SSC Extends Registration, Offers Tuition Debt Assistance and Laptops to Help Students Prepare for Virtual Learning South Suburban College (SSC) recently announced the extension of registration and tuition payments through its new class start date of August 24th to assist students who have delayed their registration decisions about fall classes. Additionally, the college is awarding tuition debt awards to students who have outstanding 2020 bills along with new laptops and other technical supports to help new and current students become successful in the virtual learning environment. Spent 2 Hours Helping Our Client WOODROW WILCOX On August 13, 2020, I spent two hours with a client to help her with Medicare related medical bills. Earlier in the week, her agent sent to me copies of papers that related to the medical bill problem and asked me to help her. Both she and her husband were experiencing similar problems. So, we made an appointment to meet at my office. There was one major problem and a few minor problems that were “gumming up” their Medicare related medical bill claims. A typographical error about a date of birth and an incorrectly checked box on an application were the minor problems. As long as Medicare believes you have other insurance, it will refuse to pay anything until the other insurance pays. The information in her Medicare file was false. Many times, Medicare takes over three months to update a senior’s file to show the correct and current Medicare supplement insurance company. Until it is corrected, medical claims will be processed incorrectly and the senior will get big medical bills. I typed appropriate letters for her and her husband to sign. That should help get all the medical bills paid according to the policies that they bought. “I was on the phone over six hours trying to fix the problem,” the client told me. “I tried to solve it but was not getting anywhere.” “So, this was all Medicare’s fault?” she asked me. I nodded. “But they won’t admit that, will they?” she asked again. I nodded again. All the help that I gave this client was FREE OF CHARGE. This insurance agency “goes the extra mile” to help our clients with such problems. If your insurance agent or agency does not give this high level of service, why not switch to use an insurance agency that does? This one does. Flipped vs. Rehabbed MIKE BUDER Lately I’ve seen a big difference between “flipped” homes and “rehabbed” homes. And while a rehabbed property might also be flipped, a flipped house doesn’t necessarily have to be rehabbed. With more and more homes being sold to investors, there are a lot of houses being flipped in today’s market. Not to say there’s anything wrong with that…there’s nothing wrong with earning a living or making money. But what I’ve noticed recently are the “fix and flips.” Perhaps a property is swooped up for a good price in a distressed sale situation. The owner has no intention of living there and does put in some sweat equity/elbow grease, then places the property back on the market. If done correctly, the home will look great. If done incorrectly, the home will look like a rental property. Some of the fix and flip homes I’ve looked at are terrible. The quality of work is just not there and it’s noticeable. The homes are dated with maybe 70’s cabinetry, counter tops have gold leaf veining running through the Formica, dark wood floor boards and door frame moldings, aluminumcased windows, a fluorescent light fixture dangling in the kitchen. Oh sure, the carpet is new…there is fresh paint on the walls, and the property is clean as a whistle. But the work looks, well, like someone painted, cleaned and re-carpeted…nothing more. A quality rehabbed house shines. The flooring is refinished to bring out the hardwood’s natural look, the cabinetry has been updated, the counter tops are replaced with hard surfaces, the dark trim has been replaced or repainted, the doors have been updated to six-panel, appliances have been updated and the systems have been updated as needed. Perhaps electrical, plumbing, HVAC, roof and windows all have been done. The market is very competitive at the moment. Homes that have had a nice rehab can fare much better. They show much nicer and the updates will lure more offers from today’s picky buyers. No organization of any kind lasts 100 years if it’s not a successful operation,” said Bishop Noll President Paul Mullaney. “And I find it heart-warming to know that the 140plus freshmen who began their high school careers this week at Bishop Noll are part of a faith-filled and time-tested history that has endured because BNI, and Catholic Central before it, has remained true to the mission, true to the tens of thousands of students who have graduated from our beloved institution.” Two task forces of Bishop Noll administrators and teachers worked this summer to create a customized re-entry plan. One team looked at how to adjust the existing facilities to meet safety guidelines and the other looked at how to evolve the academic process to meet Bishop Noll’s standards and keep students and teachers safe. Using the Lake County Health Department, IN-Class Re-entry Plan, and the CDC guidelines as blueprints, here are highlights of Bishop Noll’s COVID-19 Re-entry Plan: • Each family received the option to attend class in the building or virtually • All teacher instruction will be livestreamed for students in the building and those students who are learning virtually at home • All staff and students will wear face coverings • School building will close Wednesdays and all students will do virtual learning those days to allow for mid-week deep cleaning

