YOUR GREATEST REGRET? That I should have said no to a level five rapid ride in New Zealand where I nearly drowned. My husband Gordon said it would be an adventure. We went on a rafting excursion on the Shotover River – we didn’t realise the rapids were massive. We clipped a big rock in the water and we went flying. I got thrown out of the boat and so did seven or eight other people. Gordon and the guide were the only ones who stayed in the boat. I can sort of remember being under the water and the pressure pulling me under. I was starting to take in water and it was so frightening. I thought I was going to die. Then the jet skiis came and I was being pulled into the boat. I vividly remember seeing two Canadian girls clinging to the rocks – they were so scared. It was eight years ago and I have never forgotten that feeling and still think about it. I’ve never let my husband forget it.
WHERE DO YOU TAKE VISITORS WHEN THEY COME TO THE COAST? Eumundi Markets. They show the varying diversity of the Coast culture. Great local arts, craft and food. The Terrace Restaurant of Maleny has the best seafood chowder.
IF YOU COULD CHANGE ONE THING ON THE COAST WHAT WOULD IT BE? Definitely more flights in and out. Great to see that this is starting to happen with the Sydney flights starting. It will bring more tourists into the region and also make it easier to do business.
CAN YOU NOMINATE A DAY IN YOUR LIFE THAT TURNED OUT TO BE A TURNING POINT? Starting my first full-time role and the boss telling me that he did not agree with women working who had children; I had two sons at that time. I was really determined then to ensure that I became the best mum and employee I could be and hopefully I have achieved that now.
IF YOU COULD TELL YOUR 18-YEAR-OLD SELF ANYTHING WHAT WOULD IT BE? Don’t listen to the voices that say you can’t, because you can.

In a futuristic world, robots will make many of today’s jobs obsolete – but some jobs will always be done by humans. WORDS: Richard O’Leary
T
he humanoid walks across the library, stilted step by stilted step, until it reaches the shelf with a copy of Green Eggs and Ham. The robot with the bright white plastic shell and black lifeless eyes picks up the book, sits down in front of the waiting children, turns to the first page and begins to read. “I am Sam. Sam I am. “That Sam-I-am! That Sam-I-am! I do not like that Sam-I-am!” This is not the far off distant future of libraries, this scenario could be playing out right now. A fully programmable, 58-centimetre automaton has been doing the rounds of Noosa’s libraries for a couple of months. It can be instructed to walk, talk, catch small objects, play games, dance and read. The android has been introduced to allow visitors to learn the basics of coding and computer programming. There are no plans to expand its role to take on more traditional librarian’s tasks such sorting and shelving returns – despite this function having already become fully automated in some other public libraries. But you could never replace librarians with a soulless and senseless robot who doesn’t even have a name. Could you? Researchers have come up with a website that calculates the likelihood of your job being automated within the next 20 years. It looks at a number of variables: Do you need to come up with clever solutions? Are you required to personally help others? Does your job require you to squeeze into small spaces? Does your job require negotiation? Although far from definitive, it provides cause for comfort or concern, depending upon what figure its spits out about your job. The results don’t provide a good read for librarians. The website says there’s a 64.9 per cent chance the job of a librarian will be automated by 2035. holiday read compared to the horror stories for some professions: bank tellers have a 98.3 per cent chance of being automated, bookkeepers 97.6 per cent, while bill and account collectors are not far behind at 94.7 per cent. The jobs where you have the least to worry about include mental health and substance abuse social workers, who have just a 0.3 per cent chance of being automated, closely followed by surgeons at 0.4 per cent and lawyers at 3.5 per cent. The results are echoed by countless studies and surveys which differ in detail but agree on the general premise that about half the jobs people are in today will not exist in 20 years’ time. In general, the greater the ability for your job to be automated, the bigger the chance it won’t be around. University of the Sunshine Coast lecturer in entrepreneurship and innovation management Dr Retha de Villiers Scheepers says the job market is about to be turned upside down. “Those economies that are equipped to adapt and change will be more competitive than those which are not. Because ultimately we are part of this global economy.” So what do you do if your job fits into one of those categories that look destined for the career scrap heap? Those best equipped to solve problems will be best placed to survive and thrive. “The problem with procedure is once you get to the next step and the answer doesn’t equal what you think the step should be, things go off track. But if you take it as an evolving process, and I’m learning from the environment around me and I’m adapting and changing, being flexible, it becomes easier to deal with change,” de Villiers Scheepers says. Erica McWilliam, author of The Creative Workforce: How to Launch Young People into High-flying Futures says
the first step is for people to accept the world is entering a post-payroll world, where they and many others will have to create their own jobs. “Work is not going to be a place you go anymore. Work is going to be something that you do, and something that you think, so it’s a different way of being.” That also means the age of average is good enough is over. “Be very good at something. When you are very good at something you know what it means to do what Edison said: ‘I have not failed. I’ve just found 10,000 ways that won’t work.’ My advice is to be very good at something and hope it adds value to computer processes, automating processes. Be very good at a language, be very good at a discipline, not necessarily something at school. For example, be a very good communicator, be a very good blogger.”

