Or are you like me and have had so many over the years that you’ve lost track of what super is where? After researching this week’s cover story, I have realised that I really need to become just like you. It didn’t shock me (which is a worry really), to find out that most baby boomers not only feel completely unprepared financially to retire, but are pretty down about it. And as a member of generation X,

] I am getting a little concerned. We aren’t far behind the baby boomers. In 10 years or so it will be our turn to worry. But worry never helped, so if you’re not prepared for retirement but would like to be, head to page 6, book in to see your financial advisor and get set to take control of your finances. H PREVIEW It’s scary to be nearing retirement and feeling behind the 8-ball f nancially. So what can baby boomers do right now to ensure their golden years are shining with wealth and prosperity? WORDS Jemma Pearson

ave you noticed that your baby boomer parents or friends seem a little grumpy lately? If you have, you’re not alone. RaboDirect’s recent 2012 National Savings and Debt Barometer survey has revealed that BBs are the most pessimistic of all generations, and it’s all got to do with money. According to the survey, almost a third of them expect to still have a mortgage when they retire. They’re feeling the financial pinch and it is making them cranky. So why the long faces? This is the generation of people who until recently have had it pretty easy – they grew up in a time of cheaper housing, easy jobs, free universities and relatively good economic times. But now the sharemarket has sunk, the housing market has left them nervous and there’s not as much cash in the bank as they would have liked. Some other findings from RaboDirect are that 47 per cent believe they have less money to live on each week and 39 per cent expect to be financially worse off in a year’s time. Where did it all go wrong? While it’s easy to blame the GFC and economic conditions (62 per cent of BBs surveyed expect the economy to worsen in

12 months), their attitudes might not be helping. RaboDirect also reports that members of this generation are more likely to download a weather app than a banking app onto their smartphones – while they might see their financial situations as gloomy, there are many who aren’t rushing out to rectify it. Still, while attitude and poor planning might explain the situation, not all BBs are at fault. Mark Davidson is the Buderim branch manager of financial planning firm Ord Minnett. He reckons low interest rates are an issue. “If you invested $100,000 in term deposits back in the 1980s and spent the earnings each year, back then you might have had $14,000 per annum to spend,” Davidson says. “Now you would have $5000 and falling. If you invested in a portfolio of blue-chip Australian shares you would have well over $40,000 per annum, because as the economy grows, companies make more money and distribute that as dividends. The same can be said of property rents – they increase over time although to a lesser extent than dividends.” So does that mean those nearing retirement should ditch the bank account and go in for shares and property?

Davidson says, “If retirees want to invest only in term deposits, they are setting themselves up for a life of austerity. If you retire at 65, you might be retired for 20 to 30 years. The only way forward is to invest in assets that pay an increasing dividend stream.” He advises investors to look into subordinated notes issued by some of the big Australian companies. “While these won’t grow in value, they do offer a better interest rate than term deposits.” He adds,

“These are safe, low-volatility investments that are expected to mature in around five years.” But before considering investing for retirement, it’s a good idea to know what you are investing for. So how much do you actually need to retire? “It all comes down to anticipated lifestyle spending requirements,” says Davidson. “Some people can exist comfortably on $30,000 per annum and others can’t survive on $150,000. We generally work on the desired

THE CLIENTS: John and Jenny are in their early 50s and living on the Sunshine Coast. John earns about $80,000 a year from his own business and has about $50,000 in his current super fund. He knows he has some super that has been invested in other funds over the years but has lost track of what and where. Jenny earns a casual wage and brings home about $40,000 a year. John and Jenny no longer have dependants at home and they owe about $70,000 on their mortgage. They also have about $20,000 owing on car loans and a $5000 credit card debt. They have no other assets and are getting a little concerned about retiring.

THE ADVICE: “The good news for them is, it’s not too late, even though they have left their run very late. The bad news is, there’s no fast track to wealth. It will involve a lot of hard work and will probably involve working until at least 65 and probably until 67 when they would qualify for the age pension. 1) They need to focus on

reducing spending and using excess cash flow to retire debt. As they have minimal savings they will have to focus on spending less, saving, reducing debt and accumulating assets. 2) They may consider maximising their super contributions to reduce tax and drawing a lump sum out on retirement to extinguish any residual debt. 3) John should search for his lost super – he can visit findmysuper.com.au to assist in this process. 4) They may also consider a modest level of investment debt to fund either a share or property purchase. These assets would need to be purchased wisely and they would not want to pay over the top – so a judicious purchase is important. 5)They need to consult a reputable financial adviser to assist in this process. Over the years, if they follow this process with discipline, their eventual retirement would be partially funded by the age pension and partially by their investment portfolio, which would hopefully be all in super.”

