y wife and I were in our mid-30s when we had our first child. I’ll never forget arriving home with our tiny baby and wondering how in the world we were going to look after him. We’d read the books and gone to the classes, but we soon realised nothing can fully prepare you for becoming a parent. So I can only imagine how much more of a challenge it has been for the young women we meet in our cover story this week. They have all faced that same homecoming experience, but at a much younger age and often without the same level of support. But they have not let their situation overwhelm them; they’ve all gone back to school through the help of an innovative program which is helping young mums to not only survive – but thrive. Also this week we check out all the fashion at the Tony Awards, have a quick chat with the guy behind the Caloundra Music Festival, and as always, there’s plenty of property.

When I was a kid I delivered catalogues on my pushbike. It gave me some pocket money and kept me fit. I was a cadet electrical engineer with the state rail authority of NSW after leaving school.

YOU ARE HAPPIEST WHEN?

Red tape.

It was a used 1979 Chrysler Sigma wagon. I saved up for it; I was very excited. It cost me $6000 – more than the car I’m driving now. I think I got ripped off.

FAVOURITE BOOK? The Count of Monte Cristo. I like the tale of injustice, revenge and redemption.

WHAT ARE YOU READING NOW? Fundamentals of Transnational Business Law (As part of an MBA I have been working on for the past decade).

FAVOURITE SONG? Stand by Me by Ben E King. It was our bridal waltz.

BEST DAY IN YOUR LIFE? The day my son was born. I remember grabbing him as soon as he arrived and running into the waiting room and holding him proudly in the air like the Lion King.

CAN YOU NOMINATE A DAY IN YOUR LIFE THAT TURNED OUT TO BE A TURNING POINT? I reckon the day that I met Don Aldous and he spoke of his vision for the Caloundra Music Festival. I was a

musician and I’d just taken a day job. I thought I was going to give up the life and start ‘working for the man’. I got the opportunity to do something I love. It’s nice to have something you can throw your heart and soul into something.

HOW LONG HAVE YOU LIVED ON THE SUNSHINE COAST? Ten years now. I was born in Orange, NSW. Prior to living here I was living in Charleston, South Carolina in the US. I spent a lot of time in America following my love of blues and jazz. I got this gig as a choirmaster. It was a ‘cultural exchange’ – I was a bit like the male version of Whoopi Goldberg in Sister Act.

WHY DO YOU LIVE HERE? It’s a beautiful part of the world, there’s plenty of opportunities for my young fella in terms of lots of sport, lots of activities. It’s close to a capital city, close to airports, it’s still got the vibe of a country town. I live in Caloundra so it’s only five minutes to work. I can’t think of a better place to live.

WHERE DO YOU TAKE VISITORS WHEN THEY COME TO THE COAST? Currimundi Lake (it’s a little hidden away gem) or to Domenico’s Italian Restaurant at Kings Beach, or I take them up into the hinterland, up to Maleny and Mapleton.

Alcohol.

BEST ADVICE YOU’VE BEEN GIVEN? Don’t believe anything you hear and only half of what you see.

WHAT WOULD YOU LIKE TO TELL YOUR 18 YEAR-OLD SELF? Go for it, don’t hold back, don’t play it safe, do what you’re passionate about. I tell my son that but he doesn’t listen to me; he’s far too sensible for his own good. He wants to play cricket for Australia. I’m trying to say go for it but he’s got all these ideas about going to uni and irresponsible stuff like that. I did unfortunately hold back. I played it safe and went to uni and got a job, did all those things your parents expect you to do. What I should have done was hit the road and make a name for myself as a performer. When you’re young, you have all this energy and vitality and passion and belief that can fade over time. When you’re young, the world’s your oyster.

aris Ranclaud cradles baby Neo in her arms, her quiet voice calming him in the way only a mother’s can. There is no mistaking the strong bond between this mother and son. Ranclaud is a little tired today, but what new parent hasn’t felt that way? After all, Neo is only four months old and the young mum is still navigating her way through the ups and downs of parenthood. Many women openly admit that while being a mother is rewarding, it is also the hardest job they’ve ever had. And this is from women who are in their 20s, 30s and 40s with established careers, a roof over their heads and the unquestioning support of their loved ones. Unfortunately the ideology of the nuclear family is not the reality for all new mums. On the day I meet Ranclaud, it is one year to the day since she learnt she was pregnant. She was 16. Now, she sits opposite me in the empty classroom at Burnside State High School reflecting on the irony of the situation. 14 My Weekly Preview | June 19, 2015