For people yet to enter the workforce, McWilliam urges them to tread carefully if they intend to follow what has been a tried and true route to a job. “University degrees aren’t delivering guaranteed jobs anymore. My generation, I’m a baby boomer, if we got a degree we knew we had a job for life, we just knew, so I feel very sorry for young people. I worry about kids who are absolutely obsessed with university entrance exams, and parents are obsessed and teachers are obsessed, as though these are the only things that count.” “Educational wellbeing is a judicious mix of academic success and self-selected learning. Young people who are doing nothing else but sitting in the educational institutions and jumping through the hoops, they are in real trouble.” De Villiers Scheepers says the education system needs to move away from getting students ready for just one job in favour of providing them with the skills to be able to handle any number of roles. “We risk having people educated for jobs that are obsolete. Preparing graduates for [specific] jobs is a wrong perspective to take because you have no idea what jobs will exist, and the skill sets will also change. We should be educating people with a skill set that enables them to transfer and solve problems rather than being pegged into one particular job. “It’s really a mix of skill sets. It goes back to the old way of educating people in business in general – a social media manager, for example. We have no idea what that job will look like in five years’ time. In a general set of skills you may have specific technical skills, but the general problem skills are entrepreneurial skills which enable people to solve problems in new ways.” That message of creating a wider range of skills may apply to accountants more than most. so clients aren’t waiting for something that’s one, two, three months old. So there may be hope for accountants yet. Back at Noosa, the human librarians continue to go about their work and despite the dire predictions, it’s hard to believe their personalised service, passion for reading and depth of expertise will ever be completely be replaced by robots, regardless of how well the plastic imposters are programed. Although the automaton at Noosa Library is about to take one stilted step towards becoming a little more human with the results of a naming competition to be announced in the coming days. If only it had a more pleasant reading voice.

TURNBULL POSITIVE ABOUT UNDERSEA OPTIC CABLE The council’s bid for an undersea optic cable has been boosted by the visit of Communications Minister Malcolm Turnbull, who has described the project as “in the national interest”. The council wants an offshore cable protection zone declared to encourage the private sector to deliver the project and make the Sunshine Coast the only regional centre to offer direct international broadband to global markets.
MAYOR VACATES BOARD ROLE The Sunshine Coast Economic Futures Board has a new Chair. Former Suncorp Bank CEO David Foster, takes over the role from Mayor Mark Jamieson, who has stepped down now the board is well established. Howard Aron, Group CEO of Youi Insurance, has also been appointed as a member of the Economic Futures Board.
$44 million Work has begun on one of the last premium spots on the Mooloolaba beachfront with Mayor Mark Jamieson turning the first sod on the site. The Tony Owen Partners designed development is located on the corner of The Esplanade and Meta Street. The $44 million Breeze project by ARIA Property includes 58 apartments over ten levels with more than 90 per cent already sold. It’s expected to generate more than 200 jobs during the construction phase.

