W E L C O M E TO O U R L AT E S T I S S U E O F M AY F A I R P O R T F O L I O We live in interesting times. It wasn’t long ago that the market was almost saturated with property for sale but buyers were scarce because of the economic gloom. What a difference a few months make. This Mayfair Portfolio magazine, although packed with wonderful properties, comes at a time when confidence is surging back into a market that is among the first to feel the change brought about by a strengthening economy and greater employment. There will be fewer properties on the market in the coming months and competition for the best will gain in strength due to buyers helped by government initiatives, and lenders who actually want to lend money rather than hoard it. However, whatever the state of the market, the firms represented in Mayfair Portfolio not only offer a great choice of property, they also have experience in all conditions – from boom to bust and back again. Their experience will be of enormous value to buyer and seller alike. Great property and great agents all working together – that is what Mayfair Portfolio is all about. I hope you enjoy these pages and that we will be able to help you with your move.

Like so many of our high streets over the past few years, estate agency has become top-heavy with corporate brands. This may be all well and good for fashion and food chains, but property is a very personal and local business. People’s homes are not commodities to be traded like socks and wares. They are a person’s most valuable possession and represent a huge investment both in money and emotion. The Mayfair Group brings together the most knowledgeable and experienced independent estate agents across Britain. The partners and staff of these firms haven’t been shunted from one part of the country to another just to fill an office vacancy. Many have worked in their locality for most, if not all, of their working lives. These are people who know and appreciate local property and what it means to buyers and sellers. But it is not just at a local level that the Mayfair Group can help. With more than 300 offices across Britain – 43 offices in Surrey and Sussex alone – this is one of the largest and most effective networks of estate agents in the country. There are also

One of the largest interest groups requiring special property in Britain is the one involved with horses. Whether it’s a small house with a pony paddock or a much larger establishment providing extensive equine accommodation and facilities, the equestrian enthusiast has a very particular set of requirements. But finding specialist equestrian property has never been easy for buyers, and it’s often hard for them to know where to start. This is where Mayfair Equestrian, the equestrian and rural property arm of the international estate agency network Mayfair Group, comes in. Buyers are prepared to move great distances to find their ideal equestrian property, and by linking specialist firms across the country and working closely with those overseas as well, Mayfair Equestrian makes the whole process so much easier. But our specialists are not just experts in property – many are keen participants in show jumping, dressage, driving, hunting, showing, eventing, endurance, racing, polo, even western riding.

The Mayfair Equestrian website – mayfairequestrian.co.uk – is also a powerful tool that helps both buyers and sellers. The site provides information on property for sale and an index of our specialist firms that deal with rural, agricultural and equestrian houses throughout the country. Rural Surrey, Sussex and Hampshire are counties ideal for the horse enthusiast, with plenty of wonderful countryside, a network of relevant groups, clubs and societies, and plenty of competitions for those keen on jumping, eventing and dressage. A superb range of local support services from vets to blacksmiths underscores all of this. So call us today if you are seeking an equestrian property in the area and would like to find an estate agent who understands your needs, or if you wish to sell and need to access our specialist purchaser database. We know that not all estate agents are the same. There are horses for courses.

Leasehold properties As a leasehold property owner, do you know how long is left on your lease? Over the period of time that you own your property, the length of your lease is continuing to decrease. Why is action required? Your lease is the legal agreement between you and your freeholder. Should the lease come to an end the ownership of the property passes back to the freehold landlord. Your lease is also security for lenders who may require that it has at least 70 years left to run. You or any prospective purchaser may experience difficulties getting a mortgage when you come to sell or re-mortgage your property if you have a shorter lease. Why extend now? It is cheaper to extend a lease with more than 80 years left. When the
lease term drops below 80 years, the cost of extending a lease can rise substantially. Spring usually arrives by mid-March with dryer and warmer days that provide the opportunity for an increasing range of gardening tasks. It’s time to get busy preparing beds, sowing seed, cutting back winter shrubs and generally tidying up around the garden. A lot of gardeners worry about their lack of experience this time of year and many are put off getting started because of it. However, spring is the best time to start enjoying nature more. If you follow the advice below hopefully it won’t seem quite so daunting and will get you off to a great start.

CHECK FOR W I N T E R DA M AG E We’ve had some terrible weather this winter, so before you do anything investigate any damage caused to your garden – this may be easily spotted. Are there broken tree branches? Damaged bushes? Appropriate steps need to be taken to remediate damage as soon as you discover it. Also take a closer look to check for less obvious damage to your garden and existing garden plants