Twelve months ago, this sweetlyspoken teenager had disengaged from the family home and was living with her partner’s family in Ipswich. She had little desire to do well at school and had “no motivation’’. She says it feels as though a lifetime has passed since she watched the two

mother can give. “I actually want to go to university now, I want to get a degree and work,’’ she says. “Neo is my motivation. He’s driven me to (want to) do uni, to study, get a job and make a living for myself and for him.’’

What she didn’t expect to earn was a newfound lease on life in the way of education, a will to succeed and a desire to give her son the best chance at life any

Ranclaud is one of 25 young women engaged in the Supporting Teenagers with Education, Mothering, and Mentoring (STEMM) Program. STEMM is the only program of its kind in Queensland and provides pathways to education for pregnant girls and young mothers through a unique curriculum.

Based at Burnside State High School, participants are aged between 13 and 24 and are required to partake in the Tertiary Preparation Pathway (TPP) program to gain access to university, or study for certificates in childcare or beauty. Students also have classes in parenting skills, cooking and nutrition, numeracy, literacy and relationships, while additional services include access to Centrelink, counselling, a social worker and driving lessons. It is the TPP program which is the drawcard for many girls, including Ranclaud. She attends STEMM three times a week to study and says the opportunity to take Neo is a bonus. Like most of the children, he accompanies his mum to school and spends his days between the classroom and STEMM’s adjunct care centre. “I’m so glad this program is running because I don’t know what I’d be doing right now without it,’’ Ranclaud says. “I can see a future for myself and for my son. “My mum had heard of STEMM. When I told her I was pregnant, the first thing she said, apart from ‘my myweeklypreview.com.au

goodness’ was ‘you’re moving here and going to STEMM’.” Ranclaud is one of the lucky ones and a minority. Most of the girls have little to no family support or suffer at the hand of domestic violence. Even more startling is the fact that some of the girls and their bubs are homeless. While the rate of teenage pregnancy continues to fall, research indicates that it is higher among teenagers whose lives include family violence or abuse during childhood, an unstable home, poor

Janelle Logan school performance and a family history of pregnancies at a young age. This is why STEMM is vital in breaking the cycle. “Our mantra is by educating a mother you educate a family,’’ says STEMM coordinator and school teacher Janelle Logan. “These young women have made the brave choice that they want to return to education and by doing so are breaking that cycle… in becoming functioning contributing members of the community. “It’s important for the girls’ children so they don’t end up in the same cycle

of poverty. “Education is key to make sure the girls can provide for their children. “It sets a pathway for generations to come.’’ The shining light of STEMM is the TPP program which is run in conjunction with the University of the Sunshine Coast. It has been offered since STEMM was founded by coordinator Jacqui Dean in 2008. In total, 81 girls have undertaken TPP – 26 have gone on to enrol in USC with others studying at external universities or at TAFE. USC associate lecturer Emma Kill will this year see her first round of STEMM TPP girls graduate from university – one with a degree in social work, another in nursing and a third in education. “Education is everything for their children,’’ Kill explains. “Positive role modelling is the biggest thing. They are reading to their children… they are saying to their children ‘life was pretty hard for me and look how I overcame these obstacles’. “If you want to be a lawyer or occupational therapist or social worker, then you can with programs like TPP.’’ Kill spends one day a week at STEMM delivering two subjects. Each participant must complete four subjects in the 12 months to sit for an exam and be granted a university entry ranking. The program is flexible and the girls have the opportunity to also study their subjects on campus at university. “I really honestly believe if you really want to do something, it’s achievable,” Kill says. “I don’t care what obstacles there are or when you left school, we have girls here who have only completed [school] to grade seven. “It’s not just me saying it anymore. We have evidence showing you can have children, life might not be how you expect it to be, however if you want to take control of that and you want to do something, you can do it and there is

support and help out there to do it. “All we ask for is commitment.” Teilha Keehn, 20 and mum to four-year-old Jayden, is on track to graduate from USC with a degree in education. As a direct result she exudes confidence and intelligence, and knows what she wants from life. “When I initially got pregnant, I thought I’d drop out of school… my school suggested STEMM,’’ she says. “I never realised at the start that they did TPP. “I always wanted to do education. fter more than a decade, the debate over who is top of the pops in the Sunshine Coast radio industry has been settled – for the time being at least. Mix FM finished first with the long-time team of Mark (Darin) and Caroline (Hutchinson) the most listened to program in the all-important breakfast slot. Sea FM finished second to provide the perfect result for EON Broadcasting and station manager John Williams. “It’s great to have a result in the market after more than ten years, especially when you finish one and two.” Station manager of Hot FM Steve Hirst says he is

