these key areas and you’ll soon reap the benefits of your investment.

Tips for Preparing Your Car for Warm-Weather Driving

(ARA) - With warmer weather setting in across the country, now is the perfect time to enjoy a road trip. While millions of Americans are hitting the pavement in hopes of a travel adventure, many do so without realizing that the effects of winter are still taking a toll on their vehicles. Here are a few tips to make sure drivers are prepared for a successful road travel season.

* Watch For Inflation:

As temperatures change, so can tire pressure. Proper tire inflation is essential for automotive safety, optimum driving performance and significant cost savings, including better fuel mileage. Tires should be inflated to the vehicle manufacturer recommendations printed on the vehicle door placard or in the glove box and should be checked monthly. Over-inflation can lead to premature or irregular tire wear and under-inflation reduces a vehicle’s fuel efficiency by an average of 3.3 percent.

* Breathe Free:

Replacing a dirty air filter can increase a vehicle’s life expectancy and fuel efficiency by reducing the strain on the engine, especially during warmer months. Over the winter months, salt, sand and other impurities may have built up in the vehicle’s air filtration system and replacing the air filter can improve acceleration time by 6 to 11 percent.

* Keep It Clean:

Cars, trucks or SUVs likely took a beating from this winter’s harsh conditions and corrosive elements, including freezing rain, snow, ice, sand and salt. Keeping vehicles clean will help protect them from the chemicals and dirt that may attack the car’s finish

sponsored by

and undercarriage. Be sure to use quality cleaners.

Butte Subaru

* Check That Tread:

The economy has forced many to postpone tire purchases, but after enduring what was most likely a harsh winter and coping with wet spring weather, it is a bad time to have low treads. The lower the tread depth, the less traction on wet roads, and the greater the distance needed to stop. It is imperative that the tires on a vehicle are in good working order. Advances in tire technology are helping deliver a new generation of tires that offer all-season traction and increased comfort. For those in need of new tires, drivers should consider Goodyear Assurance ComforTred Touring tires, which are built for a smooth, comfortable ride. You may decide you don’t have the proper skills and tools to build and install the fence you want. Even if you can complete the project on your own, there are several reasons you may want to consider hiring a professional fence builder. First, they will bring local knowledge of wind, soil conditions, and how different materials will hold up over time given the climate you live in. It’s unlikely you’ll be able to find this information from general fence building advice. The precision and craftsmanship of a professional fence builder will also ensure a seamless, sharp-looking fence that may last for much longer than the fence you will build. Plus, you save time and the inevitable headaches that come with virtually any DIY project.

How To Choose Hearing Aids

Hearing aid technology has improved and evolved greatly over the years. Not only has the size of the hearing aids decreased, but the technology inside hearing aids has greatly improved. Today’s hearing aids are available in extended wear invisible designs to a very discreet and tiny behind-the-ear size that can have a great amount of power. With many hearing aid companies promising to solve your hearing problems, how do you choose what is right for you? I would suggest following these steps: 1. Seek a referral to a reputable audiologist. If you don’t know one, ask your doctor for a referral. A good audiologist will check your ears for wax, review your history of hearing difficulties and any medical problems that may contribute, complete a diagnostic hearing test tot determine degree and type of hearing loss, and make a medical referral if the testing determines the hearing loss could have a correctable cause. Be cautious of free hearing tests and people who only sell one brand of hearing aid. Nothing is completely free. 2. Ask about a trial period. Hearing aids take some time to get adapted to and adjusted to. The trial period allows time to determine if the hearing aids are going to be helpful and comfortable for you. This period allows you to make any necessary changes to style or to make any necessary changes to style or technology before making a commitment. 3. Thing about future needs. If hearing were to change do the hearing aids have sufficient residual gain (extra power) to be programmed to accommodate this change? 4. Checks for a warranty. Make sure the hearing aids include a warranty that covers both parts and labor for a period of time.

5. Beware of misleading claims. Hearing aids cannot restore normal hearing or eliminate all background noise, no matter how advanced the technology. They can reduce some of the annoyance of background sounds and focus more on the sound that is in front of you, but cannot get rid of all of it.

