Building Requirements from the HOA:

• Construction of dwelling unit or other structure approved by Design Review Committee shall be completed and a certificate of occupancy shall be issued by appropriate governmental authority within twelve months after approval.

• All dwellings and other structures constructed on any Lot shall be stained or painted in such colors as are approved in writing by the DRC.

• No dwelling shall be erected, altered or permitted to remain on any Lot unless the square footage of finished living space contained within the dwelling, exclusive of basement, open porches, and garages, is not less than 1,800 square feet for single story residence, or 2,400 square feet for two-story or multi-level residence.

• No residence shall have more than two stories above grade, or otherwise exceed any height restrictions imposed by DRC.

• Each dwelling shall include a garage having space for not less than one or more than 3 automobiles.

• No mobile homes and no structures of modular construction shall be permitted on any Lot.

• All fences shall be white in color and approved by DRC.

• No business or commercial enterprise or other non-residential use may be conducted on any part of a Lot.

• No animals, birds or reptiles of any kind shall be raised, bred or kept, except that an may keep not more than six chickens, and a reasonable number of horses, dogs, cats and other household pets.

• Within 90 days following receipt of certificate of occupancy from the Town or other appropriate governmental authority for the dwelling unit constructed upon a Lot, the Owner shall submit to the DRC for its approval a landscaping plan. Once the plan is approved, the landscaping described in the landscaping plan must be completed within 9 months.

• All outbuildings are subject to prior approval of the Design Review Committee. Outbuilding shall reflect architectural design and materials consistent with the dwelling on the subject Lot. The size of any Outbuildings, when combined with all other structures erected on a Lot, shall no exceed 15% of the total surface area the Lot, and shall not violate any set back requirements, height restrictions or other conditions imposed by the Town, or any other governmental or quasigovernmental authority with jurisdiction from time to time.
