A long history of making friends Actively defying all the marketing gurus’ sage advice regarding the importance of a clever company name and branding consistency, Australian Resort Management Sales (ARMS), better known as RMS is actually not ‘known’ for its name at all… it’s renowned for a host of intangibles like the integrity, knowledge and honesty that surround the key players, and for being the longest serving, and only dedicated management rights agency on the Sunshine Coast. And it’s always been that way.
Having lived and worked on the Sunshine Coast as representatives for a Gold Coast-based management rights broker for over 15 years, John Hellyer and Barry Humphries knew that they could better service their management rights clients and customers from a local base so, in 2002 the intrepid duo set up a centralised Mooloolaba office. With all the skills needed to successfully operate the small business, the operation grew rapidly and Matt Campbell joined the firm as a management rights sales consultant in 2004, and in 2005 became a full partner with John and Barry. Barry Humphries retired from the business in 2013, followed by John Hellyer in 2015, at which time the vastly experienced management rights specialist Barry Davies joined Matt. In 2018
Lindsay Petty joined the fold. With more than 50-years combined experience in management rights sales, and over 400 sales between them, the close-knit team continue to deliver a unique mix of knowledge, experience and ‘old fashioned values’. “We specialise in management rights,” says director Matt Campbell, “and we’re good at it because we love what we do. “A lot of agents ‘provide a service’ but at ARMS we pride ourselves on the ‘long game’; we sit down and talk to our clients, ensuring a personal approach to every transaction. “Buyer mentality has changed,” adds Matt. “One has to really understand what the client is looking for (even if they themselves are not completely sure), and then know how that translates within the industry.
We believe that we have the vision (and local knowledge) to match sellers, buyers and properties in an open and honest way. “Communication is key,” agrees Barry Davies. “By thoroughly understanding the needs of all involved; and generally, there are at least ten or more parties per contract, we’re able to achieve the best possible result for everyone, and keep the contract on the go.” “Over the past year, the contractual period for management rights has lengthened due to the extra compliance required, one needs to know the time frames of all the steps being taken; accountants, financiers and legal – and be able to navigate that process with skill and commitment. “We’re proud of the fact that we have the highest rate of contract completion,” adds Davies.

“Our contracts don’t fall over, and that’s largely due to our knowledge of the process. “After many years of working, and developing sound business relationships with these advisors, we’ve gained their trust and are able to work together in a complimentary way.” An added string to their collective bow, is the team’s ‘hands-on’ operational experience that allows them to provide clients with invaluable aftersales support. “Our association with the seller and buyer does not end after the sale,” says Lindsay Petty, “what starts out as a business association almost always ends up as a friendship.” Having ‘been there and done that’ as resident managers they are all able to offer advice and support, as well as access to a network of professional service providers on all aspects of marketing, guest and owner relations, housekeeping, IT systems, licensing and other government issues, relief management and so on. “If clients have a good experience on entry then it’s likely that they will return when it’s time to sell,” adds Lindsay. “ARMS have been involved in the sales of some properties three or four times, and hold the record on the Sunshine Coast for the
largest number of management rights sales in volume.” The ‘old fashioned’ approach of honesty, professionalism and integrity in the ARMS operation is also evident in the friendship that exists between the partners. Sharing similar values and work ethic, they are fiercely protective about the company culture and who they work with. “In the sales game it’s rare to have agents working in the best interests of colleagues,” says Matt, “at ARMS it’s a prerequisite; we are here for the long term.” So saying, the intrepid trio are looking to broaden their reach to neighbouring regions and are fielding enquiries from Brisbane, the Gold Coast and Hervey Bay.

Born and raised on the north coast of New South Wales, Matt entered the management rights industry after a successful, 12year career in teaching in both the state and private school systems. He and his wife Michelle, along with their three children, purchased a holiday complex in Noosa in early 2002 and operated it for four years. Since then Matt and Michelle have owned a part share in resorts in Maroochydore and Mooloolaba. Matt’s communication skills ensured a smooth transition into the ARMS team in 2004, with sales exceeding expectations during his first 12 months and he is now one of the longest serving and most successful management rights brokers on the Sunshine Coast. Matt is a keen sportsman with over 40 years active participation and coaching in soccer, hockey and Oztag. He is a keen watcher of all that is rugby, both league (Sea Eagles) and union (Waratahs), and despite his advancing years, Matt has no problem with his long-term memory and regularly reminisces about his beloved Blues once being the dominant State of Origin team!

Barry and his wife Althea and son Rees immigrated to Australia in 2000 and purchased and operated management rights in Noosa, before going into partnership in a 175-townhouse complex on the Gold Coast. Over the years, Barry has sold hundreds of management rights businesses and motels and is recognised as the longest serving management rights salesperson on the Sunshine Coast, doing what he does best for over 17 years.
