Hard f nancial times aren’t stopping many Coast buyers from turning the dream of owning a beachfront home into a reality. iving close to the ocean is something many Coast dwellers aspire to, but living right on the beach and enjoying a pristine view of the sand dunes and rolling surf each and every day with your morning cuppa is the epitome of coastal living. The recent global economic crisis has created a bit of a lull in the top-end property market, but has our local beachfront property weathered this economic storm? A statistical report released last month by PRDnationwide would suggest that beachfront property on the Coast has remained quite buoyant during these turbulent times. A report on the three beachside suburbs of Maroochydore, Alexandra Headland and Mooloolaba (collectively referred to in the report as the Golden Triangle) shows that waterfront housing prices are up. While the actual number of sales has decreased, the median house price has experienced positive growth throughout the 12-month period ending September 2008. According to the report, the median sale price for a waterfront house in this zone reached a record high of $1.21 million, which equated to an annual growth of 28.7 per cent. This was the most rapid growth the region has experienced in more than 10 years. While the true spill-over effect of the economic crisis on top-end property can’t be determined until the next lot of quarterly data is released (due in May), agent Doug Wilson from Henzells in Caloundra says the past few months have quietened down a bit. “There’s been a drop off in sales in recent times, though the prices have not gone backwards.” Doug says it depends on the property, though – “if it is an awesome property, close to the beach, it will sell quickly”. While he confirms prices for beachside properties haven’t dipped, he does say those that bought property in the recent boom may not seek much capital gain if selling in this current market. Yvonne Adams from Henzells, who is currently marketing oceanfront release Outlook in Caloundra, also says the results from the PRDnationwide report are reflected in the market. She says there are few buyers around, but the prices are rising, perhaps not the steep rises as seen in past boom times but a steady rise all the same. While most of her inquiry for Outlook comes from Brisbane, she also says baby

boomers are moving up from NSW and outer Queensland areas such as Ipswich, Toowoomba, Dubbo and Dalby to snap up a piece of the Coast’s waterfront property. Prestige waterfront specialist from Ken Guy Maroochydore, Loren Wimhurst, says prime beachfront properties on the Coast are sought after and rarely come on the market. “Beachfront property is considered the real cream and there’s usually only a handful of them on the market at the one time. Most of the time when beachfront owners sell, it is not because they can’t afford their homes anymore, it’s because their lifestyles have changed.” Loren’s quick to point out that beachfront is very desirable. “The demand is still there. It’s the dream – the dream of living by the water. Everyone has it. It’s what you imagine Sunshine Coast property to be all about.” While the median price increased in the year to September 2008, the number of sales for waterfronts decreased, with just 13 waterfront house transactions within the six-month period to September 2008. Maroochydore represents the more affordable end of the waterfront housing market with a median sale price of $942,500 and a five-year growth rate of 6.7 per cent per annum. So with steady growth and few sales, is now the time to buy beachfront property? Kings Beach Realty’s Carola Cauchi-Gera says the economic downturn is not affecting everyone. “A lot of people have lost money in the share market, but there are still many out there who can afford to buy. It’s always a good time to buy beachfront. It is price driven and it is a good time to get into the market.” With lack of competition in the marketplace, Loren says it is a buyer’s market and if you’re considering buying beachfront, now is the time. “Regardless, it’s always a good time to buy on the Sunshine Coast. It’s all about holding – if you buy to hold you can’t go wrong. “At the moment it is a great time to buy because there is not much competition in the marketplace. Prices won’t rise rapidly this year and volume of sales are improving because astute buyers and investors are coming back into the market – for the first time in a very long time you can almost neutrally or even positively gear a beachside property. So obviously this buyers market won’t stay that way for long.”

Pet-proof the palace As the weather cools down, your four-legged friend will probably be spending more time indoors. If you’re looking to sell, or needing to rent, keep your mate safe and your home in tip-top shape by pet-proof ng the family abode.

It’s a good idea to move all chemicals, sharp objects and potentially dangerous tools to high shelves or behind secure doors. Many beloved pets get sick and even die every year in Australia from eating rat sack, fertilisers and insect bates, so hide them away. Clean off any oil or other spills from the car from the floor – a few good licks from a nosy pet can be potentially harmful. And if your pet has easy access to the garage, make sure you know where he or she is before jumping in the family car and starting the engine.

Child locks aren’t just for sticky little human fingers. Dogs and cats can find ingenious ways to break into food cupboards given enough time and temptation. It’s not just the inconvenience of losing a loaf of bread or box of cornflakes – food wrappers can be harmful to your fluffy mate. Hide cleaners on higher shelves or in the laundry to prevent your pet from taste testing them. Some cats may seek the warmth of a cosy hiding spot under or behind the fridge, so it’s a good idea to block off these holes and any other cosy nooks in the kitchen. But the biggest temptation here is the rubbish – we wouldn’t dream of consuming anything from even the cleanest bin, but to a dog there are days worth of tasty meals in the rubbish bag. (Used tissue, anyone?)

