Welcome For many in the local property industry 2011 has been a year they’ll be happy to see the back of. In this, our special Snapshot edition, you’ll read words like ‘challenging’ and ‘tough’ to describe the economic landscape of the year that was. It’s perhaps surprising then that many who work in property and real estate are pretty upbeat about 2012. We’ve had our f nancial annus horribilis, it seems, and now it’s time to look forward and move on. Sure, we won’t wake on January 1 to f nd an overwhelmingly buoyant property market, rapidly rising house prices, and a sudden spurt of f scal conf dence in Europe, but there is much to be hopeful for. Europe is a mess but then Asia is looking strong, all the experts reckon we are set to benef t from the state’s abundant resources and the demand for them, and closer to home, the council and developers are busy with infrastructure projects and job creation. But for me I need only look out the window at work or home, or stroll down to the beach to be given an injection of optimism, because we really do live in a beautiful part of the world. Here’s cheers to that, I say! Have a safe and happy New Year’s and we’ll see you in 2012.

alk to anyone on the Sunshine Coast with the slightest interest in property and they’ll tell you it’s been a tough year for the local market. 2011 started with a nearby natural disaster and could still end with a European f nancial one, amid scenes a little too reminiscent of the 2008 global f nancial crisis – especially considering our housing industry is still plodding along in slow recovery. Ever since the GFC hit we’ve been hearing about how comparatively well Australia’s economy has managed to weather the recession storm. But for locals, who seemed to be witnessing free-falling house prices and construction grinding to a halt this year, the land of milk and honey has often seemed a long way off. But was this actually the case in 2011, or were we all just getting caught up in the pessimism? The f rst few weeks of this year were eventful, with widespread f ooding and the effects of tropical cyclone Yasi devastating much of Queensland. On the Sunshine Coast we were lucky enough to stay relatively dry, but as the majority of our state disappeared under water many local residents were left wondering what long-term impact the f oods would have on property prices. Then in late February the RP Data-Rismark Home Value Index showed that housing activity had slowed across the country, with capital cities Australia-wide recording an average 1.6 per cent decline in values, and regional areas a 1.2 per cent decline. It seemed as though the f oodwaters weren’t the only thing drying up – so was real estate activity. Figures released mid-year were similarly subdued. Data from more than 110,000 residential sales in the f rst few months of 2011 showed that housing values had continued to soften, falling an average of 2.7 per cent in the period from January to May.
However, in late August property analyst Michael Matusik used his Matusik Missive blog to point out that when translated into an actual dollar value, such drops in the median house price aren’t necessarily as bad as they seem. “Even Brisbane, with the impact of the recent f ood weighing down its property market, has fallen just 2.6 per cent or by $11,600 since January,” Michael wrote. “The Australian share market can fall more than this in a single day.” But when combined with a noticeable mid-year lull in the construction and property sectors, these f gures had many Sunshine Coast residents concerned about the region’s long-term economic prospects. As MPP reported in February, the f ow-on effect from local development has a huge impact on the Coast’s f nancial health, with the industry comprising nearly 20 per cent of the region’s gross domestic product.

The State Government clearly agreed that a healthy building industry was crucial for the south-east region, introducing the Queensland Building Boost Grant as part of the state budget for 2011-12. Designed to “assist housing affordability, increase housing supply and support employment in the housing construction industry”, the boost offers $10,000 to help Queenslanders build or buy a new home, and up to $17,000 for f rst-home buyers to do the same, in the hope of luring wary buyers back into the market. While industry analysts such as Michael Matusik were quick to point out the boost scheme’s f aws, and uptake has admittedly been slow, the fact remains that the government is offering cash incentives for Queenslanders who buy new property until January 31. with relatively low interest rates and the most affordable prices in the local market for years, this means optimum buying conditions for those ready to make a purchase early in the new year. In fact, in November the Real Estate Institute of Queensland released f gures suggesting the Queensland property market was making a comeback. In the September quarter residential sales were up 17 per cent compared with the June quarter, with sales under $350,000 jumping 27 per cent as buyers took advantage of affordable prices. While median house prices had again softened slightly, and “the continuing patchy economic conditions mean sales remain signif cantly below long-term historical averages” across the state, the Sunshine Coast recorded a strong growth of more than 20 per cent. REIQ managing director Dan Molloy said these numbers were good news for real estate. “We can certainly take some heart from these results, which show that our market is on the mend after a very diff cult year,” he said. So while it has undoubtedly been a challenging year for property, the forecast is far from doom and gloom. When MPP spoke to a number of local industry and government leaders in June they cited this year’s Off ce of Economic and Statistical Research report, which shows the Sunshine Coast remaining the forth-largest local government region in Queensland for the next 10 years, as fuel for measured optimism about our future. In 2011 work also began on several major new development initiatives, which will bring scores of jobs to the Sunshine Coast and hopefully help the local economy to grow – and thrive – in the years to come. One of these developments is the Coast’s new hospital precinct. The council, national developer Stockland (which owns the land) and Queensland Health have been partnering on the project since 2007, and after a lengthy and often controversial planning process soil was f nally turned at the Kawana site this year. The precinct, which Sunshine Coast Council CEO John Knaggs told MPP will be “a game changer for the Sunshine Coast,” is the largest health infrastructure project in the southern hemisphere and is set to introduce $3.5 billion into the local economy. Situated on a 20-hectare site on the corner of Lake Kawana Boulevard and Kawana Way, the precinct will incorporate the 200-bed Ramsay