The Sunshine Coast’s Stacey Jackson has enjoyed her first win on the round-the-world Volvo Ocean Race after Team SCA crossed the line first in Leg 8 from Lisbon, Portugal to Lorient, France. The 31 year-old is bowman for the all-female crew, which finished the 647-nautical mile passage in three days, 13 hours, 11 minutes and 11 seconds. Team SCA led the fleet for more than half the leg after making a tactical decision to go further offshore into the Bay of Biscay and the stronger breezes. The women’s team never looked in danger after hitting the front and scored a comfortable win. Jackson who has been sailing since she was 14, spent more than a year training for the 39,000 nautical mile race which she considers to be the sport’s ultimate challenge. “For me, it’s the pinnacle because it’s about crossing oceans and sailing across the world,” she says.

t is that time of year again when the days get shorter, the nights get cooler and you start to think about planning a trip south, in hope of a good ski season. The world record for the largest amount of snowfall in a season was in the US at Mount Baker, Washington. During the 1998/1999 season, the mountain received just under 3,000 centimetres of snow. Snow is defined as falling flakes of crystalline water from clouds. It has a soft and fluffy structure, and can come in a variety of shapes and sizes. If the flakes form into a ball by melting and refreezing before reaching the ground, they are called hail. Snow on the ground can be classed as powdery when it is light and fluffy,

granular when it has been melted and refrozen, fresh when heavy and recently fallen, and ice when it has been melted and refrozen several times and forms a snow pack. When snow is powdery, it can be blown easily in the wind to a different location. When attached to a steep mountain, this snow can form snow slabs of several meters deep, which can be an avalanche hazard. Snow accumulates in alpine regions when air is forced to rise up a mountain, clouds develop as a result, and when the temperature is below zero, any precipitation falls as snow. The intensity of snowfall is determined by visibility. The snow is light when visibility is over one kilometre, moderate when between 0.5 and one kilometres and heavy when less than 0.5 kilometres. If the snowfall is steady and intense it is called a snowstorm, and it is a snow shower when snow falls over a shorter time and the intensity is varied. If you have ever been to the snow

and wondered why it is so peaceful, it is because fresh snow actually absorbs sound. This occurs because the air that is trapped between the snow flakes traps sound waves and dampens vibrations. If the temperature is below minus 10 degrees, snow will squeak if you step on it due to the ice crystals in the snow being crushed. If the snow has a hard layer of freezing rain on top of it,

it will echo sounds. Many of the resorts in Victoria and New South Wales were lucky enough to get some decent May snowfall, however this is not an indication of what is ahead for the winter months. We currently have a developing El Nino event, which means there is a very good chance of a below average season for the alpine regions.

TALKING MY LANGUAGE

Local language school Lexis English is teaching the world how it’s done. WORDS: Leigh Robshaw

oreign language students usually hightail it to a big city when they’re serious about learning a language because traditionally, that’s where the best schools are. But Sunshine Coast man Ian Pratt has worked hard to change that paradigm and in the process, created an award-winning language school with franchises popping up around the world. Pratt spotted the opportunity ten years ago, predicting that many foreign students would choose to study somewhere smaller and friendlier than New York, London or Sydney if there was no sacrifice to academic quality. Somewhere with a laidback lifestyle, clean beaches, fresh air, friendly people and an absence of traffic jams. Somewhere like the Sunshine Coast. He opened Lexis English in Noosa in 2004 to cater to a small niche market of English students studying for the Cambridge University accredited IELTS (International English Language Testing System). Since then, he’s expanded Lexis English to schools in Maroochydore, Byron Bay, Brisbane and Perth, with new schools now operating in Korea, Japan and South America. There are 8000 Lexis students around the world, with about 2000 per year travelling to the Sunshine Coast, attracted by Pratt’s promise of top-notch teaching combined with premium facilities in a stunning location. Pratt’s achievement won him the Outstanding Business Person of the Year award in the 2013 Sunshine Coast Business Awards. “We’re bringing about $16 to $20 million a year into the local economy,” he says. “From a business point of view, it’s a nice way we add value. From a tourism point of view, we’re injecting substantial value into the community.”

