ast week we deciphered key terms relating to building approvals, auctions and market value. Now test your knowledge on these terms.

HOME LOAN APPROVAL This is a process borrowers go through to find out how much they can borrow from a lender, such as a bank, to buy a property. To obtain approval, lenders require detailed information about your financial history. Requirements differ according to the institution. Linda Ireland of Mortgage Choice in Buderim says generally, you need a deposit of five per cent of the property’s price, evidence of genuine savings for a period of three to six months, evidence of consistent employment and documentation that shows your income, expenses, assets and liabilities (such as credit card debt and other loans). If you have blemishes in your credit history (unpaid bills, declined loan applications), she advises you resolve them with the relevant credit provider before you apply for a home loan. If your bank statements contain unusual withdrawals or transfers, organise evidence to support them. Reducing debts such as personal loans and store credit cards may be helpful.

EQUITY Home equity is the current market value of a property minus the outstanding amount owing on the mortgage. For example, if your home is valued at $500,000 and you owe $300,000, you have $200,000 in equity. Over time, as you reduce the amount you owe on your home, or if the value of your home grows, your equity increases. Ireland says home equity can be used for a wide range of purposes, depending on your financial circumstances, and the advice from your accountant and/or financial planner. This may include purchasing property, renovating your property or enhancing your lifestyle.

MEDIAN HOUSE PRICE A median price is simply the ‘middle’ priced sale across a list of sales arranged in ascending price order. The median indicates the price of a typical house that has transacted during the period being measured. An RP Data spokesperson says changes in median prices over time may be incorrectly referred to as capital growth. “In reality, median prices can be heavily biased by M Y W EEK LY PREVIEW.C OM .A U

a range of factors including the sample size (how many transactions are included) and the types of properties that are transacting or not transacting,” she says. “For example, in early 2009 when first-home buyers moved from representing just 15 per cent of all transactions to 28 per cent of all transactions, in many regions the median price was dragged down due to the large number of affordable properties that were transacting.” Reasons for different median prices may include different time frames (monthly, quarter, half year, year) and different data collection and classification processes. The RP Data-Rismark Hedonic Home Value Index uses a range of property attributes, such as land size and numbers of bedrooms and bathrooms, to determine the value of a property if it were to sell at a particular date. The spokesperson says if the sale price or asking price of a specific property is higher or lower than the median it will provide some indication of the quality of that property but little else. Looking at the growth rates of medians helps show how a market has performed over time, but this analysis is on a broad scale. “Investors should treat the information exactly as it is – a benchmark, a guide,” she says. “Use the median price to gauge the broad level of pricing in a market.” A Real Estate Institute of Queensland (REIQ) spokesperson says the median can be influenced by factors such as the quality and quantity of attributes, and location of properties sold from period to period. “This is why we often see fluctuations in the median from quarter to quarter,” she says. “To ensure that a

median is reliable and is most reflective of current market prices, the REIQ has a minimum number of sales needed in order to publish a median. For quarterly house and unit medians, the minimum is 10 sales for metropolitan Brisbane and seven for everywhere else.”

GROSS RENTAL YIELD This is of great interest to investors and potential landlords. It is the annual income earned from a tenanted property divided by the purchase price multiplied by 100. It’s referred to as a gross yield because it does not take into account the costs associated with the original purchase or the ongoing costs of owning an investment property such as management fees, mortgage repayments, taxes or maintenance. According to the Real Estate Institute of Queensland, knowing the gross yield determines how much of the price of a property will be offset by the rental income. “Given that it is only a gross yield, it is just a rough guide to determine how negatively or positively geared a property will be,” the spokesperson says. For example, a house bought for $500,000 and rented at $500 a week would bring $26,000 a year. The gross rental yield is $26,000 divided by $500,000 and multiplied by 100, which equals 5.2 per cent. RP Data says most published yields are approximations based on annualised median rental rates divided by the median price. The results are indicative and provide a guide to the typical gross yield an investor might expect for that region.

he Housing Industry Association will hold its prestigious annual Australian housing award’s ceremony in Cairns next week, with more than 800 people expected to attend.