Private Hospital, expected to open in late 2013, and the Sunshine Coast University Hospital, which will open with 450 beds in 2016 and is projected to expand to 738 beds by 2021. There will also be additional medical facilities to the tune of 20,000 square metres of commercial space and 15,000 square metres of conference space, a town centre and a transit precinct. This means the hospital precinct will soon become the Coast’s biggest employer (with 11,000 construction jobs and 3500 health staff),

Other major development initiatives such as Reed Property Group’s Emporio in central Maroochydore will also start to bring life back to our property market. In March Sunshine Coast Council gave Emporio the green light, allowing construction to begin on the f rst of nine buildings, incorporating a blend of residential apartments, commercial off ce space, and hospitality and entertainment precincts. Stage one is on track for completion in March, and Chardan’s neighbouring Sunshine Cove development is also in full swing, with the f rst residents already settled in their new homes. These developments form part of the Coast’s new principal activity centre (PAC), and the future of another key part – a 53-hectare slice of land owned by Horton Park Golf Club – was the focus of intense public debate across the f rst half of the year. The Maroochydore site has been the subject of a heated ownership struggle ever since state and council planning designated it as part of the PAC f ve years ago. On 2310 hectares, the site will be home to: • Up to 50,000 people living in approximately 20,000 dwellings by 2045. • A number of mixed-use precincts including retail and commercial centres, expected to generate around 15,000 jobs.