The Federal Minister for Communications Malcolm Turnbull met with My Weekly Preview on his recent visit to the Coast and shared his views on our region as well as his thoughts on the future of Australian politics. WORDS: Richard O’Leary
Q. Recent polls suggest the production line of polished

Q. If you were Prime Minister – what would your vision for the Sunshine Coast be? A. I’m not going to speculate about that. What I would say is that I think the Sunshine Coast has, as indeed many other parts of Australia, enormous potential for embracing the innovative, disruptive technologies that are going to be the foundation of our future. The Sunshine Coast has a lot of the attributes to attract and indeed develop these kinds of businesses because it’s got a fantastic lifestyle. Your environment, your beaches, your weather, your open spaces, these are economic assets. Don’t ever imagine they are not. Anything that attracts smart people to come and live here is an economic asset. A clean beach, a beautiful park, great places to go hiking and walking. It’s not just a holiday destination, it will attract people to come and work here. The thing about technology and the internet is that increasingly, you can pretty much work where you like. You’ve got the university, you’re close to a capital city, what’s not to like? I think there’s terrific opportunities here. I think the vision – it would be presumptuous for me to have a vision of the Sunshine Coast – but my vision for Australia is to preserve and enhance our prosperity, by embracing the future and not running away from it, by being more innovative, more agile,
more technologically adept, more knowledgeable, and in every respect be prepared to have a go.

We’re seeing first term governments thrown out like never before. What needs to be done to fix the lack of trust? A. The best way for politicians to engender trust is to behave in a trustworthy fashion. I think that involves – and what I try to do all the time – is to explain the nature of the problems we face, fairly and accurately, then describe the options we have for dealing with them, and then explain why I think one or the other of them is the better way. That is what approach I’ve taken with a lot of issues in my area, the NBN being the biggest one. I think you are much better off explaining issues and making your case, rather than offering people slogans or dumbeddown denunciations of your opponent. I think it’s absolutely critical to treat your audience, in this case, the Australian public, with respect, and that means respect for their intelligence.

WACKY HORMONES? Ditch the low fat diet for foods that balance your hormones, writes Cyndi O’Meara.
I
t’s Australian Women’s Health Week this week, so it’s a great time to talk about hormones. Almost all women are on the pill these days, but once I realised how damaging it is to a woman’s health, I stopped. Now I support my hormones in many ways, including through an abundance of real foods the endocrine system loves. Your endocrine system relies on daily nourishment from an array of foods and one thing that will quickly send it out of balance is a low fat diet. So many people new to the Changing Habits community come into our office with depression or anxiety and don’t know what is wrong. Often, they have been on a low fat diet. Saturated fatty acids make up 40 per cent of each cell in our body and are essential for our hormones and therefore our happiness and wellbeing. Some other great foods to balance your hormones include Maca powder, a
Peruvian herb that balances hormones and is particularly known for its ability to increase libido in both men and women, which I have every day in my smoothie, and iodine-rich foods such as dulse and seafood (especially oysters). Some people don’t eat these foods, so a liquid iodine supplement from an ethical, trustworthy company might help. LOOK AT ME I’M SANDRA DEE Jordan J Leigh can’t wait to take the stage as Sandy in the Sunshine Coast production of Grease. WORDS: Leigh Robshaw

