Welcome Last time I flew to England (about six years ago now), the plane I was on experienced a bit of trouble just after taking off from Dubai. There were noises and shudders underneath our feet – some problem with the landing gear – and we circled for a while, before the captain dumped fuel into the sea and steered us back to the airport where fire trucks were waiting. Back in the terminal building the Emirates staff soothed our nerves, fed us and eventually found us another plane and by the time we finally disgorged at (oh, joy) Birmingham Airport, I could have kissed the customs bloke. A 20-odd hour trip had taken about 35. I hadn’t slept at all in my cramped seat, I was disoriented and sore. But after a decent night’s sleep I woke to an English morning (grey) and an English breakfast (greasy) and the trip was but a distant memory. Local real estate agents may know the feeling. It’s been a tough market to earn a crust in these past couple of years, but amidst increased buyer enquiry this month many are asking if it could be behind them. It’s been a long journey, and while none are claiming they have reached their destination, many reckon they can see the tarmac. Turn to page 4 to read more.

he word ‘recovery’ is a strong one, loaded with meaning and hope. Given the current economic climate, it’s a word that many commentators in the housing industry only recently said would never be uttered in the first half of 2012. Give it a few years, the naysayers said, and maybe property would slowly regain the ground it lost since the GFC, but even then… For many in the local property industry, however, 2012 couldn’t have started any better, and while nobody is claiming it’s plain sailing from here on in, a lot of the Coast’s agents are hopeful that we’ve skimmed the bottom of the market and a turnaround is happening now. While this is certainly not translating into a rise in prices, enquiry levels have increased, dramatically. In a media release from last week, the Housing Industry Association’s Economics Group crunched the numbers on the nation’s house prices. “Another year has passed, with portents of doom and gloom regarding residential property prices yet again proving incorrect,” it read. “The good news is that cut in November and with back-to-back rate cuts e December 2011, there is every chance we may see pri growth at some stage a return to dwelling price c in 2012.” So while confi dence is up, house pr prices are not yet on the rise. Commenting b C on the report, HIA chief r economist Harley econo Dale wasn’t surprised by the t result, adding, “With “W falling interest rates, a competitive r building market, and a greater availability of skilled trades amidst still s very soft overall demand conditions, now d is clearly a good time to build bui a new home.” The T HIA findings seem to be supported by BIS s Shrapnel’s Shrapne five-year report. According to the industry analyst
and economic forecaster, the decline in residential construction may have bottomed out around the country. Its report states, “First-home buyer demand is showing early signs of recovery in a number of states, while dwelling deficiencies are building up in NSW, Queensland, WA and the Northern Territory.” The HIA Economics Group ended its report on a confident note. “On balance,” the media release concluded, “the HIA Economics Group’s view is that there is now a decent prospect of a return to dwelling price growth at some stage in 2012. Barring a complete meltdown in Europe, as interest rates retreat further prospective investors are likely to increasingly favour housing over term deposits or shaky equity markets. Meanwhile, as the cost of repayments start to align more closely with rent payments, current tenants are also likely to look at making the leap into home ownership.” On the ground level, many of the Sunshine Coast’s agents are in a buoyant mood. No one has yet uttered the word ‘recovery’ and the optimism is still cautious – agents are keen to stress to vendors that while the buyers are out, they are still looking for value and only those vendors prepared to meet the market are selling. But don’t take our word for it. Here is what some prominent agents have to say:

Ross Cattle Harcourts Mooloolaba It was a very pleasing end to 2011 – we sold five properties in three days just before Christmas, and this year has started off on a very positive note. Our property management department has been very busy, on one day processing 13 applications from prospective tenants that all came in within a four-hour period. Overall the number of buyers attending open homes is good and the internet enquiry has also picked up. We are seeing a spin-off from the mining boom and people’s attitude this year seems more positive. I believe 2012 will see normality back in our marketplace and as confidence grows property prices may rise slightly.
Tamara Wrigley First National Carolans Our first week back after the Christmas break made up for a slow start to December. The second the doors were open on January 3 the mayhem began. Our office in Nambour rented 10 properties in the first two days of opening and we soared from there. There have been more than 50 internet rental enquiries each day. We start to respond to them and you deal with one and five more come in. December, January, February and even March are the busiest time for rentals and the best time to get good rents on investment property. There would be at least 10 groups of people showing up to rental inspections, making it a very exciting time for investors to get top dollar. I love this time of year, as it is pumping. If you are a landlord thinking of letting this is the best time to do so.

We then started off January with a bang. We made a $1.65 million sale on Christmas Eve and as of January 16 we’ve made nine sales. Everyone is feeling positive. I believe if this continues through March and April that is an excellent sign that we are into good times. There is good enquiry through opens and on the rental side as well.