This didn’t happen, and on October 28 Sunshine Coast Council and the Horton Park Golf Club entered into the Horton Park Golf Course Resumption Agreement 2011, the key terms of which include $42 million agreed compensation to Horton Park Golf Club for the council’s acquisition of the land, the council taking ownership of the land by early 2012, and Horton Park Golf Club continuing to occupy its current site under a peppercorn rental agreement until June 30, 2014. A spokesperson from the council says this provides the “opportunity for the club to make an orderly and timely transition to a new, state-of-the-art golf facility over a period of just under three years”, and “opens the way for the council to continue planning and investing in creating the Maroochydore CBD”. In April tensions arose at the southern end of the Coast, this time between the State Government and the council, when the stateowned Urban Land Development Authority released its 50-page draft scheme for the Coast’s biggest greenf eld development site at Caloundra South. The UDLA proposal focused on housing sustainability, affordability and accessibility, with up to 50,000 people expected to move into approximately 20,000 dwellings by 2045, and an estimated 15,000 jobs to be created across a number of mixed-use precincts incorporating retail and commercial centres. Back in 2010 the council applied to the Supreme Court for judicial review of the decision to hand over control of the 2310-hectare site, owned by Stockland, to the ULDA. The council’s initial response to the draft scheme was dismissive, with planning councillor Russell Green saying the draft contained only “vague promises” for the area’s future. Despite this, the draft scheme was approved by the State Government in October and is currently in effect. Sunshine Coast Council has also been making
its own plans. In July the council sent its Sunshine Coast Planning Scheme, which is the result of two years of investigations, to the State Government for review. The scheme provides new rules and conditions for all types of development on the Coast, and Russell Green told MPP it was designed to clarify the process, def ning “preferred land use and building outcomes and types of applications, the processes to go through, [and] the constraints or other elements associated with that land”. The scheme is being presented to the community for public input before it is off cially adopted.
Infrastructure projects have an important role in the growth of property pricess When that happens, it will be consulted for new development in areas like Palmview, which at 926 hectares is the region’s second biggest greenf eld site. In late 2010 the council’s structure plan guaranteed $600 million worth of infrastructure, with the area intended to house more than 17,000 people by around 2025. Investa Property Group has an approved plan of development with the council to start processing the f rst 850 of an anticipated 8000 applications for new residential housing lots. On November 1, while most of the nation was trying to f gure out which horse had won the Melbourne Cup, many home owners were also awaiting an announcement from the Reserve Bank of Australia, which was tipped to alter interest rates for the f rst time this year. The cash rate had remained unchanged at 4.75 per cent for 12 months but in November it was
lowered by 25 basis points to 4.5 per cent, and again in December to 4.25 per cent, marking the f rst consecutive month-to-month drop since early 2008. The move was welcomed by home owners and industry groups, with the REIQ saying a reduction “will ease the burden on home owners and prospective property buyers slightly”. The institute also called on lenders to pass on the savings, and for the RBA to take further action in the new year. The f rst demand has already been met, with the major lenders choosing to pass on the full reduction to consumers, but we’ll have to wait until February to see what the RBA does next. On the whole, predictions for 2012 have been cautiously optimistic, and with local and state government elections slated for next year it’s certain there’ll be change in the air. If the Coast’s healthy list of ongoing developments is anything to go by, there’ll also be construction cranes in the air, and REIQ chair Pamela Bennett says this new infrastructure could be key to improving our market situation. “Infrastructure projects also have an important role in the growth of property prices,” she says, adding that “improved infrastructure provides improved services for local residents” and “plays a key role in creating local and regional employment opportunities.” Projects such as the hospital precinct and Caloundra South are set to do just that, and so anyone on the Sunshine Coast with the slightest interest in property can hopefully look forward to a brighter 2012. Get it right A property expert offers some timely advice on how to buy and sell in 2012.
T
here are two key questions to consider as we say goodbye to 2011 – what is the market doing and what do we do about what the market is doing. My summary is that the market is moving again, but prices aren’t. We have been in what is politely termed a ‘correcting market’ for some time and that creates a number of challenges for participants. In particular, this has been a long, slow grinding pull-back compared with the shock of a sudden fall in markets such as the US. Just one of the many challenges of this type of market is that it is diff cult to read the signs (unless you know where to look) and therefore sellers can easily make strategic errors. So how should buyers be thinking? Buyers entering the market now are likely to be purchasing at or very close to the bottom of the market and as most of us buy for ‘life stage’ reasons, such as an increase or decrease in family size, my suggestion is to just do it now as you will be able to buy well and enjoy the benef ts of owning a property that is right for you. Once the new hospital building program really starts to power up there will be increasing demand in the local market that will mean prices will stabilise then begin to rise. There are three key things sellers need to do to achieve an optimum result – maximise the appeal of their property, create some energy in the process, and price to appeal to the market. A professionally staged property is usually an excellent investment but if time and resources are limited focus on the external appeal as if you can’t tempt buyers to enter the property you have little chance of selling it to them. Buyers usually see promotion for your property
before they see your property, which means taking the trouble to have professional photography and well-written ad material. You then need to expose your property to the market, which means investing in marketing. Buyers see a lot of over-priced properties and are often frustrated in their dealings with sellers who are not willing to meet the market. This means that buyers try to weed out these properties from their search as they know it is likely to end in expense, frustration and disappointment. On the other hand, newto-market properties and those engaged in a serious campaign to sell are seen as being the serious sellers. If you haven’t considered going to auction before, now is the time to take another look. An auction program adds energy as it gives a timeline to the process and that means buyers understand they need to respond in a timely manner or risk missing out. Even in the current conditions well-run auction properties are attracting more than one buyer. Any time this occurs, a result everyone can be satisf ed with is highly likely. An auction collapses the time frame required for a sale and everyone (buyer, seller and agent) invests more energy in a timely way. With an auction the seller avoids the risk of overpricing, as no price needs to be disclosed until auction day. Savvy sellers take the time during the process to listen carefully to feedback from the market so they can make an informed decision promptly, when a buyer or buyers are found, whether that is before, during or after auction day. In the auction process interested buyers get to focus on the property rather than the price and they usually understand they can’t sit on their hands or they quickly learn they will miss out. Any

