Prayer to the Blessed Virgin
(Never known to fail.) Oh, most beautiful flower of Mt. Carmel, fruitful vine, splendor of Heaven, Blessed Mother of the Son of God, Immaculate Virgin, assist me in my necessity. Oh, Star of the Sea, help me and show me, herein you are my mother. Oh Holy Mary, Mother of God, Queen of Heaven and Earth! I humbly beseech you from the bottom of my heart to succor me in this necessity. There are none that can withstand your power. Oh, show me herein you are my mother. Oh Mary, conceived without sin, pray for us who have recourse to thee (3x). Holy Mother, I place this cause in your hands (3x). Holy Spirit, you who solve all problems, light all roads so that I can attain my goal. You who gave me the divine gift to forgive and forget all evil against me and that in all instances in my life you are with me. I want in this short prayer to thank you for all things as you confirm once again that I never want to be separated from you in Eternal Glory. Thank you for your mercy toward me and mine. The person must say this prayer 3 consecutive days. After 3 days, the request will be granted. This prayer must be published after the favor is granted. MTM

L A NSING GIR L SCOU TS PROMOT E COOK IES ! T hei r ent hu sia sm i s contagious! Set up outside of the Lansing Wal-Mart and Lansing Post Office, the little gals and their scout leaders pitch the delicious, iconic cookies to all who pass by. At Wal-Mart, Troop 60314 leaders Jaime Dovich and Heather Grant encourage Lily Lnchene, Ainsley and Claire Grant, Haley Dovich and Zamyah Holmes along w ith Br yan Lnchene who really don’t need much encouragement. The scouts called out to us and touted their personal favorites—“Samoas” or “DoSi Does”— and held up giant cookie replicas made from hula hoops! Who could resist such adorable entrepreneurship? The scouts represented Coolidge and Wentworth Schools in La nsing. In t he photo in front of the Post Office, Sherri and Ruby Brondecke of Troop 65105 likewise sang the praises of the Girl Scout Cookies to all passersby! Pricing to Sell MIKE BUDER “If it sells too quickly it was under-priced to begin with!” This is what my seller said to me yesterday when we were discussing his price point. I said “excuse me?” and he repeated it, nodding his head up and down. I quickly thought of my most logical response to this myth and said “what do you feel is a reasonable amount of time on the market before it sells?” “Well, I don’t know,” he said, “but under 10 days is too short!” I quickly went into the process of selecting a price. FIRST, I talked about our competition; all the other homes on the market will let us know where we stand in the grand scheme of things and determines our absorption rate. The absorption rate tells us what has sold and how many homes are currently available and how long it should take to sell this home. SECOND, I talked about pricing it right from the beginning and I used him as my example. When they bought the home from me, as we were looking at homes, if a home was on the market for a long time their first question to me was, “What’s wrong with this home?” Most times I pulled up the history on it and sure enough the seller has it priced too high from the beginning. THIRD,
is the list-to-sold price percentage which helps us determine where homes were priced when they went on the market vs. how much they sold for. Clearly this shows how realistic folks are from the get-go on their homes. I am not in the business of putting an overpriced home on the market and letting it sit there for 6, 9, 12, or 24 months. I like to come to an agreement on the price point of the home based on the above criteria and let it sell. That’s our goal, right? In my opinion if a home sells in one, three, five or even 20 days, it was priced right from the beginning. There are a variety of things that come into play when determining the price of a home. Two majors are location and price. You can’t change the location, but you can make your price very attractive without “giving it away.” If you are looking to buy or sell real estate call Mike Buder at RE/ MAX 2000 (708) 418-4444, E-mail: mikebuder@ remax.net, Website: w w w. Hammer Toes
Hammer toes are actually a curling of the toes. Sometimes these are flexible and can be straightened with manipulation, or fixed which means they are always curled with arthritic changes that don’t allow straightening. Many times corns are found on the tops of these toes. Surgery can be performed to straighten these toes or occasional trimming of the corns can alleviate some of the pain. If you have any questions concerning hammer toes or any other problems, please stop by or call my office during office hours.

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: I am going to be 79 years old next month and I would like you to sell my home and find me a Ranch style duplex home. I have always paid my bills on time, so I believe my credit is good. But I am concerned if I will be able to obtain a 30 year mortgage, or is there an age limit to prevent me from buying again? Answer: Under the Fair Housing Amendments act of 1988 the provision of mortgage financing cannot be denied on the basis of age. Lenders, however, can require that all applicants, regardless of age, meet the usual standards for income and credit needed for a given loan program. There are people in their 70’s, 80’s and perhaps 90’s who can easily qualify for a mortgage based on their finances. The test in such cases is not the calendar, it’s the ability to meet all applicable mortgage requirements. Congratulations on your decision to find a new home! The excitement of getting a new home is ageless. Give us a call, we will guide you through all the steps to get you into your new Ranch Home! Question: I’m interested in buying
a house that’s being sold directly by an owner. He has asked me to send him an offer. I don’t understand what he wants. Is he requesting a residential purchase agreement or a dollar amount? Answer: Hold On. STOP. A real estate offer is a complex document which reflects many considerations. For instance, do you have the right to a home inspection satisfactory to you? What kind of title are you getting? Who will hold your deposit? When is closing? Is your purchase contingent on selling your current home? Who gets the washer and dryer? Etc. Protect your interests. Heart Smart RICHARD ZEKVELD What is man? We use social media to raise awareness— and millions—for those in crisis. Or to rip them to shreds with our words, destroying their lives. At Advocate Children’s Hospital, doctors save a baby in the womb, installing a shunt in her tiny lungs. At Planned Parenthood, abortionists tear an unborn baby apart, limb from limb. Legally. A 17-year-old from Colorado wows the world with a snowboard. A 19-year-old from Florida shocks the world with an assault weapon. What is man? We are the crown jewel of God’s creation. He made us to reflect his goodness, love, power, creativity and capacity to relate. That explains everything from rocket science to gold medal performances to a teacher giving his life for others in a school shooting. “What is man that you are mindful of him, the son of man that you

care for him? You made him a little lower than the heavenly beings and crowned him with glory and honor” (Psalm 8:4-5). But we declared independence from God. We tried to replace him on the throne. Now our hearts and qualities are distorted and misdirected. We soar to heights of greatness yet plunge to depths of depravity. Blood runs in our streets. The strong crush the weak. Toxic talk and behaviors wreck relationships. It’s a mess. Into this mess walked Jesus, the new, true man. He was everything God designed us to be. He came to restore humanity to all God designed us to be. Have you entrusted and surrendered your life to Jesus? Then you belong to the new humanity. Christ is restoring us from the inside out to our original goodness and greatness. When he returns, he will finish the job. Come, Lord Jesus! Richard Zekveld Pastor, Covenant Fellowship Church