In November and December there was a sharp uptake in activity for open house inspections and sales. There was an even mix of holiday/ investor buyers and people buying for their own use. We had an increase of 58 per cent on October levels and a six per cent increase on the same period last year.
Damien Michael Next Property Group The sunshine has radiated through to the real estate market. Next had unprecedented numbers through open homes in a recent weekend with a huge demand from buyers across all parts of the Sunshine Coast. We had 23 buyer groups through a 45-minute open home in Buderim. There were 17 groups through a Palmwoods home and 15 groups through a trendy
beach house in Moffat. We also had 13 groups through an ultra-luxury acreage property in Tanawha. For the first time in many years investors from outside the Coast are leaving their criteria with our sales team in a bid to buy now and return in a few years.
Rod McLean First National Maroochydore The activity level with buyers really picked up in early December and has been very strong ever since. Between Christmas and New Year there was the strongest amount of enquiry seen for that period for years, resulting in three contracts at that time and a further four since then, with the sales team in negotiations with a further three. 2012 has started with a vengeance and you can certainly see the spring in everyone’s step. I can already see that it is going to be a much more positive year.
Andrew Kirby RE/MAX Property Sales What a great start to the New Year. The weather is beautiful, people are happy and buyers are out and about. I had five homes open for inspection on a recent weekend and nine the weekend after. I met around 118 people over one weekend, with 25 serious buyers still discussing their needs and buying range. Other buyers are not ready yet, but looking to see the value in the area and many are listing their home with me to sell. I sold two homes in just eight days just after the New Year. Bevan Horsnell Belle Property Buderim Towards the end of the holidays we have seen the buyers come out and there has been a marked increase in interest levels at open homes compared with previous weekends. People are back into the looking mode – a property that was attracting two or three groups through an inspection on previous weekends had seven or eight groups through on the weekend just gone. I’m finding most buyers are quite excited. They do think we have seen the bottom of the market and while we are certainly not heading off the page, things are picking up.
PLEASE SIGN It’s a busy time for conveyancing solicitors too. Here’s what Ferguson Cannon Lawyers’ Jim Carlile told MPP this week: “Recent new file openings indicate that there is some renewed positive activity in the marketplace. After the first two weeks of January we have already opened 83 per cent of what we opened for all of January 2011. In December we also experienced an increase of 39.3 per cent for new file openings over the previous December. Therefore even though it is early days at this stage, based on these figures there appears to be a positive upwards trend developing. This trend is also being supported by an increase in requests for quotes via our free online system.”

Deadline extended The Queensland Building Boost Grant is now available until the end of April this year.
L
ate last week, as Sunshine Coasters were opening up their latest copy of MPP and reading about the $10,000 Building Boost Grant (see issue 175), the Queensland Government announced it was extending its deadline for the initiative. As MPP reported, the grant is available to Queenslanders buying or building a new home worth less than $600,000. Uptake for the stimulus package, budgeted for $140 million, had been slow, though the State Government said it was gaining traction. Applications were due to close at the end of this month but Treasurer Andrew Fraser said on Friday last week that the deadline for the grant, which is designed to help stimulate a flat construction industry, has been pushed back to the end of April. “What we’ve seen in recent times is confidence in the property market begin to pick up,” he said, citing information released by the Property Council. “We’ve seen a solid result in building approvals this week and critical to that has been the building boost, so what we want to make
sure is that the recovery that started is in fact supported. That’s why we’re responding to the industry request to extend the boost.” The treasurer says the three-month extension will not cost more than the $140 million

The REIQ believes the Queensland property market is transitioning from a tough 2011 into a market characterised by an increasing level of buyer enquiry, sales activity, and confidence levels. The extension of the State Government boost will only add to confidence. “Any initiative which helps the Queensland property market is always welcomed and the extension of the boost until April 30 will likely assist hundreds of extra buyers into a new home,” REIQ CEO Anton Kardash said in a statement. “However, while our property market is starting to show signs of recovery, the removal of the principal place of residence concession on stamp duty last year continues to act as a deterrent to many buyers of both established and new homes.” The $10,000 Queensland Building Boost is available to buyers or builders of new Queensland homes under $600,000 who sign a residential contract on or before April 30, 2012.