ow would I describe the property market in 2011? A blood bath comes to mind. I have spoken with many agents within our organisation from both off ces – many members of this great team have sales experience of between 15 and 65 years – and they have all commented that the past 12 months has been the most challenging of their careers. The right pricing strategy can be the difference not only between a sale and no sale but it can have a dramatic impact on the price achieved. In a rising market, pricing is relatively easy as the market moves up to meet sellers expectations, usually in a reasonable time. In a correcting market, if a property is priced too high sellers end up chasing the market down with a series of price corrections over time. It is usual that this price is substantially below what could have been achieved if the seller had priced in such a way as to gain the attention of the market early on. This is an expensive lesson if you have to learn it the hard way. Buyers respond best to either a price that represents clear value for money or, in the case where there is no price, a timeline has been added (as in auction or tender). As a seller, how do you have enough knowledge of pricing to make sure you are getting it right? Clearly, choosing a good agent is vital, but I also encourage sellers to obtain from the agent a list of relevant recent sales then do a drive around and look at those properties and visit the open homes of other sellers and auctions to keep a keen eye on what is happening. 011 was a steady year at best, with approximately 35 waterfront sales compared with 31 the year before and 53 sales for 2009, which is a long way off the heady days of 2002 when there were 73 sales recorded. The majority of waterfront sales (60 per cent) have been done between Mark Unkel and ourselves with the rest broken up between 14 other agents on the Coast. This is due to our specialty of concentrating on this unique real estate market. The lead-up to Christmas has been very strong with cashed-up buyers coming back to the market with eight sales since November and possibly a few more in the next week or so. Half the buyers this year were Sunshine Coast locals trading up or buying an investment. Then it seems to be split between Brisbane and Melbourne buyers plus a couple of sales from South Australia. There has also been a sprinkling of expats getting a foot in the door for when they return from overseas. The buyers today are looking for value and don’t want to pay too much. They have never had so much information at their f ngertips – it is now common to see buyers on their phones in front of properties getting the latest information on the history of the property. 2012 will be much the same as this year, but get ready to take off in 2013 and beyond. With so much coming out of the ground on the Coast, we will have a major boom, like the one we had from 1999 to 2003 when Mooloolaba was on everyone’s lips. This time it will be Kawana that they will be talking about with the $2.3 billion hospital leading the way. People just can’t fathom the magnitude of this explosion of capital works, which will generate more than $350 million for our economy year in year out and is totally recession proof. Builders and doctors are already buying on the water, so if you are thinking about doing the same, now might be the time to jump in before the next wave hits the Coast – you don’t want to be saying “if only”. Here’s to a great future on the waterfront!

Eye on the sky Queensland is set to benef t from increased demand for our resources.
T
he perfect storm is coming. And the best thing is it’s not a negative storm like the multiple disasters that hit our shores and those of our pacif c neighbours early this year, but is a positive storm based on the changes in the global economy that are having a massive effect on Australia and, in particular, our state. The set of factors that are brewing make this one perfect storm we should embrace. Like all storms this one begins in the upper atmosphere. To understand the change at a local level we have to understand the signif cant and unprecedented change in the global space. There has been much focus on the challenges in Europe and the US, but these markets are becoming much less important to our economy, while the rise of the internal demand in China and India will continue to increase the demand for our resources. This is driven by 1.2 billion people improving their standard of living and it is happening right across Asia, but especially in China and India, the world’s two most populous countries. It is also a journey that will take many years and decades, and this means that Australia, a country that has the world’s largest (or at least top f ve largest) deposits for these resources, and is right on their doorstep, is well positioned to

To put this in perspective, the current investment in the mining sector as a percentage of GDP is running at 16.6 per cent, up from 10 per cent in less than a year, and still heading north. The highest previous peak was around three per cent. Of course the state positioned best to benef t from this resource demand is Queensland because it has the most diverse resource projects and the most regionalised (dispersed) population of any other state. These projects create signif cant job opportunities spread across multiple locations relatively close to population centres, positioning Queensland well ahead of the other states. The demand for highly desirable lifestyle areas and employment opportunities is what has attracted people to Queensland and it’s this increasing demand, combined with other key factors, where the perfect storm for property hits the ground. The other key that will drive change in the property market in 2012 is the growth of selfmanaged super funds (SMSF). More and more people are seeing their super stagnate or decline with current market volatility and the fees. With the capacity to purchase property in super – and the fact property has proven to be a great safety
MAL CAYL EY net against volatile times – many are taking control of their own future. The higher rental returns will make this an even more attractive option in 2012. In 2010 we expected a fairly benign 2011 even before the disasters of the storm season, earthquakes in New Zealand and Japan and the ongoing crisis in Europe. On the Sunshine Coast we have fared very well by comparison to SouthEast Queensland and with billions of dollars being invested into the Coast over the next f ve years (the catalyst being the university hospital) in addition to the changes in the global, Australian and state economies, we expect 2012, particularly the latter half, to bring a much improved picture to the local property market. Time to buy It’s been a tough few years but the worst may be over for the Coast market.
T
he Sunshine Coast housing market is yet to stage any recovery with house and unit prices currently 14 per cent lower than their peak and transaction volumes back at GFC levels. The local market has been a relatively weak performer since the start of 2008. Despite a modest rise in median house and unit prices during 2009, prices are now back at levels last seen in March 2007. Both median house and unit prices have fallen by about 14 per cent since reaching a recent peak back in February 2010. The rate of vendor discounting (the median difference between the original listing price of a home and the ultimate selling price) has been worsening. Based on our estimates for October, the typical Sunshine Coast vendor is cutting about 10.7 per cent off the initial asking price in order to make a sale. Back in 2007 when market conditions were much healthier, the level of vendor discounting was recorded as low as 4.4 per cent. The high rate of discounting suggests that a price gap still exists between what a buyer is willing to pay and what a vendor is willing to accept. With larger discounts being applied to the listing price, we are also seeing properties taking a longer time to sell. The median selling time for a Sunshine Coast house is 98 days, which is the

