editor’s note

Too Much Passion?

The Homes That Are Possible. Here.

We don’t think so. We’re passionate for the details. From the selection of woods we use, how a drawer feels when it closes, to the tactile sensation you experience when you run your fingers over our finishes. It’s evident in all that we do, from our cabinetry, fine furniture, libraries, organizational systems, interior and exterior doors, counter tops, to our custom millwork.

My colleague and editor of Traverse Magazine, Jeff Smith, has coined a phrase to describe what it is that we try to showcase with Traverse, our flagship publication. It is, he says, “The life that is possible. Here.” If you know Northern Michigan, you know what those possibilities are: a lifestyle that revolves around the outdoors—hiking, biking, boating and skiing—with the added bonuses of friendly small towns filled with boutiques, galleries, theaters and restaurants that are acclaimed statewide and nationwide for their food. I find it is easy to adapt that phrase to Northern Home & Cottage: “The homes that are possible. Here.” In Northern Michigan, a home is not just a house. It is a home in a setting—be it on a lake, on a ski hill, in the woods, in the country or in a charming small town. One of the many wonderful things about our region is that our building industry—architects, designers, contractors, landscapers—understand the importance of setting, and they work to amplify its importance in their projects. In this issue we give you three gorgeous homes in settings that are quintessentially Northern Michigan. We offer you a peek into a new brownstone—designed to echo the Victorian-era roots of this style of building—set in downtown Petoskey, a location that allows the homeowner to walk to the eateries and boutiques that help to make that city so special. Next, it’s to the Blessings’ home overlooking Crystal Lake—a home that perfectly captures that fresh, relaxed spirit of vintage cottages. And finally you’ll meet the Wagners and learn how they managed to build a magnificent home that is essentially surrounded by water and accessible only by a 322-foot footbridge. It’s a home so amazing that Discovery Channel’s Ultimate Homes show picked it up. Oh yes, the homes that are possible. Here. Happy holidays to you and yours!

rom her home in a gracious, four-story brownstone in downtown Petoskey’s historic Gaslight District, Bonnie Charles can walk to her daughter’s trendy café, Dripworks, to McLean & Eakin Booksellers for the best bestsellers—and just about anywhere else in this small Lake Michigan city. Bonnie’s daily route has the cool, urban walkability vibe of a New York City neighborhood, but she likes it better because, well, it’s Petoskey. While Bonnie’s home looks like it has been here since the young Ernest Hemingway hung out in this town, her place is actually only several years old. When Bonnie and her late husband, Dr. Robert Charles, first saw the narrow vacant lot that the brownstone would eventually grace, she wasn’t particularly thinking architecture. She just wanted to get back to her beloved downtown, where she was raised. Although she and Robert had lived only miles away, it just didn’t feel right to Bonnie when you had to drive to get there. It didn’t take long for the couple to realize, however, that the lot was perfect for a New York–style brownstone. Architect Jessica Moore understood the couple’s vision and drafted it into reality, working closely with Northern Michigan designer Laura Gray of Plum Tree Interiors. Taking her cues from the towerlike half-hexagon facades of some of the most elaborate historic brownstones, Jessica designed twin, connected three-story (plus a garden level that houses a small apartment) hexagonal towers. The period feeling is echoed in wrought iron balconies, arched French doors, brick and limestone exterior materials and porch columns. The bracket motif on the parapets, Jessica says, are nods to Petoskey’s Victorianera storefronts, while the two authentic gaslights on the exterior of the residence are tangible connections to the city’s period street lighting—for which the Gaslight District was named.4

What is historic on the exterior is cutting-edge building technology under the skin. The Charles residence is constructed using poured cement insulated forms, meaning that it is built to last the ages, extremely energy efficient and very quiet to live in—despite the fact that it sits in a busy downtown. Tragically, Bob died during the construction process, and it was left to Bonnie to oversee the completion, particularly of the interior. She credits the expression of her own warm and enchanted vision of her new home to Laura’s skillful and inspired project management. The interior narrative begins with a serenely elegant sky blue–andmocha palette that sets the stage for Farrow and Ball handcrafted damask wallpapers, crystal chandeliers and custom tile work and window coverings. While she chose luxurious elements, Bonnie also wanted her home comfortable and approachable—a sensibility that seemed difficult to achieve given the rooms’ high ceilings. Through a subtly elaborate use of archways, deep moldings, and ceiling coffers lined with roped lighting, Laura succeeded in bringing intimacy to the spaces. Bonnie’s idea for a keeping room—an old-fashioned term for a cozy nook in the kitchen—translated into a pair of deep and cushy chairs with ottomans near a small gas fireplace faced with a lovely pattern embossed on marble. The addition of a banquette in lieu of a banquet table also cozies up the room, as does an Old World–style dark-stained and scraped hickory floor.4

