ot everyone likes change – whether it’s Channel 7 bumping your favourite sitcom, the local sandwich shop tweaking the menu, or Facebook embarking on yet another redesign, some people are reluctant to embrace the new. But change can often be exactly what we need. So, are the recent changes at the council a good thing? Only time will tell, and MWP will be keeping an eye on the new councillors and mayor to see how they are getting on. To get the ball rolling, this week Nathan Evans spent some time with Bob’s replacement. It’s kind of Mark Jamieson to squeeze us in – time is something he is now short on. Mark is an experienced business man who has quickly got down to business, and we found out what’s on top of his agenda. For that story turn to page 6. As it’s Mother’s Day this weekend I explore the tricky job of being a mum on page 22. It’s an issue that is

PREVIEW Exactly how does new mayor Mark Jamieson plan to create more jobs and improve the Coast’s economy? WORDS Nathan Evans

ew mayor Mark Jamieson says he’ll waste no time getting down to business after a clear win at the April 28 polls. The former newspaper chief met with federal Employment Minister Kate Ellis, to push his jobs plan just days after the election, as well as his new councillors and staff, and says he’s keen to crack on with delivering his promises. At least three of his key plans fall in line with the Sunshine Coast Business Council’s economic enhancement strategy – five planks it has identified as critical to putting the Coast’s economy on track, including job creation, slashing red tape and ramping up the Sunshine Coast Council’s economic development arm. Crucial first steps, says Jamieson, include uniting the councillors and creating a pro-business culture within the council on both a staff and political level. He flags a concerted focus on economic diversification – broadening the Coast’s economy through investment in new industries and technologies, including health and wellbeing, clean technology

and aviation, and says the council must lead. “I think it’s about council initially creating an environment of confidence and trust with the private investment sector, they clearly have been disappointed in the lack of consistency, our timeliness and we’ve got to engage the private investment, as largely that’s where growth expansion comes from,” says Jamieson. “It will require council to demonstrate a preparedness to sit down and talk through the opportunities. “It’s about encouraging the council employees to engage with potential private investment opportunities in a meaningful way. “Clearly it’s about trying to diversify our economy away from the main focus on tourism, with the concentration on retail. Already we are seeing a shift toward health, medical and wellbeing and that will continue to expand, on the back of the university hospital as a wellbeing precinct. “We also need to look with an eye to the future at how to develop the education sector, how to develop opportunities around aviation M Y W EEK LY PREVIEW.C OM .A U

and the creation of clean-tech industries.” Three days after the Coast went to the polls, Jamieson met with Ellis to beat the Coast’s drum on a national level. “I discussed with her how important this area is from an Australian point of view, and how we have missed out on many government projects over a long period of time, and I encouraged her to consider ways she and the Federal Government can contribute to further development of the Sunshine Coast,” he says. “She was very receptive and appreciated that Canberra sets policy agenda that has an impact on the economy and also on the regulatory framework. I impressed upon her that the government needs to think long and hard in respect to key areas. If we are going to see a recovery we need to see more small business and an increase in rehiring.” Jamieson says red tape has hampered business and development applications and must be wound back, and has foreshadowed a review of staff practices to bring about change. “It’s about the writing of instructions for, and the dialogue with, council employees. Clearly people value sustainability and there needs to be regulation to ensure that it is maintained, but there is the potential for that to be more user-friendly, particularly with respect to code-assessable type development,” he says. “That should not be held up, particularly when there is a great demand from people in construction for work. A lot of people are forced to leave town regularly or semi-regularly or on a permanent basis to find work.” Jamieson downplays job losses as a component of his council-cost-slashing promise. “There will be no wholesale job slashing but I will work closely with the executive to ensure we are as efficient as we can be, ensuring the delivery of services we want and that we do that in a responsible manner,” he says. “Ultimately that will determine a price adjustment impost in rate increases. One thing I’ve had long experience in is business management. I will work with the councillors and the chief executive and his team to ensure we are efficient and the notion of restraint is applied. “But we can’t ignore this is a growth area and we need investment in capital works if we are to keep pace and deliver those services. “And the reality is we have to bring down a budget by June 30. That is not a lot of time to do that as a consequence of the delay in the election, but we are intent on completing that process.” Speaking in response to comments from outgoing mayor Bob Abbot about the dangers of opening the gates to developers as a short-term job fix, Jamieson again stresses the importance of new industries. “Our three foundations – tourism, retail and construction – will always be contributors to our prosperity, but if we are to avoid the cyclical shocks that affect these industries we need to diversify,” he says. “Health is not affected by the economy at all, largely in terms servicing the need. “Jobs are essentially tied in to council providing a more enticing area in which to invest. Already we have 35,000 small to medium enterprises on the Coast and as we further develop our economy and see improvements in the broader economy I’m hopeful MY W EEKLYPREVIE W. CO M . AU