The benefits to the Coast are many. About 400 local host families are paid approximately $240 a week to provide a foreign student with a room and two meals per day. They benefit from the extra income as well as the cultural exchange, and often, long-lasting friendships are formed. Some locals have even travelled overseas to attend their former students’ weddings. “The feedback from the Coast is the best in the group by a mile,” says Pratt. “People come here for three months and have an amazing time. They love the lifestyle – riding a bike to school, going down to the beach after school. Everyone joins a football or volleyball team. It’s a really relaxed environment. Most are about 25-years-old, professionals and they like to be able to integrate into the community. It’s not living in a bubble

Pratt’s success is all the sweeter in light of the challenges his industry has faced in recent years. “The industry is horrendously regulated in Australia, more than anywhere else in the world,” Pratt says. “There was some shady stuff going on in some sectors of the industry in 2008 and 2009 and when Kevin Rudd came to power, there was a review. The government created an impenetrable layer of compliance that we all had to work through. It closed down a lot of the industry. “The upside is it made us go back and go through every part of the business with a fine-tooth comb to get it right. If you put that into a context like Korea or Japan, where the industry is unregulated, it gives you a big advantage.” Lexis has rolled out the systems it developed in Australia to foreign markets and shot ahead of competitors. With around 200 language schools to compete with in Korea, Lexis has dominated the market in its first 18 months. It recently won a major industry award, which Pratt says is unprecedented as a new school in Korea. “What we did differently was we really invested in quality,” Pratt says. “Academically, we went into markets that are high-expectation, high-profit. It was quite a different approach for the industry. It’s a long way from Europe to come to Australia and we really had to establish our value proposition and sell ourselves as something unique.” “Australia attracts about eight per cent of the English language market and Queensland attracts 20 per cent of that. About 90 per cent of Queensland’s market goes to Brisbane, so we’re really looking at a very niche market.”

To increase the local pool of talent, Lexis began offering Cambridge CELTA courses in Maroochydore late last year, a first for the Coast. The course offers anyone with a university degree the chance to do a short course, then go on to teach English to foreign students either locally or internationally. About 70 per cent of Lexis students coming to the Coast are European (predominantly Swiss, French, Italian and Spanish), as well as Brazilians, Colombians, Japanese and Koreans. Lexis is also doing contract work with the

pple is making its play to shake up online music with a subscription service combining on-demand songs, streamed playlists and a social stage for musicians. The new Apple Music – which could be a powerful rival to online services such as Spotify, Pandora and Jay Z’s fledgling Tidal – will launch in 100 countries on June 30. Apple also announced updated software for the iPhone and iPad, as well as for the Apple Watch and its Mac computers. But the big news from its annual

developer’s conference in San Francisco was Apple Music, which will initially be available to consumers with Apple devices and later this year to those using Android. It will be the first Apple-branded app or service to reach Android, says IHS Technology head of mobile analysis, Ian Fogg. That marks a big shift for Apple, which has traditionally limited popular services or content to its own devices, keeping people in its ecosystem and promoting sales of its hardware. Chief executive Tim Cook announced Apple Music service, boasting that it “will change the way you experience music forever”. The service will be available for $US9.99 ($AU12.95) per month. The service includes a live radio station called Beats 1, tools to find curated playlists or individual songs and a social music network where artists can show life behind the scenes. Apple says Beats 1 is a 24-hour listening experience led by influential DJs Zane Lowe in Los Angeles, Ebro Darden in New York and Julie Adenuga in London. AAP

What TV show can fill the void now that Game of Thrones is over for another year, asks Sami Muirhead?