J
ordan J Leigh has big shoes to fill – or more specifically, a pair of red stilettos and skintight black pants – when she transforms herself into the iconic character of Sandy in the upcoming production of Grease at the Events Centre in Caloundra. If the 22-year-old is feeling jittery, she doesn’t show it. She was born to perform, having devoted herself to music, dance and acting since the age of five. Raised in Buderim, she played the role of Mary in the Sunshine Coast Grammar School’s production of Jesus Christ Superstar, and was a member of BYTE Buderim Youth Theatre until the age of 17. A singer-songwriter who plays piano and guitar, she’s been busy writing and recording original material in the pop, rock, dance and indie genres and in May, was spotted by award-winning US producer Eddie Galan (of High School Musical fame) and flown to Los Angeles to record five songs. “It surpassed by expectations and the music I’ve recorded over there sounded incredible,” she says. “I’m really trying to get my original music out there and seen and heard by the right people so a record label will take me on and give me a shot.” But for now, Leigh is preparing to begin rehearsals for her upcoming role in Grease, a film that came out in 1978, well before she was born. “My first memory of Grease was sitting down with my mum and watching it and thinking it was so bright
and colourful and fun and high energy,” she says. “I was probably about 11 or 12. “I love the bad Sandy, when she comes out and blows everyone away. Her costume is such a statement – when she walks out in that outfit you think, my god! That character transition was amazing. “I take my hat off to Olivia Newton-John – she’s incredible. It’s such an iconic role, it’s a little intimidating to take on, but it’s going to be incredibly exciting to see where it takes me and to develop my Sandy.”
Leigh’s voice has been described as “surprisingly powerful” and no doubt she’ll raise the roof with memorable songs like Summer Nights, Hopelessly Devoted to You and of course, You’re the One That I Want. “I love the last song of the movie. . . I love it to death,” she says. Leigh says in her “wildest dreams” she would love to be an Australian success story based in LA, but would be equally pleased to be picked up by an Australian record label. Her star is definitely on the rise, but she’s also got a plan B in place for the future, having won an academic scholarship to Bond University on the Gold Coast. “I have my Honours in Psychology and I’ve been accepted to do my Doctorate in Psychology,” she says. “Psychology has always been a passion of mine. I love understanding people’s motives, why people have the relationships they do, the social structures.” For her Honours thesis she worked with a rehabilitation clinic investigating the various factors that aid in sobriety and drug rehabilitation and for her Doctorate, she’ll work with children with learning disabilities, using technology to aid their development. “I’m taking the opportunity to do music and performance while I’m still young, but I’ve got something to fall back on when I’m ready to go back to the real world.” Grease is on October 22 to 24 at The Events Centre, Caloundra.

CHINA’S BALANCING ACT Chris Harris is from Ord Minnett in Buderim.
T
he recent devaluation of the Chinese renminbi is significant in that it was devalued for the first time since 1994. At that time the adjustment was about 50 per cent but this latest adjustment was less than 2 per cent. But when the world’s second-largest economy alters its exchange rate regime for the first time in more than 20 years, the implications are worth considering. It isn’t clear yet whether the authorities are signalling a change towards a free-float regime (which implies more depreciation) or whether they are simply attempting to close a small technical gap in the daily fixing process (which implies stability after the initial shock). Nonetheless, investment markets
responded to the news, including commodity-based markets for metals, oil and commodity currencies such as the Australian dollar. A small depreciation in the renminbi by itself doesn’t reduce commodity demand meaningfully, but it does reflect an important stage in the country’s economic cycle that motivated the decision by the People’s Bank of China to devalue. The relationship between China’s industrial performance and commodity returns is well recognised. A clear economic rebalancing is underway in China toward service based growth and away from secondary industries, such as manufacturing and construction. Since 2010 the share of service industries in China’s GDP has grown from 44 per cent to 49 per cent, while secondary industries now represent 42 per cent, a drop of 4 per cent over that time. It is no surprise then that the Australian dollar has continued to weaken, reaching its lowest point against
the US dollar since June 2009. This has important implications for investment decisions, including the ability to benefit from a weaker currency. The strengthening US dollar is also a function of the much anticipated move by the U.S. Federal Reserve to raise its cash rate after it has been at near zero for a considerable time. This move is being well telegraphed by the Fed so as to cause the least disruption when it occurs. After the first move, the pace and magnitude of further changes to the cash rate, and the way that the US economy responds, will be of most interest. In light of the above, you must be thinking of ways to position your portfolio for these trends and the important implications to any changes regarding your asset allocation. I
was walking through Myer at The Plaza this week when I froze mid-stride. My jaw fell down and hit the ground and my mind started doing somersaults. I was seeing elves and tiny fairies. No, I had not been drinking vodka for breakfast! Christmas decorations were being unpacked. A quarter of an entire floor is decked out with festive season décor. Holy holly! The big day is still 106 days away. That is basically three and a half months. Time enough to grow an entire vegetable garden. It is close to double the amount of time Kim K married that basketball guy. It is time enough to spring clean the house, get fit (complete with terrifically toned arms) and learn a grade two level of an international language. Okay, admittedly in the next three months I will not be achieving any of those things, as my only real goals are to watch Orange Is The New Black and keep my children alive in our crazy house of chaos. You get my point. But back to my meltdown. The festive season display sparked many emotions and thoughts. The first was shock. The second was to think the managers at Myer have clearly gone insane. And the third thought-wave to crash over me was to think that wow, we really should all be starting to prepare for the onslaught of the Armageddon that December 25 brings with it. I am that dill who is at the IGA on
Christmas Eve buying Aunty Narelle a box of chocolates because I have not done all my shopping. I am that loser who is awake until 3am putting together a mini-trampoline and then on Christmas Day, all I want to do is curl up in a dark room and sleep for the afternoon. Those people who smugly tell me they are all organised and prepared for Christmas with weeks to spare really