6. Plan for the expense. The cost of hearing technology varies widely - from several hundred dollars to several thousand dollars. Professional fees remote controls and other hearing aid options may cost extra. Talk to your audiologist about your needs and expectations. If cost is an issue, good instruments are still available at reasonable prices. If you’re a veteran, you may be able to get your hearing aid at no cost. Most health insurance plans, including Medicare do not cover the cost of hearing aids. 7. Ask about follow-up. Is someone at the clinic available for problems regularly? Does the provider travel in once a week or so to see patients. A lot of adjusting may need to be done to the hearing aids to maximize your comfort and clarity. If you bought the aids when a factory representative was in town for an event, is the provider going to be able to complete the necessary follow-up?

Getting in Gear: A Back to School Survival Guide

Despite the warm temperatures and sunny skies, many students are feeling a shadow looming as back to school season creeps closer. After weeks of lazy, summer days, late nights, varying routines and minimal mental stimulation, the return to school can seem overwhelming to students of all ages. To help parents and children get ready for the new school year, Dr. Richard E. Bavaria, Ph.D. and senior vice president for Sylvan Learning, offers several tips to ease the transition from the beach to the classroom and jumpstart sluggish summer brains. STUDENTS: For many students, the first day of school doesn’t only bring new teachers and new friends - it can also be a source of anxiety with homework assignments and tests just around the corner. Starting the school year off on the right foot can help minimize students’ stress levels throughout the year. Get Cleaning. A dirty, cluttered room is not conducive to studying. Get organized before homework starts piling up. • Remove seldom-worn clothing. • Pack away belongings not used on a regular basis. • For smaller children, label areas so they can easily see where belongings should go. Carve Out a Homework Spot. Whether it is in your bedroom, the basement, or a family office, find an area where you can work distraction-free and claim it as your official workspace. • Pick a place that is always available and where you feel comfortable doing schoolwork. • Stock the area with all of the supplies and tools that are needed to complete homework. Get Organized. Organization is key to ensure you stay on top of the requirements for each subject. • Use separate, labeled notebooks for each class. • Create files for each subject. The folders can hold assignments, essays, handouts and notes taken during classes. • Purchase a planner or calendar to keep track of important dates and deadlines. Set Educational Goals. Whether it is striving for an A in a certain subject, handing in all homework on time or preparing for tests well in advance, setting goals can help establish a routine for the new year.

Set goals that are measurable, specific, reasonable and have personal value. Stay On Schedule. Minimize last minute cramming or deadline mix-ups by creating a detailed school schedule. • Include all classes, assignments and key dates, such as project deadlines and test dates. Fill in new dates as they arise. • Schedule specific times for studying, projects and extracurricular activities. The more thorough the schedule, the more helpful it will be to you. Know The School. If you ever feel swamped with back to school madness, ask for help. Schools assist students with transitioning from one grade to another. Meet with your guidance counselor and/or teachers. If you are still nervous, ask your mom or dad to drop you off at school on the first day of class. Be Adventurous. Step out of your comfort zone this school year by trying new things academically and in terms of extracurricular activities. • Try every type of class and/or activity. You never know what your strengths are until you experience as much as you can. • Challenge yourself. If you have the opportunity, take the hardest classes - not the easiest subjects. • Ask questions. There is nothing wrong with not always knowing the answer. Asking questions is the best way to learn! Think Positive. Yes, going back to school means homework and early mornings. It also means reconnecting with old friends, meeting new people, resuming fun extracurricular activities, learning more about your favorite subjects and improving on your last year’s performance. PARENTS: While the idea of waking up at the crack of dawn to prepare lunches, fighting over appropriate school attire and regulating the amount of television watched might have you frazzled, take solace in the fact that you can play a big part in getting your children motivated and excited to tackle a new school year. Depending on your child’s age, your role in the above-mentioned tips will vary. The following are helpful ideas to ease kids of all ages back into learning mode: Help Your Child Discover His/Her Learning Style. Because each child is special, with different learning styles and academic needs, it is important to per-