level of expenditure divided by an income rate of five per cent. So if a client requires $50,000 to spend, they need to have $1 million of investable assets. More sophisticated calculations are required once you bring in age pension entitlements, but to be fully self-funded this is the answer. Assuming you invest in a balanced portfolio that will show some growth over time, the growth will counter the effects of inflation and the income stream should grow over time. If you invest in cash and term deposits only, you would need much, much more.” Davidson understands that investors might be wary of shares but says they shouldn’t be avoided altogether. An investment strategy, sound professional advice and good planning are the way to go. Sounds like a no-brainer really, but too few people spend much time planning retirement. “From an early age, you should always have the end game in mind,” Davidson says. “Purchasing a house. Paying off debt, accumulating assets. Those who think about it and plan can usually do so successfully. Others are left to struggle later in life.” Property has long been a favourite investment for BBs. Investor Property’s Mal Cayley advises those investing in real estate every day, and he concedes that changes in the global, national economies have affected the property market. But Cayley believes it’s not all bad, saying the changes are “driving significant opportunity not seen before, but we have to be smarter, better informed, more flexible and better structured than we were in the past to make the most of it. I have never been more excited about property as an asset, but never worked harder to be so specific in what, where, when, why and how long.” So is the economy making us pessimistic, or is our pessimism paralysing us from taking the steps necessary to ensure financial security? Cayley says the world has changed but recent economic woes have brought attention to the need for better economic planning. The strategy of “buy and hope never creates wealth”, he says. “Actioning a specific plan does. This includes sourcing the right assets to achieve that plan. Fear is paralysing, and doing nothing is the only way to guarantee an outcome. We must act if we want to improve our circumstances. < from previous page the confidence to act we need specific, proven advice and support.” He disagrees with the pessimistic baby boomers. “The Queensland economy and property market are in the upswing phase,” Cayley says. “We have to be cautious, but there are options to change the rest of their lives that need only five to 10 years. The opportunity to invest in property through self-managed super funds makes property a much more attractive option for those with the opportunity.”

WHAT ABOUT THE PENSION? On July 1, 1992, the Federal Government introduced compulsory superannuation. Baby boomers and subsequent generations, who are used to a higher standard of living than generations before, are perhaps not as keen as their parents and grandparents to rely on the pension alone to see them through. Unfortunately, many of them still will. So how much is the pension? If you qualify for Age Pension, you may also be eligible to receive other support such as Rent Assistance or the Pension Supplement. The base rate for a single person is $695.30 a fortnight. For couples the base rate is $524.10 each.

ustralian Paralympic swim team head coach Brendan Keogh applauded Blake Cochrane’s decision to train at the University of the Sunshine Coast in the wake of the 21-year-old’s gold medal win at the Paralympic Games in London last weekend. “Blake has shown a tremendous amount of hard work,” Keogh tells MWP. “He made a decision to go to the Sunshine Coast to the program there, which was a big decision, and it has been nothing but a good decision for him. “He’s had success after success and now he’s a dual gold medallist. It’s been a move that has really paid off for him. Last time I saw him he was looking pretty happy.” Cochrane moved from the Southern Cross Club in Redcliffe to train with coach Jon Shaw and USC sport science staff in the lead-up to the Paralympic Games. Cochrane won his 100-metre breaststroke SB7 final and broke the world record, completing the race in one minute, 18.77 seconds.

He later joined Matthew Levy and fellow USC-based High Performance Paralympic Squad members Matthew Cowdrey and Andrew Pasterfield to win the men’s 4x100-metre relay in three minutes 50.17 seconds. His success and that of other members of the High-Performance Paralympic Squad from USC has added significantly to Australia’s medal haul in London. Among its members are Cowdrey, who now has two gold and two silver medals in London, Ellie Cole who won gold in the 100-metre backstroke S9 on Friday, and Rick Pendleton who claimed bronze in the 200-metre individual medley SM10 on Thursday. USC’s Professor of Sport Science Brendan Burkett, a four-time Paralympic swimmer himself, is the Australian Paralympic swim team sport science co-ordinator. Professor Burkett says he was thrilled by the success of the USC High-Performance squad members so far and, with a week of competition remaining, is expecting to see some more exciting results.