those businesses will look to grow and expand.” The Sunshine Coast Business Council has suggested expanding the Coast’s airport as critical to the economy, a sentiment Jamieson says he shares, flagging private investment as a viable option. “There is a projected cost for a major redevelopment of $450 million. Clearly that is miles more than council can see its way to covering. We need to explore other ways to fund it; one is via the Federal Government, or via private investment,” he says. “My understanding with the dialogue I’ve had with the departments associated with the Federal Government is that they are unlikely to fund it. “We need to look at the private sector to establish avenues to facilitate services we want without council going into significant debt, but with a view to earning a dividend from that investment. “It’s important in the medium to longer term, in terms of attracting more international visitors, but in the immediate short term, for the development of the aviation industry, together with a greater variety of flights and ideally flights to north,” he says. “But I appreciate that in the end it must be viable economically. And certainly, it is important for the development of fly-in, fly-out opportunities or ways for us to participate in the mining boom. “I know that of concern to some business leaders is the potential for it to escalate wages as we attempt to compete with the mines. That is already happening; people are making a choice to go. “If we can keep as many domiciled on the Coast, that is where they will spend money. I don’t think we can stick our heads in the sand over this issue.” In the immediate short term he says his most important task is to unite his team. The former APN News and Media boss campaigned on a leadership platform citing his 30-year media background – work that has taken him around the state. He entered the race spruiking his own team-building skills. “I worked my way up from the frontline as a sales rep, up to chief executive of a company with more than 2000 employees. I’ve spent time in a variety of locations around Queensland including Maryborough, Hervey Bay and Toowoomba,” he says. “There are a good mix of skills and knowledge there in the new council and I think we have a good council in making. I want a united team and to reflect a good example to the community of the Sunshine Coast, because it’s unity and commitment we need to move us out of this economic malaise,” he says. “I expect councillors to vigorously debate issues and cast a critical eye over the decisions we must make, but in the end it’s about putting differences aside and making a decision. You do not always get your way and we all confront that challenge in life. But you have to be prepared to look at the issues and make informed value judgements.” Jamieson was a clear leader in the mayoral race, which he describes as one centred on “jobs and careers”, coming in well ahead of nearest rival Warren Blee. “I’ve been concerned as a local business person where the local economy is going. I’ve committed my family’s future and my own future to this region and I want to help to shape that future in a way that benefits all residents,” says Jamieson of his decision to run.

AIRPORT EXPANSION WILL HELP REGION TAKE OFF

T

he Sunshine Coast’s peak business body says expansion of the Coast’s airport will help the local economy soar, with the planned new runway estimated to be worth $1.6 billion to the region. The Sunshine Coast Business Council says the airport already contributes close to half a billion annually in direct expenditure flowing from the facility, and that sum will increase dramatically if the runway and further upgrades proceed. Chair Sandy Zubrinich says the number of passengers passing through the terminal each year is close to the million mark and with direct flights from New Zealand about to begin, further growth in passenger numbers was assured. “We know the airport is also investigating the possibilities for fly-in, fly-out services for mining centres as well as new commercial flights to the state’s north,” she says. “There’s no doubting the potential is there and what we need now is a commitment from the new council that it will investigate every available

opportunity for funding to deliver the new runway. “We cannot afford to put all our eggs in one basket, cross our fingers and hope that Infrastructure Australia will hand over the funds, particularly when we know there are enormous pressures on the federal budget. “We must be proactive in seeking funding from a range of sources to ensure this vital project proceeds.”

Some of the country’s best body artists will converge on Eumundi this weekend for the Australian Body Art Carnival. Event manager Danielle Taylor says excitement is building, ahead of the annual event. “To bring together so many talented artists and entertainers is the perfect fit for a creative town like Eumundi,” says Taylor. “We are going to transform the festival area into an under-the-sea wonderland to match the 2012 competition theme.” The weekend will feature workshops and competitions, as well as a wearable art parade and awards ceremony. Police were on the hunt for two men following an armed robbery at a Doonan service station on Monday night. Initial investigations suggest around 6.15pm, two men approached a store attendant at the Eumundi-Noosa Road service station, demanding money. The first man is described as about 180 centimetres tall with a proportionate build, seen wearing a dark jumper, dark pants, and a black balaclava. The second man is described as being Caucasian in appearance, about 175 to 180 centimetre tall with a slim build and wearing a black hooded jumper, dark blue jeans, a black cloth covering the lower half of his face, and dark boots. ueensland public servants employed on temporary contracts are set to lose their jobs because the state can no longer afford to keep them, Premier Campbell Newman says. Newman says the ousted Labor government had been borrowing to fund the wages of temporary contract workers.