To be honest, as these friends waffle on and on about their organised Christmas preparations, I am mentally head-butting Santa in the fat belly for making me fail every year. I know, I know, that time of year is meant to be about Jesus Christ and being kind to all mankind. But for me to do that I need to be organised, and to be perfectly honest, I’d rather be kind to myself and watch an episode of Orange Is The New Black.

Now they will get a chance to use the dressing room mirror and the entire joint doesn’t pong like Brut 33. 4. Jimmy Anderson is a tool, an idiot and the world’s best seamer. Like Ricky, Teddy and Billy, no grown man should be named Jimmy. Despite the stupid name and the fact that he is as friendly to Australians as

HALCYON DRIVE Melbourne duo Halcyon Drive will hit Solbar this weekend following the release of their debut EP Cruel Kids. Born from two sides of suburban Melbourne, Halcyon Drive comprises of guitarist/vocalist Michael Oechsle and drummer Max Pamieta. Drawing on influences from the classics through to more recent side projects in electronic music, comparisons are often drawn to acts as diverse as Foals, Bon Iver and Kings of Leon. Their album captures the year that has been for Halcyon Drive; spent playing countless live shows and recording a handful of fresh tunes. Don’t miss this duo when they perform locally. GREASE IS THE WORD The smash hit party musical Grease is burning down the quarter mile and on its way to the Sunshine Coast. Dust off your leather jackets, pull on your bobby-socks and relive all the unforgettable hits including You’re The One That I Want, Grease Is The Word, Summer Nights, Hopelessly Devoted To You and Greased Lightning. Produced by The Show Co, the stage show is being directed and choreographed by Brisbane’s Maureen Bowra. “I attended the Brisbane Academy of Musical Theatre in 2009,’’ Bowra says. “Since then I have been involved in many major musicals at QPAC with lots of Australian theatre greats. “My love of direction and choreography has evolved over that time, first learning the ropes as a performer and then working out my own style.” Bowra says she is looking forward to bringing the smash hit musical to the local stage.

