Help—I Think My Debt’s Unmanageable! NANCY ZEKVELD
Be sure pets out doors have adequate water and shade, whether from trees of a shelter. Dogs need walks! ________________________________________________
As word grew that people were going to have to shelter-in-place for an unspecified length of time, animal shelters began to empty. Thousands of people realized that they may be lonely during this time of socialdistancing from family and friends. In some situations, parents came to the conclusion that their children needed a happy diversion and agreed to add a furkid to their family. Whatever the reason, shelters began to empty and animal lovers, like myself, were thrilled. However, families are seeking guidance on what dog might be right for them. Those who have already added a dog to their family are concerned with how to keep their new pet happy. Below are some points to consider, as you ponder which animal to bring home and what to do once they step their excited paws through your threshold. 1. The coronavirus pandemic will not last forever, but adopting your “furever friend” is a lifetime commitment of unconditional love. The first thing to consider is your family’s lifestyle. Are you looking for a dog that is high energy that will join the kids in playful romps in the yard and long runs? Or are you looking for a less active dog who enjoys binge watching TV while you are on Zoom meetings and the kids are in online classes? Do you want your dog to be happy with a leisurely walk after dinner and easy, quiet fun in the home or yard? A senior citizen might consider a smaller senior pup who enjoys cuddling on the sofa and healthy snacks. It is important to keep in mind your pup’s breed, size and temperament when considering what your home and lifestyle can reasonably accommodate. Though the adoption process itself may differ slightly during COVID-19, please feel free to contact your local shelter and rescue organization and they will gladly help you choose the “furever friend” that is
best for your home and family. 2. Consider preparing for the pandemic as you would to prepare for a disaster, like hurricane season. Compile a first aid kit and an emergency kit and for your pet that includes at least two weeks of food and treats, medications, medical records, veterinarian(s) contact information. Also be sure to have all necessary everyday supplies, such as collars, leashes, harnesses and disposable bags. Make sure your dog has ID tags and is microchipped with your current contact information as well as that of an emergency contact outside the area. 3. How much time will you be able to spend with your dog during and after the pandemic? More time spent at home together while you work from home is a great opportunity to bond with your furkid and also increases your availability to train. For some behavioral concerns, including separation anxiety, please contact a professional trainer who may offer online classes. When you return to work, keep in mind who will look after your pup during the day. You may decide to take your pup to doggy day care or hire a professional pet sitter to visit your home in the morning and afternoon for bathroom breaks and exercise. 4. If adopting is something that you may not be able to commit to at this time, please consider fostering a dog. Contact your local shelter or rescue organization to see if they have a foster plan that better suits your family’s lifestyle. Keep in mind adopting a pet into your family is a lifetime commitment that will change both of your lives “furever.” For over fifteen years, Susan Marie has been spreading the word about puppy love through her national weekly radio show, The Doggy Diva Show. Susan is also the author of the award-winning Miss Olive children’s book trilogy The Doggy Diva Diaries.
How do I know if I have a problem? As a Debt Help Center Manager, people often ask me ‘how do you know when your debt is becoming unmanageable?” I often start by explaining the difference between manageable and unmanageable debt. Manageable debt for me is a combination of two factors: being able to afford the contractual payments (meaning the payments you signed up for when you took out the credit) and having a reasonable sustainable budget. For some people they just need to adjust their budget and the debt becomes manageable again. Many others go too far by cutting back on essential payments like missing meals or missing a bill payment here or there. It’s one thing to cut back for a while to manage but if you’re missing meals or bill payments that’s not sustainable. So unmanageable debt is basically that - when you can’t meet the contractual payments and meet your basic living expenses - no one should live like that. No one plans to end up in unmanageable debt. We all think we can handle it when we take it out or we expect things will improve Just like one of our clients who was handling all the payments until her boyfriend left her - life circumstances happen to all of us whether it’s a job loss, a breakup, student loans coming due or when there just happens to be a nationwide pandemic that

I’m Surgeon General Jerome Adams. All across our nation, we’ve taken steps together to slow the spread of Coronavirus. Now, WE MUST CONTINUE to take personal responsibility to protect ourselves and our loved ones. Because even though not all of us risk a severe case of the virus, we all risk getting the virus and spreading it to others—maybe without realizing we’re sick.