Eric Kerr is heading back to Timor-Leste

Former Sunshine Coast soldier Eric Kerr is heading to TimorLeste on a second tour of duty, but this time he will be wearing Lycra and pedalling for peace, as well as raising money for children and adults in desperate need of wheelchairs. A veteran of East Timor and Iraq, from September 10 to 15 Eric will lead a three-person team representing Caloundra-based not-for-profit organisation the Encouragement Foundation in the competitive mountain bike race the Tour de Timor. Around 380 riders take part in the gruelling race, traversing the coastal and hinterland communities of Timor-Leste. Eric’s goal reaches beyond simply raising money and completing the race. He wants to promote the rebuilding of TimorLeste through sport and education, rather than through war and unrest. “Even when presented with hardship, the Timorese people remain positive and value their

family as the most important element in their life. Every day you spend with the Timorese, the more infectious their enthusiasm and willingness to move forward as a nation shines through,” he says. For the first time in 2012, the Tour de Timor, a 100 per cent non-profit official event of the Office of the President and Government of Timor-Leste, will cross the Indonesian border to unify the island of Timor. This historic event occurs as Timor-Leste’s celebrates its 10th Anniversary of Independence and hosts the third national Presidential and Government elections. Team Encouragement Foundation has a fundraising target to raise $25,000 for the Tour’s primary charity Motivation Australia and local organisation ASSERT, to provide 125 wheelchairs for children and adults living in Timor-Leste. ASSERT estimate that at least 10,000 people in Timor-Leste are in need of a wheelchair.

I

n just five years, the Caloundra Music Festival has gone off the Richter. The first festival in 2007 had 6000 punters; this year’s festival, on September 28 to 30, is estimated to attract around 100,000, according to festival director Richie Eyles. So how did Caloundra Music Festival get so huge, so quickly? “I think we’ve just struck a niche,” says Eyles. “People say we’re family friendly – we’re not just targeting the 18 to 25 demographic. There’s

entertainment for kids, and our location near the beach means people can stroll from their hotel to the beach or the festival – that’s what sells it over other festivals. “Then there’s the diversity of music we have on offer. We try to put something on for everyone. You should be able to look at the program if you’re 18 and go, ‘I wouldn’t mind seeing that’. An old fart like me can see Noiseworks or The Whitlams, and if you’re a real music aficionado, you can see acts like Trombone Shorty

or Galactic from New Orleans.” The festival has had strong council support from the outset. Former mayor Don Aldous felt Caloundra needed a major event that would attract tourists from outside the region. Eyles was a community events manager with the former Caloundra Council and had a music background, so he was appointed to drive the festival, which was initially difficult to get off the ground. “There were many challenges,” says Eyles. “You have to attract funding and artists who’ve never heard of the event. The bigger the name, the less they are likely to want to play on a festival line-up that’s unknown and unproven. You also have to get local residents and local businesses on board.” Eyles says the federal, state and local governments support the festival because it brings people to Caloundra, creates jobs, and builds a sense of place and community. While there are only three full-time core team members, an armada of 400 volunteers that extends to interstate and international visitors makes the event possible.

One of the biggest challenges the festival has faced is the weather. Anyone at the 2010 event will never forget Australian music legend Paul Kelly singing to the drenched lines of people queueing to get inside Kings Beach Tavern, or the kids buried up to their necks in mud. “It was just an uncomfortable, wet and windy, miserable three days,” says Eyles. “All but one band played despite cyclonic conditions. People stood in the rain for three days just to make it work, and 95 per cent of the crowd were appreciative of that fact that we did our best.” The festival survived that annus horribilis and this year expands to include a 10-day fringe festival. Eyles says the festival costs in the vicinity of $2 million, with most of the money coming from ticket sales. “The goal is for it to become self-sustainable so it doesn’t cost ratepayers anything,” says Eyles. Taking a festival this size from zero to 100 in five years has been demanding, but Eyles isn’t complaining. “I love it – if you’ve got to have a job you may as well be doing this.”

lmost 90 per cent of women undergoing treatment for infertility at two Melbourne clinics did not know the best time to have sex to fall pregnant. A Monash University study which surveyed more than 200 women seeking help to achieve a pregnancy found only 13 per cent could correctly nominate the specific days in their cycle when women are most fertile. “This study found a majority of the women seeking fertility treatment had insufficient knowledge of when to time intercourse to optimise natural conception,” researcher Kerry Hampton from Monash University’s Department of General Practice says. The study, published in the International Journal of Advanced Nursing, found 68 per cent of women believed they had pinpointed the window of fertility before seeking professional advice. Hampton says poor fertility awareness could contribute to infertility, which affects about