longest selling time on record. While there doesn’t seem to be any evidence of market conditions improving just yet, it does seem that conditions may be levelling. Transaction volumes have levelled at around 550 sales a month, which is about 40 per cent below the decade average number of sales. The number of homes being advertised for sale has also shown a reduction, down about eight per cent between the recent April peak in listings and October. Looking forward, we don’t expect the Sunshine Coast housing market to show an upwards bounce in housing prices any time soon, however, it would appear as if the worst is potentially behind the market. For prospective buyers there has been a substantial improvement in housing affordability on the Sunshine Coast, a fact which, together with lower interest rates, will eventually start to encourage an improvement in market conditions particularly amongst f rst-time buyers.

hile the Coast has seen some residential heartache over the past 12 months from a property perspective, the sky hasn’t fallen and wouldn’t appear likely to in 2012. It merely reinforces the fact that property, like any market, works in cycles, and this year it was the buyers’ turn to f ex their muscle and exert some pressure. With volumes down and average days on market up, buyers have been able to take their time and choose property that offers them the best value for money. Median prices across the Coast dipped as far as 6.5 per cent in the early months, but rebounded to remain around f ve per cent lower as the year closes. This can be attributed to a raft of reasons, but in the end comes back to the cyclical nature of the market, with minor market

corrections a given after more prosperous times. If we are not already at the bottom of the market, it would appear within reach and 2012 will likely see a return to relative stability in median prices and an increase in volume. First-home buyers love the interest rate cuts and are f nally entering the market after what feels like a long layoff. Household income is recently quoted as outstripping inf ation, and with household savings at their highest levels since the mid ’80s, there are def nitely some who see it as a great time to invest. A prosperous resources sector should take a bow, particularly for our Queensland markets. ot all employment sectors have surplus cash f ow for employees to consider investment opportunities. Those that have, such as workers in the mining industries, are in the box seat to take advantage of a buyer’s market and some very competitive interest rates. The recent interest rate cut will help stimulate activity and conf dence and aid in increasing borrowing capacity. Talk to a mortgage broker who has a range of loan products from 20 to 30 lenders and generally knows where to source the best deals. In 2011 the property market consisted of f nancially cautious buyers. There are as many buyers circulating in the market as there are in any type of market, but the decision to settle on a particular property is taking longer and with considerably more research and consideration. The sellers who have been successful in realising a sale have been governed by motivation and acceptance of current market price. Empty nesters and retirees have opted for lifestyle more than the previous practice of investing the bulk of their life savings in one residence. They appear to be choosing to downsize and have surplus funds to enjoy the freedom of travel and an uncomplicated lifestyle. The young families have opted to purchase in a more affordable price range in well-positioned areas and renovate as time and funds permit. Source of enquiry has shifted from overseas and the southern states to more local buyers. After studying trends, these buyers are selecting areas of the Sunshine Coast they feel will accommodate their needs with infrastructure and potential future growth. Some areas have experienced a shift in property values. These price adjustments have caused great concern but history shows property values cycle upwards again. Investment markets move in cycles. The movement and timing of these cycles is the unknown factor. However, preparation is the key, and real estate agents need to be fully prepared for the next phase. Perseverance and diligence now should hold us in good stead for the future.

