Welcome Remember a time before the Plaza was built? I do. That was when Wises Road was an unassuming street that pretty much finished at the bottom of Immanuel Lutheran College and the footy grounds. Wises Farm dominated the landscape in the back of Maroochydore then – in the boondocks, that land was well out of the developers’ sights. If you were keen for a spot of shopping you headed to the Sands or Butts shopping centres. If you wanted a carton of milk or the paper you popped down to Cotton Tree – parking was really easy. Then came the Plaza. The Coast finally got a Myer and a multi-screen cinema. The suburb started spreading, and Wises Farm was earmarked for development. And just lately, it seems Maroochydore’s growth is intensifying. But far from staring wistfully at the skyline dotted with cranes and reminiscing about a simpler time, I am thrilled to see my old home town blossoming. This week Jarna Baudinette reports on the developments that are bringing new homes, offices, shops and more to create the Coast’s CBD, and even asks, what’s happening with DJs? The answer is on page 4.

What’s going up in downtown Maroochydore? MPP speaks to those in the know.

I

f you’ve driven along Maroochy Boulevard lately you’ll have noticed the surrounding area isn’t as empty as it used to be. For many years the land between the Sunshine Motorway and Sunshine Plaza has been a blank canvas, seemingly forgotten as a thriving suburb expanded around it. But when Sunshine Coast Council earmarked Maroochydore as the region’s new principal activity centre back in late 2010, giving the green light for a revamp of the CBD, the area looked set to become a key part of the Coast’s retail and commercial future. Hence the current activity on both sides of Maroochy Boulevard, as construction gets underway with this in mind. The PAC plan covers approximately 205 hectares, including a much-disputed parcel occupied by Horton Park Golf Club, which the council finally took ownership of last month. A full redevelopment redev last of the area w won’t commence until the council takes v Ju 2014, but in the vacant possession in July m stil plenty happening in meantime there’s still M Maroochydore.

Reed Property Group project director Ross Webb says it is exciting to see the new precinct coming to life. “Emporio plays a critical role in shaping the current and future CBD because it will provide a place where people can live, work and play without having to go anywhere else,” he says. “This is a type of living which is new to the Sunshine Coast, and it will make not only the Emporio precinct but the whole CBD area the ‘go-to’ destination.” The opportunity to purchase a new property in one of the Coast’s most built-up areas seems to be proving popular with buyers. development is already home to 24 families, many of them working in the area, and Penny Service from Sunshine Cove Realty says she has seen increased interest as a result of the surrounding construction. “We are excited by the development that’s happening in the area, and we have seen a big increase in our enquiry levels because there is activity and people can see that residents are living here,” she says. Stage two of Sunshine Cove is about to be released and will offer something mostly unheard of when it comes to inner-city living – the opportunity to build a freestanding home on the waterfront. you would need to either win the lotto or resign yourself to a long daily commute, whereas Sunshine Cove’s purpose-built lakes and waterways offer freehold waterfront land for under $250,000. For many, the attraction of the new CBD area will be its blend of urban and coastal lifestyles – residents are free to choose from a range of brand-new houses and apartments (rather than a ’70s-style unit the size of a large cupboard), and they will be living in the Coast’s business and retail hub but will have easy access to the beach.

They won’t need to travel far to furnish their new homes, either. As of November residents will be able to pop across the road to the new Harvey Norman centre, which is currently a huge concrete shell rising out of the ground between Maroochy Boulevard and Southern Drive. As well as a large, latest-look retail store, a spokesperson for Harvey Norman says the 32,000-square metre centre will introduce other major national retailers such as Domayne and Nick Scali Furniture to the Coast. There will also be office accommodation and underground parking for 900 cars. The area’s commercial precinct first kicked off in early 2009, when Garry Crick Prestige opened a showroom on the corner of Dalton Drive. A new Lexus dealership popped up across the road in November 2010, and with Sunshine Coast Mazda also putting the finishing touches on a multimillion-dollar showroom, it’s safe to say the new CBD will cater for the prestige car market. Dalton Drive will hopefully also be home to the average Aussie male’s other great love, Bunnings. Following the recent opening of a store in Noosaville, the national home improvement retailer “has a development application in the very early planning stages for a new warehouse in Maroochydore”, says chief operating officer Peter Davis. “The proposed development represents an investment of more than $48 million in the local region, with a total store size of more than 14,000 square metres.” If approved, Peter says the project will create more than 140 new permanent jobs and an additional 240 construction jobs, and “forms part of Bunnings’ continuing investment in the Sunshine Coast”. But what every resident really wants to

