Welcome The latest London riots, the US debt crisis, a plunging share market – every time I turn on the TV or surf the net there’s something crazy going on in the world, and it seems to be getting worse. With a skyrocketing Aussie dollar and a prominent resources boom, I keep hearing conflicting reports on how the global economy will affect ours here, especially when it comes to our property market and interest rates. Up until a month ago, experts were saying that interest rates will continue to rise at a steady rate well into next year. Now, they are all saying that the next RBA meeting may result in a 25 basis point drop in the cash rate. Despite the conflicting reports, I think it’s safe to say that global economies are venturing into unchartered territory, and nobody really can predict what is going to happen in the next 12 to 18 months. If only we had a crystal ball.

If you’ve ever dreamed of owning on the Sunshine Coast waterfront, now might be the right time to buy. Waters, there is no real deep waterfront earmarked for development in the near future. This capped supply, coupled with a buyers’ market, is making waterfront property a clear winner for buyers, but according to some local agents, the full potential of buying on the water hasn’t been realised by some. “Waterfront properties are more affordable than they have been for a very long time and now is a good opportunity to buy,” says Next Property Group’s Rebecca Nolan. “A lot of people still think they can’t get property on the water because they can’t afford it. But now, because there’s a subdued market, waterfront isn’t as out of reach for many. It’s a reality they just don’t quite realise.”

aking up every morning to a glorious view over the water is something most coast dwellers only ever dream of. It’s a luxurious lifestyle often reserved for those who can afford it, and who own a large boat to moor at the backdoor. However, that dream is becoming a reality for a number of savvy buyers who are making the most of a buoyant market and upgrading to waterfront property for the first time. The Coast undisputedly boasts some of the most pristine waterfront homes in South-East Queensland, with exclusive pockets of Minyama, Mooloolaba and Pelican Waters hosting everything from entry-level brick-and-tile houses on modest blocks with limited frontage, to multimillion-dollar deepwater homes. Regardless of what whets your appetite, one thing is certain, waterfront property is limited on the Sunshine Coast and aside from the ongoing evolution of Pelican

Jason Jaeger from Henzells Agency agrees. “Enquiry is always strong, however, the waterfront market is just a product of the bigger real estate picture,” he says. “Waterfront property will always be desirable and at present buyers have a great chance to secure a waterfront lifestyle.” According to a number of local agents, entry-level waterfront homes can be bought on the Sunshine Coast right now from $750,000. This is for non-deepwater property with limited frontage and no jetty, but with a very peaceful and tranquil outlook, which is ideal for people who don’t need to moor a large boat but would like water views and the temptation

of catching dinner from their backyard. Meanwhile, those who are dreaming of building on the water can pick up a deep waterfront block in Pelican Waters from $493,000. While these opportunities are slowly being recognised, Geoff Ohmsen from Platinum Properties says it can still be quite challenging to get property securely negotiated. “Because there has been a drop [in prices], some vendors paid a lot more for their properties when they bought them, so it’s difficult to get the buyers and the sellers to meet on price where they are both happy,” he says. “That’s the difficulty in the market at the moment.” So, what should a waterfront purchaser be looking for to secure the ideal buy? It depends on the budget. Deep waterfront property is generally close to the ocean and the depth allows for a large watercraft to be moored. These properties are limited and also considered the most prestigious of waterfront properties, especially the ones with a north-eastern aspect. Limited areas of Mooloolaba, Minyama, Mooloolah Island, Minyama Island and Pelican Waters have a majority of deepwater properties in the central Sunshine Coast and warrant larger price tags. However, there are a number of waterways that snake inland to provide more humble nondeepwater properties spread along the coastline in places like Wurtulla, Hideaway Waters, Maroochydore and Twin Waters, to name a few. Geoff jokes that he’s been trying to get friends, family and colleagues to buy waterfront property at the moment, as he believes it’s an opportune time to buy and a good investment. He says it all comes back to supply, demand and how the market rebounds. “I think there’s only about 800-ish waterfront properties between Mooloolaba and Minyama – it comes down to supply and demand,” he says. “When I look back six or seven years there was a spike in the property market here and when that happened, the South-East Queensland market boomed, but waterfront spiked. It went up 40 per cent in one year. People were selling up and upgrading. There were a lot of cashed-up buyers who upgraded. The great thing is, waterfront property bounces back three times faster than any other market.” continued over >

TIDES & MAINTENANCE If you’re looking to buy waterfront property, it’s a good idea to inspect the property on both low and high tide. This will indicate the extent of any sand/beach adjacent to the property and can also give an indication as ƪ debris. The weather and the salt can make waterfront living a little more challenging when it comes to maintenance – especially if you’re not fond of cleaning windows – and rust and corrosion can set in on any Ƥ ǯ Ǧ steel or aluminium.