Reality check In a tough market the auction process comes into its own.
T
o describe 2011 as anything other than challenging for the Sunshine Coast property market would be farcical. It was a tough year where many vendors who were serious about selling had to face up to the reality that their price expectations were just too high, some by 30 per cent or even more. For much of the year buyers were nervous, spooked by conf icting reports over interest rates and concerned about the ongoing f nancial crisis in Europe. The strength of the Australian dollar signif cantly reduced international investor activity, a loss which has gradually been balanced out by increasing numbers of interstate and Brisbane buyers attracted by heavy discounting. With interest rates now on the way down, buyers are beginning to see real opportunity at current prices and are more willing to act, albeit still cautiously. Auctions have become even more relevant this year. In a falling market, determining current market value is more diff cult – even sales of comparable properties that date back a couple of months may be out of date. If a property is marketed via private treaty and the asking price is too high, buyers will avoid the property like poison. With no clear time frame or sale process, the property quickly becomes stale. Conversely, marketing via auction without a price attracts every possible buyer. With a set time frame and clear process, all parties know what to expect and when. Throughout the campaign, feedback from the buyers helps the vendor understand the likely price range. On auction day, all parties come together in a transparent way, where the seller has the opportunity to decide if they are prepared to sell for the highest price any buyer is prepared to pay. It couldn’t be simpler. Of course, success relies on having a good auction agent using a professional auctioneer. The statistics tell the story – our team provides the auctioneer for almost one in f ve auctions across South-East Queensland, but we are the
JA S O N AND REW auctioneers of one in three properties that sell under the hammer. The agents we work with are more successful in achieving a sale than the general market. Although plenty of commentators will make predictions, we prefer not to. Particularly in the current market, it’s akin to crystal-ball gazing. There are opportunities to prof t regardless of the state of the market. For buyers, each property should be considered on its own merit and perhaps the important thing to consider is how long they intend to hold it for. Property investment is a long-term strategy. For sellers, it’s important to consider why they’re selling – if it’s to buy back in, they have the opportunity to prof t from the changeover. If they have another compelling reason to sell, they need to realise prices generally go down, not up, the longer a property is on the market. The value of a property is what someone is prepared to pay for it today, not what it was worth a year ago. Buyers are making decisions based on value, not emotion, and no property, no matter how special it is, escapes that harsh reality in today’s environment. Jason Andrew is an award-winning auctioneer

The real deal Purchasers retain the upper hand in the commercial property market.
T
he commercial property market on the Sunshine Coast in 2011 started off with high hopes of putting the tumultuous end of 2010 behind it. Unfortunately, that didn’t happen. The same conditions that prevailed in 2010, namely tight f nance, low buyer interest, low conf dence levels and stubborn vendors seemed to get worse as 2011 progressed, with the exception of an increase in buyer interest towards the beginning of the third quarter and the welcome reduction in the cash rate by the Reserve Bank on Melbourne Cup Day. Just how effective the interest rate decrease is going to be in stimulating buyer interest remains to be seen, particularly if the banks don’t pass on the full decrease for commercial lending products. Commercial property investment is about balancing the risk against the return and many factors come into play, not least being the vendor’s desire for a good price. Many vendors held out too long in the hope of achieving a high price despite the lack of buyer interest. The result was a sale at a lower price with longer holding costs and sometimes higher agent costs, not to mention the frustration. If a property was not tenanted, and the vendor was attempting to achieve 2007-2009 prices, the likelihood of selling in the 2011 market was almost nil. If the property was tenanted, there was a better chance but it had to be a good long-term lease. Buyers just weren’t prepared to take the risk, even if the property looked like a good investment, unless the return more than compensated them for the investment capital (and the pain of getting it) they were required to invest. There were a number of trends that emerged
throughout the year. The f rst was the decrease in development activity. Anyone travelling on Maroochy Boulevard at the moment may wonder at this statement but that is the exception to the rule. And it is being undertaken by large development companies. The smaller developers saw great risk in the market and have stayed out of it. Commercial management companies that in the past were active buying land and then building and leasing premises for clients are now primarily concentrating on the leasing market with the odd sale here and there. There may be a turnaround in 2012 in this smaller development activity but it’s unlikely until at least the second or third quarter. Much will depend on the continuing uncertainty economically and the state of the interest rate environment. The current turmoil in Europe will also spread to Australia due to the cost of funds increasing for our banks, which will force banks to keep interest rates high and resist downward movements. It’s highly likely that banks will start operating independently of decisions by the RBA. This will affect those with current holdings and will create greater uncertainty for potential investors. The other major trend to occur was the increase in purchasing and leasing of retail premises. At the beginning of the year, industrial activity dominated and most industrial sales and leases were struck in the f rst two quarters. From the second quarter onwards, retail took over. This was surprising given the lacklustre retail environment being experienced in other parts of the state and country. This could possibly be due to the elevation of Maroochydore as a principal activity centre and the resultant conf dence that business sees for the potential of the area in the