P R E PA R E N E W B E D S We’ve had a lot of rain these past few months, so beware – never work your soil when it is wet. Digging wet soil will turn it into big solid clumps, tilling will turn it into porridge. To check if your soil is dry enough to work, take a handful and give it a squeeze. If it crumbles through your fingers, you can work your soil. If it stays in a ball after squeezing, wait a few more days. Clear the planting area as soon as soil can be worked, removing turves or weeds and debris. Spread about 2 inches worth of compost over soil, and cultivate it to a depth of 6 to 12 inches with a spading fork.
TO P 5 J O B S TO D O I N P R E PA R AT I O N F O R THE SPRING 1. Protect new spring shoots from slugs 2. Plant summer-flowering bulbs 3. Top dress containers with fresh compost 4. Mow the lawn on dry days 5. Weeds come back in to growth – deal with them before they get out of hand
BUY PLANTS FROM A R E P U TA B L E GARDEN NURSERY Big doesn’t always mean best – do a bit of research on your local nursery. On investigation make sure proper care has been given to plants when they’re on the site. Don’t buy plants if they’re crispy brown, the top of the potting medium is bone dry, or if leaves are falling off, are discoloured or look chewed. Finally, check the roots – if they are brown and rotted, choose another plant. The best way to be sure is to buy your plants from somewhere like an RHS plant centre, which guarantees hardy stock for five years and will replace or refund any plant that fails.
T I M E TO P L A N T Early spring is an ideal time to plant herbaceous perennials, including geranium, astrantia and oriental poppies. You can also plant tender summer-flowering bulbs, including gladioli and acidantheras at this time. Visit sites such as www.rhs.org.uk for a more extensive list of plants and flowers you can grow. As the weather begins to get a little milder you can look to sow new lawn areas, but remember to protect the areas from birds.
S TA R T A COMPOST PILE After clearing your garden you’ve probably acquired a lot of waste – so why not start a compost pile, or use a compost bin. Begin by collecting plant debris and leaves raked up from the garden. Add equal amounts “brown” (carbon-rich) materials like dried leaves and straw, and “green” (nitrogen-rich) materials like grass clippings and weeds in even layers with water and a compost bio activator. Turn regularly. Continue adding to the pile throughout the season for rich, homemade compost. For further information and help on gardening visit www.rhs.org.uk

During January’s Consumer Electronics Show, the annual technology innovation exhibition held in Las Vegas, audio pioneers Meridian introduced its Special Edition (SE) loudspeakers. They were produced to mark the 25th anniversary of the company's, and the world's, first digital speaker – the D600. This year, Meridian will celebrate with the launch of a new Special Edition series of DSP Digital Active loudspeakers. Very much any audio enthusiast's fantasy, they come packed with notable features including a beryllium domed tweeter,
new electronics and driver clamp rings, to deliver the highestperforming Meridian DSP Digital Active around. It is quite simply one of the finest speakers in the world today. The Special Edition models available will be the DSP8000, DSP7200 and DSP5200. For more information visit www.meridian.co.uk or take a visit to the new boutique London store on the Kings Road.
SECRETS OF THE DSP LOUDSPEAKER Digital Signal Processing (DSP), which Meridian has pioneered and adapted for the home audio market, provides the best results and the clearest sound. These loudspeakers reproduce the sound of the original performance, almost making you believe the performers are in the room with you. Explore the features of Meridian’s flagship digital loudspeaker, the DSP8000.
The cabinet is hand-fabricated from a high pressure laminate of birch plywood and aluminium damped with mineral-filled epoxy resin.
A conventional passive speaker would have to be eight times the physical volume to provide the same performance as a Meridian DSP Active loudspeaker.
Each speaker drive unit is powered by its own amplifier and each amplifier is individually controlled by a sophisticated DSP crossover.
The separate head unit, which generates all the subtle musical detail, is decoupled from the bass cabinet on three pin assemblies to reduce colouration.
The soft edges avoid generating unwanted additional high frequency sounds that can blur the image.
The bass system has its six powerful drive units arranged in opposing pairs to help cancel cabinet vibration.

From the time I owned my first home, I have always had fresh flowers in the house, from a simple bunch of daffodils brightening up a kitchen window, to larger, more contemporary arrangements making a statement in the hall. Flowers have the ability to enhance the feel of a room, they can soften, brighten, create focal points, drama, or simply compliment their surroundings. The choice of container, vase or planter is often just as important as the flowers, arrangement or design style itself. In a Victorian building for example, where care has been taken to preserve original features, the best choice of container will include glazed ceramic vases or traditional urns; whereas simple shaped plain glass, metal or matt finished containers tend to work better in a more modern and contemporary home. Some say the vase or container shouldn’t overwhelm the floral arrangement, but to create a more modern effect, don’t be afraid to experiment. When we are bought flowers, we often have a favourite place to put a vase or arrangement; but to preserve the life of the flowers, it is worth experimenting to find out what flowers work
best in the different rooms of your home, taking into account space, temperature, lighting, drafts, visibility and practicality. If you are buying an arrangement or separate bunches of flowers, try and give your florist as much information as possible about where you are planning to put them, this will help you both discuss the right dimensions – for example, an arrangement for a dining table would be designed quite differently to an arrangement for a narrow mantelpiece. Walking into an entrance hall and finding your eyes drawn to a beautiful fresh flower arrangement can be as alluring to potential buyers (and admirers of your home) as the old wife’s tale of putting fresh coffee on to stimulate the sense of smell. Flowers in the lounge, either prominently displayed on a coffee table in the centre of the room or on a sideboard add a little hint of glamour to their surroundings. A secret indulgence of mine is having fresh flowers in the bedroom, these are just for me, beautiful to wake up to.