Pollution and noise The rule of thumb for waterfront properties is this: you have the ability to apply for usage of the water allocation area between the revetment wall/property boundary to the nominated quayline. The quayline varies from property to property but is generally around 15 metres and extends for the width of the property. For instance, a standard full frontage generally stretches between 18 and 22 metres in length along the waterfront, and the length of a pontoon is calculated on a guiding ratio.

The location of any mooring facility for lot owners adjacent to the lake must be approved by the council. Before lot owners obtain the required approval for construction, they must enter into a lease over the area containing the structure or works and its appurtenances with the council. Temporary moorings are not permitted in the Parrearra Lake Reserve. It is the owners’ responsibility to obtain and pay for the insurance of pontoons. The Twin Waters water body is not a canal and the land is owned by Lend Lease. At the end of the development, the water body will be transferred to the crown or council. ight economic times have many of the Coast’s small businesses struggling for survival. This is not good news for the many investors who made the decision to diversify their portfolios into industrial properties. With vacancy rates rising, retaining existing tenants and attracting new ones has become very competitive. Industrial investment properties are commonly relatively small, dated and part of larger strata-titled complexes occupied by service industry businesses such as mechanics, cabinet-makers, plumbers or wholesale distributors. Space within these tenancies is generally cramped. So how do you attract new tenants in this competitive environment and retain existing ones that have a need for more space? One strategy is to increase the floor area of your industrial tenancy with a mezzanine level. This level can provide a suitable space for an office, meeting room or additional storage. This extra offering could satisfy your existing tenant’s expansion requirements while increasing the lease value of the property. In most cases, if the mezzanine floor area is less than 50 square metres, the additional level can be

constructed by way of a simple building approval, which avoids a costly and time-consuming development application and related development contributions. So if it is this easy, why hasn’t everyone built a mezzanine level? The answer relates to the number of car parks that are available in the complex. Mezzanines can be achieved only where an excess of car parking is available. However, a reduction in the council’s car parking requirements for properties with multiple industrial tenancies has now freed up existing development potential. Potential development opportunities exist for factories built before 2000 which generally have additional car parking available, a complex with more than 500 square metres of floor space in total, and factories/warehouses that have sufficient building height to accommodate a mezzanine level. With vacancy rates for industrial properties increasing, it is vital that your investment can offer a point of difference to others in the complex. Director of Sunshine Cove Realty, Penny Service, says in the lead-up to Saturday’s auction she spoke to a number of potential buyers hoping to pick up Lot 14 Tullen Place for a steal – the block usually retails at $285,250, and all proceeds from the eventual sale will go to the Immanuel Development Fund. “There’s still an opportunity there for an Immanuel family to pick up a great deal, in a prime location so close to the school,” Penny says. Another local family chose 23 Toral Drive, Buderim as their new home on Saturday, securing it under the hammer for $985,000. Property Today principal Jamie Holbrook says the buyers have been living close to the beach and decided to make a tree change to the five-bedroom home on about 5000 square metres. It was also a big day for Jamie’s auctioneer Gordon Macdonald from Jason Andrew Auctioneers. As well as the success at Toral Drive, Gordon sold 15 Mooloolah Drive, Minyama under the hammer for a massive $2.9 million (to a buyer who saw the property for the first time that morning), before heading home to celebrate with a party for his 30th birthday.

Throw a $10,000 government building incentive into the mix and the dream of building your own home may be more in reach than you think. But first things first, let’s find the perfect blank canvas. Closest to Brisbane and home to the spectacular Glass House Mountains is a pocket of semi-acreage blocks priced from $245,000.
