ip your toe in the ocean and you can be forgiven for thinking summer is a long way off, but with spring just days away, us Sunshine Coasters will be once again donning our togs and slapping on the sunscreen before we know it. And those lucky home owners who have a pool are set to again become the envy of their pool-less neighbours. Back in the day, you’d pick up an above-ground pool from Kmart, pull it out of the box, pop the hose in it for a day or two and away you go. These days, though, home owners are faced with a dizzying array of pool designs, styles and shapes to choose from. Lap pools are perfect for long, skinny spaces down the side of the home and for serious swimmers who don’t want to wait for a lane down at Cotton Tree, Kawana or Noosa. The plunge pool will be big for the seasons ahead. While you can’t dive in or do laps in these pools, they are a great water feature, perfect for cooling off in small backyards. Wet-edge or infinity pools suit larger abodes. These pools create the visual illusion of the water vanishing over an unseen edge or extending to the horizon – great for elevated homes with views. For those who take their water recreation seriously – and have the space – an indoor pool might be the way to go. Some home owners are incorporating their pools into the design of new homes, with waterways that weave past the front entrance, through the house and out the back to finish in a large body of water. Very posh. Water features are also hugely popular additions, either as part of a pool or standing alone. There’s nothing more soothing than the sound of bubbling, trickling water. If you spent last summer wishing you had a pool and spent winter saving up for one, now is the time to get stuck in and do something about it, says Richard Fogarty
from Pools by Design. It takes this local pool builder anywhere from four to six weeks to construct a pool, but it is good to get in early. “Get it done now,” says Richard. So what’s hot (or indeed, refreshingly cool) in pools this season? “The latest I think is mainly the formal pool, and a lot of people are looking at freshwater systems more than saltwater,” Richard says. In terms of pool shape, Richard gets a lot of inquiry (he does about three or four quotes a week) for the formal rectangle pool. “There is not much call for resort-style pools.” He adds, “A lot of people choose concrete. It has a thicker shell and, I think, a better look. With the concrete we custom design the pool to fit well in any space, so you get more area for the money.” Simplicity is king for the pool surrounds. Many of Richard’s clients like to keep it simple with “some surrounding paving and tiling, maybe

We get a fair bit of decking and landscaping work too, because we can do everything.” Landscape architect David Kirkpatrick also advocates a modest approach to landscaping. His first piece of advice is “look at what is highly fashionable and avoid”. “With decking, try to avoid merbau timber. It comes from Indonesia, is green and it bleeds resin. Also it is very hard to get a 100 per cent guarantee that it’s not from a protected forest. The other thing with decking is to make sure it is thick enough so it won’t warp – 25 to 30 millimetres thick is the way to go as it looks good and marries into tiles.” Plants are still popular to soften pool surrounds. David’s advice? “If you have garden beds close to the pool, put some good border

plantings in.” Strappy-leafed plants such as dianella are a good choice, he says. “The other thing is to top dress and feed lawns and do a pH test on the garden and lawn.” This is because the pH balance in gardens near pools are often knocked about by splashing. When budgeting for a new pool, keep in mind that you get what you pay for. “I would start a pool budget for 20 linear metres at $20,000,” says Richard. “It pays to have good products and service.” This price includes it all, from pool design and construction to landscaping and paving. “Fencing is extra, but $20,000 to $25,000 is a good start for a plunge pool.” Even those with established pool areas will probably be noticing that it’s looking a bit tired after months of winter neglect, but there are some simple things you can do to get it summer ready. “The fi rst thing is to high-pressure clean around the pool,” says David. “A lot of cracking happens between the pool beam and paving, so re-grout with flexible grout. Make sure you put down masking tape so you don’t stain your paving with the grout and do a sample area to match the colour.” While spring is the traditional time of year that home owners think about installing pools, it’s also a traditional time to sell. If you’re tidying up your property before putting it on the market, don’t forget the pool area. It’s essential to make this area appealing to potential buyers. Bevan Horsnell is from Belle Property Buderim. Like any area of the home, whether it’s the street appeal, the kitchen or bathrooms, “keep your presentation up”, says Bevan. “Also, one of the big things is safety. Landscaping is always a good thing.” Complying with all pool safety regulations is crucial. “Parents will be looking at the pool to see if the fence is up to scratch.” RealWay Buderim principal Jarrad McCarthy adds, “Having the pool area landscaped is the ideal so it blends in with the house and the yard. It’s also a good idea to get some nice furniture inside the pool enclosure.” Use your pool to help sell your home to the right buyer. “They are a pretty sound investment for the outlay – a pool will always return at least what it cost,” Jarrad says. “Even those buyers who don’t necessarily want a pool are willing to pay more for a property that has one.”

he Emporio development site in Maroochydore is buzzing. In fact, the onsite activity can be seen from as far away as overseas after Reed Property Group unveiled an onsite webcam that streams live footage of the Emporio development site back to online viewers. Reading the latest numbers REIQ data shows there are still plenty of opportunities for buyers.
T
he latest Real Estate Institute of Queensland (REIQ) figures have just been released, showing the latest property data collected to June 2011. The table on the right shows the median house prices over the quarter and the year ending June. These median prices take all the sales in a particular region for a particular period, and place them in ascending order. The median price is the sale price that falls exactly in the centre – as opposed to the average sale price, which is the total of all sales prices divided by the number of sales. Overall, the figures show the Sunshine Coast market has remained fairly neutral with minimal changes over the quarter and a -2.8 per cent change over the year. REIQ Sunshine Coast chair Lloyd Edwards says conditions are much the same as they were during the March quarter. “This is a market of opportunity where those serious about selling can win on their next purchase,” he says. “During the June quarter, the most active buyers were retirees downsizing as well as dual-living occupancies, with affordability naturally being the main driver behind their property purchases.”