one in six Australian couples. Timing intercourse accurately could reduce the time it takes a couple to get pregnant and may avoid the need for assisted reproductive treatment, Hampton says. The best time to conceive is the three days just before and including ovulation, about 14 days before the start of a period. Research released on Monday by the Fertility Coalition, a group of Australian fertility health organisations, found two-thirds of Australians were unaware of the fertility window. Only a third of those surveyed could pinpoint the optimum time. AAP

ustralia’s Oscar-winning actor Russell Crowe lost his way kayaking in the waters off New York’s Long Island on September 3 and had to be rescued by a US Coast Guard boat. The 48-year-old actor who lives on the edge of Sydney Harbour, was kayaking with a friend and launched from Cold Spring Harbor on Saturday afternoon on the Long Island Sound, according to US Coast Guard Petty Officer Robert Swieciki. As it got dark, the two got lost, eventually beaching their kayaks in Huntington Bay, nearly 17 kilometres east from where they had set out. The US Coast Guard was patrolling the area, and heard Crowe call out to them from the shore at about 10pm, Swieciki says. Crowe and his friend, who Swieciki didn’t recognise, paddled over to the boat. The Coast Guard officers pulled them up and, along with their kayaks, gave them a ride to Huntington Harbor. “He just needed a little bit of help,

he just got a little lost,” Swieciki says. “It wasn’t really a rescue, really, more of just giving someone a lift.” Swieciki says no one was injured, and the two men were wearing life vests. He says the actor, who was grateful and friendly, seemed like he was a fairly experienced kayaker. Crowe sent a Twitter message about 1:30am on Sunday thanking the officers, and saying he was out on the water for four-and-a-half hours. Crowe is on Long Island filming a new movie called Noah in Oyster Bay. AP

UK: New era of quantum computing hailed Silicon chips that exploit some weird properties of quantum physics could be common components in laptops and smartphones within a few years, say scientists. British-led technology is set to revolutionise computing using circuits that operate with light instead of electricity, it is claimed. For the first time, they will offer a practical way of harnessing subatomic interactions so strange they spooked Albert Einstein. The result could be blindingly fast search engines, encryption systems that cannot be cracked, and computers vastly more powerful than anything in use today. Super-secure communication devices expected to appear in the next three years could effectively end hacking and identity theft. In another decade, quantum computers could be outperforming their conventional counterparts. And further into the future, quantum circuits might be everywhere – in laptops and phones, helping to design

new drugs and predicting the weather. “It had previously been thought that a large-scale quantum computer will not become a reality for at least another 25 years,” says Professor Jeremy O’Brien, director of the Centre for Quantum Photonics at the University of Bristol. “However, we believe that, using our new technology, such a device, in less than 10 years, will be performing important calculations that are outside the capabilities of conventional computers.” An ordinary computer relies on logic gates – essentially switches – that are either on or off and which encode data into ‘bits’ represented by ones and zeros. But a quantum computer’s switches can be on, or off, or simultaneously on and off.

elcome to the burgeoning happiness craze. Countries including the US and UK are looking to measure happiness levels among its citizens. Even the United Nations has boarded the happy train, having issued its own 150-page World Happiness Report this year. Amid the wave of interest and research on the subject, the question remains: What is it that makes us happy? Jim Harter, chief scientist of workplace management and wellbeing at research

organisation Gallup, has made a career of investigating the answer to that question. And his extensive worldwide research into happiness and wellbeing points to specific areas that give us a boost. Friends and a strong support network are crucial to happiness. “Are our relationships strong and supportive?” Harter asks. “Do we have love in our lives?” Those things, he says, strongly affect our feelings of wellbeing, adding that anything that strengthens social bonds, whether it be spending time together, sharing experiences or giving of time, are all equally beneficial. “At a basic level, humans are social. And when we build a bond with somebody through those activities, it regenerates us.” Religious faith also seems to lift the spirit. Individuals who possess religious faith report better social lives and more satisfaction with careers, and enjoy better health, financial and community wellbeing – all important areas that lead to a happy life, according to Harter. One of the most debated issues in happiness research has to do with how much of our happiness and joy is actually under our control. Jennifer Garza, author of 365 Days to Happiness, believes everyone has the ability to bring about change. “We have great power to create