Woke up on the wrong side of the bed This quip about someone being grumpy actually has its origin in Roman superstition. Romans considered left bad and right good; the “wrong” side of bed was the left side. In fact, the Roman (Latin) words for left and right are sinister and dexter, words which in today’s English mean menacing and adept. 3

District 205 Favors Remote Learning as Covid-19 Cases Surge Speakers at the District 205 virtual Town Hall Meeting held on Monday, July 20 included (left to right) Dr. Nathaniel Cunningham, District 205 Superintendent; Dr. Tony Ratliff, Thornton High School principal; Don Holmes, Thornwood High School principal; Dr. Justin Moore, Thornridge High School principal; and Brett Fickes, Director of Curriculum & Instruction.
SAFIYYAH MUHAMMAD As the school year draws near, District 205 hosted a virtual Town Hall Meeting on Monday, July 20, to gather input from the community and to hear recommendations for the District’s 2020-2021 in-person learning instructions versus remote learning in light of the coronavirus pandemic. In a June 23rd Chicago Tribune report, more than 1,624 new cases have surfaced, making it the highest number of new infections in three months. As of July 22nd, Cook County Public Health reported more than 57,924 confirmed COVID-19 cases in Chicago and 42,050 cases in the south suburbs. The town hall meeting streamed live across social media and the school district’s website. More than 400 people viewed the virtual meeting. In the process of selecting a final plan, the District implemented three steps toward gaining community input including the District’s survey, school committees’ recommendations, and the July 20 town hall meeting. “We started with four school plans and now we have narrowed it down to remote learning and in-person learning. I believe everyone agrees that the best way to educate our students is inperson learning, but we have to take into account the safety of the students and staff,” said Dr. Nathaniel Cunningham, SD205 Superintendent for the Board of Education, and moderator for the town hall meeting. District 205 Board Members present during the town hall meeting included Mrs. Nina Graham, Board President, Mrs. Annette Whittington, Vice-President, and Dr. Nathaniel Cunningham. The school principals who are unanimously in favor of remote learning included Dr. Tony Ratliff, Thornton High
School, Don Holmes, Thornwood High School, and Dr. Justin Moore, Thornridge High School. Brett Fickes, Director of Curriculum & Instruction, reviewed data of the survey and details of the two school plans. The school principals reviewed the information and took recommendations from the school committees. Questions, comments, and concerns were taken from the community. In a PowerPoint presentation, the summary of results stated students themselves were split 50/50 between the remote learning and in-person learning models, while more than twice as many parents and community members were in favor of remote learning (68.6%), over returning to school in-person (31.4%). Over three times as many staff are in favor of remote learning rather than returning to school in-person. Several parents who attended the meeting had questions concerning remote learning. Fickes said, “All students will be expected to work from their Chromebook to engage in everyday learning. They are expected to review their Google Classroom application using their Chromebook for projects, classroom activities, and assignments. Students will also find tests and other materials in Google Classroom.” Fickes continued: “During this time of remote learning, student responsibility will increase; they are expected to communicate with their teachers daily. The teachers will respond to emails within 24 hours.” In-person learning would include regular classes scheduled combined with rigorous CDC guidelines including the wearing of face masks for staff and students, daily temperature checks, and desks situated in the classroom six feet apart for social distancing. Students would refrain from sharing classroom activities, with limited hallway movement. Students would no

longer have access to school lockers. Sports and extracurricular activities would be banned. Parents and students asked questions about online registration, qualifications for band scholarships, drivers’ education programs, among other topics. Dr. Cunningham explained that additional questions are found on the Frequently Asked Questions page on the district’s website and social media page. A Thornridge student asked how the District planned to upgrade its remote learning program to make it more userfriendly, especially for graduating seniors. Dr. Justin Moore, the new incoming principal at Thornridge said, “Nation-wide, [educators] have had to put together a plan rapidly, and I think we will have a more robust plan in place as a District, and as a school to educate our students with enhanced learning capabilities versus what we had in place last spring at Thornridge. Time has given us the ability to plan out and troubleshoot some of the issues we had.” With the increase of coronavirus cases over the summer along with the anticipated surge of fall cases expected, a Thornton High School student expressed concerns in regards to in-person learning, if it becomes the District’s chosen plan. Dr. Ratliff responded by saying that Thornton would do its very best to protect students and staff, however, the school administration could not offer a solid guarantee that students and staff would be completed protected if in-person learning became the chosen plan by the District. More information is forthcoming regarding the District school plan as decisions are made. Personal Trainer to the Real Estate Consumer