Scientists at the Salk Institute in California are working towards developing drugs targeting two genes that have recently been found to play a crucial role in regulating the body’s circadian rhythms. Chris Liddle, an Australian scientist involved in the international study, says the discovery highlights the importance of the genes in the liver to regulate digestion at appropriate times. Professor Liddle, from the University of Sydney’s Westmead Millennium Institute, says people with circadian disturbances, such as shift workers, tend to have higher incidences of obesity and diabetes. He adds that is unsustainable and those on temporary contracts, who are not in front line or essential roles, are on the chopping block. His comments came a day after thousands of public sector workers rallied amid fears temporary contracts won’t be renewed at the end of the financial year. Newman says they’ve been victims of a cruel Labor trick. “The previous government played a sad, cruel trick on them by keeping people there while borrowing money to pay their pay packets,” he says. Newman says his government has to close a $2.8 billion deficit, and will have to make some unpopular changes to do that. AAP

George Michael to tour Australia in November

Victoria has scrapped a plan to shift the state’s car shipment hub to the Port of Geelong, dashing the regional city’s hopes for up to 1000 new jobs. Announcing a feasibility study last year, Ports Minister Denis Napthine said shifting car imports and exports to the state’s secondlargest port would provide a major economic boost to the Geelong area. Napthine cited estimates that relocating the car trade to Geelong would inject $200 million into the local economy. But the day after the state budget was handed down, Napthine announced a Department of Transport study had found the Geelong plan unviable. AAP

Plans to slash 750 jobs at Optus will result in poorer customer service and could lead to jobs being sent offshore, the communications union has warned. However, Optus says the forced redundancies will make the telco more efficient and are necessary to ensure the company remains competitive. The majority of redundancies will come from senior and middle management as well as operations, back office and support functions. They will take place over the coming months and cost the company about $37 million, Optus says in a statement. The Communications, Electrical and Plumbing Union (CEPU) has warned that Optus may be looking to follow Telstra’s lead and move jobs offshore. “We think it is important that if that is the case, Optus comes clean,” CEPU spokesman Jim Metcher says. Optus executive Kevin Russell says the action is needed to keep the company competitive and will enable it to refocus on customers by creating new customer, marketing and sales divisions. AAP

George Michael will return to Australia in November with his Symphonica tour. The British singer was forced to cancel his world tour last year after a near-fatal bout of pneumonia. Michael will open his tour at Adelaide Entertainment Centre on November 13 before dates in Sydney, Melbourne, Brisbane and the Hunter Valley. The shows will feature an orchestra playing reinterpreted versions of songs from Michael’s back catalogue, including hits from his Wham! days, and covers of his favourite artists. The 48-year-old performer, who last toured Australia in 2010, is expected to showcase new material on the resumed tour, including White Light, which he said was written to thank fans for their support during his illness. Tickets are now on sale. He will play Brisbane on November 27. AAP

n Australian music festival promoter is confident of winning his legal battle with American rapper Flo Rida after being given permission to serve the star through Facebook. The 32-year-old singer, whose real name is Tramar Dillard, received a $55,000 fee to perform at the Fat as Butter festival last October but failed to show up, sparking a legal dispute. The NSW District Court in March imposed a freeze on assets Dillard has in Australia, but the singer has yet to respond, prompting the court to allow a claim to be served on him via Facebook rather than in person. The claim seeking damages for breach of contract for his nonappearance at the concert was sent to Dillard via a link on his official Facebook page. Full body scanners coming to Brisbane Airport Full body scanners will be used at Brisbane Airport’s international terminal from September and passengers who refuse the security check will be prohibited from flying. Brisbane Airport Corporation says it will begin trialling the scanners and training staff in August. Two scanners will be operational from September, and another six will be rolled out by May 2013. “Not everyone will be scanned and the process will be random, like the current explosive security checks,” a Brisbane Airport spokeswoman says. Petrol prices in Brisbane soar to $1.53 a litre The price of petrol in Brisbane in April hit its highest mark in almost four years and was just under the record highest monthly average. New figures from RACQ show the average price of unleaded petrol in the Queensland capital was 153.2 cents per litre. It was the highest monthly average since the start of the global financial crisis (GFC) four years ago and only 0.2 cents per litre lower than the record highest monthly average of 153.4 cents per litre in July 2008. Senator Nick Xenophon will take legal action against a Malaysian newspaper that wrongly said he made an anti-Islamic speech in parliament. The South Australian senator says he’s “gobsmacked” about a story in the New Straits Times questioning his impartiality as an observer of a demonstration in Kuala Lumpur over a recent weekend. Senator Xenophon was caught up in the melee in which police unleashed tear gas and chemicallaced water on the 25,000 protesters calling for fairness in upcoming elections. He was in the city on an international fact-finding mission on election processes in Malaysia. The story on the New Straits Times website, which also ran on page six of the newspaper, quotes an extract from a 2009 speech the senator made condemning Scientology.