A
ustralia’s cricket team is not the only national institution about to undergo a massive generational change. Our motor industry is also facing an equally dramatic shakeup. It’s only a year or so until Holden and Ford cease local manufacturing – effectively spelling the end to our one-time family favourites the
Commodore and Falcon. That means familiar nameplates, built on home soil, will soon be replaced by imports – variously built in Asia or Europe. In Holden’s case the best of those will be built by its Euro sibling Opel – while Ford will also upgrade its Aussie model range with the best from its European division. And that’s not all
bad. And as sad as the transition might be, there’s reason to be optimistic if our most recent road test is any indication. The Blue Oval’s new mid-sized Mondeo – the model most likely to replace the Falcon in the driveways, if not the hearts and minds of Australian devotees – promises to be a more than adequate replacement.
Think of it as the Steve Smith of the Aussie motor industry, if you like. Like Smith, the Mondeo isn’t necessarily perfect. But like the new Aussie captain, it brings a fresh style, impressive performance and no shortage of market appeal. And like Smith it replaces an incumbent getting well beyond its best days. Of course the Mondeo nameplate has been around for a while, but the latest version, launched in Australia in March, is clearly the best of its breed. Like the latest – and last – Falcon, the Mondeo wears Ford’s new corporate look, with the upright, gaping grille dominating the front profile. Its lines are sleek and contemporary. This is a handsome looking machine bound to turn heads and win some hearts. We tested the Mondeo in its flagship Titanium trim – and drove the wagon variant that added a bit more space to the equation. Style-wise, it takes the fight up to Holden’s successful Sportwagon – perhaps even more pleasing to the eye than the car that literally forced the Falcon wagon into extinction. But it’s inside where the Mondeo

makes the biggest impression. Pleasingly, despite its European heritage, the Mondeo has an Aussie feel to the cabin controls, with the indicator stalk on the traditional right side of the steering column, rather than on the left like previous models (and most European imports). Perhaps that is a nod to the car’s role as the “new� Falcon. But that’s one of the few similarities the two models share. The Mondeo is an altogether more modern and thoughtfully presented package inside and out. Standard kit on the Titanium model ($49,340) stretched to such high-end features as powered tailgate, adaptive suspension, dynamic self-levelling headlights, panoramic sunroof, blindspot alert, self-parking system, lanekeeping assist and lane departure warning. But even the entry-level Mondeo Ambiente, priced from $32,790, enjoys a generous equipment list including front and rear parking sensors, powered and heated mirrors, electronic park brake, dual-zone climate control, cruise control with speed limiter, Bluetooth with audio streaming and satellite navigation.
Ford’s SYNC2 voice-control system is standard across the range, as is the eight-inch colour touch-screen. The Mondeo chalks up a number of firsts, too. It’s the first Ford sold in Australia with nine airbags – part of an impressive suite of safety features. This includes market-first “inflatable� seat belts in the rear – which effectively expand upon impact – like the action of a front or side airbag – to disperse crash forces over an area five times greater than conventional belts. The system is supposed to substantially reduce head, neck and chest injuries for younger passengers. The belts will be standard on all Mondeo models. All Mondeos also enjoy brakeforce distribution, traction control, dynamic stability control and emergency brake assist. Interestingly, Ford highlights 10 technology features that it says “are not available on the Toyota Camry� – a clear sign of where they feel the Mondeo’s competition lies. These features include adaptive cruise control, adaptive LED headlights, a Wi-Fi hotspot, pre-collision assist and,

of course, an efficient diesel engine not available on the Toyota rival. Ford points out that the diesel is even more frugal (5.1L/100km) than a Camry Hybrid. For the record, we thought the diesel of our test machine was in the goodnot-great category – impressively smooth and quiet but perhaps lacking the punch of some rivals. It blends well with the six-speed auto transmission, though, to deliver more than acceptable performance and driveability. Dynamically, the Mondeo is sound if not a stand-out. It’s impressively quiet and enjoys a compliant, smooth ride. Handling is very competent. The Mondeo is available with a choice of two-litre, turbocharged engines – the diesel we tested as well as a punchy, 177kW petrol variant. That’s the same engine previously found in the Ecoboost Falcon – although it feels far more at home in the Mondeo. Of course, not all of this will necessarily make the Mondeo a musthave for the legion of Falcon fanatics soon to be starved of their favourite marque. Maybe they could get Steve Smith to drive one.
FORD MONDEO TITANIUM HOW BIG? Not quite Falcon-sized, but not far off and certainly big enough for the needs of the average Aussie family. The wagon we tested had heaps of space for cricket gear in the back. HOW FAST? The turbo-charged petrol variant boasts a smart 177 kilowatts – not far short of the output of a six-cylinder Falcon. The turbodiesel is less powerful but more efficient. HOW THIRSTY? Official thirst for the disel is 5.1L/100km – while the petrol turbo sips a less impressive 8.2L/100km. HOW MUCH? The entry-level Ambiente starts from $32,790, while the flagship Titanium feels like smart value at just under $50-grand.