• A social distance of 6 feet will be maintained in classrooms and hallways at all times • Families are asked to self screen for illness at home • Students and staff will be pre-screened and temperature checked before entering building each day • Each grade will enter school at staggered start times and entry doors • Maintenance teams have added cleaning and disinfecting protocols • Lockers will not be used Some of the more intricate parts of the plan include student cohorts, designed to keep students on similar academic tracks with the same classmates throughout the day, minimizing movement throughout classrooms and the building. Instead of students moving throughout the day, teachers will move to different cohorts. “Every student who walks through our doors is extremely valuable to us. Please know it is our goal to hold ourselves to the highest standard of health and safety to ensure all students feel comfortable as they return to the classroom,” Principal Lorenza Jara Pastrick wrote in a letter to parents. Bishop Noll fall sports and the marching band began to hold outdoor practices this summer following a set of criteria and county, state and diocesan guidelines. “Athletics resumed July 6 with time limitations and guidelines provided by the IHSAA,” said Athletic Director Eric Roldan ‘12. “With the health and safety of our students being our highest priority, we have only allowed our fall sports to return at this time. We have continued to prescreen, mandate face coverings, enforce social distancing, sanitize equipment and facilities daily, and limit physical contact to strictly drills when necessary. Every week we evaluate the situation and make any changes necessary to these protocols. Our coaches are leading the way in making sure these expectations are being met.” The Bishop Noll community continues to pray together whether that prayer be virtual or socially distanced. On Tuesday, Father Kevin Scalf, C.PP.S, Bishop Noll’s chaplain, led faculty and staff in a traditional faculty Mass to begin the school year. Next Saturday, student and adult retreat leaders will lead the Class of 2024 through a virtual freshman retreat. One thing that has remained the same throughout Bishop Noll’s 100-year history is a focus on what it means to be a disciple of Jesus Christ and the Catholic faith. Real Estate Questions & Answers CATHY & JIM HIGGINS Question: Our home is listed for $250,000. We received an offer for $240,000 and they wanted us to pay $6,000 of their closing costs. The buyer has FHA financing. We countered their offer with $245,000 and no closing costs. Anyway, after going back and forth, our Realtor convinced us to pay the $6,000 in closing costs and raise the price to $252,000. We did and the buyers accepted our offer. A few weeks later, the appraisal came back at a $247,000 value. Now the buyer wants the home for the appraisal price and wants the $6,000 in closing costs that we agreed upon. Our Realtor said take it and move on. We are not happy with this. What is your opinion? Answer: The concept of a seller crediting a buyer for their closing costs is pretty normal. The amount varies from deal to deal. If the amount can be agreed upon, it is a benefit to both parties, and produces many successful closings. A lower appraisal means that in order for the deal to be financed by the lender, the seller would have to drop to the appraisal price or the buyer would have to make up the difference. Very few buyers are going to want to purchase a home over the appraised value. This FHA appraisal

stays with your home for 4 months. So if you say no to the deal, the next FHA buyer within the 4 months would use the same appraisal. It is possible that you could find a conventional loan buyer, with the hope that this appraisal would yield a higher value. But you are starting all over and there are no guarantees that it would be easy to find a conventional buyer or that the appraisal would be any different. Since your contract is being renegotiated at a lower price than what was agreed upon, you do NOT have to pay the $6,000 in closing costs. Sure, you agreed to pay them, but the buyer also agreed to pay a higher price for your home. Perhaps you can renegotiate the closing costs or other items in the contract that would make the deal appealing to both sides. After all, the buyer did like your home and you do want to sell!