An unmarked police car that was stolen in Brisbane this week has been found, but not the service pistol left inside. Police want the public’s help to find the black Glock semi-automatic firearm. The silver Subaru Impreza was found on Wednesday afternoon but the gun that was inside the vehicle is still missing. The vehicle was stolen from Redland Bay in Brisbane’s east on Tuesday afternoon. A witness saw the Subaru being abandoned on a street at Loganlea later the same afternoon. Police are appealing to anyone with information about the firearm or the stolen Subaru being driven in the area on Tuesday to contact Policelink on 131 444 urgently. AAP

Homestays for asylum seekers sought Australian families will be paid up to $300 a week to temporarily house asylum seekers released from detention centres to make up a shortfall in community housing. The program will begin next month, with the Federal Government seeking 5000 homes to be registered with the privately run Australia Homestay Network. The move has backing from the Refugee Council of Australia, but Opposition immigration spokesman Scott Morrison has described the policy as “desperate and reckless”. AAP

RENA DEBRIS DRIFTS 150 KM Noodle packs and timber from a container ship that ran aground on a reef off New Zealand’s coast have been found on an island about 150 kilometres to the north. Salvors Braemar Howells have found the debris on Great Barrier Island, the northernmost place debris from the container ship Rena has been found after it grounded off the coast of Tauranga. It says it will send staff to the island in the next few days to survey the beaches and gather

up debris, which will be taken to a waiting barge. Braemar already has a barge in the upper Coromandel area, where several items have been found. The skipper and second officer admitted wilfully attempting to pervert the course of justice by altering ship’s documents after it grounded. Both also pleaded guilty to charges under the Maritime Transport Act for operating a vessel in a manner causing unnecessary danger or risk. AAP

Apology for US student left in cell 4 days The Drug Enforcement Administration has issued an apology to a California student who was picked up during a drug raid and left in a holding cell for four days without food, water or access to a toilet. DEA San Diego Acting Special Agent-In-Charge William R Sherman said in a statement that he was troubled by the treatment of Daniel Chong and extended his “deepest apologies” to him. The agency is investigating how its agents forgot about Chong. Chong, 23, was never arrested, was not going to be charged with a crime and should have been released, says a law enforcement official who was briefed on the DEA case and spoke on the condition of anonymity.

ast month Ann Romney – wife of US presidential hopeful Mitt Romney and mum to his five sons – briefly and reluctantly became the focus on her husband’s campaign trail when she was criticised for her decision to remain a stay-at-home mum. Hilary Rosen, a lobbyist and ally of President Barack Obama, announced that Ann “has never worked a day in her life”. The debate about mothers who work outside the home and those who labour inside it had made it to the US election campaign. But it’s not a new row, and despite a bit of a Twitter-off between the two women – Romney writing, “I made a choice to stay at home and raise five boys. Believe me, it was hard work”, and Rosen responding, “But u do know that most American women have to earn a living

AND raise their kids don’t u?” – the debate is no better for it. As a mother in contemporary western society, the choice between remaining in the home or heading back to work and leaving our kids in some form of care is just one of the many we are judged for. It starts even before we give birth – pregnant women who enjoy the occasional public glass of wine do so at the risk of inciting raised eyebrows or worse. The choice of birthing methods is a topic of continual debate – Caesarean, water, home, epidural-assisted. You can choose, but don’t expect everyone to support your choice. If you don’t (or can’t) breastfeed, prepare to be judged. Confused, exhausted and desperate, I once rang the Australian Breastfeeding Association helpline, but it wasn’t help I received. At 2am, in agony with a case of mastitis

ENDING THE INJUSTICE and a screaming baby who couldn’t get enough milk to satisfy him, I was sternly told off for even considering offering him formula. “Just keep trying,” was the best advice I could drag out of the person on the end of the line. When to introduce solids, disposable versus cloth nappies, smack or time out, private or public school… There are plenty of choices out there, but when we do choose, it’s too easy to feel guilty that we’ve made the wrong one. Why do we do it to ourselves? Liz Blomkamp, a Sunshine Coast counsellor and teacher at Brisbane’s Sophia College, believes it is a Western problem. “Western societies have thrown out many past traditions, which previously strengthened and supported the mothering role,” says Blomkamp. “Now without these traditions, we are adrift in a sea of voluminous and often conflicting information, which makes us uncertain.” Blomkamp says the sheer volume of information available to parents gives us freedom of choice, but “so many options make us question ourselves and others – is this right or wrong? Am I doing too much or too little? Am I too strict or too permissive? What will people think if I do it this different way? Am I equipped to make the right decisions?” Ah, decisions, decisions – that seems to be the issue, and not just for mums. In contemporary society we are so overwhelmed by choice that social psychologists have created a theory – choice overload – around the problem. Research based on the theory reveals something which seems to contradict the popular belief that choice is good. In fact, no choice at all, for most people, is actually better than too much. For many of today’s mums, choice has turned us all into experts on other people, while making us feel like amateurs in our own lives. It was no surprise that the person who levelled criticism at Mitt Romney’s other half was a woman – we’re each other’s harshest critics. So why are we so quick to judge those whose experiences and choices are different to our own? Blomkamp believes it all has to do with an