sponsored by sonalize the learning process. People learn in at least eight different ways, according to the Multiple Intelligences Theory: visually, verbally, physically, mathematically, musically, naturalistically, through group activity or through quiet thinking time. Talk to your child’s teachers about your child’s learning strengths and how best to support them. Get Back In the Routine. Ease the transition from lazy summer days to the structure of the school year by re-establishing bedtime, mealtime, reading and homework routines. Talk with your child about the importance of structure and how routines help ensure that he is not overtired or overly anxious about schoolwork. Develop A Family Event Calendar. One of the most helpful tools for getting organized is a family event calendar. To ease the chaos, track school programs, volunteer work and after-school activities. Family time management is essential if you are going to avoid the tumultuous frenzy of disorganization. • Depending on your children’s ages, this calendar can be on construction paper with large squares to write in all necessary information, or it can be produced on a white board so that it is easy to revise. • If it is color-coded by family member, you can clearly see who has an activity scheduled and when the event occurs. • Place the calendar near the telephone, so when a friend’s mother calls to invite your child to a birthday party, you will know instantly whether it fits within your family plans. Purchase School Supplies In Advance. Avoid the last-minute rush by purchasing supplies at least one week in advance. Take your child. She can feel excited and in control by choosing her favorite colors and designs. Be a Cheerleader. Encourage your child to share any concerns he has about returning to school. Reinforce positive feelings by talking with your child about learning and achievement. Support his academic interests and encourage him to get involved in extracurricular activities at school.

The Dangers of Secondhand Smoke in Living Environments

Smokefree Housing Facts

Secondhand smoke - the smoke that comes from a lighted tobacco product or from a person who is smoking tobacco - contains more than 4,000 chemicals. Of these chemicals, 11 are known cancer-causing poisons and 250 are know toxins. the 2006 U.S. Surgeon General’s Report, The Health Consequences of Involuntary Exposure to Tobacco Smoke (available online at http://www.surgeongeneral.gov/library/ secondhandsmoke/), concluded that there is no risk-free level of secondhand smoke, and the only way to protect people from the dangers of secondhand smoke is to eliminate the smoke exposure. The U.S. Centers for Disease Control (CDC) and the U.S. Surgeon General have created a guide, titled Secondhand Smoke: What it Means to You (http://www.surgeongeneral.gov/library/secondhandsmoke/secondhandsmoke.pdf), that summarizes the 2006 Surgeon General’s Report and explains how people can take action to improve their health. the CDC and Surgeon General have also created a factsheet, titled Secondhand Smoke is Toxic and Poisonous (http://www.surgeongeneral.gov/library/secondhandsmoke/ factsheets/factsheet9.html), outlining the dangerous chemical components in secondhand smoke. A minimum of 38,000 and up to 65,000 deaths occur each year in the U.S. as a result of diseases caused by exposure to secondhand smoke. Thousands of other people in the U.S. suffer from conditions caused by or made worse by secondhand smoke.

People of all ages and backgrounds can be affected by secondhand smoke. But vulnerable populations, such as senior citizens and children, are at increased risk from health problems such as heart attack in seniors and slow lung growth in children. The U.S. Centers for Disease Control recommends anyone with heart-related diseases avoid any exposure to secondhand smoke.

Ventilation and air purifiers cannot end the harm caused by exposure to secondhand smoke. The American Society of Heating, Refrigerating, and Air Conditioning Engineers has commented on the need to eliminate smoking rather than try to ventilate it stating that “the only means of effectively eliminating health risk associated with indoor exposure is to ban smoking activity.”

Why are Smokefree Living Environments so Important? Secondhand smoke knows no boundaries. While 85% of Montana households control their exposure by not permitting smoking inside the home, residents in multiunit housing cannot control their exposure to secondhand tobacco smoke if their neighbors are smoking. Smokefree policies ensure that residents in multi-unit housing households are not exposed.

According to the 2008 Montana Adult Tobacco Survey: Approximately 18% of Montanans rent their home. Among renters, an estimated 48,000 live in an apartment or duplex and over one-third (36%) of respondents living in multi-unit housing also had children 17 years or younger living with them. Less than 20% of Montanans living in multi-unit housing are protected by a smokefree policy set by their landlord.

