THE CANADIAN MARKET WON’T CRASH IN 2019 By Julie Achtermeier
After a tumultuous 2017 and 2018, prospective homebuyers are left wondering what will happen in 2019. Will things get worse? Or better? According to economists and real estate experts, 2019 is on a slow rebound. Here’s why.
HOME PRICES STILL RISING The average price of a Canadian home continues to rise by about 2.1 percent which is not far off the rate of inflation (2.7 percent), according to the Canadian Real Estate Association (CREA). In Ontario, prices will likely climb a little faster (3.3 percent) and in British Columbia, a bit more slowly. Investment Strategists predict the Canadian economy will continue to grow in 2019 even if it’s at a slower rate than in 2018. The most likely scenario for the housing sector will be for prices to slow to a standstill while the average household income tries to catch up.
INTEREST RATE RELIEF Interest rates have been rising steadily since 2017, a sure-fire way to create a panic for first-time homebuyers. The Bank of Canada (BoC) had intended to increase rates which would mean hiking from the current 1.75% to between 2.5 – 3.5%, or until they’re neutral with respect to inflation. Another five increases could make mortgages unaffordable or, at the very least, intensify the impact of the qualifying stress test. We can thank the U.S. and China trade tensions as well as the falling prices of oil in Alberta for the BoC’s halt to interest rate hikes. These recent events have forced the BoC to take a step back and re-evaluate the potential risks to more hikes. December 2018 saw its rate untouched, and the start of 2019 has remained the same.
The BoC’s reluctance to increase interest rates was further confirmed by comments made in media interviews that volatility on a global scale continues to be a risk despite stability in the Canadian market. Impending tariffs could impact trade and international relations. The big sigh of relief will come from those with variable-rate mortgages and lines of credit who will witness some stability for much of 2019.
RENTAL PRICES CONTINUE TO CLIMB As we’ve heard about in recent months, the rental market is at an all-time high, with some areas of the Greater Toronto Area (GTA) seeing increases of 9% annually. Forty percent of the 4.4-million Canadians who rent spend over 30 percent of their pre-tax income to keep a roof over their heads. At the end of the day, people need a place to live and for many, renting is no longer an affordable option compared to buying. Traditionally, rent was much cheaper than the carrying costs of owning a comparable home so you could build wealth by investing what you’re not paying in property taxes and home insurance. In the current rental climate, that argument no longer holds water. High rental rates could help sustain the demand for homebuyers.

How Much Staging is Necessary When it’s Time to Sell? BY JULIE ACHTERMEIER
Home staging is the process of professionally decorating a home to make it look more appealing to buyers. It’s intended to accentuate the positive features of your residence and help buyers imagine themselves in your home. The Real Estate Staging Association states that homes across North America spend 90 percent less time on the market if they are staged – 23 days compared to 184 days, respectively. But how much is enough? According to the National Association of Realtors, for every $100 invested in staging your home, the potential return is about $400. That’s four times the return for doing a few simple things. Before you start, consider the costs and what you’re willing to spend. You can go as far as paying a professional stager to come in, or you can follow a few simple steps and do it yourself. If you choose the latter, start with these critical items first:
Paint – and don’t forget the trim!
Painting walls, especially if they are old colours or have marks, scrapes or nail pops, is an absolute must. Choose light, trendy colours that make the walls the backdrop to the room. The last thing you want is someone walking in and being hit in the face with a bold colour they may hate. Many Realtors recommend Benjamin Moore colours such as Elmira White (a soft beige), Revere Pewter (for a warmer, darker hue) and Cloud White as a faint tint to trim paint if you are repainting the trim.
Remove Clutter
This is not rocket science. No one wants to look at your baby photos or see your collection of vases so pack away personal items and collections and leave furniture empty. Once everything is put away, take a look at each tabletop and choose groups of three items to decorate. The eye likes odd numbers of groupings so pick three books, three candles at different heights or three different pieces that accent the room and blend into the décor.