know is whether David Jones will be coming to Sunshine Plaza. The answer? Hopefully yes. A Lend Lease spokesperson says the shopping centre lodged an official Change to Development Application with the council back in 2010, proposing the addition of 55,000 square metres of retail space, to house the David Jones store, plus an expanded Myer, Big W and additional specialty retail stores. “The Change to DA is currently in the assessment process – the council and other relevant authorities have provided Information Requests,” the spokesperson says. “Lend Lease, on behalf of the co-owners of Sunshine Plaza, is in the process of compiling a response.” The spokesperson adds that Lend Lease has received an extension to complete this response and intends to lodge it in March.

While it is more of a long-term project, in five years the revamped CBD could also be home to a new entertainment, convention and exhibition centre. The proposed 27,000-square metre centre will be built on land now occupied by the golf course, and will comprise a main auditorium with seating for up to 4500 people, an exhibition hall and a number of smaller meeting rooms, as well as catering facilities and plenty of parking. Major Projects councillor Debbie Blumel says the $253 million facility – which the council hopes the State Government will commit to funding

– will be a huge drawcard for the region, bringing increased community engagement and a significant economic boost. “The entertainment centre will be the most iconic building on the Sunshine Coast, and will demarcate Maroochydore as the principal activity centre,” councillor Blumel says. “It will be nested within a broader civic and entertainment precinct, and will ultimately be surrounded by businesses which complement it like restaurants, cafes, and the sort of shops you currently see at Southbank in Brisbane – a very vibrant, enlivened, cosmopolitan place.” The area will also potentially be home to other community facilities, such as a library, art gallery and performance spaces, making it the “civic and cultural heart of the Sunshine Coast”. Councillor Blumel says a recent feasibility study found the centre would generate $53 million in new regional economic activity every year, for an annual operational subsidy of $1 million. “That’s an amazing economic stimulus package for our region,” she says. “There will be 2000 jobs created during construction, and 307 permanent, full-time jobs throughout the life of the centre.” Current estimates have the centre opening anywhere between 2018 and 2020. However, councillor Blumel believes that if certain aspects of project management are run concurrently with the Horton Park redevelopment, there is a chance the centre could be finished sooner – possibly with the hope of hosting preliminary basketball and netball events for the 2018 Gold Coast Commonwealth Games. “It’s always good to have a goal,” she adds.

TRANSPORT

A much-anticipated section of road that connects Dalton Drive to Maroochy Boulevard was finally opened in June 2011. While a 15-metre stretch of bitumen may seem like a small project, as well as providing a handy shortcut for local residents to and from Sunshine Plaza, the connection has been crucial in opening up the surrounding land for retail development. <from previous page station, set to be located on the other side of the Plaza on Horton Parade. TransLink has begun preliminary works at the site, which will eventually feature six bus bays (three on either side of Horton Parade), top-notch bus shelters with seating and timetable information, and safe, convenient pedestrian links to and from the shopping centre. With 24-hour security cameras, safety lighting and secure bike storage, TransLink says the project is designed to provide safer, more efficient public transport for local customers, and to help relieve traffic congestion around the Plaza. The station is due to open later this year, and the council has committed an additional $2.5 million to upgrade the surrounding streetscape.

PROPERTY?

With all this exciting development underway, it is worth remembering that plenty of existing homes are also set to benefit from an expanded CBD. Next Property Group general manager Damien Michael says this is especially the case for homes located to the west of the Plaza, off Millwell and School roads. “I grew up in that western part and it has always been considered the poor cousin of Maroochydore,” Damien says. “But that’s about to change, because those properties are going to be within walking distance of a vibrant CBD. I think there’s definitely going to be some upturn in that real estate.”

