Concession Fee by Outlet – Year 1 vs Year 10
Our years of experience in airport locations (both existing operations and new developments) has enabled us to develop a scientific approach to estimating sales and we build all our projections from the base up.
Firstly, we calculate the “unique passengers” that we will have the opportunity to target – in Muscat Airports case, this equates to circa 50% of total passenger numbers. We then apply a capture rate and multiply this by the Average Transaction Value for each individual location/concept.
Our goal is not to be bullish or to be conservative. Our goal is to be as accurate as possible and our track record in forecasting financial figures in airports is very strong. In truth, we’d rather be pleasantly surprised than unpleasantly disappointed when the actuals come in.
In the 1st year of operation, we anticipate an overall capture rate of 23%, rising to 28% over the term as additional outlets are opened.