uneasiness about our own choices. “This uncertainty or anxiety doesn’t feel good, so in an attempt to feel better about our own decisions or position, we judge things (good, bad, right, wrong). We judge ourselves and allow others to judge us when we have self-doubt. This doesn’t happen when we are certain or confident, even if we are doing things differently.” We’ve lost touch with the mothering instinct. “Again, in the west we have a large quantity of conflicting information available to us,” Blomkamp says. “We intellectualise the parenting process too much.” So how do we get out of our heads and start trusting our instincts? The first thing to do, is give ourselves a break. “Many mothers still retain the primary caregiver’s role, striving to do their best, but for many reasons they also need to or want to engage in the outside world in careers, jobs or study,” Blomkamp says. “This puts a huge strain on the mother – trying to do each role well creates the image of being a ‘super mum’. “Society tends to revere the ‘super mum’, so we all strive to meet these expectations, and secretly beat up on ourselves for falling short. We need to lower our expectations, prioritise (which may mean valuing children over a tidy house) and care for ourselves. We can also do a great service to our fellow mums by being honest about the reality of the challenges in our roles. “Mums have much more to do these days, more to worry about, greater expectations on them and greater awareness of their responsibility. I think it’s the most challenging and rewarding task we can do in life.” The best thing a woman can do for her children is to make time for herself. Blomkamp adds, “I say in my parenting 101 classes, ‘the airlines have got it right – fit the oxygen mask to yourself first before attending to that of your children’.” Liz Blomkamp has counselled thousands of parents through her own practice and her sixweek conscious parenting 101 workshops. The United Nations believes thousands of young women are murdered for honour every year, mainly in parts of Asia and North Africa, and the problem is on the rise. • The world’s two most populated nations, China and India, are emerging as economic powerhouses, but it’s not necessarily benefitting the nations’ women. The UN estimates that at least 60 million girls who should be alive are ‘missing’ from a range of nations, mostly in Asia, due to sex-selective abortions, infanticide or neglect. • The UN states, “Two million girls between the ages of five and 15 are introduced into the commercial sex market each year.” • The World Health Organization reports that female genital mutilation (FGM), a procedure that has no health benefits and causes severe medical problems and infertility, continues to be carried out on young women, girls and babies. In Africa, an estimated 92 million girls 10 years and older have undergone FGM, and about 140 million girls and women worldwide are living with the consequences of the practice. F

urther to our recent article on Warren Buffet’s current negative view on fixed interest and cash, we need to consider alternative sources of income. In Australia, the government encourages investment in shares that pay fully franked dividends. ‘Fully franked’ means the company has already paid tax on its earnings. Thus when it distributes that income to the shareholder, it comes with a credit reflecting the tax already paid. Paul Keating introduced the system in Australia in 1987 to eliminate the effective double

taxation of dividends that previously took place. The tax benefit of a fully franked dividend means that investors on an average tax rate pay almost no tax from receiving a dividend, and investors in a zero tax environment receive a full refund for the amount of the franking credit. As an example, Telstra pays an annual dividend of $0.28 per share. When the franking rebate of $0.12 per share is included, this provides total income of approximately 11.1 per cent based on the current share price of $3.58. We regularly construct portfolios for clients that have an income of six per cent to eight per cent inclusive of franking credits, net of all fees. What this means for a retiree is that it may be possible to construct a portfolio that satisfies their cash flow needs without ever having to sell off assets to fund living expenses. The result is that there is less worry about the