New regulations are simplifying duplex management.
N
ew rules have been put in place to help simplify the day-to-day management of duplex properties. The rules, which will commence on February 28, allow decisions regarding the management of a duplex to be made by agreement between the owners of the two lots in the duplex, instead of having to go through a formal body corporate meeting and voting process. Fair Trading executive director Brian Bauer said in a statement that the changes could benefit more than 13,000 Queenslanders who own lots in residential two-lot schemes, commonly known as duplexes. “In the past there was no differentiation between duplex schemes and larger multi-unit complexes,” Brian said. “Owners of duplex properties needed to prepare
annual budgets, maintain administration and sinking funds, and make decisions using the same formal body corporate meeting and voting process as is required of their larger cousins. T
here was a time when primary production and not tourism, retail or property was the Sunshine Coast’s key economic driver. It was a time when our sandy beaches were ignored for our fertile farm land. If the nation was built on the sheep’s back, it’s fair to say the Sunshine Coast was built, to begin with, on the back of our hinterland. Today, ask anyone from down south or even Brisbane to talk about the Sunshine Coast and they will mention Hastings Street or Mooloolaba Esplanade, surfing in Caloundra or fishing Maroochydore’s river, boating, perhaps even diving. But it’s our hinterland that settlers came to and the hinterland that now gives our region its diversity, recreationally, commercially and in terms of property. It’s where many first-home buyers head for affordable housing, where baby boomers retire to and families go to seek a bit of land for the kids to play. The hinterland has always been defined as the villages, towns and acreages west of the Bruce Highway, but it also includes some suburbs on the eastern side, such as Bli Bli, Kiels Mountain, Rosemount and the Maroochy River communities of Ninderry and Valdora. Further south, the burgeoning Meridan Plains and Bells Creek areas also fall into the hinterland’s footprint. With Nambour as its major commercial centre, it takes in the rail towns and surrounding districts from Glass House Mountains north to
The hinterland takes up a huge chunk of the Sunshine Coast Cooroy, west through the foothills to the Blackall Range towns from Maleny to Mapleton and beyond to Conondale, the Obi Obi valley and Kenilworth. The Sunshine Coast region takes up more than 300,000 hectares of Queensland land, and the hinterland claims most of that space. It’s no surprise then that the population density is much lower than the communities on the coastline. At the 2006 census, the Australian
Bureau of Statistics found that the Beerwah district had 0.69 people per hectare; Landsborough 0.61; Little Mountain and Caloundra west to the highway had 1.37; Maleny 0.55; Mapleton, Flaxton and the Obi Obi 0.33; Mooloolah 0.61; Nambour 2.59; Palmwoods, Chevallum and Montville had 1.09; Bli Bli and Rosemount district 1.36; Ilkley and Eudlo district 0.55; Kureelpa 0.27; Woombye 1.69 and Yandina 0.55.

ocean as fast as those who live in Mountain Creek or Mooloolaba. A few extra minutes on the road to the coast translate to a far greater choice of lifestyle properties. In the hinterland there’s a wide and varied choice of bushland retreats without a neighbour in sight, hobby farms, horse paddocks and quiet residential neighbourhoods with a rural atmosphere. Large acreages west of the Blackall Range from Conondale to Kenilworth and in the Obi Obi Valley are big enough to run cattle or horse studs and yet are still within an hour of the beach. Smaller acreages in the foothills and river plains from the range east to the highway provide a haven for hobby farmers, and family space for kids who want a pony or simply a slice of peace and quiet. There are creek flats for gardeners, steep forested blocks for a secluded retreat and undulating hills hidden among rainforest, nestling in the foothills or perched on the range with expansive ocean views. And rural doesn’t always mean acreage. Residential estates with allotments in all sizes
It’s a striking contrast to the Alexandra Headland/Mooloolaba area, which has squeezed 23.6 people in every hectare. Even the bustling and always expanding residential area of Sippy Downs had only 2.21 people per hectare compared with 12.31 in Maroochydore, 17.15 in Currimundi and Aroona, and 11.03 in Wurtulla and Buddina. With the changing expectations of the Sunshine Coast buyer, these population densities must inevitably also change, over time. While the hinterland towns lack beaches, more and more residents are unfazed – if the beach is only a short drive away, as it is from many hinterland towns, does it really matter, when you consider the peace, quiet and space you get in return. For example, from Bli Bli it takes about seven minutes before you’re standing on Mudjimba Beach. And in many coastal towns you still have to jump in the car to get to your favourite wave – does it really matter if you are sitting in the car for five or 15 minutes? can be found in the hills, surrounded by paddocks or bushland or in small towns. Other estates are attractive because they are handy to rail and road connections for commuters – but still not far from the beach. Residents can work in Brisbane and go for a surf on weekends. Most hinterland towns retain a strong sense of community, where residents can enjoy village life and still feel part of a neighbourhood where they know everyone they meet in the street. Rail towns such as Beerwah, Mooloolah, Eudlo, Palmwoods, Woombye and Yandina still have a traditional rural town centre away from the urban strip, despite being within a 30-minute drive of beaches and CBD shopping and services. On the Blackall Range, towns from Maleny north to Mapleton retain a picture postcard village appeal and offer a choice of panoramic coastal views or peaceful rural landscapes, while their self-contained seclusion belies their proximity to all services at the bottom of the range. Further east, Dulong and Kureelpa are little more than rural communities yet offer a wide variety of lifestyles, from large residential allotments to acreage, some with stunning coastal views.