eason five of the TV blockbuster series Games Of Thrones went and broke my heart this week and ended for another year. I think the author is too busy jet-setting around the world to actually sit down and write the damn ending of the suspenseful novels for the words to be turned into epic scenes for the small screen. Winter may be coming one of these years, but I am worried I will be retired by the time it gets to King’s Landing. GoT has all the elements that should leave me cold: gratuitous female nudity, sickening violence, incest and mythical storylines that include dragons and witches. And yet I love this unpredictable show and its rich tapestry of characters with all their flaws and insecurities. It is the one show my husband and I watch together and we eat ice-cream and Tim Tams and basically have a medieval banquet of fat foods in our lounge room. And we scoff red wine as if the plague is coming tomorrow. It is my favourite night of the week. My friend sent me a message on Facebook that said: “Work hard in winter, look good in summer.” I took immediate action. I refilled my wine glass and de-friended her on social media. So, now I am in the market for a new show to sit down with once a week and watch with my husband.

Most reality TV shows are ruled out as my husband cannot stand demolition (renovating shows) or deconstruction (cooking shows). Orange Is The New Black has lots of hype and is apparently funny, but it just does not inspire me. Farmer Wants A Wife season eight is on the way. Now I love this show and it has produced eight marriages, nine children and three long-term relationships since men and women hit farms to find love all those years ago. My hubby says no. He also says no to the new Bachelorette show that is coming, where 25 scantily clad buff men will battle it out to win Samantha Frost’s heart after she was dumped by Bachelor Full-of-BullDust-Blake. The new season of Dancing With the Stars is also a no-go zone. I am surprised my hubby is so fussy as he is one of the 31 per cent of us who often ‘triple-screen’ their viewing: watching television while they use two other screens such as a laptop, tablet or smartphone. I personally do not understand this craze and after all, my hands are too full of chocolate and wine to be bothered putting anything down so I can pick up my iPad. Perhaps we will just have to resort to re-runs of Game Of Thrones.

Take the goals and widen them out to the full width of the field, add a couple more goalies and then you have the NASCAR philosophy – I might not win, but I’m going to see poorly educated white guys smash into each other. THAT’S PANDA-TASTIC Now that we have made the goals wider than George Rose’s Speedo’s and added a few more goalies, get rid of ‘em. People will try to tell you that football goalies are incredibly talented athletes who train as hard, if not harder, than the world’s premier strikers. You know who those people

are? Goalies. Goalies are glove wearing weirdos whose personalities are so flawed they are left alone for most of the game. Replace the goalies with pandas. For starters, they are cuter than a bunny holding another bunny, it will bring the incredibly lucrative

ay three in the Daintree rainforest – I think I’m losing my mind. I’m the only one who sees this damn butterfly. We were sipping welcome drinks at the Silky Oaks Lodge treehouse restaurant, high above the Mossman River, when I first spotted it. It’s quick – a flash of blue in the corner of my eye. But by the time I called out to my fellow vacationers, it was gone. Later that day we took a helicopter to a secluded swimming hole in the middle of the rainforest. The beauty of the isolated rapids flowing through the trees was breathtaking, although I could tell everyone kept one eye on the helicopter, which we were told by the pilot attracted the elusive insect because of its blue sign. After an evening soaring above the sugarcane fields and crystal blue coastline, I devoured a perfectly cooked three-course meal and planned an early rise. Staff had recently spotted the resident platypus in the billabong behind one of the riverhouses and my only chance to see it was at dawn. Silky Oaks Lodge, unassumingly

placed in the world’s oldest surviving tropical rainforest, is teeming with life. During my short stay I crossed paths with a curious bandicoot on the way to dinner, heard the happy chirps of frogs and admired the colourful flowers that pierced the lush, green landscape. It is no surprise high-flying American and European travellers favour this serene getaway as a base to experience the beauty of northern Queensland. Nature sits on your doorstep at Silky Oaks and the wonders of the Great Barrier Reef are only a short boat trip away from the nearby town Port Douglas. But the bonus of staying at this luxury lodge is that after a day of

snorkelling with turtles or hiking through Mossman Gorge, you can relax with a massage or facial at the hotel’s Healing Waters Spa. SURPRISED BY SOUTH 32 SHARES? Troy Derwin is from Ord Minnett in Buderim.