SOLD or SO-OLD MIKE BUDER Today I found 204 homes in the immediate South Suburbs of Chicago that have been on the market for more than 365 days. An entire year or more in the MLS for sale! 45 of those homes have been actively on the market for over 2 years. Can you imagine? Two years of keeping your home clean, having a lockbox on the door and leaving your home so realtors can show it! That’s a very long time even in today’s market. Also, in the same suburbs of the 498 homes that have actually sold so far this year, the average days on the market was 82. One of the first questions buyers ask is “How long has that home been on the market?” More often, buyers will use this information to determine how much they will offer for the home. That is, if the buyer even makes an offer at all. The longer a home has been on the market, the less chance it will get an offer from buyers because they will often think something is wrong with a house that’s been on the
market for so long. In reality, the only thing wrong may be the price! When agents pull listings to show to buyers they will often check the property history. If a home has been on the market for a long time with no price adjustments, it becomes obvious that the sellers are not very motivated and unlikely to negotiate. In this case the agent does not even submit the listing to the buyers. When working as a listing agent representing a seller, I do not want my seller’s home on the market for a long time with no price adjustments. We’ll often agree up front to scheduled price adjustments after set periods of time without offers. But the better strategy is to just price it right at the beginning. Tips to Buying an Essential Business During Covid-19 The shutdowns and rollbacks of businesses due to the COVID-19 pandemic continue to play havoc with the U.S. economy. But the least-affected businesses during the crisis, for the most part, have been those deemed “essential” by state and local governments, allowing those companies to remain fully operational or close to it. Meanwhile, with the idea that essential businesses can be recession-proof and even boom during a public crisis, buying one is becoming a more attractive prospect for some people, says Chris Buitron, president of Mosquito Authority® (www.mosquitoauthority.com). “Our current economic challenges as a nation are showing that owning an essential business can be a solid financial strategy for an individual,” Buitron says. “They are practical purchases. They are not often glamorous businesses, but they make sense largely because they offer services that are currently in demand, and as such they can weather economic downturns. “Some essential businesses, such as ours, are busier than ever as people are trying to maintain social distance by staying home and not taking many vacations. People consider protection from mosquito bites and the diseases they carry as a high priority for their family’s health and outdoor enjoyment. Like other essential businesses, our franchisees provide measures of security and comfort, allowing people to enjoy being in their yards at a time so many are cooped up inside due to the pandemic. “And at the same time, all kinds of essential businesses provide ownership opportunities while millions of unemployed people are looking for new opportunities or new career tracks. Perhaps they’re looking to be their own boss and to have more control over their financial future.” Buitron suggests considering the following when weighing whether to buy an essential business: Focus on successful types of essential businesses. Among the essential businesses that have the potential to succeed even during difficult economic times are: delivery services, grocery stores, convenience stores, e-commerce, gas stations, cleaning services, liquor stores, auto repair, lawn care, pest control, mailing/shipping services, and contracting. “The pandemic may be with us for a while,” Buitron says. “People will be home more often, and businesses that can service their needs while home will gain customers.”

Consider franchises as ownership opportunities. While some franchises are struggling during the pandemic, others are in a better position, Buitron says. “For franchises in general, much of the industry will be entering a buyer’s market, and those with the means will find some good opportunities,” he says. “People need jobs, and franchises annually employ 9 million people in the U.S. One benefit of buying a franchise is having an organizational and management team already in place to train you and help guide you. Reach out to other franchise owners to get a sense of the company’s commitment and support.” Know a bargain vs. a bad investment. A relatively low sale price tempts some people into making a poor buying decision on a business. Buitron says it’s important to pore over the business’ financial numbers that it recorded before the pandemic and do all the research possible – especially of the market where the business is located – to determine if it was on a growth track and what the competition is like. “Two questions you need to ask yourself as a potential buyer of an essential business are: What can you bring new to the business to make it more successful, and why was or wasn’t it profitable?” he says. Be sure you’re up to owning a business. “There are no guarantees with owning an essential business,” Buitron says. “The pandemic has put a spotlight on their importance, but they take lots of work and organizational skills to run. If you are someone who can’t deal well with uncertainty, buying a business any time, let alone during the most uncertain time in our history, isn’t the right choice. Buying a business and committing to it requires thorough research, a passion for the business, a solid financial foundation and a leap of faith.” “Owning an essential business brings with it the satisfaction of providing necessary services for people,” Buitron says. “In these times especially, that’s a noble pursuit.” Chris Buitron is president of Mosquito Authority® (www.mosquito-authority.com), a nationwide leader in mosquito control with franchises serving communities across the U.S. and Canada. Buitron has an extensive background in franchise industries. He was chief marketing officer for Senior Helpers, vice president of marketing for Direct Energy (home services division), and director of marketing for Sunoco Inc., where he supported the company’s 4,700 franchised and company-owned rental facilities across 23 states (over $15B in annual revenues).