As many as 175 Montanans die annually from exposure to secondhand tobacco smoke.

Of Montana multi-unit renters who do not have a smokefree policy in their building or complex, the majority (85%) were in favor of their landlords adopting a smokefree policy.

With the passage of Montana’s Clean Indoor Act in 2005 and full implementation in October of

BSB Health Dept.

Exposure to secondhand smoke in multi-unit housing complexes poses a public health problem because the smoke from one unit can enter other units. The only way to eliminate this exposure to secondhand smoke in multi-unit housing complexes is to have a comprehensive smokefree policy.

Exposure to secondhand smoke increases the risk of health problems such as: • Heart disease, heart attacks, and increased heart rate • Bronchitis and pneumonia • Burning eyes and throat • Ear infections • Nose bleeds • Increased blood pressure • Frequency and severity of asthma • Headaches • Sudden Infant Death Syndrome (SIDS) • Low birth weight and pre-term babies • Lung cancer • Emphysema

Everyone likes to save money, but some purchases it just doesn’t pay to skimp on. If you’re buying an item that affects your well-being - like shoes or a mattress - it’s smart to buy the best you can afford.

How To Shop For a New Mattress

Your mattress directly affects your ability to get a good night’s sleep, according to WebMD. Poor sleep has been linked to a host of physical and mental health problems, including depression, anxiety, hypertension, memory loss and appetite changes. If you’re not resting as well as you know you should and it’s been 10 years or more since you bought a mattress, you may need to look for a new one. If you haven’t gone mattress shopping in a while, you may be surprised and a bit overwhelmed by the variety of choices, advances in technology and plethora of sales you’ll find. You’ll spend a third of your life in bed, so your mattress plays a vital role in the quality of your health and well-being. Buying a mattress is a decision that you should think about carefully. Since most people replace their mattress every seven to ten years, you’ll have to live with your decision for a long time. For most people, comfort is the most important factor with support and durability close behind. When it comes to comfort, there is no right and wrong. Only what’s right for you. It’s worth the time and effort to find out which Serta mattress will best suit your needs. Steele’s offers these tips for making your next mattress purchase: Top 10 Tips for Selecting the Right New Mattress 1. Get enough rest before you shop for a mattress - Shop when you are well rested so you will make the best possible decision. According to a number of studies, sleep deprivation causes attention lapses, slower recall and poor concentration. According to Serta’s Comfort U survey, “Americans Wake Up to Sleep Loss,” less than 10 percent of Americans get the eight hours of sleep a night that research shows to be most beneficial. 2. Let your fingers do the walking - Serta’s Web site is full of information that will tell you about the construction of our mattresses and explain their features and benefits. We offer a wide array of material designed to make mattress shopping easier, including videos showing the inner construction and benefits of Serta mattresses - all written in easy-to-understand terms. To find the perfect mattress for you, come to Steele’s and one of our Sleep Experts will help you find the mattress that best suits your needs. 3. Know yourself - In the sea of mattresses that you may see in a retail store, there are basically three comfort preferences: soft (Pillow Top), plush and firm. There are also varying forms of the Pillow Top, including the Euro Top. Once you know which “feel” you prefer, you will have effectively eliminated two thirds of the mattresses in the store. This