any readers may have noticed a new share creep into their portfolios in the past couple of weeks – South 32. So what is this new company and why do you own it? South 32 (so-named for the 32nd parallel south which links the company’s two main centres – Johannesburg and Perth) is a new company that has been spun out of BHP. For every one BHP share that you owned, you will now also have one share in S32. It is a diversified miner and is actually the third largest resources company by market cap in Australia. It is primarily exposed to aluminium and alumina, which contribute more than 50 per cent of our valuation, with the rest fairly evenly split between manganese,

coal and base metals. It has six main assets which account for more than 75 per cent of our valuation – Cannington, Illawarra, Alumar, Worsley, Hillside and Groote Eylandt Mining Co (GEMCO). Ord Minnett recently initiated coverage of S32 with a buy rating and a 12-month target price of $2.95 compared to the current market price of $2.15. Coupled with its attractive 4.5 per cent dividend yield, this would equate to a total return in excess of 40 per cent. So what do we see as the attractions of the new company? 1. It looks cheap on valuation grounds, trading at a 30 per cent discount to our “Net Present Value” (NPV). 2. Management appears to have options to add value via cost reductions, portfolio simplification, and project opportunities. 3. It has a strong balance sheet, with gearing at around four per cent (net debt/ net debt plus equity). The strength of the balance sheet sets a solid platform for growth and shareholder returns.

The low gearing and strong free cash flow supports a dividend yield of close to five per cent in FY16 in our opinion. Also, S32 has little exposure to copper, which could be a targeted area for growth at a cyclical low point. Finally, with seven assets contributing less than 25 per cent of our valuation, we believe that portfolio simplification is likely in the medium term, which could add value. Company guidance on earnings, cost savings and strategic direction can be expected in the near term and this could possibly be the catalyst to see the shares rerated higher. Key risks include lower commodity prices, particularly for aluminium and alumina, higher than expected costs, and higher than estimated capital expenditure. The F signifies the company’s spiritual connection to the famous Fuji Speedway near Tokyo. The first model to wear that badge was the IS-F - essentially an IS sedan given the hot-rod treatment with a V8 engine, sporty body kit and upgraded brakes and suspension. It launched in Australia in 2008 and helped give the company a new halo model. It was followed by the $750,000-plus LF-A supercar - an engineering masterpiece featuring a Formula One-style V10 engine and lightweight construction. That car recently ceased production, but its heritage is very much alive in the RC-F - which looks much like the LF-A and benefits from much of that car’s development. No surprise, then, that the RC-F not only looks the part, but feels it as well. It is fast, fearsome and fabulous. The RC-F is not just a tricked-up version of the slinky RC coupe, but a genuine performance machine in its own right. The V8 engine is roughly the same as that in the IS-F - albeit substantially upgraded to produce 351 kilowatts and 530Nm - but the two cars could hardly be more different.

It sits on the same platform as the more sedate (and more affordable) RC coupe launched earlier this year although the RC-F is slightly longer and wider, thanks to its aerodynamic body kit, and slightly lower, thanks to its sporty suspension. At almost $145,000 on the road, it also costs about twice as much as the RC350 - so it’s a machine for the true performance enthusiasts. Bear in mind, though, that it’s at least $30,000 cheaper than equivalent performance machines like BMW’s M4, Mercedes-Benz’s C63 AMG coupe and Audi’s RS5. Inside, it’s instantly recognisable as a Lexus but still has its very own distinct personality. The wrap-around sports seats (a brilliant red leather in our test machine), the chunky sports steering wheel and the fighter-jet style layout of the cockpit brings a real sense of occasion to driving the RC-F. The instrument panel is a work of art. It’s a virtual display - using video graphics instead of the old needles and dials - dominated by a circular tachometer and smaller speedometer, set off to the side. The fact the speedo is designated all

the way up to 340km/h is a hint at this car’s intent. Yes, it can be dialled back to behave in a civilised, polite manner - but the temptation is to take it to the dark side. There are four performance modes available to the driver - Normal, Sport and the intoxicating Sport Plus. There’s also an Eco mode (as if). Selecting Sports Plus mode sharpens suspension and throttle response as well as getting more urgency from the eight-speed Direct Shift transmission. The RC-F still enjoys most of the luxuries typical of this brand - heated and chilled leather seats, the slightly fiddly trackpad-style cabin management system with satellite navigation and