Another area Damien sees undergoing a strong reinvention is the eastern boundary of the PAC, and particularly the stretch from Maud to Wrigley streets, which has long been overlooked in favour of real estate closer to the beach. “Again, this area has been considered poorly compared to the eastern side of Wrigley Street, but homes in Parker Street and Alambi Street are about to be equidistant between the CBD and the beach. You’ll be able to walk to both,” he says. As a result, savvy buyers should be, he says, “100 per cent” considering investing in these areas while prices are still low. It’s a sentiment echoed by Penny, who says in the future, “we’re all going to be kicking ourselves saying, ‘I wish I’d invested there years ago’”.

ew findings from industry advisory provider KPMG show that we have a lot to be hopeful for in this part of the world. As reported on propertyoz.com.au, the KPMG Global Construction Survey 2012 shows contractors in the Asia-Pacific region have the most confident outlook in the world – 53 per cent of Asia-Pacific respondents to the survey believe their work backlogs will increase in the next 12 months. This compares to a global average of 49 per cent. KPMG interviewed executives from 161 engineering and construction companies around the world for its survey. Annual revenue of those companies ranged from about $230 million to more than $4.6 billion. KPMG believes the construction boom in China and Hong Kong is to thank for this extra confidence in the region. The sectors most likely to positively impact Asia-Pacific contractor revenue

over the next 12 months are power and energy, the residential market, mining and health care. But the report also found that Asia-Pacific respondents, more so than respondents from

KPMG interviewed executives from 161 companies other parts of the world, are concerned that a lack of government leadership will be the biggest barrier to infrastructure investment. Respondents also see existing infrastructure as inadequate to support population growth and growing urbanisation – a whopping 80 per cent feel government is showing a lack of leadership in relation to infrastructure development.

New project will measure impact of holidaymakers.

unshine Coast Council is joining 10 other Australian coastal councils by taking part in a research project on the impact of non-resident populations on coastal communities. Division 8 councillor Debbie Blumel says collecting information on mobile populations is a vital part of the research. “Mobile populations include tourists and holiday home owners and are typically hard to count,” she says. “As a result, the populations in these communities tend to be significantly underestimated. “Sunshine Coast Council has an estimated permanent population of 338,000, however, this figure

increases by tens of thousands in holiday periods.” While those people do not live here and are hard to count, our council still has to provide services and infrastructure for them while they are here. “Sunshine Coast Council receives a smaller share of financial assistance grants than we require to meet the needs of holiday and weekend populations,” councillor Blumel says. “The research work we are commissioning … is aimed at developing a methodology to collect accurate data on mobile populations that will help coastal councils to better plan to meet the needs of their communities.”

MPP’s newest columnist has something to say to those property doomsayers out there.

F

ew issues seem to elicit more emotive responses than that of dwelling prices and their likely trajectory. The Housing Industry Association has always maintained that housing, and particularly new housing, is a sound investment even in more challenging economic times. However, over the past 12 months the divide between those analysts who think the Australian housing market is in prime health and those who’ve been predicting a collapse has widened and the debate has become more vigorous. While there has been a decline in dwelling prices, another year has passed without the onset of the bloodbath predicted with monotonous regularity by some commentators. Over the year to November 2011 house prices in the capital cities declined by 4.3 per cent and unit prices in the capital cities fell by 1.1 per cent. Similarly, national ‘rest of state’ house values fell by 2.5 per cent in the year to November 2011. This is no calamitous crash, but more a softening in the market. Clearly, it was to be expected in an environment of tightening interest

HIA believes there is now a decent prospect of a return to dwelling price growth at some stage in 2012 rates early in 2011 coupled with inferences by the RBA that more rate hikes were likely, the removal of fiscal stimulus, concern over the carbon tax, the perceived instability of the Federal Government, increasing volatility in the world economy, and cautious consumers in the post-GFC environment. When considering the cumulative effect of these factors, the result was reasonable and better than the predictions of many

In fact, the dwelling price outcomes experienced during such a tough period demonstrates the resilience of the Australian residential property market. There is also a need for some perspective. Property prices over the medium to long term have grown on the Sunshine Coast. For example, median house prices over the previous 12 months for Buderim were down by around 12 per cent yet annual growth over the previous 10 years was just shy of nine per cent. A similar result over a 10-year period was recorded for most major suburbs on the Sunshine Coast. Meanwhile, the favourable movement in interest rates by the RBA late last year (despite the banks’ response), a national dwelling shortage that stood at 229,500 dwellings as at June 2011, the capability of Australian borrowers to meet repayments and access savings, low vacancy rates and growth in rents outstripping general inflation, healthy employment levels and a vibrant resources sector driving investment ensure the Australian housing market is underpinned by strong fundamentals. Although the rapid dwelling price growth experienced over the last decade is unlikely to be repeated, it is simply not the case that we are standing on the edge of a looming housing market crash. HIA believes there is now a decent prospect of a return to dwelling price growth at some stage in 2012. Barring a complete meltdown in Europe, as interest rates retreat further, prospective investors are likely to increasingly favour housing over term deposits or shaky equity markets.