he 2011 market in Caloundra has been one to remember. Starting out the year with the state being affected by the f oods, we were in a similar position to other markets with people retreating away from property to see what would happen. While volumes were well down on previous years, buyers were spending more time in their transactions as there was a lot more stock on the market. Buyers tended to be attracted to an area and then set about f nding the best home for their budget in that area. In previous times we have seen buyers willing to move further out from their original destination to other parts of the Sunshine Coast.
AARON PARK ER future. Despite the increase in retail activity, however, sales were well down on 2010. Another trend to emerge was the increase in mortgagee in possession and receiver sales. This was an unfortunate consequence of the prevailing market and f nancial conditions and played a contributing part in pushing prices down across the board. 2012 is probably going to favour the purchaser again, at least in the f rst half, with prices remaining subdued and time on their side. They will be able to spend time in negotiation and research giving them the potential to pick up properties at good prices. The danger for the investor is ensuring the property has an existing tenant on a long-term lease. The dangers for the owner-occupier are the overall market conditions and whether their own business is sustainable enough to warrant a purchase. For those that are, there will some great buying opportunities. For vendors, the same applies. That is, ensure a good long-term tenant is in place and price the property to sell to affect a quick and painless sale, or conversely ensure the property is attractive enough both aesthetically and price wise to attract owner-occupiers. Vendors who have to sell to cover loan positions or those that need to revalue portfolios may not appreciate the f rst half of 2012. It will be imperative to listen to the advice of both agents and valuers and not hold on to any erroneous perceptions of price and value. Aaron Parker is from Propell National Valuers
The investor market also changed over the year with the majority of investors being local buyers or from Brisbane. Investors from interstate and overseas were not in the numbers that have been present in previous years. On a good note the market did start to move in a positive direction from October this year. We have seen buyer numbers start to increase at our open homes and more enquiry on each property in all segments. 012 is going to be a quiet year for property but that is no reason to panic or make rash decisions. Any property investment – from the smallest home to the largest building – has to be seen as a long-term one, well beyond the day-to-day volatility of the f nancial markets. The basic offer for residential property remains sound. The Sunshine Coast is an excellent place to live and even though inward migration has slowed, it is still a destination and lifestyle of choice for many. Further there is not signif cant oversupply of housing in the region that would be the catalyst to widespread falls in value. That is not to say that, like any other commodity, the price of housing cannot go down as well as up. However, the nature of housing is such that it is fundamental to every individual and every family and, though there may be short-term ups and downs, there is always an

It’s a prudent strategy but does little for economic activity. But life goes on – we all have needs from time to time to buy, sell, rent, and invest in residential property and as that need arises, there is no need to procrastinate. In a good or a bad market, always be careful to thoroughly investigate any proposed purchase and seek professional advice. In such markets also, property investments should be based much

There were no developer incentives, no building boost grants – the price was the price. Will those times return in 2012? I think not. However, one thing is certain, investors are returning to the market. Two consecutive interest rate reductions with more predicted, and a realisation and acceptance that we appear to have seen the worst, is causing buyers to return with renewed conf dence. For years we have been relying on lifestyle to bring people to the Sunshine Coast. Now we f nally have the infrastructure and jobs coming. The Harvey Norman/Domayne megastore on Maroochy Boulevard will reportedly be the largest in the country. The new Kawana hospital precinct is the largest project of its kind in Australia and will employ thousands of medical professionals and reportedly account for one quarter of the Coast’s economy. Our education facilities will also draw people to the Coast, with our university about to undergo a $24 million expansion which will increase student numbers from 8000 to 12,000 by 2015. In addition, a new 5000 student

underlying market demand. House prices in many areas will probably ease further into the forthcoming year but there are many sound reasons why major decline in house prices is highly unlikely. All of this does not imply that we are in for an easy year. Financial problems in Europe are a very long way away geographically, but f nancially, they are as close as your local bank. Banks acquire much of their loan funding (for example for house mortgages) from the international market and the loss of conf dence globally, as a result of f nancial calamities in Europe, will put upward pressure on our interest rates. Those apartments I sold 10 years ago are today worth far more than their original purchase price.