audio commands plus the clever Enform live updates, as well as a mighty 17-speaker Mark Levinson sound system. But to be honest, most of the time you’ll prefer to listen to the music emitting from the quad exhaust pipes at the rear. External styling is aggressive to say the least. The lithe lines of the RC have been chiselled and sharpened at almost every turn. those smooth curves accentuated by breather gills behind the front wheel arches and a big vent in the bonnet. The aero kit makes the car look even lower and leaner, and the hydraulicallycontrolled rear spoiler rises from the tail of the car at the push of a button or automatically when you exceed 80km/h. The RC-F can fit four adults, although those designated for the back seat had better be flexible. Access is no snack. Somewhat surprisingly, the RC-F even boasts a useful, practical boot. That will be welcomed by most buyers. After all, being wild is one thing. But there’s no need to be uncivilised.

LEXUS RC-F COUPE HOW BIG? Plenty of space for two people in the wonderfully bolstered, heated and internally cooled leather sports seats. HOW FAST? Lexus says its 351 kilowatts will get it to the speed limit in a blurry 4.5 seconds. That’s not quite a benchmark in this highperformance segment, but it’s impressive nonetheless. HOW THIRSTY? Combined average is 10.9L/100km, although the eight-speed auto will get you well down into single figures on the open road. Expect mid-teens in city traffic. HOW MUCH? Substantially more affordable than its European rivals - although with a starting price of $144,500 it’s hardly cheap. Adding the carbon pack lessens the weight but takes a larger bite from your wallet.

ustralia’s leading car safety assessment group has predicted there will be fewer casualties on the nation’s roads in the next five years. According to ANCAP, around 40 per cent of annual kilometres travelled in Australia this year will be in five star cars. By 2020, it is predicted that this will increase to nearly 70 per cent. This equates to one third less Australians being killed or seriously injured on roads, ANCAP reports. The societal cost savings are estimated to be more than $2 billion per year. These key findings were presented by ANCAP at the 24th International Technical Conference on the Enhanced Safety of Vehicles (ESV) recently. Due to the uptake of five star cars across the Australian fleet, ANCAP predicts a one-third reduction compared with 2001, when there were no five star rated cars on our roads. ANCAP chief executive officer Nicholas Clarke says as a result of safe cars injury rates have been halved compared to 15 years ago. “ANCAP has been instrumental in increasing car safety and this will only increase as ANCAP continues to raise the bar through increasing requirements.’’ The paper evaluated the uptake of key safety features such as curtain airbags, electronic stability

control and intelligent seat belt reminders between 2001 and 2014. “Every dollar invested in ANCAP translates to a saving of several hundreds of dollars in societal crash costs,’’ Clarke says. “We can expect to see similar savings across other world regions in which non-regulatory NCAP programs exist.’’ The report is one of four published by ANCAP at the ESV conference. ESV is an international forum organised by the US Department of Transportation’s National Highway Traffic Safety Administration (NHTSA) which provides the opportunity to share innovative advances in motor vehicle safety and encourage international cooperation. It is attended by governments, automobile manufacturers, suppliers, safety researchers and professionals, medical, insurance, legal and policy professionals, and consumers from across the globe.

INVESTMENT BLUNDERS Avoiding common property investment mistakes is the best way to make a go of growing your portfolio.

here’s no way of guaranteeing property investment success, but as a new property investor, you can learn from the mistakes of those who have come before you. One of the biggest mistakes new investors make is thinking with their hearts rather than their heads. You do this when buying your home, and that’s OK because you have to consider lifestyle with this purchase, but investing in property is a financial transaction only. Base your decision on cold hard facts.

Buying too quickly is also common. A first-time investor might decide to invest and want to do it straight away while the market is hot, rather than taking time to do research, attend open homes and learn as much as they can before making an offer on a property. Selling your property too early is also a big mistake. Zaki Ameer, who owns 10 investment properties and is the author of Dream Design Property, says it takes about five years to make progress on your mortgage and yet the majority of Australian property investors sell their property within a year of buying it. “Selling your property early should be the last resort if you find yourself in a difficult situation,” he says. Avoiding other common property investment mistakes is a good way to hold onto your asset. Ameer adds that one of the biggest mistakes he sees are investors not taking out landlord insurance. “Bad tenants are unfortunately common, which is why you should always invest in landlord insurance.”