The view from the brownstone is as invitingly enchanted as its décor. Outside the windows, Little Traverse Bay winks in the distance, sunsets dance off the neighboring rooftops and the streetscape moves from the hustle and bustle of summer to a glow of holiday lights across the city streets that call to mind a scene out of Dickens. When the formal French doors open and you walk inside, it’s as though all of that streetscape is crystalized with Bonnie’s memories of living her entire life in or near this beautiful downtown. As architect Jessica Moore describes, entering the home “is like cracking open a geode to find the little jewel inside.”

THE SOARING CEILING IN THE GREAT ROOM IS SHAPED TO LOOK LIKE A SHIP’S HULL. IN A NOD TO THE WAGNERS’ FORMER LIFE, THE STONEWORK IS MARYLAND BLUE STONE. THE ANGEL SCULPTURE ON THE FIREPLACE IS A PART OF THE FAMILY’S EXTENSIVE RELIGIOUS ART COLLECTION—A PASSION THAT BEGAN AROUND THE TIME ONE OF THEIR CHILDREN WAS, AS A BABY, DIAGNOSED WITH CANCER. BELOW: A KITCHEN DESIGNED TO TAKE WHATEVER THIS FAMILY OF NINE DISHES OUT—RIGHT DOWN TO THE STAINED CEMENT FLOORS.

September 11, 2001. The Wagners—two parents and seven children— were living in Washington, D.C., when American Airlines Flight 77 crashed into the Pentagon. They lived close enough to see the smoke, to feel the panic, and witness the bedlam of people rushing to find loved ones—of children at their kids’ schools not knowing if their parents were alive or dead. Kim Wagner recalls not being able to stop the tears. Three days later, their 3-year-old daughter drew a picture of a plane plunging into a building as a birthday card for a family member. Kim and her husband, John, began thinking more and more about their property in Northern Michigan. It was a peaceful spot, bordered on one side by Long Lake, on the other by wetlands—big quiet, comforting marshes. They always thought they’d build a vacation cabin on it someday. In the wake of 9/11, however, the couple began thinking about a year-round home. On a visit to Northern Michigan several weeks after 9/11, the Wagners found a whole different world. “We went into the 7-Eleven in Traverse City and saw people leave their keys in the car—their purses on the front seat,” John remembers with a laugh. That feeling of security the family found Up North sealed the deal. “We said, ‘Ya know, we can make this happen,’” Kim remembers. The couple put their Washington, D.C., house on the market, and by summer the Wagners were headed north to figure out how to build on their extremely difficult-to-build-on property. After a long, respectful discourse with the Michigan Department of Environmental Quality, they found that the only way the DEQ would allow them to build on their land was by putting a walking bridge over the wetlands that would connect their house to their two garages and driveway. A very long bridge—322 feet long to be precise. 4 Northern Home & Cottage

Always a couple to welcome a challenge, the Wagners set to work making their home a reality, hiring renowned Washington, D.C., architect David Cox and his associate, Tom Wheeler, to design it. David and Tom had designed the Wagners’ previous home in D.C. and, as John says, “They knew our preference for clean lines and open spaces. The team designed a magnificent timber frame home that is centered on a great room looking out onto Long Lake through floor-to-ceiling windows. The master suite is on one wing, the children’s bedrooms on the other. Cox terms the home’s style “Frank Lloyd Wright meets Jackson Hole”—meaning that it embodies Wright's fondness for linear woodwork, natural materials and open floor plans, while it also has the soaring ceilings (26 feet) and massive stone fireplaces (one in the great room and the other in the master bedroom) that evoke a western lodge. The dramatic bridge entrance across wetlands was an architect’s dream. As John describes David’s vision: “You pull into the garage, meander through the tops of trees, don’t know where you are going, then you open the door and, wham, you’ve got this panoramic view of Long Lake.” Of course, making it all happen was no easy feat. To avoid filling wetland, the logistics for building the bridge included hiring a bridge builder from Ludington to pile drive 24, 16-inch hollow core steel columns into the wetlands until each column hit bedrock. Once properly placed, each column was filled with concrete. The column depth ranges 20- to 40-feet below grade, depending on the bedrock location. The bridge is covered, both for aesthetic reasons and to protect it from the weather. The Wagners have been in their home almost 11 years now, and have never once regretted the fact that getting to their front door is a 322-foot walk from their garage. While a small garage to park a golf cart was designed into the home, they have yet to buy one. “We’ve found that the walk is great exercise,” John says, going on to explain that the view over the wetlands is gorgeous all year, and in the summer it has the mystery of Jurassic Park, while in the winter it is a snowy, pristine wonderland. For their kids and their friends the bridge was a one-of-a-kind playground. By the time producers for the Discovery Channel contacted the Wagners last fall asking to film a segment on their home for the show Ultimate Homes: Waterfront Edition, the family had long since gotten used to the fact that theirs was no everyday dwelling. Last March a five-person crew from Discovery flew into Traverse City to film their home. In typical Wagner-family style, the family had a blast watching and participating in the filming. When the show aired, they all snuggled into the deep, comfy furniture in their family room to watch—chuckling at the way they looked on television. All in all, it was a pretty sweet validation of their decision to build a whole new life in the aftermath of tragedy.

