COASTAL L O C AT I O N , L O C AT I O N , L O C AT I O N . It’s said this is the key element in any property search. But what does this cliché really mean? It means that location almost always comes first. Often a property can be altered, enhanced and extended. But its location can’t be changed. Of course some locations improve over time and some deteriorate. But by and large location remains crucial and the most important factor in determining value. It’s the same with estate agents. Location of office, location of team and location of community are key factors in helping buyers find their perfect home. This is especially so when dealing with the number one location for so many buyers – being close to or even overlooking water. The Mayfair Office network has 52 associated offices in waterside locations around the UK and 141 worldwide. In these offices you will find a high level of expertise and understanding about waterside living. Whether it is using the water for sports or pastimes or just for looking at, our specialists will know exactly where you should search. This issue of Coast highlights just some of the excellent waterside and close-to-water properties we currently have on the market. I wish you very good hunting.

M AY FA I R COA S TA L – ISSUE 3

One year on from the historic opening to the 35th Americas Cup Series, the tournament returns to Portsmouth for the 7th leg in this prestigious event. Will it be a repeat of 2015 when Ben Ainslie’s Land Rover BAR team stormed to victory? Or will Emirates Team New Zealand cement their place at the top of the pile? Whatever the outcome of the Portsmouth 2016 series, the 35th Americas Cup has so far seen thrills and spills a plenty and has taken in some of the most spectacular sailing backdrops the world has to offer. Mayfair Coastal takes a look at what has happened since the start of the series... P O R T S M O U T H J U LY 2 3 - 2 6 , 2 0 1 5 Sir Ben Ainslie led Land Rover BAR to a victorious start on local waters in the first step on the road to bringing the America’s Cup home. The opening qualifying event of the 35th Americas Cup brought with it torrential wind and rain on Sunday which meant the second day of racing was cancelled but Land Rover BAR had already done enough to secure an overall win from Saturday’s two races. A first and second place from the two races gave Land Rover BAR 19 points, one more than Emirates New Zealand, who came third in the opening race before winning the second contest ahead of Ben Ainslie’s team. America’s Cup holders Team Oracle USA came third with16 points. G OT H E N B U R G A U G U S T 2 7 - 3 0 , 2 0 1 5 Conditions were near-perfect for the opening practice session at the start of the weekend, with Land Rover BAR finishing first in the final practice race. The fantastic racing conditions held out for race one and two the following day and Oracle Team USA capitalised on this, by winning both races. On the second and final day of racing, the excellent conditions were replaced by some of the toughest seen in the series so far. There were concerns that there wouldn’t be enough wind to race, but these fears proved unfounded and all teams had their skills tested trying to make the most out of the light wind. The final race resulted in victory for Emirates Team New Zealand and this, coupled with their consistency in the previous races, was enough to secure them overall victory. B E R M U DA O C TO B E R 1 6 - 1 8 , 2 0 1 5 Benign weather conditions on Saturday forced the day’s races to be cancelled – but this led to three races on Sunday and double points up for grabs in each one. Breezier conditions and a short course produced plenty of overtaking moves and three different winners; Oracle Team USA took the honours in the first race, Artemis in the second and Emirates Team New Zealand in the third. After the team were hindered by a gear failure and tactical misjudgement in race two, Sir Ben Ainslie and the crew were only thwarted from a victory in the final race following a further technical issue, which meant Emirates Team New Zealand grabbed the win instead.

OMAN FEBRUARY 26-28, 2016 Oman saw a great victory for Land Rover BAR as Ben Ainslie’s team beat ORACLE TEAM USA by two points, with the winning margin secured on a late charge in the final race. By finishing third, Emirates Team New Zealand retained its place at the top of the overall leaderboard, but ORACLE TEAM USA, with their second place finish, closed the gap to just 6 points. Sunday brought the best out of Groupama Team France, who secured a second place finish followed by a victory. With Adam Minoprio replacing the injured Franck Cammas on the helm, the team converted two strong start line performances into top finishes. SoftBank Team Japan and Artemis Racing showed moments of promised but fell back in the fleet over the course of the day; bad luck combined with poor decisions or handling errors put the pair at the bottom of the pile. N E W YO R K M AY 7 - 8 , 2 0 1 6 In a thrilling winner-take-all final race, Emirates Team New Zealand unhooked itself from a starting buoy to win with a score of 52 points. The Kiwi crew was in a lot of trouble at the start of Race 3 and crewman Blair Tuke had to jump in the water to unhook the starting buoy’s anchor line from the catamaran’s rudder. Making matters worse, the port hull was punctured by the buoy and water was leaking into the hull for the duration of the race. As the leg was perpendicular to the southerly flowing current, many of the crews found themselves being swept over the course boundary. Land Rover BAR, Groupama Team France and SoftBank Team Japan all were penalized for crossing the boundary in the current. Team Oracle, placed second in the race and second for the series while third went to Groupama Team France, winner of Race 2. SoftBank Team Japan placed fourth, Land Rover BAR fifth and Artemis Racing sixth. C H I C AG O J U N E 1 0 - 1 2 , 2 0 1 6 Artemis Racing had its most consistent regatta of to date and won the series with a 2, 2, 1, 4 scoreline. With perfect winds, cooler temperatures and a record breaking crowd of over 200,000 lining Chicago’s Navy Pier, the racing on Super Sunday was some of the most exciting seen in the 35th America’s Cup so far. Race four began with five of the six teams crossing the start line together, but when a host of penalties were handed out to a number of boats after the first mark, it was SoftBank Team Japan who were in clear air and led the pack though to the finish, recording their second race win of the weekend. The final regatta podium had SoftBank Team Japan in third and Land Rover BAR in second place, but it was Artemis Racing who left Chicago as event champions, an historic title as the first Louis Vuitton America’s Cup World Series winners on fresh water.

