Good sports in winning form at RMS Two fanatical sportsmen, Matt Campbell and Barry Davies, certainly have the runs on the board when it comes to selling management rights on Queensland’s Sunshine Coast. With a combined 42 years in the business, the veteran brokers from Resort Management Sales estimate they have sold around 500 properties and in the last 12 months they oversaw around $40 million in transactions. With the addition of young gun Adam Langer to their winning team, Matt and Barry are ready to reach new targets in the years ahead. Australian Resort Management Sales (usually abbreviated to RMS) was formed in 2002 by John Hellyer and Barry Humphries, who had lived and worked on the Sunshine Coast while representing a Gold Coast-based management rights broker for more than 15 years. They knew that they could better service their management rights clients from a local base and established a Mooloolaba office. The operation grew rapidly, and Matt joined the firm as a management rights sales consultant in 2004. In 2005 he

became a full partner. Barry Humphries retired from the business in 2013, followed by John Hellyer in 2015 and that’s when Barry Davies, the longest serving management rights broker on the Sunshine Coast, joined the business. Matt, 55, grew up in Grafton in NSW and after a 12-year career as a schoolteacher, purchased a management rights business in February 2002, to have more time with his family. “I’ve now been actively involved in the management rights businesses for 20 years and Barry has notched up 22,” Matt said. “Barry’s the longest serving agent on the Sunshine Coast and I’m the second longest. “I think we’re the only management rights specialist agency that
is centrally focussed on the Sunshine Coast and we really don’t go too far outside our area. The Sunshine Coast is our backyard, and we know it well. But we’ve got listings in Hervey Bay, Bargara and Agnes Water, and we’ve sold businesses as far north as Port Douglas. We’ve also just sold a caravan park out at St George (in south-west Queensland).” Matt is planning on selling management rights businesses for another 10 years and he has the fitness to keep up the pace. He has been playing competitive hockey since the age of seven (that’s 48 years without a break) and he is now running out with the Flinders Hockey Club, an offshoot of the Matthew Flinders Anglican College, the school where he taught, and which first brought him to the Sunshine
He came to Australia in 2000 with his wife Althea and their 11-yearold son Rees, who is now 33. Barry says 80 per cent of the business at RMS now comes from referrals. “I started in management rights in Australia 22 years ago because we had family friends who owned management rights and my wife and I came over to Australia thinking we would do something in the property line,” Barry told Resort News. “We had management rights for a small 10-unit complex in Noosa to start with, and a year after that we bought into a 175-unit complex on the Gold Coast. We went from really small to really big very quickly. I started selling management rights as well and have never looked back. Matt and I have formed a really good

Matt was born at Grafton in northern NSW and fell in love with the Sunshine Coast, largely because it reminded him of the beautiful surf beaches at Woolgoolga and Yamba where he spent childhood holidays.

Matt’s parents moved to Brisbane so he could study to be a schoolteacher and after four years teaching at Woodridge in the Logan area, he landed what he called “a plum job” at a young school at Buderim, the Matthew Flinders Anglican College, in 1994. Matt , 55, and wife Michelle have lived on the Coast ever since and it’s where they raised their three children, Chloe, now 25, Tessa, 22, and Lachlan, 21. “I taught at Matthew Flinders for eight years,” Matt told Resort News, “but after our son was born, I needed to leave teaching to have more time with my family. We bought a management rights business (the Macquarie Lodge at Noosa) to replace my teaching income and to give us more flexibility to spend time together. We were at that property for four and a half years and halfway through
Barry began selling real estate way back in 1981 in the town of Knysna on South Africa’s beautiful Garden Route, a 300-kilometre stretch along the southeastern coast of South Africa’s Western Cape. He has been involved in many businesses during a fascinating life and once ran a contract diving operation in South Africa which involved the search for raw aquatic diamonds on the ocean floor. After coming to Australia in 2000 with his family, Barry bought management rights at a small 10-unit complex in Noosa and then bought into a 175-unit complex on the Gold Coast. He started selling management rights with Steve Dawson at Resort Brokers and with a number of other companies including RAAS.

“I saw different ways of doing things,” Barry told Resort News, “and that’s been so helpful. Matt and I have formed a great partnership that has been very successful. “Together we have sold close to 500 properties, including some major properties such as Noosa Blue, Noosa Lakes and Noosa Hill. We’ve sold $20 million of management rights to Ryan Rae and his syndicates. “But I’m 66 now and we're going to Thailand for a few months at the end of the year and then getting a motorhome for a while. I might be selling away from the coast at Airlie Beach or Port Douglas, perhaps some caravan parks, but I’ll always be in the background with Matt and Adam.”

Adam Langer There’s a lot more surfing on the Sunshine Coast than there is in the north of London and Adam Langer, RMS’s new livewire broker, can’t stop singing the praises of what he calls one of the most beautiful places in the world.
“My hobby has been surfing for a long time. I’ve always been into board sports. I was an avid skateboarder when I was young, and I would sometimes go snowboarding in Austria. The Sunshine Coast has some of the best surf you could get anywhere.”
The 35-year-old martial arts enthusiast came to the coast in 2012 after his New Zealand-born mum Helen told him about management rights. She’d learned about them while on holiday at Marcoola. “I managed high-end night clubs in the UK in London (VIP champagne bars) from the ages of 18 to 24,” Adam told Resort News. “But I got tired of the night life and having no social life of my own. “After Mum told me about this great business idea in Queensland, I did a bit of travelling around in a camper van with my wife Jay, but we didn't see anywhere that we thought was nicer than the ‘Sunny Coast’.
Adam and Jay, who have two sons, loved their new surrounds and bought into a 65-unit permanent complex at Alexandra Headland. “We were there for three and a half years and then we bought a café in Noosaville. We ran that for another three and a half years and then I spent a year working in strata management.” Adam started looking for another management rights property and contacted Matt and Barry. They had been customers at Adam’s café and thought he had talents in other areas. “Matt and Barry thought I would be a great fit for RMS, and I thought so too,” Adam said. “I’ve only been with the business a couple of months but I’m loving it. “Management rights is a great business model and banks love it because it’s such a secure investment. “In fact, my wife and I are about to go back into another management rights business. The upside of management rights far outweighs almost any other business you can think of.”