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: I recently put an offer on a house and gave a $1,000 deposit. I signed all the contracts. I never received a signed copy from the owner because he was away on business. His agent overnighted him the contracts and the owner of the house is now saying he does not want to sell. Do I have a right to that house? The agent did refund my money, but I feel the owner signed the contracts and the house should be mine. Answer: Entire libraries are devoted to the question of what is or is not a contract. In general terms, you need an offer (a bid to purchase), acceptance (an owner who says “great” and signs the offer) and consideration (such as a deposit). A signed document is awfully good evidence that something was accepted, but based on your note you don’t have any proof that the seller actually signed the offer. Moreover, you did not sign a “contract.” You did sign an “offer.” To have a contract
you would need the seller’s signature and acceptance of all terms. Sellers are not required to accept offers, even full-price offers. That the owner was “away” does not mean a signed agreement could not be sent overnight or electronically transmitted. Your deposit has been promptly returned -that’s good news and a credit to the broker. The question to ask is this: If you really want the property would it make sense to submit another offer? Maybe the first offer can be modified to gain acceptance from the owner. E-mail us your Real Estate questions at Cathyah@aol. com. Thinking of selling your home? Paws in the Park Goes Virtual
As not-for-profit events across the region continue to revamp or reschedule fundraising events, Humane Indiana is pivoting one of our premiere events—Paws in the Park - Celebrating Pets for Health—to a virtual format. Typically held at Community Park in Munster with several hundred guests, pets, and animal-loving community members, the annual event will take on a new look this year, due to the Covid-19 pandemic. Organizers are following safety guidelines issued by Indiana Governor Eric Holcomb, loca officials, and the CDC. “The safety of our supporters, volunteers and staff is of utmost importance to our organization,” said Brian Fitzpatrick,
Humane Indiana CEO. “While our events will look different this year, our goal remains the same —to help the animals. We’re hopeful the community will continue to support us in that mission,” he added. Fitzpatrick said like other not-for-profit organizations, Humane Indiana has been severely financially impacted by the pandemic as fundraising events, including this year’s annual Gala and other revenue streams at the organization have been canceled or remain on hold. “We believe people understand the challenges we’re facing, and will want to support this revamped event to continue to help homeless shelter pets,” said Lisa Carpenter, Humane Indiana Chief Development Officer. “We’re really hoping to see families, groups, and businesses participate. The idea is to have fun together but separately and safely by going for a walk or run, or simply playing with your pet,” she added. Paws in the Park Spirit Week will take place September 19-26. Participants are encouraged to register online and create a team. All participants will receive access to pet enrichment tips and videos, an animalthemed music playlist, a virtual doggy bag featuring deals and discounts at community partner locations, and a participation bib. Participants donating $50 or more receive an official “Paws in the Park 2020” t-shirt. Humane Indiana is encouraging all participants to snap participation photos and share them on social media and tag #PIP2020. Heart Smart JOSH BOOTSMA I was recently in the Smoky Mountains of Tennessee for a few days of hiking, resting, and ?creek stomping.? As our group neared the top of a multi-mile hike up a mountain, the trees yielded to a beautiful view of distant alpine greenery, all cloaked in a wispy blanket of vapor for which the Smoky Mountains are named. It was truly a beautiful sight to behold. These beautiful mountains gave me a new perspective on Psalm 46, which starts with these words, ?God is our refuge and strength, a very present help in trouble. Therefore we will not fear though the earth gives way, though the mountains be moved into the heart of the sea? (Psalm 46:1-2). Staring down the massive, gentle slopes of the Smoky Mountains, it seems hard to believe that those mountains could be moved at all, much less pushed into the sea entirely.

God is telling us in Psalm 46 that even those things in our life that we think are most solid may someday be shaken or shattered. Perhaps you?ve experienced this in the last few months. Maybe the mountain in your life was a stable job that you?ve since been laid off from. Maybe your health has always been a given but it?s now in question. Perhaps some relationships in your life you once thought impregnable are starting to break down. Psalm 46 tells us that even though our very livelihood may be shaken in this life, God is our ?refuge and strength.? God tells us to ?Be still, and know that I am God? (Psalm 46:10). When the cacophony of troubles sounds loudly in our minds and hearts, God promises stillness and peace when He is our foundation. Josh Bootsma Member, Covenant Fellowship Church cfcsh.org

What Should You Do With an Inheritance?