Good times ahead MPP’s columnist Mal Cayley explains why the Coast is on top in the South-East.
P
roperty is looking up on the Sunshine Coast. There are some areas and types of property still doing it tough, but for the most part we should be excited. Over the past year the picture painted about the Sunshine Coast property market has been pretty dire with some papers and even Kochie on Sunrise having a dig at us. In each case the information these ‘opinions’ were based on was flawed and they often referred to the Gold Coast, lumping in the Sunshine Coast as being one and the same. Not only are the fundamentals of each area quite different, the proof is now showing in the numbers. According to the REIQ, there have been falls in the median house prices from -4.7 per cent (Ipswich) to -6.1 per cent (Gold Coast) in South-East Queensland for the

quarter, while the Sunshine Coast recorded a fall of just 0.1 per cent. This steady result doesn’t quite paint a true picture of the strength in the market either, as the Coast has a disproportionate number of waterside properties and acreages that are still recording larger falls. Look at Parrearra as a good mix of ‘average’ housing among waterfront and you get a very different picture – the suburb had 8.4 per cent growth for the year. Our research and market analysis indicates a stronger result than the rest of South-East Queensland based on the population demand numbers alone. Migration across the state took a massive 75 per cent hit as a result of massive natural disasters. While it’s expected this will turn around over the coming year, the fall in
numbers moving to the Sunshine Coast over the same period was less than 25 per cent. The Sunshine Coast is a highly desirable place to live and there is a construction boom on its way. We have Queensland’s largest Harvey Norman and Domayne sites under construction, work will begin on the university hospital site in October while many other smaller projects are underway or about to commence in the next 12 months. Even the mining boom has hit the Coast with as many fly-in/ fly-out jobs placements into the mines in the last year than there were total workers for the mines from the Coast at the last Census. Not only do these people live and spend their hard-earned dollars here, they place additional pressure on skilled workers that with the
pending construction boom will drive up prices and pour more money into our economy, while increasing the demand for more workers to move here. With supply still behind demand, increasing affordability and a strong underlying market, the naysayers will soon be talking about the ‘surprise’ results on the Coast. t was a chilly evening in Caloundra but the 350 people who attended the Caloundra Ball were feeling very warm and fuzzy at the end of the night, after helping to raise thousands of dollars for the Henzells Caloundra RSL Foundation. After arriving all masked up for the masquerade ball, the guests enjoyed a three-course meal, a giggle with comedian Darren Carr and a dance to the ABBA tribute band. Chris ‘Buddha’ Handy handled his MC duties with style, introducing a framed Anzac photo, which was auctioned off for a whopping $6800 by Greg Young from Henzells Mooloolaba. Cheques of $5000 each were also presented to the Ithaca lifesaving club and Caloundra’s Metropolitan club for its nippers. “We’ve had great feedback from people who attended and we are looking forward to next year’s event,” says Henzells director Garry Waters. “The band ABBALIVE played non-stop and the feeling with people and their masks got the event off to a tremendous night in the traditional Venetian theme. The RSL did a great job in presenting the venue.”

While the auctions on the finale of Channel 9’s The Block failed to live up to expectations on Sunday night, that wasn’t the case at 12 Hill Street, Currimundi on Saturday. Around 50 people came to see the home sell under the hammer, and auctioneer and marketing agent Ross Cattle (pictured below) from Harcourts Mooloolaba says with a call-out for buyers in the $200,000s and plenty of enquiry, he knew the auction was going to draw a crowd. “Generally, to buy a house anywhere in that price range is pretty hard,” he says. “We had six registered bidders and I just knew we were going to get strong bidding on the day.” Ross took bids from four parties before calling the property on the market at $260,000, and the two remaining bidders fought it out to the sale price of $268,000. A special mention also has to go to the home’s next-door neighbour, who not only brought along a friend who turned out to be the buyer, but also put on a sausage sizzle for the crowd.

Warm weather is on itâ&#x20AC;&#x2122;s way â&#x20AC;&#x201C; and so is the threat of bushfires. Itâ&#x20AC;&#x2122;s now time to prepare your home.

hen the Black Saturday bushfires tore through Victoria in 2009 destroying more than 2000 homes and claiming 173 human lives, landholders nationwide wondered how such a catastrophic disaster could happen, and if it could happen to them. Fortunately here at home on the Sunshine Coast, the risk of a large-scale, uncontrollable bushfire is lower due to our humid weather conditions. Our summertimes are not prone to the same staggering heatwaves felt in southern states, but that doesnâ&#x20AC;&#x2122;t mean there is room for complacency. Gary
Seaman is the area director for rural fire operations (Sunshine Coast and hinterland) at the Queensland Fire and Resuce Service. He says the local bushfire season â&#x20AC;&#x201C; between August and November â&#x20AC;&#x201C; is unpredictable and fire crews have already been busy. â&#x20AC;&#x153;We have had some very cold nights with frost on the ground, so the grass has dried off and we are starting to see bushfires,â&#x20AC;? Gary tells MPP. â&#x20AC;&#x153;There is probably a greater chance this season of grassfires over forest fires because there is still a fair bit of moisture in the forest.â&#x20AC;? continued page 60 >