A swinging tail has no regard for precious lamps, vases and lit candles. Be aware of their placement before letting your pet have run of the house. This is especially important with puppies, ageing pets or hyperactive animals. Move plants that may be poisonous out of reach. Loops and wires are a hazard for pets – plastic bags, vertical pulls for blinds and dangling wires from appliances should all be secured away or taped down. Regularly check under the couch and behind the cushions for loose change, paperclips or pencils – if swallowed harmless household objects can be fatal.

If you haven’t gone wireless with the surround sound and computer, secure nsive chew toy for cords and wires against walls and the floor – they’re an expensive aky sharp teeth, especially teething pups. Kids toys such as squeaky rubber ducks and shiny rubber balls look a lot like pets toys and should be hidden packed away when not in use. Heatingg and air-conditioning vents are great cosy places to hide, so keep them covered. And pack away the kids’ crafty creationss and any sewing or knitting you have on the go.

With puppies and kittens around, or even a bored grown-up dog or cat on a rainy day, dirty clothes and toys left lying on the floor won’t stay there for long. What pet owners hasn’t had a favourite pair of shoes ruined? The easiest solution is prevention – close your bedroom door when you leave the room. As an added precaution, keep dirty clothes in a laundry basket, move electrical cords out of the way of eager teeth and keep medications and cosmetics well out of reach. If you have young cats, be careful that you don’t close them in robes or drawers – these make great beds to sleepy kittens.

Bathroom bins are a treasure-trove of tasty treats and fun toys for dogs and cats – unless you want old toilet rolls and cotton buds spread around the house, hide your bathroom bin away. Use a child lock on the cabinets to prevent nosy snouts getting into your nail polish remover. Place all medications and cleaners in high cupboards or on shelves out of reach. Keep the toilet lid closed to prevent drowning or drinking of harmful cleaning chemicalss – how tempting is that blue water to n a thirsty pooch? Prevention is better than cure, so close the door when you’ve finished powdering your nose.

The repository of forgotten shoes and dumped sporting equipment, the laundry is one of the most tempting rooms in the home for a curious four-legged creature. When your cat is looking for a cosy pile of clothes to crash in, or your dog wants a sweet-smelling sock to nibble on, this is the place to go. This is often the room that many pets end up sleeping in, so keep it safe for your mate. Secure chemicals and laundry products behind locks and keep precious items and piles of clothes out of the way. And it might sound silly, but always make sure the clothes dryer hasn’t become a temporary home for your new kitten before you dump in a pile of clothes and turn it on.

While your house-trained pooch may have a bladder of steel in the living room, once outside on the verandah he probably won’t realise that your expensive timber decking wasn’t designed to handle a cocked leg. And after being cooped up inside on a rainy day, those pot plants with that snail bait might start looking mighty tasty. Be wary of shoes, wet weather gear, fishing rods and wetsuits – smelly to us, but very tempting, and dangerous dining, to a dog or curious cat.

Coast wins popularity contest for buyers Buderim and Maroochydore hit the top five in the REIQ’s list of popular places to buy, and it’s not hard to see why. recent report from the Real Estate Institute of Queensland shows two of the Sunshine Coast’s towns have made the top of a list of the state’s most popular towns to buy into. The report was a calculation of the number of sales for the 12-month period to the end of December 2008. Buderim houses came in second place with 491 sales recorded and a change in median price by 5.1 per cent, taking it to $520,000. REIQ Chairman Peter McGrath says buyers are looking for the best possible position within a budget. “The most popular suburbs usually provided plenty of affordable or mid-range properties and are close to amenities such as shopping centres, entertainment precincts or schools,” he says. “These characteristics never really change, whether someone is buying a house or a unit.” Maroochydore finished in fifth place in the list for unit and townhouse sales, recording 404 sales in the year ending December 2008.

Renters wanted by Dorothy Drane

While tenants looking in the low end of the rental pool are keeping demand high, it’s a tenants market in the hinterland towns, especially for top-end homes. Dorothy Drane heads to Nambour to get the lowdown from local agents. upply and demand are currently closely matched in the hinterland rental market, which has slowed despite being buoyed by hospital staff turnover and the fact that it is one of the most affordable areas on the Sunshine Coast. Rental managers also agree it remains a tenants’ market. Property managers of Nambour’s leading rental agencies, which look after rent rolls from Eudlo to Eumundi, west to the Blackall Range and east to Bli Bli, agree that inquiry has dropped off in recent weeks, particularly in the high-end price bracket. “Properties in the lower end of market are more in demand, but it is very quiet for anything over $400,� says Beverley Chubb of Day and Grimes. “It’s just not there for higher priced properties, not even for sharing options. We no longer get 10 inquiries for every property, so it is a tenant’s market.