daily up and down movements in portfolio value, as all that matters is cash flow. Dividends also help in countering the long-term ravages of inflation. An analysis of a selection of top 20 companies shows that the increase in dividends from 2003 to 2007 and from 2007 to now was 73 per cent and 15 per cent respectively. In other words, a dividend of $1000 in 2003 rose to $1730 in 2007 and that has since risen to $1990 this year. So even through the worst financial crisis of our time, Australian companies have continued to increase dividends. If increasing your income to satisfy ever-increasing cash flow needs is important, you should consider including quality Australian dividend paying shares in your portfolio. esearch In Motion (RIM) has unveiled a revamped BlackBerry platform that discards the smartphone’s trademark keyboard to embrace apps, touchscreens and other trendy features. The platform was shown to software developers at the Canadabased company’s annual BlackBerry World conference in Florida. Virtual keyboards in prototypes are seen as a bold move, as physical keyboards have been a strong selling point in the business market that has been RIM’s stronghold BlackBerry has seen its share of the overall smartphone market eroded by iPhones and Androidpowered devices. Analysts agree that the success of smartphones is dictated more by the troves of videos, games, music and other digital content available than it is by impressive hardware. Social game publisher Gameloft

told the conference it was working on a line-up of titles for BlackBerry 10 devices including ‘Shark Dash’ and ‘Ice Age Village’. “BlackBerry 10 customers can look forward to a slew of high-quality games of all genres,” said Gameloft’s Ludovic Blondel. F

or many years, Volvo was like the McDonald’s of the automotive world. Not an exciting choice, by any means, maybe even boring. But like Maccas, it was completely reliable. You could always be sure of what you’d get. Lately, though, Volvo has been adding some spice to its menu. The S60 is the model Volvo hopes will make the Swedish maker a genuine contender in the European mid-size class – taking on the likes of MercedesBenz, Audi and BMW. It brings together recent engineering improvements and packages them in a fetching sedan, with a dash of sporty performance. Costing less than 70 grand, the S60 is one of the best value European sedans I’ve driven for a long time. We drove both the top-spec T6 model – with a six-cylinder, 224-kilowatt turbocharged engine; and the diesel-powered D5. The T6 is a cracker. It’s a crisp,

responsive engine which delivers power in a linear, almost turbine-like fashion from low revs through the rev range, giving the S60 punch while not losing the silky progress expected of these executive sedans. It’s quiet and smooth, yet sporty in its nature. I reckon this new Volvo is well worth a second helping.

A decade in development, only 500 of the supercars will be sold around the world, says Lexus of Maroochydore new vehicle sales manager Michael Stewart.

construction for its chassis and bodywork to deliver a light, incredibly strong and highly rigid structure. Sixty-five per cent of LFA’s body structure is carbon fibre, while the remaining 35 per cent is aluminium. At its heart is a bespoke 4.8-litre V10 engine producing 412kW of power and 480Nm of torque. It propels the supercar to 100 kmh in 3.7 seconds and can rev from idle to a redline of 9000 rpm in just 0.6 seconds. The Brisbane client placed his order more than two years ago, and the sale was the result of a long-time client-customer relationship. “The order was discussed as far back as five-and-a-half years ago,” says Stewart. “He’s a Lexus driver from way back, we got chatting beside the race track. He said his father had owned Lexus cars since 1990 and he has stayed loyal to the make. “Currently he drives a Lexus hybrid as his everyday runabout. He’s a young guy and he had dreamt of owning a supercar since he was a

Road warrior: the Megane Coupe Cabriolet

I

t’s hard to imagine how two things with the same name could be more different from each other. First, there’s the Megane Coupe Cabriolet – a smooth but sedate two-door convertible. Then there’s its ‘evil twin’ – the potent Megane RS250 sports coupe. Chalk, meet cheese. The strengths of the Cabriolet are its quietness and almost total absence of wind intrusion into the cabin. With the RS250, it’s all about the noise. The Cabrio is unerringly smooth to drive – both by virtue of its well-resolved ride and its seamless constantly variable transmission – coupled to a quiet if unexciting four-cylinder two-litre powerplant. However, the engine struggles with the Megane’s not insubstantial weight – and the CVT transmission further blunts the car’s acceleration. It’s also surprisingly thirsty, and while cabin space is compromised, comfortable seats trimmed in premium leather create a luxury feel. All in all, a lovely car, as long as you’re not planning to go anywhere in a hurry.

Smooth operator: the Megane RS250 Which brings us to the RS250. It’s not so much the fact that it’s dazzlingly quick, which it is. Nor the fact that it handles like it’s on rails, has brutal brakes and looks a million bucks. The thing that got me about this car was the noise. An angry, barking sound that starts chiming out its centrally located exhaust pipe the minute its racing-style tachometer spins up past the 5000 rpm mark. It’s then that you know this car is something a bit special. The Megane seems to tempt and tease you to misbehave every time you get behind the wheel. Which itself is no mean feat – getting in, that is. The impossibly long doors mean finding a wide enough berth to comfortably climb in and out of this beast is problem number one. This is closely followed by problem number two – the fabulous Recaro racing seats, so fiercely bolstered at the sides that they threaten to disembowel you if you’re not ever-so-careful placing your rump into the vehicle. Once safely inside, though, it’s all business. There’s none of the fancy accoutrements of the