A few buyers scored themselves an early Christmas present at auction last weekend, with four parties securing properties under the hammer. Of these, two were locals and the other two from out of town, including the Brisbane couple who chose 32 Curlew Court, Maleny as their new home. 011 certainly has been challenging, and although the market has come back somewhat, there are still plenty of buyers around. In the latter part of the year there was a steady inquiry level and we have found that buyers are not looking at particular areas, but are looking for a good buy. More educated and market aware, the buyers are responding to perceived value and will happily proceed if the price is right. The Sunshine Coast generally, but particularly the hinterland, is a desirable place to live, with an increasing focus on health and lifestyle awareness and self-suff ciency driving young families in search of that good plot of dirt, with water and soil being paramount. Vegies, chooks, fruit trees and a bit of space for the kids to run around and get away from the video games are all so important. What about the year ahead? Those sellers that are prepared to listen to the market will get good results and it’s all about the changeover. If you feel you miss out on your sale, you will certainly pick up again when you buy. oldest real estate agency, Day & Grimes in Nambour (which celebrated its 75th birthday this year), says it’s been the toughest year in his 12 years on the job. “We have certainly had to work harder and a lot longer just to survive,” Gary Langford tells MPP. “We got through 2011 okay but sales were probably down 40 per cent on last year. “Having said that, we did notice an increase in inquiries towards the end of November and we’ve secured six sales since then, so we are expecting a fairly buoyant January.” It’s fair to say that 2011 was the year for bargain hunters, with Gary estimating a seven per cent property price decrease for all dwelling types across all hinterland towns. For the f rst time in a long time, homes in Nambour and surrounding areas were selling for below $300,000. “I think the price drop has been caused by vendors who are more negotiable because they are in a position where they need to sell,” Gary says. “The astute investor who preyed on the market, so to speak, has made an absolute killing in some areas.” In direct contrast to the hesitation shown by many buyers this year, the Sunshine Coast Council and major commercial investors have forged ahead with projects which, Gary believes, points to an optimistic future. “When you see national brands opening up stores in town and f lling empty shops and you see the huge amount of conf dence they have in the town, that is going to rub off,” he says. “It will stop the exodus of shoppers from this area to Sunshine Plaza, for example, where they can access these national brands.” A Coles supermarket for Nambour’s former Moreton Mill site was one of the bigger commercial projects approved this year and there is an expectation Aldi will soon follow. The Maleny Community Centre is earmarked for a $1.65 million upgrade, while a private consortium recently began the laborious task of restoring the
heritage-listed Big Pineapple and transforming the site into a major tourist attraction. A $40 million solar park at Valdora has also been given the green light by the council. Victor Realty client services director Craig Heppell believes the hinterland will benef t from these types of business developments. “I think it [Coles and Aldi] is going to be a bonus for the area but it won’t have an immediate affect on demand for housing, although that will come in time,” he says. “It will certainly create employment opportunities during the construction of these projects and beyond.” The Sunshine Coast Council has also continued throughout 2011 to invest in hinterland towns, launching new initiatives for town improvements and earmarking millions of dollars for infrastructure. Local government authorities identif ed Beerwah as a future major activity centre on the Sunshine Coast and, under the council’s new Place + program, are developing an action plan to guide the town’s future population growth. The Rural Futures Strategy was also launched earlier this year to determine measures to make the Sunshine Coast hinterland more economically viable for residents. So while the real estate market hit a bit of a speed bump in 2011, those in the property industry remain upbeat about the hinterland’s future. Gary is quietly conf dent of a “marginal increase” in property prices next year, while Craig’s crystal ball forecast is dependant on the Reserve Bank. “I think there is a little more softening of prices to go before we level out,” Craig says. “However, once we have a couple more interest rate drops and we get to a real sweet spot with interest rates enticing investors and f rst-home buyers back to the market, that’s when you’ll see prices level out.” And Craig’s advice for 2012? “The key for sellers is to be realistic, and for uncertain buyers to remove the fear!”

n my 25 years in range real estate I’ve experienced many peaks, troughs, plateaus and inf uences on the market, but nothing quite like this. Since the GFC was announced there has been and still is, a high degree of uncertainty due mainly to world f nancial events beyond our control in Europe and America. This uncertainty has slowed sales, creating a very favourable situation for those prepared to buy. As a consequence, the price a property is currently marketed for must be very f nely tuned and seen to be good value, or it is likely to be automatically dismissed by the majority of those looking to buy. The period since the GFC in 2008 to the second quarter of 2011 has done two things to the market. The majority of sellers now fully realise that prices achievable previously are not achievable now, and buyers generally have determined that we are probably close to, if not at the bottom of, the market. As a result we, like many agencies, have in the past few months, and especially the past few weeks, seen a signif cant increase in buyer inquiry leading to successful sales – for us it’s been in the $500,000 to $1.7 million range with the buyers coming from interstate, Brisbane, South-East Queensland, Buderim and the range. What of the future? Some are predicting a f nancial Armageddon in 2012. They could be right, and if that happens real estate will suffer accordingly, as we all will. Listening to my optimistic side, however, I believe we are in for more of the same for the next several years – that is, uncertain f nancial times keeping prices stable, with buyer activity lifted slightly by lower interest rates. If this is correct, property values will plateau, with a gradual increase in buyer activity as we all become more and more accustomed to this new f nancial situation as ‘being normal’.