Now I Do Magic! WOODROW WILCOX
SUBMITTED BY BOB KRYGSHELD If you were to inherit a large sum of money, what would you do with it? The question may not be hypothetical, especially if you are in the millennial, Gen X or Gen Z demographic groups. That’s because the baby boomers—often referred to as the richest generation in history—are poised to transfer some $30 trillion in assets over the next few decades, according to the consulting firm Accenture. Of course, this is a “macro” figure, and everyone’s situation is different. Furthermore, since baby boomers are living longer, more active lives, the total amount passed on may end up being considerably less than the estimate. Nonetheless, you may well receive a medium-to-large inheritance someday, and when that day arrives, you’ll need to decide how best to use your newfound wealth. Your first move may be to do nothing at all. Generally speaking, you have enough time to decide how to handle the various elements of an inheritance, although if you are inheriting an investment vehicle such as an IRA or a 401(k) plan, you will eventually have to make some decisions about liquidation or withdrawals. (And since these accounts may carry tax obligations, it’s a good idea to consult with your tax advisor fairly soon after you receive your inheritance.) But if a big part of your inheritance simply consists of cash parked in a bank account, there’s nothing wrong with moving the money into a cash management account at a financial services company until you decide what to do with it. However, after some time has passed, you may want to put your inheritance to good use. If you’re already working with a financial advisor, you might want to get some guidance on how to use your
new assets to strengthen your existing investment strategy. Do you have any gaps in certain areas? Can you use the money to help diversify your holdings? Diversification can’t guarantee profits or protect against all losses, but it can help reduce the impact of volatility on your portfolio. And, of course, if your inheritance is large enough, it may permit you to “max out” on your IRA for years to come, and possibly free you to have even more of your salary deferred into your 401(k) or similar employer-sponsored retirement account. Plus, you could use the money for other long-term goals, such as funding a tax-advantaged 529 college savings plan for your children. You also might use part of your inheritance to donate to the charitable organizations you support. Due to recent changes in tax laws that caused many people to stop itemizing their deductions, charitable groups are in more need of support than ever. And last, but certainly not least, take this opportunity to review your goals. Is your inheritance large enough for you to adjust your planned retirement age? And if that age may indeed change, what about your other plans for retirement? Will you now be free to travel more or pursue other hobbies? Will you even need to modify the way you invest for your new reality, possibly by taking a less aggressive approach? Again, a financial professional can help you answer these questions. Someone thought enough of you to leave you a valuable inheritance—so use it wisely. shows no Medicare information regarding approval, reduction, adjustment, or anything else. That is evidence that either your firm failed to file the claim with Medicare or that your attempt to file the claim electronically failed. That is not the fault of our client – your patient. She should not be harmed financially just because someone else made a mistake in the Medicare system. Please, file or re-file the claim with Medicare and allow time for Medicare to rule on the claim. The insurance company should get the Medicare EOB about the same time that your firm gets it. Allow reasonable time after that for the insurance company to process and pay on the claim per instructions from Medicare. Please, do not bother our client about this bill until that is done. All the help that I gave this client was FREE OF CHARGE. If your insurance agent or agency does not give this high level of customer service, why not switch to one that does? Ours does! I do the magic. Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that firm over two million dollars by fighting mistakes and fraud in the Medicare system. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which is available through Amazon, E-Bay, and other booksellers.
On July 17, 2020, received a letter from a client in Michigan City, Indiana. The letter had a medical bill in it for $121 that was addressed to our client. The note from our client said, “Mr. Wilcox, I received this in the mail. Would you please work your magic for me?” I had helped the same client with other medical bill problems in the past. It is a good thing for her that she uses our insurance agency. I believe that this is the only insurance agency in northwest Indiana that “goes the extra mile” to help a client when the Medicare system fails and threatens financial harm to one of our senior citizen clients. With some editing to protect the privacy of our client, here is the letter that I sent to the firm that sent the medical bill to her. Our client sent to our firm a bill from your firm for our review. The bill seeks a balance of $121 on Patient Account # XXXXX for services rendered on 06/18/2020. I reviewed the bill and phoned our client’s Medicare supplement insurance company to learn what it knew of this claim. It reported that it never received such a claim from Medicare. I phoned your firm’s office to make sure that your firm is contracted with Medicare. Your representative on that phone call assured me that it was. The bill that your firm sent to our client