Cabrio – the RS250’s cabin is starkly presented. The bright yellow seatbelts (yes, yellow) are another hint of what lays ahead – as is the Ferraristyle, bright yellow tachometer which seems to dominate the instrument display. It’s all racy stuff. A tight, slick shift gate on the six-speed manual transmission gives yet another clue. As does the rather aggressive way the clutch grabs and grinds as you get underway. Boy, does it go. Its 184 kilowatts (that’s 250 brake horsepower, hence the name) don’t necessarily match those of some rivals, but the Renault feels equally potent in a more refined, less overt way. It handles brilliantly but doesn’t shake the fillings from your teeth on uneven surfaces. Even so, the chassis is so stiff it lifts a wheel off the ground every time you pull over the kerb into your driveway. Like most in this hot-hatch category, the engine derives its power from a turbocharger. It’s in cars like the RS250 that you start to see the reason Renault has, for so long, been a household name in motorsport. As for the quiet and comfortable Coupe Cabrio? Well, perhaps it’s the white sheep of the family.

CLASSIC CARS FOR LESS CASH In 2000 you’d have forked out $220,000 for a BMW 740iL. Just 12 years later you can become the proud owner of one of these machines for somewhere in the vicinity of $18,000. Just ask Lindsay O’Brien (pictured) of Classic Car Garage. For years he’s been helping luxury car enthusiasts – who are happy to wait for depreciation to do its thing – to buy their dream cars for considerably less than what they cost new. “We recently had a Maserati that was just under $200,000 brand new, it was a Quattroporte – a four-door, V8 twin turbo. It was 14 years old and just sold for $44,000,” he says. “You can get a top-of-the-range luxury car that can cost between $80,000 and upwards of $200,000 for similar money as a low-spec new car. The big difference is that the luxury car has gone through its depreciation cycle while the new car will take a tumble of up to 50 per cent in the first year,” he says. But it’s not just used luxury cars.

Take for example a classic Jag. “For $27,000 you can put your family and friends in it and drive them around. You can spend the same money on a painting, or a fine wine, but then you’re probably not going to be game to knock the top off of the wine,” O’Brien says. “It is a practical investment – there are two sides to it. You can buy a later-model prestige car for cheaper, or with the older type classics, if kept in the same condition they will maintain their value or possibly appreciate.”

AUDI Q7: GRAND SOFT-ROADER WORDS Peter Atkinson

F

or a company that built its reputation largely on the back of its legendary Quattro all-wheel-drive system, it should come as no surprise that Audi can build some pretty reasonable off-roaders. But when the German manufacturer launched its Q7 soft-roader about five years ago, nobody expected it to do so in the grand fashion it chose. Three new engines and a new eight-speed tiptronic transmission form the heart of the mid-life makeover – two turbo-diesels and a supercharged petrol powerplant aimed at improving the Q7’s fuel efficiency and performance. Gone is the familiar 4.2-litre petrol V8 seen in various guises across the Audi range – replaced by a V8 turbo-diesel with far greater torque yet with a much smaller thirst than the petrol V8. Audi claims two new technologies – forced induction and direct fuel injection – are at the heart of these new powerplants, while fuel-saving technologies such as energy regeneration from braking systems and a stop-start function to cut fuel use in heavy traffic, are also new to the range. We drove two of the engine variants – the three-litre supercharged petrol V6 and an upgraded

version of the three-litre turbo-diesel V6 which we’ve admired in other Audi models in recent times. The diesel shaded the petrol model in terms of driveability and smoothness – not surprisingly as this three-litre V6 powerplant is one of the best diesels we’ve driven. The force-fed V6 is no slouch, despite trailing the oil-burner in our opinion. It pumps out an impressive 245 kilowatts, as well as 440Nm of torque – which will thunder this big unit to the speed limit in a very brisk 6.9 seconds, while still managing claimed fuel efficiency of 10.7L/100km. We were closer to the low teens in our test. The new three-litre diesel is a little slower in acceleration – 100kmh comes up in a still impressive 7.9 seconds but it feels much quicker, thanks to the awesome 550Nm of torque on tap.