SAFE PICKS FOR FIRST CARS
T
he state’s peak motoring body has given parents a cheat-sheet for picking out their child’s first car, with safety at the top of the list. RACQ’s 2015 Used Car Safety Ratings were revealed this month and highlight more than 50 second hand cars given five stars for driver protection. RACQ Technical and Safety Policy executive manager Steve Spalding says it is excellent to see a five star rated car in all categories. “It really does mean there are good options on the market for every type of motorist and their families when it comes to driver protection,” Spalding
says. “Encouragingly, over 20 vehicles scored a ‘safe-pick’ rating this year; these are the cars with both high levels of protection for the driver and are also those likely to cause less injury to other road users in a crash.” Spalding says safety needs to be the highest priority when purchasing a used car. “It may be tempting to put a young driver into an older and cheaper car whilst they’re gaining driving experience but always remember their vehicle is the last line of defence. “Safety need not be compromised by

Many of the top rating used vehicles can be bought for less than $10,000.” More than 210 second hand cars were scrutinised by Monash University using data from more than seven million real-world crashes across Australia and New Zealand to determine the list of the safest used cars. The Vehicle Safety Research Group which commissioned the research is comprised of the major motoring clubs and state motoring authorities in Australia and New Zealand. Australian favourite Holden had five models score top marks in the report. The Holden JG/JH Cruze (2009 – 2012) once again ranks at the top of the competitive small car segment, scoring the full five stars and an additional RACQ ‘safe pick’ award. Elsewhere in the guide, Holden’s Statesman/Caprice WK/WL (2003 – 2006) and CG Captiva (2006 – 2012) were also awarded the full five stars and both received the RACQ ‘safe pick’ stamp of approval. Rounding off the roster of five star winners, are the VZ Vectra (2003 – 2005) and VE Commodore Ute (2007 – 2013).

lthough the winter months have seen enquiries lessen from our traditional local and Brisbane buyers, there has been a signification increase from southern buyers. With affordable housing becoming out of reach for a majority of Melbourne and Sydney buyers they are now on the hunt on the Sunshine Coast. They are seeing that they can get a lot more for their money here than down south. This is good news for property owners, the demand is increasing with some higher prices being achieved and time on the market shortening. The market dynamics for real estate have changed substantially in the past 12 months. A recent survey revealed 60 per cent of Australians believe now is a good time to buy. Interest rates are low and limited stock in many areas means the market is slowly correcting. Provided the vendor’s expectations are at market, along with a strategic marketing plan, finding a buyer within a reasonable time frame is certainly achievable. That’s especially true now as we are in the selling season of spring. With spring through to summer being the busiest times on the real estate calendar
here are our top tips for both sellers and buyers.
SELLERS One of the most important and first decisions is to assess who you engage to sell your most valuable asset. An agent who lives, works and breathes your area is a given and should be your first consideration. Consider these things: • Local Knowledge – recent sales and current market conditions. • Reputation- proven and successful track record. Ask for testimonials. • Presentation – how do they present other properties to the market? • Personality – how do you feel during discussions? • Point of difference – what makes the agent stand out from the others? • Trust and integrity – did you personally identify with their values? Could you buy from them? • Technology – how well do they use technology? • Responsiveness – how well do they respond to your enquiries? It will be the same for a buyer. • Negotiation – how well did they negotiate with you? Remember they negotiate with the buyer? • Financial accountability – have you been presented with a written, itemised and fully costed marketing proposal?
• Take the time to find an agent with the ability and experience to sell your property and someone you can trust. Effective, honest communication is critical to helping you get the best possible result.
BUYERS Those in the market should look forward to a hectic spring season. Warmer more companiable weather will see more shoes in the doorways of open homes. Buyers are more informed now than ever before on property value, recent sales and the lay of the land, however we still find they are ill-informed on the basics of buying a home and putting pen to paper.