our happiness,� she says, “and we can accomplish that through our mindset.� She offers specific advice on how to increase feelings of wellbeing. Stop complaining: venting and whining can make you feel worse, not better. Research shows that rumination creates negative thinking and decreases motivation. Resist the urge to vent, and take a two-week no-complaining challenge. During this time, radiate gratitude instead. Focus on the positive and let it go: persistent negative thoughts can contribute to depression. For every negative situation, try to figure out what opportunity exists there. If there is no silver lining in a circumstance, let it go. Realise you cannot control everything and everyone. Harter’s advice for increasing feelings of wellbeing and happiness similarly emphasise shifting negative focus from self to others in a decidedly positive way. His advice is simple. Give: of time and money. It’s not so much the amount of money or the complexity of the act. It’s the act itself of giving to another person. This strengthens social connections and builds a bond with the person to whom you are giving. Buy experiences: a short-term boost can be had

from buying things, but you get a longer-term boost from buying experiences. One reason for that, Harter explains, is we “relive those experiences, and forge stronger social connections

TIPS FROM EXPERTS FOR GETTING HAPPY • Get moving. Exercise doesn’t have to mean pushing yourself to extremes in the gym. Do something that increases your heart rate and sounds fun to you: walking your dog, gardening, tennis, sex – all of these things release endorphins and make us feel good. • Savour the simple things in life. Take note and embrace those everyday simple pleasures in life: the sounds of chirping birds, fresh air, beautiful sunsets. • Stop procrastinating. Spend 15 minutes every day tackling a project or task you’ve been putting off. Feelings of accomplishment will encourage you to complete other projects lurking on your to-do list. • Surround yourself with happy people. Have you noticed happy people seem to make those around them happy? Indeed, happiness begets happiness. And if you’re not feeling happy, act happy. Put a smile on your face. The feelings will follow. • Start a gratitude journal. Count your blessings and write about them. Studies show people who focus on what they are thankful for are far happier than those who don’t. • Don’t expect to be happy at all times. It’s normal to experience the natural ebb and f ow of feelings of happiness. It’s OK to feel sad or overwhelmed. Those feelings are part of life. • Set goals. In all important areas of your life (physical, f nancial, professional, home, relationships and fun), set goals and develop plans for reaching those goals. Seek advice from trusted friends and mentors for guidance, and then get started. • Pamper yourself. Carve out time to relax and unwind. Take a bubble bath. Recline in a hammock and read a book. Buy yourself f owers. You deserve it! AAP

he Reserve Bank governor Glenn Stevens recently delivered a statement to Federal Parliament’s House Economics committee and answered questions from MPs. To summarise, Stevens is content with the current policy stance, given that growth here is likely to be “close to trend” and inflation “consistent with target”. But he is very wary of lingering risk factors. So, let’s look at this statement through the prism of interest rates, the global economy, the Australian dollar and a mining investment boom. On interest rates, Stevens indicated that the bank is prepared to “respond to

significant deviations from the central outlook, to the extent that it was prudent and possible to do so”, within the inflation targeting framework. In summary, the RBA is unlikely to lower interest rates in the near term and would consider such action if a material change in circumstances compelled them to do so. In relation to global economies, Stevens covered familiar territory on conditions in China (growth now more sustainable), Europe (the problems will take a long time to resolve), and the US (moderate pace of growth). On the domestic economy, he reinforced the point that the official inflation forecast was unchanged. The governor described himself as “cautiously optimistic”, but also that he was wary of lingering risks, particularly in Europe. In regard to the Australian dollar, Stevens described the level of AUD as “a bit on the high side” relative to past relationships. He does not see RBA intervention as a solution to reducing it, and is unconvinced by the

arguments put forward to do so. Last but not least, on the mining investment boom, Stevens says the peak of the boom, the highest in more than a century, will occur in “the next year or two”. This is consistent with earlier official comments that the peak in the investment had come forward somewhat. It is way too early to call the “end” of the mining boom, although it has become clearer in the middle distance. In the meantime, mining investment will remain a key driver of GDP growth this year and next. The negative impact of the deteriorating economic fundamentals, however, (higher AUD, lower commodity prices, softer demand, higher construction costs, tax and regulatory changes, etc) is becoming more obvious as projects are put on ice. NORTH AFRICAN SPICED LAMB SHANKS TAGINE SHOPPING LIST • 2 carrots • 1 brown onion • 500g potatoes • 6 lamb shanks • 20g ginger, sliced • 6 cloves garlic, crushed • 1tsp ground cumin • 1tsp sweet paprika • 300mls red wine • 1 litre beef stock

METHOD • 1kg whole, peeled tomatoes • 100g Kalamata olives • 50g dates • 2 bay leaves • 2 lemon rind • 100g dried figs