HILUX WINS MOST POPULAR CAR

oyota’s popular HiLux has grabbed the crown as Australia’s best-selling car with an emphatic victory revealed by sales figures released this week, the manufacturer says. A total of 3565 customers bought a HiLux in April, marking a return to normal supplies of the popular workhorse following shortages caused by natural disasters in Japan and Thailand. The victory margin of well over 500 vehicles placed HiLux more than 18.6 per cent ahead of any other vehicle on the local sales chart. It is the sixth time HiLux has been

the top-selling vehicle in Australia – and it is the only ute to have achieved this landmark, says Toyota. HiLux led a strong Toyota result in April with the brand cementing market leadership with 16,568 deliveries – more than 8800 ahead of its nearest rival. Toyota outsold the combined totals of its nearest two competitors, bringing its 2012 sales tally to 63,945 vehicles – an overall lead of more than 27,000. In addition to HiLux 4x2 and 4x4, Toyota vehicles that led their segments were Yaris, Camry, LandCruiser Prado, LandCruiser 200 Series and HiAce bus. Prado moved into the national top 10 (seventh) with 1725 deliveries, joining HiLux (first), Corolla (third) and Camry (eighth). Prius c debuted with 405 sales. Toyota has been market leader for 83 of the past 85 months – a run broken only by disruptions caused by last year’s Japan tsunami.

Holden may ditch its iconic Commodore Holden fans may need to brace themselves for a Commodore-free future. The carmaker and the Federal, South Australian and Victorian governments have signed a deal to ensure the company remains a vehicle producer in Australia until at least 2022. That commitment comes with a pledge to produce two new vehicles at the Adelaide assembly operations in the second half of the decade. These vehicles will be based on global architecture, and Holden’s Zeta platform is not considered truly global. Also working against Commodore is the declining demand for large cars.

HOME LOAN APPROVAL This is a process borrowers go through to find out how much they can borrow from a lender, such as a bank, to buy a property. To obtain approval, lenders require detailed information about your financial history. Requirements differ according to the institution. Linda Ireland of Mortgage Choice in Buderim says generally, you need a deposit of five per cent of the property’s price, evidence of genuine savings for a period of three to six months, evidence of consistent employment and documentation that shows your income, expenses, assets and liabilities (such as credit card debt and other loans). If you have blemishes in your credit history (unpaid bills, declined loan applications), she advises you resolve them with the relevant credit provider before you apply for a home loan. If your bank statements contain unusual withdrawals or transfers, organise evidence to support them. Reducing debts such as personal loans and store credit cards may be helpful.

EQUITY Home equity is the current market value of a property minus the outstanding amount owing on the mortgage. For example, if your home is valued at $500,000 and you owe $300,000, you have $200,000 in equity. Over time, as you reduce the amount you owe on your home, or if the value of your home grows, your equity increases. Ireland says home equity can be used for a wide range of purposes, depending on your financial circumstances, and the advice from your accountant and/or financial planner. This may include purchasing property, renovating your property or enhancing your lifestyle.

MEDIAN HOUSE PRICE A median price is simply the ‘middle’ priced sale across a list of sales arranged in ascending price order. The median indicates the price of a typical house that has transacted during the period being measured. a range of factors including the sample size (how many transactions are included) and the types of properties that are transacting or not transacting,” she says. “For example, in early 2009 when first-home buyers moved from representing just 15 per cent of all transactions to 28 per cent of all transactions, in many regions the median price was dragged down due to the large number of affordable properties that were transacting.” Reasons for different median prices may include different time frames (monthly, quarter, half year, year) and different data collection and classification processes. The RP Data-Rismark Hedonic Home Value Index uses a range of property attributes, such as land size and numbers of bedrooms and bathrooms, to determine the value of a property if it were to sell at a particular date. The spokesperson says if the sale price or asking price of a specific property is higher or lower than the median it will provide some indication of the quality of that property but little else. Looking at the growth rates of medians helps show how a market has performed over time, but this analysis is on a broad scale. “Investors should treat the information exactly as it is – a benchmark, a guide,” she says. “Use the median price to gauge the broad level of pricing in a market.” A Real Estate Institute of Queensland (REIQ) spokesperson says the median can be influenced by factors such as the quality and quantity of attributes, and location of properties sold from period to period. “This is why we often see fluctuations in the median from quarter to quarter,” she says. “To ensure that a

GROSS RENTAL YIELD This is of great interest to investors and potential landlords. It is the annual income earned from a tenanted property divided by the purchase price multiplied by 100. It’s referred to as a gross yield because it does not take into account the costs associated with the original purchase or the ongoing costs of owning an investment property such as management fees, mortgage repayments, taxes or maintenance. According to the Real Estate Institute of Queensland, knowing the gross yield determines how much of the price of a property will be offset by the rental income. “Given that it is only a gross yield, it is just a rough guide to determine how negatively or positively geared a property will be,” the spokesperson says. For example, a house bought for $500,000 and rented at $500 a week would bring $26,000 a year. The gross rental yield is $26,000 divided by $500,000 and multiplied by 100, which equals 5.2 per cent. RP Data says most published yields are approximations based on annualised median rental rates divided by the median price. The results are indicative and provide a guide to the typical gross yield an investor might expect for that region.