In a bid to cut down their debt, some investors will also repay their loans indiscriminately. It’s tempting to do as no one likes to owe money, but when you cut down on debt you can also be losing some of the tax benefits that come with that debt. If you want to pay down debt early, pay down non-tax-deductible debt. Not claiming depreciation is also a mistake. You might discover – too late – that you can claim thousands of dollars in tax depreciation deductions. Your accountant will help you put together a depreciation schedule. In a slow property market where house prices aren’t rising, you might think it’s best to leave the rent unchanged. But a rental market moves at a different rate to the overall property market. Leaving your rent unchanged for years and then lifting it by say $50 or $70 a week as the property market increases is a sure way to lose a good tenant. Better to add small, regular rises than hit your tenants with bigger ones infrequently. However, this doesn’t mean you

should raise the rent every six months without exception. Taking an inflexible approach to your investment is also a big no-no. If your tenant leaves, for example, and you’re having a hard time finding new tenants, firmly holding on to your asking rent might mean you lose out in the long run. Dropping your rent slightly could secure a good tenant. Sure, you might be missing out on $20 a week in rent for six months or so, but it’s a lot less than you’d lose if the property sat empty for a month or two. Finally, managing the property yourself is where many investors come unstuck. A good property manager will secure a tenant with good references, will manage the rent and maintenance issues, will know what to do if something goes wrong and will deal with tenant complaints. Do you really have time to do all that and tend to your property portfolio? Your energy and time should be spent looking for your next wise investment.

ESTUARY: Flathead are taking plastics and live whiting along the Twin Waters side of the Maroochy River, right down to the bar area. Plenty of whiting are on the drift from Channel to Chambers Islands using yabbies and worms. Tailor and trevally can be found around the motorway bridge pylons using lures and pillies. Bream are taking prawns under the high rise buildings. SURF: Bream are on the top of the tide around the coffee rock at Mudjimba with fowl gut the best baitw. Whiting around the Maroochy Bar area are feeding on worms and scraps dug up from the dredge workings at the bar. OFFSHORE: When conditions allow Caloundra 6 to 12 Mile are returning parrot, sweetlip, squire and pearl perch. Better quality reef fish are out on the Barwon Banks using pillies and squid. Jigging plastics and metal jigs are also returning quality fish. FRESHWATER: It’s the best time of the year for middle of the day fishing for bass and golden perch at Somerset and Wivenhoe. Both Baroon Pocket and Lake McDonald are also returning good bass along the weed line.

PLANET HOCKEY Some pollies have more in common with ET than the general population, writes Richard O’Leary.

o put it simply, some politicians live on another planet. It’s a wonderful planet; people aren’t struggling to make ends meet, everything can be fixed with a well-worded media release and the inhabitants eat raw onions – skin and all. They manage to hide their alien traits most of the time, but occasionally they let slip a word or phrase which unmasks their true selves. Take Joe Hockey for example. When the Treasurer was asked last week about housing (un) affordability he provided these words of wisdom for budding first home owners: “The starting point for a first homebuyer is to get a good job that pays good money.” The only problem for Hockey is with house prices as high as they are

in Sydney, if people actually followed his advice the New South Wales capital would lose all its teachers, nurses and police. It’s also a bit rich for him to dish out this advice while he continues to claim $270 a night from the taxpayer every time he sleeps in his Canberra house. That means we are forking out about $20,000 a year to help pay off one of his four homes. This is the same bloke who said an increase in the fuel excise wouldn’t hit the poor as hard as the rich because they “don’t have cars or actually drive every far”. You can only assume he had similar people in mind when he defended his proposed Medicare co-payment. “One of the things that quite astounds me is some people are screaming about the $7 co-payment.

One packet of cigarettes costs $22. That gives you three visits to the doctor. You can spend just over $3 on a middy of beer, so that’s two middies of beer to go to the doctor”. But to be fair to Mr Hockey, he has always backed his words with equally extra-terrestrial actions. After putting the finishing touches on his first budget he was caught on camera chomping on a cigar at Parliament House looking just like a caricature of a big business fat cat. Days later, he announced stinging cuts to family payments, a rise in the fuel excise and a deficit tax. No wonder the Federal Opposition is having a field day – it’s pretty hard to argue with this question posed by Bill Shorten (a man who has more than a passing resemblance to ET). “What planet is Joe Hockey living on?” roleary@myweeklypreview.com.au.