1) Wash, peel and dice carrot, onion and potato into 2cm cubes. 2) Season shanks with salt and pepper. 3) Heat oil in a frypan and then caramelise vegetables. 4) Add ginger, garlic and spices to the pan. 5) Stir for two minutes and deglaze with red wine. 6) Add the rest of the ingredients and bring to the boil. 7) Place the shanks in a tagine or similar oven-safe dish and pour vegetable and sauce mixture over. 8) Cover and place in pre-heated oven at 160 degrees for two hours or until meat is falling off the bone. 9) Serve in tagine. Sunshine Coast resident David Williamson is one of Australia’s most well-respected playwrights and his most recent work, Rhinestone Rex and Miss Monica, will make its local debut at Nambour Civic Centre on September 8. Barclay explained the practicalities of different social media sites and the importance of teaching young people to protect their personal information (including

Stanghon also said constant use of the internet was “rewiring” our brains, and excessive use can cause atrophy in the areas of the brain responsible for speech, memory and

Suicide Prevention Day gathering September 10 marks World Suicide Prevention Day, and Sunshine Coast residents whose lives have been impacted by suicide are invited to attend the Sunshine Coast/ Caboolture Community Suicide Bereavement Remembrance Day this Sunday September 8 at Picnic Park, Maroochydore. After taking antidepressants for 20 years, she was shocked to f nd there was a cause for her depression that was never found. Within weeks she was excited, happy, motivated and amazed to get her life back.

When she f rst began antidepressants, she felt a lack of interest in life, low mood, irritability, anger, anxiety and insomnia. Exhaustion then caused more anger and irritability. With a young family, the strain was too much, so she went to her GP and began antidepressants, which worked well, but needed to be maintained for a normal life. When I f rst saw her, she had responded to an ad about depression and was curious about coming off her antidepressants. After asking a few questions, and scanning her brain and body for inf ammation, infection, hormone and brain chemical levels, it was clear what the causes were. Nothing traumatic had happened during the time the depression began, she was relaxed and happy as she had returned from an overseas holiday. This always rings alarm bells, as there are bacteria in water overseas that can cause depression, so we organised a bowel test. We also found that when she was moody, it f uctuated, with bouts of sleepiness, and fogginess throughout the day. This usually indicates a relationship with food, as the symptoms start between meals, f rst irritability

and fogginess, then sleepiness, then back to normal. When food does not agree with you, it can cause depression, anxiety, irritability, insomnia and low thyroid function. The liver detoxif es the offending food, by using enzymes which are also involved in making serotonin in the brain. This results in the brain under-functioning leading to low moods. One of these enzymes is responsible for producing melatonin for sleep, so insomnia follows. The thyroid drops in function during a food reaction. In women this will cause the progesterone to drop, which creates an oestrogen dominance problem leading to PMS, menopausal symptoms, and more hormonal imbalances including severe mood swings. We found with testing she had a few offending foods she was eating regularly, and when we received the results from her gut test found she also had a bacterial overgrowth affecting the brain. After treating these, starting a good diet, and raising serotonin, melatonin, and dopamine naturally, she was feeling amazing within weeks.

< from previous page It seems VW’s ambitions have changed for the model since then – the V8 engine is gone as has (for the moment, at least) the gargantuan power of the V10 turbo-diesel variant. Rather, there’s a choice of V6 turbo-diesel or petrol engines – with two differently-tuned versions of the oil-burner. It’s been repositioned in the market slightly, too – where once it topped out at beyond the $100,000-mark, the new model now starts at $62,990 for the entry-level 150TDI – up to $82,900 for the flagship V6 TDI. In-between sits the V6 FSI – the only petrol-powered model in the fleet – which was our test vehicle, costing $77,990. Not cheap, by any means, but it represents pretty keen buying against its European class rivals. We enjoyed the smooth power of the tweaked V6 – delivered in all-but-seamless fashion by the new eight-speed auto which, as well as providing silky acceleration, affords the Touareg very long legs for open-road touring. Ride and quietness are impressive, too. Using lightweight materials, VW has managed to make the new Touareg bigger than the model it replaces, yet lighter and more fuel efficient. There’s a real premium feel to this machine, from the refinement of the drivetrain to the classy finishes of the cabin and impressive level of appointments. The instrument panel offers a format that’s a cut above other VW models on sale Down Under – even the top-spec versions of the classy Passat

sedan. The Touareg uses some attractive LED graphics to allow you to scroll through vehicle settings, satellite navigation, trip computer and even lets the driver highlight certain information while fading the rest back. It’s the best-looking cockpit we’ve seen from VW. While all models from the German maker are the epitome of taste and functionality, the Touareg feels even more classy and luxurious with chrome, wood and aluminium highlights. VW has even reinvented the key, with a snappy oval-shaped fob-style key which slots into the side of the steering column. The range of electronics is impressive and includes the likes of Lane Assist and Side Assist programs, as well as the usual barrage of handling and braking aids including electronic stability program, ABS brakes with EBD, brake assist and hill-hold functions.