gives you the chance to concentrate on the mattresses that really will be comfortable for you. 4. Concentrate on comfort - Learn about the support system (innerspring or foam) when you do your Internet research, then focus on what feels comfortable to you when you go mattress shopping. Remember, a good support system provides good support whether your mattress is a pillow top, plush or firm. Keep in mind that a comfortable mattress will help you fall asleep at night - and if you’re like most adults today, you need all the rest you can get. 5. Buy a brand name you trust - When you buy a mattress, remember that you are buying a good night’s sleep, not just a place to shut your eyes. That’s why it’s wise to purchase a brand that you know and trust - one that’s earned a solid reputation with consumers over a number of decades. Serta has been making the World’s Best Mattress™ for more than 75 years and are offered at Steele’s. Our staff has been trained in Serta sleep technology and we stand behind the products we offer. We offer Serta bedding, Serta is a global company dedicated to delivering the highest quality products to our customers. Serta’s Limited Warranty protects your purchase against manufacturing defects, so you can feel confident with your Serta product for years to come. 6. Buy from a retailer you trust - When shopping for a mattress, go only to retailers that you trust and learn what you will get with your purchase. Additional buying incentives often include free delivery and removing your current mattress from your home. Steele’s is your area’s authorized Serta retailer. 7. Put price in perspective - Mattress buying is the most important decision you will make in furnishing your home, since you and your loved ones will spend close to one-third of your lives sleeping on your mattresses. The average buying cycle for a mattress today is between 7 and 10 years. For a mattress that costs $1,000, this comes out to approximately three cents a day. Aim to buy the best mattress you can for the money. Serta proudly offers quality products for every type of budget. 8. Wear comfortable, loose fitting clothes - Try out the mattresses with the comfort feel that you most want - soft (Pillow Top), plush or firm. Lie on the bed; turn back and forth as you would if you were going to sleep. Shop with your partner to be sure that you both like the comfort feel of the mattress. 9. Consider your space - Fifteen years ago, twin and full-size mattresses were the most popular sizes sold at retail, but not anymore. People are realizing that they need more room when they sleep. As a result, queen mattresses have become the best seller, and more and more couples are buying king mattresses as well. Make sure that your mattress will give you plenty of room to stretch out. 10. Invest in a safe mattress and buy the set - The mattress flammability standard, 16 CFR Part 1633,

went into efsponsored by fect on July 1, 2007. Fire tests show that, in many cases, a 1633-compliant mattress that is used with a prestandard box spring will fail the standard’s testing requirements. So mixing a new mattress with an old foundation may pose a safety risk to consumers. The mattress and foundation should both be replaced, as a set, at the same time. Serta has been manufacturing its mattresses and box springs to this standard using our FireBlocker® system since 2005. If you have any questions about whether or not your mattress and/or box spring meets the federal standard, What to consider when mattress shopping. When shopping for a new mattress, your goal is to find a sleep set that offers you the optimum comfort, support and durability - and still be within your budget. Use this Mattress Shopping Guide to make sure you choose a mattress that’s best for you. Mattress Comfort Modern foams and fibers used in today’s premium mattresses offer a variety of comfort options for every type of sleeper. Because comfort is personal, the best way to find out if a mattress is comfortable for you is the old-fashioned way; try it out in the store. Come in and lay on each bed to see what best fits your sleep needs.. Today, many people prefer a memory foam mattress for its pressure-relieving comfort, ability to conform and adapt to each person’s body, and outstanding motion isolation. Even so, traditional memory foam technology hasn’t changed much since it was invented more than 40 years ago. While it can provide great comfort to many, others find that memory foam mattresses can sleep too hot, sink in too deeply or make it hard to adjust sleep positions in the night. Isn’t it about time that someone reinvented memory foam?

How To Salvage Your Skin For Summer (ARA) - The outdoor lifestyle of summer keeps skincare on many people’s minds and few go to the beach or water park without a bottle or two of sunscreen. But high SPF shouldn’t be your only skincare concern - think back to the colder season to see where your skin might need a helping hand. * Get your vitamins. Taking vitamin supplements can have plenty of benefits for your health, & vitamins A, C, E & K have attributes that can help improve skin’s appearance. * Don’t be afraid of oil. It might not be so spooky to those with naturally dry skin, but oil-based treatments and cleansers shouldn’t send those with oily skin running. In fact, for those with oily skin, problems can arise from using over-drying treatments. * Turn down the temperature. A long, hot shower certainly feels great, but it can lead to not-so-great feelings later, when your skin is dry, itchy and flaky because the heat dried it out. It’s inevitable that your skin will take its knocks through the seasons. Luckily, if you didn’t do enough to prepare your skin, you can focus on repairing it with these tips. And when your skin’s back to its best, don’t forget to grab the sunblock as you head out to soak up the sun.