Don’t Forget the Yard
A great trick to make your lawn look lush and green is to over-seed it. This chokes out weeds and will give it a luxurious appearance. Or, if you have enough lead time, hire a lawn company to get your grass in its best shape before you list. If you have gardens, be sure to remove debris, add fresh soil for a clean look and plant a few eye-catching annuals that will do well in your climate and orientation to the sun - think shade or sun plants. If you’re listing in winter, keep walkways clear and put away the Christmas lights... unless it’s the Christmas season.
Rent Furniture
The old red corduroy couch your Aunt Lila gave you isn’t going to win you any decorating awards. If you have old or damaged furniture, get rid of it and rent sleek, neutral pieces. Or make an investment in new furniture you can take with you.
Less is More
Once you’ve decluttered, slim it down even further. This gives the room more space and keeps the buyer focused on what they can do with the home. In effect, a staged home should look as if no one lives there. That may sound counter-intuitive, but most people love to imagine themselves in a crisp, clean, minimalist living space. Can’t you imagine yourself in a home without all the mess? If someone is about to make the most significant investment of their lives, they’re going to want to make sure it’s something they love and can picture themselves in. Showcasing how a home could be lived in depicts the real potential of the space.

PASSIVE HOUSE THE NEW “GREEN” STANDARD FOR BUILDING IN CANADA By Julie Achtermeier
It’s no secret that climate change has become the greatest global challenge facing our future, and while some experts may still be skirting the issue, there is growing acceptance internationally of the effect our carbon footprint is having on the planet. The Government of Canada is committed to doing its part with a target of reducing greenhouse gas emissions to 30% below 2005 levels, by 2030. One of the ways to accomplish this is by reducing energy use.
According to the International Energy Agency, the global buildings sector is responsible for 30 percent of energy consumption, more than 55 percent of the global electricity demand, and contribute up to 30 percent of annual global greenhouse gas emissions which makes the way developers build homes a critical component to creating a low-carbon future. Passive House (Passivhaus) is a high-performance building standard out of Europe that is gaining popularity with Canadian builders, developers and government planners. The methodology, developed in 1991 by Dr. Feist, an Austrian physicist, takes an entirely different approach to “green” construction. Imagine a home without a furnace or air conditioner. Imagine that same home requiring only 10-20% of the energy used by an average home. A home heated in winter mainly by the sun, body heat, standard electrical appliances and light bulbs, and whose cooling needs in the summer are minimized by its exceptional design and orientation to the shade. Simple ventilation equipment assists with temperature consistency during all seasons and ensures excellent indoor air quality. In 2013, Passive House Canada Institute West was founded and then became Passive House Canada in 2016, following the PHIUS (Passive House Institute US) climate specific model for North America. With its head office in British Columbia, Passive House Canada is a national non-profit association advocating for the Passive House high-performance building standard across the country. The concept has been recognized internationally as an extremely effective, and proven way to build for energy efficiency, comfort and affordability and is being increasingly adopted in Canada for residential, institutional and commercial buildings Builders and planners must become certified in Passive House to use the model, which operates on the main principals of proper insulation, no air leakages and no thermal bridges (where heat can trav-
el through walls to escape the building). Part of this plan includes triple glass pane windows and proper orientation for heating by the sun and cooling by shade as well as active Heat Recovery Ventilation (HRV). Adam Vaughan, Liberal MP and Parliamentary Secretary to the Minister of Families recently spoke about the National Housing Strategy (a 40 billion-dollar, tenyear plan) and where government dollars would be best spent. He used the example of several highly successful housing projects in Vancouver built by Passive House-certified developers and went on to explain the impact it will have on reducing operating costs for future homeowners and renters by cutting energy use significantly. Bob Walker, owner of Longview Services Inc. (an Ontario company that assists charities to raise funds for renovating and building green), says that after thirty years in the construction and design industries he was initially skeptical about this new and not very well-known Passive House standard. However, he visited a few sites and was convinced. “Of the 40 trillion dollars worth of buildings in Canada, the vast majority of them are inferior performers when it comes to energy efficiency,” Bob explains. “The Passive House way of building is the first holistic and intelligent approach to the process of design and construction that I have seen. I do not doubt that even more of its insights will be incorporated into future building code requirements and that it is the future of building quality structures.”