It really is a case of beauty and the beast – just had a look at G land surf report in Indonesia and it will be absolutely pumping with offshore winds. Then to depress myself I looked at our forecast…urghhhh. There will be waves but straight onshore east winds on Sunday have been predicted. So what does one do? Maybe try Rainbow Beach – should be a little sheltered from the devil wind. Get the golf clubs out and have a hit. Or get on a plane to Indo? I’m searching for some cheap deals as I’m not looking forward to two months of northeast winds!
FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World
ESTUARY: Some oversize whiting are being taken along the Twin Waters banks and just in front of the Maroochy Bar with worms and yabbies the best baits. Flathead are working the same area with Zerek prawns and whitebait returning the bigger fish. You can get sand crabs near the mouth of the Maroochy River. SURF: Chopper tailor are being caught at dawn and dusk from Pincushion to Alexandra Headland. Small pillies and whitebait are the preferred baits. You can get just legal size bream off the Mooloolah rock walls on pillies cut into four and drifted into the rocks with no sinker. There’s whiting and dart on pippies and beach worms along North Shore Maroochy. OFFSHORE: You can catch snapper, parrot and sweetlip at Murphy’s Reef. There are squire at the Gneerings and Currimundi, with the early evening the best. The bottom end of the Barwon Banks is best for snapper, pearlies and rosy job fish. Try drifting until the fish are located. FRESHWATER: A couple of things to consider when luring, in dirty water use brightly coloured or fluro lures and in clear, clean water use neutral colours. Use your sounder to locate fish and depth they are in. Lake Borumba for saratoga, bass and golden perch. Somerset is firing for bass and golden perch on deep divers and spinner baits. There’s an abundance of red claw at Somerset.

SAD STATE OF AFFAIRS The 2015 footy season was as disappointing as the performance of our politicians, writes Richard O’Leary.
O
n the weekend the Penrith Panthers and the Newcastle Knights fought out the battle for the NRL wooden spoon. It was a lacklustre game without a real lot at stake. More than anything, it marked the end of a disappointing year for fans of the respective clubs. But I couldn’t help thinking the game was a bit like the current political process in this country – bottom of the barrel leaders serving up the same old sludge week in and week out to a point where we’d just like this season to finish. You have Tony Abbott on one team, who plays a purely defensive game; stop the boats, ban gay marriage, cut renewable energy – and who eats raw onions instead of oranges at half time. On the other side you have Bill Shorten – short on ideas, short on taking a stand, and short on loyalty. This was the guy who stabbed two
PM’s in the back, and most treacherously of all, changed football teams when he thought it could get him a few more votes. But you couldn’t blame supporters of either side of politics for thinking seriously about changing their teams. If only there was a third force in politics which could attract votes from mainstream Australia. That’s when the idea hit me. I was interviewing Malcolm Turnbull (see page 19), you know, the rich guy in politics people actually like, when he started talking about his vision for Australia. He advocated creativity and innovation and engaging the electorate in a conversation rather than shouting at them with “slogans or dumbed-down denunciations”. Imagine if he led this third party? He’d have the bankroll to run a decent campaign and would more than hold his own with Abbott and Shorten. But
he’d be too blue for some Labor voters who would find the switch beyond what they could stomach. But what if Anthony Albanese ran with him? You know, the Labor politician who actually has Labor ideals and once described the Prime Minister this way: “In your guts, you know he’s nuts.” You’d then have Australia’s two most popular politicians up against two of its most disliked leaders. It would be game over. Sadly, this will not happen. Turnbull will bide his time and wait for the Prime Minister to bring himself undone, while Albo is more likely to stop following his beloved South Sydney Rabbitohs than turn his back on the Labor Party. Which means I will have to return to another mission impossible – cheering on my Parramatta Eels to their first premiership in 30 years in 2016. roleary@myweeklypreview.com.au.