The Blessings may have lived in Portland, Oregon, for most of their adult lives, but if you ask them where they are from, they don’t give you a one-place answer. That’s because David, a family doctor, and Betsey, an artist, are as rooted in their summer community as they are in Portland. While both were raised in Chicago, David spent every summer on Crystal Lake since he was 3, and Betsey’s family began summering in the community when she was in college. The Blessings continued their families’ tradition, bringing their nowgrown four children up to Crystal Lake every summer of their childhoods. In those years, the Blessings had a cottage in the historic Congregational Summer Assembly—a summer community on Crystal Lake founded in the early 1900s. Once affiliated with the Congregational Church, CSA as it is known, still cherishes many of the values it was founded on—including a deep appreciation for the natural world, the arts, spirituality and, in the summer at least, a love of simple, rustic living. The Blessing cottage was vintage CSA—built on poles (in lieu of a foundation), it had no heating system and a steep, rickety stairway. When someone offered them cash for it, they figured the time had come to build something a bit sturdier. With their extensive connections in the area, it didn’t take the Blessings long to find an exquisite piece of property tucked into a steeply wooded site overlooking Crystal Lake. (Happily, their youngest daughter and her husband purchased the property behind it.)4 Northern Home & Cottage

While they would have been fine building another true summer cottage—sans central heating and insulation—local building codes no longer allow construction so primitive. Even so, they wanted their new, fully insulated and year-round home, to have a timeless summer cottage vibe. To that end, the Blessings’ credit their architect Caleb Luibrand (based in nearby Beulah) with capturing that fresh, uncomplicated spirit. “His passwords are windows and light—so that the outside becomes your entertainment,” David says. Builder Mike Ferraro, of Ferraro Builders, gave form to the vision. Not only was the steep site hard to build on (and necessitated a massive retaining wall), but most of the construction took place during the off-season, when the Blessings were in Oregon. “Mike was great to work with,” Betsey says. “I trusted him to make decisions for me when I couldn’t be here to see it. And when he needed to reach me, he had to go all the way to the top of the driveway every time he called because he couldn’t get service. ” The home’s simple, two-story floor plan runs parallel along the bluff and opens onto a deck that sits among the treetops. Floor-to-ceiling windows along the lakeside, a vaulted ceiling on the ground floor and a loft-style upstairs landing accentuate the open and airy feeling. A liberal use of knotty pine speaks vernacular cottage at every turn. On the walls, the pine paneling is hung horizontally—for a relaxed look—and finished with a whitewash. It appears whitewashed on the ceiling, as well, while a clear seal on other portions shows off the pine’s warm yellow tones. The Blessings even faced the base of the kitchen island in clear-stained pine—a touch that creates a handsome contrast with the black granite countertop. The stacked stone fireplace, French doors, double-hung windows with vertical mullions and white subway tiles on the kitchen walls, all work to enhance the cottage ambiance. In a nod to their Portland life, the Blessings chose vintage light fixtures from that city’s Schoolhouse Electric.4 28

When the couple arrives in late spring, they have a view through the tree limbs down to Crystal Lake. As the foliage matures the view disappears, but David says that they have learned to love being surrounded in green for the summer months. One of their greatest delights, however, has been being able to use their new, snug home during the winter. With three, going on four, holiday seasons under their belts now, they can fully testify to the fact that the lake they love is as enchanting covered in snow and ice as it is in its aquamarine summer glory.
