As far as the UK property market is concerned I believe that we will look back at 2016 not so much as the year of Brexit but of Stamp Duty. The Brexit result seems to have little or no effect on the decisions and aspirations of people buying and selling homes. But the increase in Stamp Duty for foreign buy-to-let investors and domestic second-home buyers did cause these two groups to alter step for a while. At first this evidence was anecdotal but as the summer weeks rolled by industry figures endorsed it. However with the value of the pound against both the euro and the dollar falling following the Brexit vote, slowly those buy-to-let purchasers returned. Holiday-home buyers also stepped back into the market. In fact many of our member firms have reported the best summer for years. Perhaps the UK is feeling a newfound optimism bolstered by the feel-good Rio Olympics and encouraging post-Brexit economic results. Despite continued lower levels of properties available we are still seeing exciting and sensitively priced houses and apartments coming onto the market in all areas and all price ranges. I think this latest issue of Mayfair Collection demonstrates this only too well. But for those who think that their lives may be better spent wholly or partly abroad there is plenty in these pages to whet their appetites too.