hen local designer Mark Gacesa was commissioned to completely revitalise a Buderim home he knew he had to start with a statement entrance. “The house won an architecture award when it was built in the mid ’70s,” says Mark, so he was keen to retain the strength of the original architecture. But the brief from the client was a tough one. “The wife wanted a Balinese influence and the husband

The wife wanted a Balinese influence and the husband wanted it to look grand wanted it to look grand,” says Mark. “So I have tried to create a five-star hotel entrance.” It looks like he has succeeded. “We took off the original front doors – it was double cedar so we put in a massive full-width door,” the designer says. “It has heaps more drama.” The real drama starts at the tropically inspired front gates and continues up the curved driveway, where a huge palm tree had to be removed. About

25 pine trees and other plants also had to go to make way for the new drive, says Mark, who adds, “They had the place nicely sculptured, but it wasn’t right for the clients’ vision.” Just off the front entrance is a beautiful courtyard with sofa chaise built into a curving rock garden, but it is the stunning woven sandstone feature wall that we reckon will stop visitors in their tracks.

High-end homes in the spotlight Agents from Next Property Group were kept busy negotiating more than $3 million in offers last weekend, and principal Loren Wimhurst says she believes this activity came as a result of the agency’s second Lights, Camera, Auction event, which was held at Birch Carroll & Coyle cinemas in Maroochydore on Friday night. B

eerwah forms part of a collection of small towns including Beerburrum, Glass House Mountains, Beerwah, Landsborough, Peachester and Mooloolah. It is also part of the Glass House Mountain range and is midway on the tourist (and rail) route between Glass House and Landsborough. Until the turn of the millennium, Beerwah was a productive farming area more than a prized residential district, but that has all changed in the past 10 years as new residential subdivisions have been released.

The pace continues to pick up as news of a quiet country-town lifestyle that’s an easy commute to the city and the coast continues to spread. The State Government has also affirmed its commitment to Beerwah as the major activity centre for the southern part of the hinterland. It is now on a par with Nambour and Caloundra as a designated location for government offices. A $70 million bypass removing the rail level crossing from the entry to the town has also helped open up the town’s main street. Beerwah is unquestionably the commercial heart of the southern hinterland and has the

area’s high school, Christian college, major shopping centre with big supermarkets, golf course, RSL club and, of course, Australia Zoo. It also has an industrial estate. Every demographic is represented, from young professionals to families and retirees in a full range of housing options from gated communities to units, homes on small blocks, cottage blocks, a wide choice of traditional blocks and acreage homes. Future urban land has been set aside to the south-east of the township. Nevertheless, there are still plenty of farms in the area, as viable agricultural land has been protected from subdivision under the State Government’s planning policy. Beerwah has a land area of

5829 hectares with a density of 0.69 people per hectare – and growing. Beerwah’s old country town services have been boosted through its designation as a major activity centre and its popularity with commuters wanting to work in the city and spend their weekends on the coast.

Improving our parks Mooloolah’s children will get a boost next time they meet up in the town’s popular Martin Rungert Park playground. After 15 years of faithful service the park’s train and carriage has had a much-needed facelift. It’s part of a full playground upgrade which included replacing the main fort structure in the open play area with new equipment and topping up the bark. Trees were also trimmed to allow for better visibility. The council is also set to improve the infrastructure at Woombye’s McCarthy Park in

Other areas in the park due for an upgrade include new safety fencing and a refuse bin, and improvements to site drainage. The work is scheduled to be completed by March 28. It is likely to comprise a unisex all-accessible cubicle and one other unisex cubicle.

Sunshine Coast Council is expected to commence work on the replacement of a timber bridge at Meyricks Road, Glass House Mountains. “The existing bridge has reached the end of its serviceable life and will be replaced by a single-lane reinforced-concrete structure with improved flood immunity,” division one councillor Anna Grosskreutz says. The project is estimated to cost $400,000. Motorists and

pedestrians will be affected by detours as the bridge will be closed while the work is taking place. “During construction, property access may be affected for short durations,” the councillor adds. “Council officers will contact residents, where relevant, to discuss timing for access or parking if work is likely to block entrances.” It’s estimated the bridge will be completed in three months depending on the weather.