Off the beaten track, the VW offers an Off Road Driving Program, selected via a centre-mounted dial, which alters sensitivity of ABS and anti-slip programs – which VW boasts gives the Touareg excellent off-road capability – a feature we weren’t able to test in our drive. There’s also Hill Descent Assist and rollover protection. And, of course, being a German car it comes with a long (and pricey) list of options, including optional air suspension ($5900) and an Area View option which uses four cameras in the tailgate, grille and side mirrors to look at any part of the car while you’re parking in a tight space. Perfect for avoiding those minor dings and scrapes of your pretty alloy wheels. It costs $2500. Tick a few more of the options boxes and you can quickly find yourself behind the wheel of a $100,000-plus VW. But it would be a pretty good one at that.

Australian English a challenge for Ford’s SYNC

RUSSIA’S CAR REVOLUTION “The situation is very different from Europe and the US, because you have a lot of people that have very old cars – or no car – [who] are entering the market for new cars,� Renault’s regional head Bruno Ancelin told Reuters. “It is a tank of potential customers that is still full and we have years and years in front of us to address this kind of customer.� International Automobile Salon featured 24 world premieres of new models. A top drawcard was the Maserati GranCabrio Sport, with a local ticketed price of 210,000 euros (almost $260,000).

Before this year’s Moscow International Automobile Salon, which finishes this weekend, organisers were expecting more than a million people through the gates. It’s an exciting time for carmakers to be selling into the nation – in terms of volume, car sales in Russia grew by 40 per cent last year, according to Reuters. Volkswagen is forecasting a 30 per cent growth in sales in Russia this year and General Motors is planning to spend about $1 billion in the next five years to increase output in Russia.

It can recognise 19 different languages, but one of the biggest challenges Ford Motor Company had with SYNC was getting it to understand Australian English. SYNC is a voice-activated connectivity system, allowing drivers to make hands-free calls via Bluetooth, and control in-car entertainment options, such as music, through voice control, so drivers can keep their hands on the wheel and their eyes on the road. SYNC has been available in North America since 2007 and showcased Ford as a pioneer in vehicle connectivity. It is already equipped in more than four million vehicles globally. As SYNC rolls out across Asia and Australia, engineers involved in the project have been working to ensure the system can accommodate many different dialects and accents. They have even managed to make SYNC Australia-friendly. The system is smart enough to have a version of voice recognition specific to understand the nuances of the Australian English accent. The system

also includes an Australian accent for the voice prompts it delivers as feedback to vehicle occupants. “Australian English pronunciation is determined less by region than by social, cultural and educational influences,� says Mark Porter, Ford Motor Company supervisor, SYNC product development/core voice technology. “It is sometimes claimed that there are variations in accent and pronunciation among people of different states and territories. “Most linguists consider there to be three main varieties of Australian English: (a) broad Australian English, (b) general Australian English and (c) cultivated Australian English. They are part of a continuum, reflecting variations in accent.� AAP

roperty investing to add wealth is a valid and established investment strategy, but investors have been cautious in the past few years. However, a perfect storm of low interest rates, subdued prices and low rental vacancy rates around the nation are creating great conditions for investors to re-enter the market. Recently the Sydney Morning Herald reported that investors were back spending their cash in the NSW capital. Australian Property Monitors senior economist Dr Andrew Wilson told the paper that Sydney is showing positive investor activity. “There’s a lot of investor interest in property right now,” he said, “with the feeling that there are prospects of good growth now we’ve hit bottom.” Despite an increase in activity, most property prices on the Coast are still incredibly affordable. And local agents are reporting that stock levels (which are houses for sale) are dropping, meaning there are fewer properties out there to buy. It’s a good time for investors to get into the market. But if you’ve never invested in property before, there are a few tips to ensure you get it right.

GOOD ADVICE Do not go it alone. Thoroughly researching the market involves checking out lots of open homes and going to auctions, and this is the way to go, but if you are serious about investing in quality property, talk to people who have done it before. Talk to your solicitor and financial adviser, but also bend the ear of friends or family who are seasoned property investors. And don’t forget there are professionals out there whose job it is to advise property investors. Get help from those in the know.