Yvette Kraay of Raine & Horne says most inquiry at her office has been for houses priced $330 and less. “The economic situation is certainly putting a crunch on wallets,� she says. Gayle Kenny of Carolans Nambour also notes that demand has slowed for properties worth more than $350 a week. “They are still renting, but just not as fast,� she says. “There are more houses around now and affordable units always go very quickly. An average would be $300 for good units or smaller homes as rental prices have increased.� She says there is a slight shortage of good low-cost units, which are always snapped up by young people and students. “Nambour is more affordable than other parts of Coast, but rents are still going up a little to stay in line with property prices,� she says. Gail adds that although inquiry is still good, there are more houses available for

rent than good, low-cost units. “There is not as much inquiry as there was a few weeks ago but it all comes and goes and there are still a lot of people looking.� The market also slows during winter, but transitional staff at the hospital always pushes up demand in Nambour. Yvette says while inquiry is slightly slower, turnover remained high and supply and demand re more closely matched now than in recent months. “People are generally looking for houses, and quite a few are relocating because of the hospital,� she says. “We have a lot of people coming to the area to work for the hospital and the private schools here are also a drawcard.� Despite all being quiet on the rental front, there are still some surprises with the rent roll established by Elders Palmwoods at the beginning of the year already exceeding the goals set. Rental manager Candice Plant says

all expectations have been exceeded. “We found there was a lot of inquiry at the start of the year and although this has eased off a bit, it is still happening,� she says. “The demand is still there but supply is keeping up. We feel out here that it always takes a bit longer to find the right tenants for rural properties.� She says there are houses and acreage properties available and there is always demand for the type of property where, for example, pets are allowed. “People who were being turned away in other areas because they had dogs are finding their way out here,� she says. “It is surprising just how many rentals there are in Palmwoods, but the good thing is that the place doesn’t radiate rental.� She adds that many people are now entering the market after selling but are not ready to buy. The majority are coming from interstate to rent while they shop around for a place to buy.

3. How and when am I paid the rent from my tenants?

A lessor can choose to specify whether or not they will allow pets to live at the property, as part of the tenancy agreement. If you decide to allow pets, the Residential Tenancy Act outlines the Tenant’s responsibility with having them at a rental property.

All money received on an owner’s behalf is held in a regularly audited trust account. From this money, all authorised payments relating to your property (such as council rates, insurance, repairs and maintenance) are paid. Invoices are sent to you with your statement. The trust account period concludes with account processing, which occurs on the first business day of each month to comply with trust account auditor requirements. Funds are generally transferred into your nominated financial account within the next two business days.

2. Who holds the bond money? A maximum amount equal to four weeks’ rent is to be paid by the tenant as bond before the tenant moves into the property, unless the rent is greater than $500 per week. In this case, an agreed amount can be requested to be paid over and above the four weeks’ rent as bond. The bond is lodged with the Residential Tenancies Authority and held there until the tenant vacates (as long as exit conditions are met).

4. Does somebody keep track of rental payments? Each business day rent arrears are monitored with action taken as the law allows. Before seven days’ arrears, the

tenant is generally contacted. If rent is in arrears on the eighth day, the agent issues a formal notice to remedy. If rent continues to be unpaid, a formal notice to leave is issued once the law allows. Generally, the property manager will maintain contact throughout the process until the matter is finalised (in other words, the rent is paid or the eviction process concludes).

5. What is the average length of a tenancy agreement? The most common tenancy is a fixed term for six or 12 months. Most new tenancies will begin with a six-month agreement, which may then be re-negotiated before the end of the fixed-term period.

If you haven’t dipped into the rental pool for a while, you may notice a few things have changed. When you submit a (sometimes very long) application form, you also need to supply additional paperwork. While each agency will differ in what information they require, it is best to be prepared. Here are a few standard requirements you may need to have before venturing into the real estate office armed with your application forms: • Identification including a photo, such as a passport or driver’s licence • At least two references from previous Lessors or agencies • Proof of last residential address: such as a phone or electricity bill • Proof of income for payment of rental or bank statements • Copies of previous rental receipts. Remember, once you are approved, most agencies will expect you pay all money in full usually by credit card, cash or bank cheque. The standard is two weeks’ rent plus the bond (equivalent to four weeks’ rent).

he Coast’s Pelican Waters development is defying national clearance rates by selling on average one home site per day for April. This comes after three successful releases, selling a variety of ocean-access waterfront home sites and residential home sites, some with water views. The master-planned community has recently offered some tempting opportunities within the Abbey Court and Beaches subdivisions. Abbey Court offers rare north-towater ocean-access home sites with only one remaining for $525,000, and the community’s latest residential Beaches release started from a reasonable $275,000 with seven home sites selling on the day of release. While local economists are reporting a downturn in the Sunshine Coast property market, Pelican Waters is still attracting buyers on a daily basis. So far this year, Pelican Waters has sold more than $12 million worth of land to a

variety of first-home builders, current Sunshine Coast locals taking advantage of low interest rates to upgrade and a range of interstate and international purchasers. Pelican Waters boasts the only remaining ocean access home sites on the Sunshine Coast. But the development’s commitment to solid future growth and investment is strong and is bolstered by planning of the new town centre.