LIKE MANY YOUNGER SIBLINGS, Tudor has always fought to step out of the shadow of its big brother—and as the brother in question happens to be Rolex, that’s no mean feat.. The brand was created by Rolex founder Hans Wildorf in 1946 as a more affordable alternative, and since then, Tudor has battled hard to find its voice. But over the past few years, things have really begun to change. The company keeps unveiling watches we really want to get our hands on and this time around it’s the Pelagos. After Tudor stopped releasing redialled Submariners and started trying something independent of Rolex, there were several uninspiring pieces that emerged from the younger Swiss brand. Tudor watches have always been well made, but the company has taken a bit of time to find its design niche. The revival of the brand began with the Heritage

24

M AY FA I R COA S TA L – ISSUE 3

Chronograph, a reimagining of a vintage piece based loosely on Rolex’s Daytona. It seems Tudor needed to go backwards before it went forwards, reminding itself what it was all about as it gained confidence and direction. Fast-forward a few years, and the Pelagos was revealed to an impressed public. This is a watch that clearly comes from the Tudor fold, yet is unlike anything it has produced before. Dressed in titanium, the Pelagos is lightweight but it’s no delicate flower. Packing a gas escape valve and 500 metres of water resistance, it’s a proper, no-nonsense diver, and every element of the design tells the same story. The markers are bold and clear (notice the ‘snowflake’ hour hand, a nod to the past), the lume is bright and the controls are solid. The ceramic bezel is extremely well done, with the markers and numerals depicted in lume that’s as strong as it is on the dial and hands.

Up to now the watch may not seem to be far from the standard fair, but we haven’t yet touched on the bracelet. It’s also made from titanium, is beautifully crafted and very comfortable. A lot of the comfort is owed to the quick-adjust clasp, which has an ingenious spring and ratchet mechanism that allows for three settings of on-the-fly micro adjustment. Changing the setting is as simple as taking the watch off, pulling a lever in the clasp, sliding it larger or smaller, and releasing. But that’s not all: there’s also a fourth setting that works in conjunction with the folding dive extension link. It’s a freefloating notch that allows the clasp to expand and contract against a pair of sturdy springs, keeping the watch tight to the wrist no matter how saturated your wetsuit. And that’s not the only surprise the watch has in store. At the beginning of 2015, Tudor announced it had created its first

in-house calibre: the MT5621. It debuted in a totally new watch, the North Flag – but never being one to miss a trick, the brand also updated its popular diver with the new movement, albeit in a slightly modified version. The self-winding M5612 that powers the Pelagos features hours, minutes and seconds, as well as an instant jumping date complication. And just to add the cherry on top, it also happens to be COSC-certified. Tudor has always had a bit of trouble setting itself apart from Rolex, but the progress it’s made in recent years has left a real impression with many watch enthusiasts, including us. So if you’re thinking of dropping a wedge of cash on a Rolex diver, make sure you try the Pelagos on for size first. It’s more than worth it. Andrew Morgan, Watchfinder.co.uk Editor

THE WIGHT STUFF Planning on visiting Cowes for the first time? Here’s a few handy tips to make the most out of your trip. Get up, get out of bed. Make sure you catch the start of the sailing, which is usually around 10am. A great vantage point can be found just off the castle of the Royal Yacht Squadron, while another popular viewpoint is on the shore side in front of the Esplanade. Finger in the air. Understanding the wind direction will help in choosing where best to watch the action. To give you an idea, if it’s a westerly the grass on The Green will be good, if it’s an easterly you may want to choose Cowes Parade.

Down the home straight. See the competitors coming to the finish around 4.30pm – head to the Royal Yacht Squadron to cheer them in. All aboard! Try to get on to at least one spectator boat as they are a fantastic way to be as close as possible to the action. You can book on arrival in Cowes, but this is on a first-come first-served basis, so if possible it is a good idea try to sort it out in advance. Come for a day, stay for a week. There’s so much to see and enjoy, so try to stay for at least a few days, then you can enjoy the full range of what Cowes has to offer. Tune in. Cowes Radio provides a vital source of up-to-date information and is available on any FM radio. Boom banger bang! Be sure to catch the spectacular fireworks display that ends the week of international yacht racing. Why does it always rain on me? Unfortunately the sun doesn’t always shine – this is the UK after all – so dress appropriately and be prepared for our infamous changeable weather.