DO YOUR HOMEWORK On the subject of research, you can never do too much of it, and that means finding out what tenants want. Don’t buy that little unit close to home because it’s cute and has a nice kitchen, or that oversized rendered brick home on the water because it’s your dream property. Use your head and not your heart – a sound investment appeals to the broadest range of renters. Look at properties close to schools, public transports, shops and amenities.

TRUST YOUR HEAD Hoping for the best and going with your gut may work in other decisions you make in your life, but it’s not the way to go when investing in property. Have a big picture. Devise an investment strategy and ensure that any property you look at fits in with that strategy. When you are buying a home you want to live in you have to love it, but an investment property is there to add wealth and help you achieve your financial goals.

selling costs such as solicitor’s fees, marketing costs and stamp duty will quickly eat into any profit you make. Any renovations done on your investment property should be done to appeal to more tenants or increase the possible rent without blowing the budget.

TWO IS BETTER THAN ONE

Don’t expect instant gratification. Buying investment properties is a long-term strategy. If you expect to become an overnight millionaire by buying a few properties, holding on to them for a few months and on-selling for big profits, forget it.

Don’t wait until your own home is paid off before investing in property. While overcapitalising and investing in too many properties has been the downfall of many an investor, a sensible investment strategy can include having more than one home loan. And don’t just head off to your current bank for your investment loan. Shop around for the right product – it may not be with your current lender.

I’ll just renovate and make a killing! Sure, there are plenty of people out there who have bought a rundown property, tarted it up and made good money, but they are the exception rather than the rule. Many investors try buying, renovating and selling for a decent profit and fail. Those who do make a go of it are usually experienced tradespeople who do the hard work themselves and know what they are doing. In a subdued market such as the one we are in, it’s very hard to make money out of real estate by buying and selling in a short amount of time. Buying and

Many property investors enthusiastically buy a property, sit on it for a couple of years then sell, only to realise that not only has it not fulfilled their investment dreams but it has actually cost them money. They therefore sigh and declare that property investing doesn’t work. Property is a mediumto long-term investment and while the lucky few might achieve some fantastic returns relatively quickly, most successful investors hold on to their investments for many years. So be prepared to buy and hold.

PATIENCE PLEASE

According to the Australian Bureau of Statistics, in the latest Census the Sunshine Coast had 34,348 private dwellings that are being rented. The median rent across the region is $320 per week.

The latest f gures from the Real Estate Institute of Queensland on residential vacancy rates are from the end of June. A rate of three per cent is considered hitting the supply/demand equilibrium. Across the Sunshine Coast the vacancy rates were 3.3 per cent on average. The Caloundra Coast region was the best place for investors, with just 2.4 per cent vacancy. Maroochy Coast hovered around 3.1 per cent, while the hinterland was 3.5 per cent. Investors in the Noosa Coast region experienced the highest vacancy rate, of four per cent.

SURF REPORT

This week still looks pretty sad in the hope of a long overdue swell. From Tuesday to Thursday there is an inconsistent E/SE ground swell with waves around only the one to two-foot mark. Winds through to Friday will be tending northerly with lighter NW in the morning. Spots to check would be the open beaches for more swell early, then the northerly corners in the arvos. Saturday has a southerly change with SW winds early, followed by a SE change. However, waves will be even smaller Saturday around the half to one-foot mark. Hopefully there will be a small southerly ground swell, which is predicted to build for Sunday arvo. So hit the open beaches. However, winds will be from the E/NE, making it a bit messy. High tide is between mid-morning and lunchtime all this week and the water temp is still sitting around the 20-degree mark. A spring suit for the early morning is a good call. Good surf ng and here’s hoping for at least some rideable waves.

ESTUARY: Tailor is the surprise packet with a great run from the Maroochy Motorway Bridge channel down to the Maroochy Bar with frogmouth pillies and whitebait best. Dawn and dusk preferred. Whiting and bream on yabbies or prawns in most river systems. A few mud crabs about. Flathead about in numbers, and as the weather warms the larger female egg layers will increase in size and numbers. SURF: The good run of tailor is evident right along the Sunshine Coast beaches with shiny lures working early morn with pillies the best bait after dark. Hot spots are from Mudjimba to Twin Waters. A few quality bream are still available in the surf. OFFSHORE: Inshore reefs from Noosa to Caloundra are returning Maori cod, moses perch, sweetlip and parrot with squid and f sh f llet the best bait. Pearlies, snapper and parrot are on the Barwon Banks with better quality on the southern end, when conditions allow.
